That being said, due to circumstances that could and should have been avoided, we now find ourselves in a discouraging and extremely costly situation as we work through several issues that should have been identified through the home search, due diligence and inspection. We trusted the inspector Pam and Wendy recommended to us would be thorough with a critical focus on protecting us from major issues - this was clearly not the case, and the shortcomings of the inspection and related negotiations have left us having to pay tens of thousands of dollars out-of-pocket to remedy. On a related note, the 'experts' Pam and Wendy recommended during the inspection/attorney review period were equally poor, particularly a roofer that gave us an estimate for repairs that we now know was 95%+ underestimated (as proven by four subsequent estimates for the same work), and gave us a false sense of security in terms of what we had ahead of us. Maybe the most unsettling part of the experience in hindsight (which should have raised our flags in the moment) was when Pam and Wendy clearly put the best interest of the sellers ahead of ours (their client) in the context of pressuring us to sign the deal on a condensed timeline so the sellers would not have to relist the property. Finally, neither Pam nor Wendy made themselves or a legal representative available to represent us in person during our closing, and did not give us a heads up that we would be there alone, leaving us with a fairly sour taste on what should have been a celebratory day. Overall, as we continue to work through issues daily and try to recoup our losses, we do not feel our best interests were prioritized and feel the advice from Pam, Wendy and their recommended subject experts was critically underwhelming and insufficient.

This mailer…read moreasks for $89.50 to obtain a certified copy of your deed, tells you to mail or fax your credit card info, and is filled with grammatical errors. This is a SCAM. The cost to record a deed is either included in your attorney fees or if this is a transaction, it is included in your closing costs. The cost to record a deed in Illinois includes the cost of mailing out, not a copy, but an original recorded deed. If the County Recorder does not mail it to you, they mail it to your attorney who will then notify you. If, by chance, the deed is lost in the mail, you can obtain a certified copy from your county recorder for half the price that this scam of a company is asking for. If you receive this mailer, REPORT THEM!

Now we have the deed to our land and it shows us to own more than we thought. The deed showed how much frontage we had and the size of the lot and where it begins and ends. It was interesting to see who the original owners were. I'd have to say it was well worth it for us. To those that claim they can get their own deed easily. I say you can pump your own septic tank , but why would you ? The small fee was well worth the time and effort involved.

Absolutely terrible experience from start to finish with Home Warranty of America (HWA)…read more HWA acts like they're super helpful. They assign you a "case manager," make you schedule appointments and then no one shows up. After multiple complaints, I finally got a random unscheduled call two days later from someone who barely addressed the issue. For my GE over-the-range microwave that stopped working, I was offered just a $199 eGift card to Lowe's to replace a $500+ unit, not even enough to buy a used one. When the representative Lydia Colvert finally called, she actually suggested I "go to Best Buy and look for an open-box item" since the reimbursement wasn't enough. She was "gracious" enough to switch the reimbursement from the Lowe's card to a check so I could do that. Wow, thanks Lydia. What a cheap, unacceptable solution. I also had a separate claim for hot water issues which they denied, claiming the repair was a "modification to the system" and not normal wear and tear. So the hot water worked fine before, stopped working, and now fixing it is a modification? After pushing back, the rep finally gave me a $100 credit which at least covered the service call. Between the $575 annual premium and $85 service fees per claim, this warranty is essentially useless. They don't honor their promise of "like kind and quality" replacements and they make the claims process exhausting on purpose. Even the contractors they send out roll their eyes when they realize the job is for HWA. That really tells you everything. I do not recommend Home Warranty of America to anyone. Please report experiences like this to the Better Business Bureau, your state insurance department, or your Attorney General's Consumer Protection Division. HWA will not change unless there is regulatory pressure, fines, or legal accountability.

We just purchased our 'forever home' and they offered to change out all the keys for us. Cool! But then they send out a 'handyman' as a locksmith. They wouldn't approve the security locks we had for the keys we needed. They "offered" to remove them and have regular locks in their place (we have 4). So I guess we pay for a locksmith to come out in addition to the $85 they took from us. Next was the washing machine. It was out of balance and needed new shocks. The 'technician' (Ken's Appliance & HVAC Repair out of Dallas TX - DO NOT USE KEN'S AT ALL) not only showed up WAY late (HOURS late) for the 'service call', but we had to pay the $85 up front for only a POSSIBILITY of a repair. I got the contact number and email to the (cough) technician, but he simply chooses never to respond back. EVER! I attempted several texts and emails with zero response back. So I went to HWA on MULTIPLE occasions to get them to resolve this situation and they keep promising to get the 'tech' out to our home to fix what he is supposed to fix! UGH!!! What a bitter taste this company (both HWA and Ken's Appliance & HVAC Repair out of Dallas TX. Do NOT purchase a home warranty from this company.
