its not even one year , my toulet overflow flown . Resulting into down stairs kitchen got flooded. As water from the toilet leaked through all the light fixtures . Do a thorough final inspection and take your time. We were hurried because the contractor (Anthony) had somewhere to be. Found several things wrong after being in the house a few months. My biggest complaint was the sod they laid down. We said this was crap sod and wanted it replaced. They came by and said nothing is wrong, HAH! 7 years later and we are still dealing with the quack grass. They either did not lay enough black dirt down before laying the sod, or we got the last of the sod for the year (closed in November) which was complete crap. read more

I want to be fair. I moved into my William Ryan Hone in August 2006 in Montgomery, IL. My main issues were 3 days before closing 1). The master bath tile work in shower stall and surround was rushed, uneven, not flush, etc. I was told it would "all be addressed after closing." I'm no!! That does not ever happen once you close. I told them I'd cancel my closing until the tile work was replaced and done correctly. 2). Tilers used my Jacuzzi tub to store their supplies and tools in which I took pictures of. This caused scratches to tub. They said they'd resurface it and never did. Fast forward 13 years later and there is a lot I'm pleased about. Windows could have been better quality. I post today, 13 years later,because of my beautiful front porch; the NUMBER ONE REASON I selected this house. So my beautiful front porch has to be all torn out (concrete) and reported/rebar into the foundation. It wasn't done correctly and is settling and now pitching towards the house. $3K to fix. 1st estimate today. This was poured by the builder in sub standard methods. read more

Buyer Beware! We built our house with William Ryan Homes in December 2015 and 6.5 years later, we learned of massive water damage due to code violations while installing our patio door. The door was installed without flashing or weatherproofing which in effect caused the property damage. William Ryan Homes installed the door directly on top of our plywood subfloor and the weather over the last 6.5 years had slowly eaten away at the joists, and eventually the subfloor. William Ryan Homes used open celled foam insulation which held water like a sponge that rotted away at the joists. Over time, the moisture ate away at the joists and eventually the floor (when we realized we had a situation). We hired a contractor to come out and help us fix the damage and on June 28th, our contractor removed the patio door to inspect the damage. According to the hired contractor and our village inspector, every contractor should know that flashing and weatherproofing are standard code for installing outside facing doors. The work done on our house so far included, repairing 2 joists that run through the inside of our house, replacing 15 ft of rim joists, removing rotted subfloor and joists, removing all open celled insulation that was waterlogged, flashing the door frame, buying a new door, replacing the subfloor, replacing siding that needed to be pulled off, and pulling our deck away from the house so that the rim joist could be replaced. We are now facing mold issues due to the soaked insulation which will result in more construction costs and potential health risks. We've made multiple attempts to contact William Ryan Homes. It took over 4 weeks and a complaint to the BBB to hear from anyone and they have decided it is our fault that we did not notice their poor work while under warranty. If you are considering building a home with William Ryan Homes to provide a safe and healthy environment for your family, please think again. They cut corners everywhere they can. read more

As a realtor I want to be fair the builder did their job correctly, but the sales rep and lender sucked, 1. I was under the impression I was receiving the normal commission since no one ever informed me otherwise. 2. I never received the paperwork for my client and had to ask for them Over and over. 2. They mislead my client and said they told her about the changes 4. NVR Lender was the worst no communication, information was not true, didn't know her job but got mad when we called them out on the issues. 5. I would not recommend Ryan Homes staff To anyone!! I feel that they lie and mislead people and can't be trusted. read more

We built a home with WRH and we're in love with our home. This is our first home and we couldn't be happier. Despite building in the middle of a pandemic and things being delayed (by no fault of WRH) we still closed within the deadline that was given to us. The process was fun. With anything there are always small hiccups but when we bring the issue to Montana she does what she can to help us find out how to rectify the situation. I really like the fact that when I reach out to Montana she's responds quickly and she's knowledgeable. read more

I closed on a house with William Ryan Homes on December 28th 2017. I am still waiting for work to be completed on my home that was wrong from my pre closing walk through. Over a year and a half of excuses non stop. They still have also yet to come perform warranty work that is covered in there contract. I have a cabinet in my kitchen that is the wrong size and over hangs a wall by about 6 inches, the cabinet was also very damaged and they still installed it anyways. They also never properly painted my exterior trim even though I was promised it would be done. I am missing caulk on the exit for the sub-pump on the exterior of my house. They also forgot to install a shelf on my island cabinet, when they did install it they accidentally pushed the shelf in too hard and punched a hole through the side of my island that was supposed to be fix and never has over a year later. My hardwood flooring that I paid almost $8,000 to have them upgrade too is having issues all over. The wood pieces are starting to split and crack even though I properly cared for the flooring. It also has areas where it will creek and bend when you walk on it from it raising up off the sub-floor. My front door does not properly latch in the winter and has sealing issues that they just did a temporary fix by shoving some rubber/plastic sticky shims in. I have drywall cracks all over my house which was supposed to be repaired at your 11 month warranty. I have been in the house now for almost 20 months and these have yet to been repaired. This doesn't even go into issues about the overall quality of their finish work. Hardwood floor scratched and scuffed up from contractors, stair rails all scratched and beat up, hardwood floor has a spot that is cut from the contractor cutting to far into a piece around a corner. Cabinets with chips and scratches all over them. Tiles all uneven and not lining up, driveway flaking/cracking already after a few months because they poured it late November when it got down to 25 degrees the night they poured it. What is supposed to be a great experience, has turned into a nightmare causing a lot of stress and worry with my family. I would urge everyone to consider a different builder when looking to buy a new home. read more

Many issues with warranty, HOA they play games and lie. They charged the SF homes for the maintenance they were doing in townhomes and have not produced anything to show where the money is going. read more
