Raveis purchase lol They gave us a very low quote for our home. Their quotes and 4% (of projected sale value) monthly carrying costs are made so you lose a ton of money at the final sale. They value your home super low, tell you the selling price would be even less than current price before fixing, so they make a ton of money. My assumption is they will sell the home to themselves, and then resell it again for real market value. Assumption based in the very low quote and selling value they give you. Definitely stay away from this predatory company. read more

I would review this as a zero if I could. I had a sellers real estate agent, Patty Flynn, give me a counter offer on a 3bd 1 ba home in Mashpee, MA, of $307,000 that was verbally accepted by myself, my real estate agent, and my broker. Who then brought up things about the property that were not event listed correctly, such as the new septic going in is actually only going to be for a two bedroom home. Also mentioned how she was concerned with my bank approving the inspection because there is a broken glass slider, which I said I would take care of. Seemed like she was just trying to get me to not buy the house, and that maybe she wanted to sell it to her client to get full commission. Or for whatever reason. I was approved for a $440,000 mortgage loan. After the counter offer, at 853pm, she texted my agent, addressing it to me directly, says that she is only taking best offers, which is also very unprofessional. That would be like my real estate agent contacting the home owner directly. So I put in an offer for $321,123! The home is listed for $309,900, and today, around 430pm, where my contract is only valid until 5pm, she said that they accepted someone else's offer. She gave me a counter offer, which I accepted. I already talked to a real estate attorney and William Raveis headquarters, whom both say that yes, that verbal agreement, and I have it in a text message, is binding, but because of Covid-19 and the court system, there isn't much to do about restraining this person's real estate license. It is very wrong for her to say that my offer is accepted, get my hopes up and everything, then accept someone else's offer, that I am sure was not as high as mine. I never want to see this person selling homes ever again. read more

My experience was with a selling agent, Wendy Diehl. We put in an offer in a timely manner, which she let expire without comment. The next day she came back and said they had another higher offer that would be accepted, but if it fell through, they would get back to us. Surprise, surprise, it "fell through" (who knows if this was even true) and that if we raised our offer by $10-15k, it would likely be accepted. We did and submitted before the new offer deadline, and then just waited while our offer again expired without comment. After my agent contacted her several times, she finally got back to us 2 days later to tell us she again had another higher offer. I now believe she uses multiple offer deadlines while simultaneously fishing for higher offers leaving the buyers (or maybe having multiple offers was a lie) hanging while they miss out on other priorities. Then tells them the higher offer fell through, and has buyers resubmit new, higher offers and AGAIN goes fishing for more offers. She did not respond to inquiries about timing because she had "a family thing" and just shrugged off our obvious frustration. When I called her on this unprofessional behavior, her response was "Until an offer is signed by all parties and earnest money received, it is not under contract." So, apparently this means because her behavior was "legal" it was ethical. Unprofessional and unethical behavior all around, non-responsive, and extremely bad agent. I will never buy from this agent, agency, and will tell everyone I know about this experience. read more

William Raveis, and specifically agent Matthew Tulley, have made the nightmare of Covid-19 even more stressful due to their blatant disrespect for our house's tenants. During the entirety of quarantine, this agent has brought strangers into our home nearly weekly without any effort to facilitate virtual showings, a total lack of clear communication, and frequent attempts to get around the protections in our lease in terms of when we're obligated to provide access to our unit. We repeatedly needed to remind Matthew and the people he brought into our home to wear masks, and they made no effort to sanitize the apartment before leaving. This agent and company represent the worst of the Boston real estate scene in terms of tenants' rights and basic human decency. This treatment would be terrible under normal circumstances, but during Covid-19, it is inexcusable. These people have put my family in danger for the sake of money. read more

After anxiously awaiting summer vacation in our favorite place, Cape Cod MA, we arrived at our rental home to find that it had been misrepresented. The house at 14 Elm Lane South Yarmouth did not look anything like it did in pictures. My husband and I became suspicious when we pulled up and noted that the lawn and bushes were unkempt. The front porch and its furnishings were covered in cobwebs, pollen, and dust. Upon entering the home it seemed dark and dreary. There was an odor throughout. The enclosed porch had not been cleaned at all. There was grass on the carpet and the windows/doors were covered in fingerprints and dog "slime". The carpeting in the home was beyond belief! Stains everywhere! It appeared that a dog/s relieved themselves and then walked around the house spreading it! I could not bring myself to stay in the house and wouldn't have gotten into one of their beds. I immediately called the agent who handled the transaction. She said that they'd never heard anything about this situation and were under the impression that it was an "immaculate" home. She had nothing else to offer but said we could get a refund if we left immediately. Fortunately I went right to work and found a lovely home but the expense, stress and disappointment was immense. It took more than 2 weeks to receive our rent back from the company. What about electronic transfers???? Also, they kept a $114 "handling fee"! Isn't that the responsibility of the owner and/or the real estate company???? They just didn't care, weren't familiar with the property, and obviously only wanted the money. William Raveis has an agent at this location that acted as our agent when buying our house in 2013. The agent I speak of still works for William Raveis. I gave 1 star because our agent was dishonest with us which we found out later on. The day we made an offer on our house our agent informed us that there had been another bid on the home, and because we had been outbid that we needed to increase our bid if we want the house. We did increase our bid, problem is I found out some time later there was NOT another bid at the time she had said there was and in fact I have come to find out that there was another offer but, the problem is that offer came in before our initial offer. From what I have been told by another agent, this other offer was made by someone the selling agent was working with but the offer was before our initial offer and in fact lower than our initial offer. After speaking with William Raveis management about this issue they of course kept telling me how this behavior in real estate is acceptable because lying is not a crime. Yes, I was told that by a manager from William Raveis. Lesson learned, next time we buy we will get to know our agent better first. read more
