I contacted Ryan Patrick in regard to selling a cabin and acreage in the Prentice, WI area. He was very knowledgeable about the property and gave solid advice. The listing was nicely done with the photos showing the land and cabin very well. He is very personable and explained everything as we went along. My property was sold in record time. I highly recommend Ryan Patrick, he is patient and kept me updated on all phases of our business arrangement. I would not hesitate to do business with Ryan and Whitetail Properties again. In the fall of '24 a Whitetail Properties listing agent showed me and a friend a 120-acre property down in Cohocton, NY. According to the agent, there were three access points, one of which was an easement to allow access from the top of the mountain. This was a huge selling feature. After much due diligence on my part I learned that the seller lied to the listing agent about the easement. It did not exist. I immediately canceled my purchase offer and requested my $30,000 deposit back (which was being held in escrow by the seller's attorney). The contract was subject to attorney approval and my guy never signed off. The seller and his attorney refused to return my deposit. After much legal wrangling I had to "pay them off" by giving them $5,000 to get $25,000 back. Yes, suing was an option, but my legal expenses would have been closer to $10,000. After several discussions with the people at WTPs I was told there's nothing they can do. I suggested as a moral obligation that they split my $5,000 loss since they were the ones who falsely promoted the property. They didn't even bother to answer me and left me high and dry. If WTPs was giving land away for free, I would never do business with them again. Choose another company. read more

White tail properties has taken advantage of my elderly mother with deceptive practices having her sign documents she didn't even know what she was signing. i wouldn't use whitetail properties if it was the last realtor on earth. The agent was all about getting his commission not helping her! read more

My wife and I wanted to buy a second home for vacations for our family and as a rental, so it would help with the mortgage. We spent almost a year looking at houses from Texas, Florida, & Missouri. Whitetail Properties and Real Estate worked for the seller. the seller didn't disclose any of the major issues that the house had, and Whitetail Properties didn't tell the seller to disclose damages and repairs. Now we have to spend 10s of thousands of dollars to get the repairs done, and we can not rent it until they are finished. When we tried to talk to them about making it right they told us "Since we closed there is nothing we can do about it" We can take them to court, but we just want them to do the right thing. We called the corporate office and they are ignoring us too. read more

Wish I had seen this before I got involved with the unethical Jason Enders. Lazy or liar or both. Provided incorrect information about property, let me do a lot of running around to get correct information while never telling me he is making a contract for another party. Didn't even bother to tell me it was under contract while I was waiting on information from him. read more

I contacted Wes through Zillo, on a piece of land. Long story short, traditional practices of business seems to be lacking. I made an offer on an overpriced peice and was met with silence for over two weeks. I then reached out again with an even low ball offer thinking we could start the negotiation process. Yet again nothing but silence. I guess they are used to people paying for asking price rather than negotiating. read more

I wanted to buy a property in Hohenwald, TN and was about to sign the paperwork but after digging around a bit I found that the mineral rights did not convey! This is something that should be in the ad or at least explained by the realtor. Derc Albrecht was the realtor for this one. He sent me the contract Sunday afternoon and said I had by Monday at noon to sign. A big red flag!! No one should pressure a client to sign like that. I was very unhappy with him and I thought he was dishonest. I would never trust Whitetail Properties to do an honest deal. It's up to the client to do your homework and investigate on your own every step of the way. Unfortunately not everyone is honest and some people just want their commission! read more

Unethical. That's the only word I can think of for this company. They agree a deal and verbally shake hands but then go and sell it to someone else. I will never do business with this company and I will encourage anyone I can not to work with them either. Not only did they screw me over they also screwed their client over because my deal, although more work, was worth 60k more than the deal they did. read more
