    In the fall of '24 a Whitetail Properties listing agent showed me and a friend a 120-acre property…read moredown in Cohocton, NY. According to the agent, there were three access points, one of which was an easement to allow access from the top of the mountain. This was a huge selling feature. After much due diligence on my part I learned that the seller lied to the listing agent about the easement. It did not exist. I immediately canceled my purchase offer and requested my $30,000 deposit back (which was being held in escrow by the seller's attorney). The contract was subject to attorney approval and my guy never signed off. The seller and his attorney refused to return my deposit. After much legal wrangling I had to "pay them off" by giving them $5,000 to get $25,000 back. Yes, suing was an option, but my legal expenses would have been closer to $10,000. After several discussions with the people at WTPs I was told there's nothing they can do. I suggested as a moral obligation that they split my $5,000 loss since they were the ones who falsely promoted the property. They didn't even bother to answer me and left me high and dry. If WTPs was giving land away for free, I would never do business with them again. Choose another company.
