New ownership, please. Over the past 6 years they have lost what I estimate is $5+MM in assets/earnings potential. The chalet burned down as many know, and will never be replaced (there's a couple porta potties there now). They knowingly did not pay their insurance policy underwriter for over half a year, despite numerous courtesy calls. They tried to sue in court -- without any argument or shame -- and lost. The hotel is 40 years outdated and needs to be replaced outright - leaking roofs, mold, worn/dirty furniture, no modern tech, faulty plumbing/HVAC, absent housekeeping, smug management, etc. This is the same building they try to serve (underwhelming) food in now as well. The parking lot is a mud pit. The pool is green and has an off-putting odor. The hot tub is not hot. The non-functional sauna room looked like where Zed took Marcellus Wallace in Pulp Fiction. Skye Golf was one of the very best/most unique, professionally designed courses in the entire midwest. Championship caliber with mountain/Lake Superior views. They have neglected it since 2021 to the point it would take 2 full years of restoration to reopen - it makes me sick. Instead, they market to ATV/snowmobile people (as if they have anything to do with the county's trail system or natural resources), in hopes of drawing in obnoxious people from IL and petty criminals to drink alcohol in a run down shack, tended by an off-grid conspiracy theorist, before driving around endangering the community. There are good and noble reasons Snow River nearby in MI's U.P. (highly recommended) won't allow similar traffic. For dining, you're 10x better off going to Joanie's in nearby Iron Belt. They don't pay local vendors or contractors on time (years later). Payroll checks have been known to bounce. Many burnt bridges across the talented and gritty local employment pool due to arrogance/rudeness and no cash flow. In terms of skiing, the terrain is actually excellent. Not much vertical, but super interesting and unique landscape with a few legit double blacks. Potential for glade areas with some development. If there is enough natural snow. Last 2 years, there hasn't been. Climate change is real and 100-160" going forward with a couple mid-season melts is a realistic expectation; a good starting base, but not like the 90s, or in the Keweenaw. They can't make snow to any meaningful degree. There is no reliable grooming. No ski patrol presence whatsoever. The chairs are all sketchy and need to be replaced. State has shut them down before. Cable has derailed and knocked chairs off while in operation. You would not feel safe on them, especially not with a family. No youth/development area. Check out the MI state-run Porkies near Ontonagon instead if you're a Bohemia skier, or nearby Jackson Creek Summit + Black River Basin (Indianhead + Blackjack) with your family. There is zero chance this place turns a profit or improves meaningfully any time soon. With all those facts stated, the potential is immense and the landscape is unparalleled. The prevous owner had his quirks, but also a vision and better values. Anybody buying passes in advance here (10 year pass/cash grab - lol) is taking an extreme risk and may never be able to use them or get their money back. Other resorts should think twice before partnering with them around season passes for purposes of their own reputations. The website is poorly designed and not regularly updated. Social media presence is tacky and junior level marketing at best. The individual owner is in over his head and, business acumen aside, does not possess the temperament for the hospitality trade; takes no responsibility for his own failures and publicly blames everything from 'local entitlement', to silent investor apprehension, to the DNR. Though, If an outfit like Midwest Family Resorts ever came in and injected $15 MM, and managed the place consistently, look out. A sleeping giant awaiting the right private equity group and turnaround story. read more
