White Spider is a scam rental agency. They lower the apt. /room rates but then try to get more money from you by assessing random fees that have NO validation. Ie. I spent $52.00 a night plus a crazy cleaning fee (given their house rules required me to clean it myself prior to checking out. ) STAY AWAY from any WHITE SPIDER Rental PDX on Air BNB. They use cheap rates to suck unsuspecting people into their scams of up charging once you have made the mistake of staying in one of their rentals. I have never EVER had a problem before with any of the 20 AirBnB residences or management companies, I have interacted with in the past. In fact, I have 5 references from hosts stating that I am an ideal tenant. Property/My Stay- Unit was completely misrepresented in many ways. I could list at least five, but am not in the least interested in engaging in he-said/she-said stuff. Honest to God, any "stain" on a comforter was caused by the Febreze I sprayed upon my initial entry because the smell was a little wonky. Retrieval of Lost Item- this part of the owner's response to me on YELP was an actual LIE. I did go and meet their representative to retrieve my forgotten toiletry bag Sunday, February 9th at 1130 am, prior to my driving home to Seattle. I was grateful to be given the opportunity to do that rather than having to pay "their shipping experts" to have it sent to me. Claims that I attempted to "Threaten" using my profession- First, I am a lawyer; I was ready to prevent myself from having been charged money for nothing. I was honest, straightforward and prepared to fight their ridiculous up-charge fees. *Nightly rates fees were about $60.00+ fees. When you compare that to the fines they assess on your stay, I think you might get what is going on here. Sample of the potential upcharges in their "house rules" pulled directly from the listing- We love our neighbors, and try never to impede on their right to a quiet home. Please quiet down by 9pm on the weekdays and 10pm on the weekends. This is especially important when using the deck! Neighbor complaints will be handled as follows: - 1st complaint: $250 fine and call to the company you booked through. Mandatory walk-through. - 2nd complaint: $500 fine, case started with the company you booked through, negative review left. Mandatory walk-through. - 3rd complaint: $500 fine and immediate eviction. -- Due to back-to-back guests, I'm sorry, but we cannot accommodate early check-ins nor late check outs. This review is as an OWNER, please STAY AWAY. Please go through the reviews here, most of the POSITIVE reviews are by guests, NOT home-owners. I understand the guests experience may have been different. This review is by an owner of the property, not the user. TL;DR This property/guest management company broke the written contract by failing to provide the listed service, partook in multiple verbal abuses towards their client, and consistent unwarranted slander towards my character. This has compelled me to file Civil lawsuit (pending) against this company. Longer version: I had a decent run with them for about half a year with few hiccups but I gave them benefit of the doubt. However, one day my hot-tub broke and this company took forever to resolve this issue. In addition, there was an expectation that I actively partake in resolving this and do most of the work. I do not pay 20% management fee for me to get involved hands-on with my properties. This took such a bad turn because of immatureness of their management and the absurdity of their unearned entitlement that exudes in their attitude and communication. Eventually, this lead them to break section #7 of the written contract and I decided to drop their management service pre-maturely. Furthermore, their legal advisor (in addition to the top-level management) seems like a bully straight out of a dingy high-school and it is impossible to have any grown-up business conversation with them without escalating the situation out of proportions. Of course, I did not want to let a business get away with abusing their clients, unwarrantedly libeling them, and breaking a written contract. I have decided to file a civil lawsuit against this company and report their practices to all relevant regulatory bodies in Portland. UPDATE: Owner of business replied back (well written at least) and said I was mistreating her staff and that she would post screenshots so I decided to post them anyway. I never mistreated staff. That's typically not fair or helpful. I began to get irritated towards the owner when I realized the owner was the issue. The staff was very sweet (I talked to them on the phone too). I tried canceling right after booking when seeing their abnormal and absurdly long list of rules, many of which I've never seen before. Owner still has $500 that they did not earn. Their rental was vacant. Additionally, as shown in the conversation, staff told me to reach out to AirBnB support knowing they wouldn't refund me, further wasting my time and their time (Airbnb called them to try and convince them to refund me). Then the owner accuses me of extortion in the chat I feel like I'm on CNN! ORIGINAL: Irrational, terrible, joke of a property company. I rented an AirBnB from them. I received a laundry list of endless rules including the requirement to send them my license plate # among other details they dont need. At the very bottom was a rule limiting the ability to film or take photographs of anything on the property without facing a fine. They allow you to film if you pay $1,500 fee per day (laughing hysterically). Since I booked this to film a scene for a commercial I tried canceling. I messaged them shortly after booking to see if they could refund me considering I've never seen the place, cant use it without breaking rules. Their refund policy only gives refunds if you cancel 14 days prior to checkin. Since I booked right before trying to cancel they said I cant get a refund. However, I could use the property if I paid a $1,500 fee per ay ($3k total). LOL, what? Jokes. I ended up paying $500 for a place I couldn't use. That's a lot of money for them to take from me knowing I cant stay in their property. They cant claim loss of opportunity because I tried canceling right after I booked. This is terrible behavior that is unacceptable especially in a time like this. read more

The home was spotless, beds were clean and comfy, and the decor was modern but cozy. Everything we needed was right there-- even some great local coffee we hadn't tried yet. After getting caught off guard in the great snow storm of '21, my family was in dire needs of heat, a bed and internet. One quick call to the White Spider team and my life was saved. The service was outstanding, the cleaning team had the unit we stayed in looking amazing and I was able to take work meetings like nothing had happened. Mel and her team are life savers. My wife and I have a property that we wanted to turn into an Airbnb rental. We searched for management companies with good reviews, found White Spider, and reached out to them. Within a few days, Colin from the company came out and met me on the property. We did a walkthrough for over an hour and he shared his thoughts on how much it might fetch as a rental, how to furnish different rooms, etc. It was a great visit and we were very excited to work with the company. Colin said he'd follow up within a few days with next steps. So we waited a few days. Then a few more days. No news from Colin. We called his office and sent him an email. No repy. We waited another week, and then both my wife and I individually called his office again and emailed him again. At this point we've given up. It's now been about a month since the meeting and the company is ignoring us. What seemed like a great experience to start ended up being a big waste of time that got our hopes up for nothing. I've never been ghosted by a business before, and am very disappointed in this company. read more

Recently, I had the regret of staying in an AirBnb that is managed by White Spider. As such, I would not recommend this company because of their horrendous customer service and blatant disregard for the people they seek to serve. Long story short, my trip and stay at the AirBnb was delayed several days because of Hurricane Dorian. The first thing I did was let them know my trip would be delayed. When I reached out to White Spider to inquire about a refund for the missed days (which is a right clearly stated in AirBnb's TOS) they flat-out refused to entertain the request. AirBnb ended up being the heroes and refunded me the two missed days due to the delayed/canceled travel. White Spider said they "bent over backwards" and worked with AirBnb to secure my refund where in fact, I was the one who spent hours on the phone fixing their mess with AirBnb while on my trip in airports and hotels. White Spider claims that I asked to be refunded for days I stayed at the location which is a blatant lie and I have all the correspondence to support my claim and disprove theirs. They have no problem lying which speaks volumes as to how they operate. If you care to be treated like a human, be cautious doing business with White Spider. read more

White Spider put me up during Portland's devastating ice storms in the Winter of 2021. My home was without heat or power for eight days. When all the hotels, motels and Holiday Inn rooms were taken, Mel and her team worked tirelessly to find and open homes for me, and others like me, who found themselves instantly displaced and financially unprepared for such an emergency. The home I stayed in was beautifully appointed and arguably more comfortable than my own. The beds and linens were soft and the bathrooms were stocked with the needed things that I forgot to grab in my mad dash to find a warm, safe environment for me and my tiny, furry friend.The furnishings were lovely and comfortable enough to make me forget for moments at a stretch, that I had been displaced. I cannot recommend highly enough the lodgings and services that this company offers. And let it be said that this type of community support during times of need should not go unnoticed. If you are like me and seek to have the best experience that money can buy, you have arrived at your desired destination. And also like me, if you look to support businesses that go above and beyond to support and care for community members in a time of need, look no further. Winter storm Landon (yes it was named) caused 5,000+ flights to be canceled including mine and I was completely unable to travel to Louisiana for my reservation. I messaged my host immediately upon receiving my flight cancellation that indicated the cancellation was a result of unsafe travel conditions due to the severe and abnormal winter storm. The host replied promptly indicating I would not be receiving a refund from them due to an extremely strict cancellation policy that they abide to even with circumstances completely out of the guest's control prevent them from traveling to their destination. I am currently in the process of fighting with Airbnb which has cost me an estimated of 5-6 hours so far between messaging them, providing screenshots, and waiting on the phone. I would NOT suggest booking with this host as they are completely inconsiderate and will not do the best thing for the guest. I am appalled by your Guest Management. We are a 50 year old New Orleans company, and an integral part of the New Orleans culture. Our entire company lives in New Orleans. I am clarifying this because in your terrible communications it was suggested that we didn't understand what was happening here, post hurricane. We very much do, we are living it every day... in New Orleans. After 3 weeks of our business being shut down and our personal lives upended, we were committed to getting our lives back on track. Part of that was rescheduling a photoshoot that had to be postponed due to the hurricane. A photoshoot that would not only get our co-workers back to work but would also employee several other local people and help them get their lives back on track. Our original location sustained actual damage and regrettably was no able to host us. In a scramble to not lose any more time, we unfortunately found an Airbnb that had the look we wanted. Although we explained from the beginning our circumstance and what we needed the space for, we were immediately price gouged, and charged far over market value, for what ended being a dirty and unmaintained space, and not what was advertised. Most shocking was that there was no door to the bathroom. I am certain that this was no surprise to you as your team had already been in the space. It wasn't communicated to us and a solution wasn't provided until we complained. Then our reservation was cancelled literally minutes before our shoot was supposed to start, because we rightfully asked to be reimbursed for part of the ridiculous price that we were charged for a dirty space and a bathroom with no door. We are very used to culture vultures making a profit off our city and contributing in no way, so I am not surprised, but certainly disappointed that we are dealing with this as we are trying to rebuild our lives... here in New Orleans. Our house can be tricky to maintain, with lots of property, older construction, and plenty of unusual fixtures and appliances, and the White Spider team has been immediately and completely responsive to any and all problems that arise. Their housekeeping team keeps things spotless, and they are able to call on a vast range of service contacts to keep everything in order. They are unfailingly polite and helpful to guests and to us. I was skeptical at first about the idea of offering our home as a vacation rental, but White Spider has made it 100% worthwhile. I truly could not imagine doing it without them. We've also used other White Spider properties as guests, and have been very happy with those experiences.
