The transition is causing issues which included the double booking of our site of choice. The staff were very apologetic for the error and we were compensated a nights stay for the inconvenience. They're trying! Although the campground has old hookups, restrooms and showers you'll find everything clean and well kept. This campground is located on the river next to a spillway with a very nice swimming area. The views are amazing. We will return again with hopes of making this our campground of choice in the Pigeon Forge/Gatlinburg area.

That was the best feature of this campground. There are not many trees to provide shade for the riverside sites, none at ours, so it's tough to enjoy sitting outside from noon until sunset. The ladies side of the bathhouse had two toilets and one shower. The shower is dark and does not drain well so it floods the toilet stalls. And the toilet paper supply was always in question. I ended up taking some with me just in case. We stayed through Monday morning and found the campground to be much more peaceful after the weekend crowd left. We probably will not return.

We also really enjoyed the hiking trail at the back of the campground. Our 2 interactions with camp store staff were very pleasant, and we met a lot of nice guests here too. Very quiet, clean, and well-maintained with lots of entertainment areas and community spaces available. It's so close to the national park and other off-site adventures, but you could easily have a stay-cation here and never leave! Wi-fi is included and worked great. One tip - if you plan to cook over the fire, get plenty of firewood because their fire pits are quite deep and the cooking grate height cannot be adjusted. I has booked a pull through in advance and totally ignored the options for size of rig was only up till 30... rookie mistake. They called in advance to move me to a hopefully bigger site. Upon arrival... they saw how big my rig was and felt really was and there was no way I was gonna fit on their campground. They gave me a full refund... and when I told them to still charge me for the dump fee, they did not. Two gentlemen helped me carefully exit the park as there was no way i was going to back up down the hill. I was so every grateful for their generosity. If you recognize them from my picture. Tell them I made them famous!

If I could give this campground negative stars, I absolutely would…read more Our experience here has been nothing short of frustrating and disappointing. The campground has a serious rat problem, and because of it, our RV was damaged. This issue should have been prevented and properly addressed by management. This is not a kid-friendly place at all. Children are constantly being reprimanded for simply acting like kids. The property manager, Jessica, is rarely ever on-site. She is quick to complain and issue notices, but almost never available when residents actually need help. In contrast, the maintenance manager Daniel and his wife Becca are always around, responsive, and willing to help whenever needed. They are the only reason many issues get addressed. Residents are charged random fees with little explanation. Then management claims payments are late in order to tack on additional charges. Eviction notices seem to be handed out every couple of weeks whenever a new charge is added. The bathhouses are extremely outdated and honestly look like something out of an old horror movie. The cabins are old, poorly maintained, and some reportedly have black mold. During our stay, someone even passed away in one of the cabins. Management claims to conduct background checks, but some of the individuals staying here make that difficult to believe. Overall, this has been a terrible experience. Between the rats, questionable fees, poor management, outdated facilities, and lack of concern for residents, I would not recommend this campground to anyone.

Not sure when they closed the pool but it it was before it was too cold (they claim it's heated". The bathrooms are not heated, the little heaters they use don't work well. The community/laundry room is the same.. too cold to enjoy. We found multiple (5 or 6 so far) Screws on our site's gravel parking spot. There is no onsite manager. They have a nice guy who does maintenance named Gary. Jessica the person who "sold" us on the amenities later closed the bathrooms/showers for the winter during our 3 month contract. This side swiped us, we were lead to believe this "required amenity" for us was included along with the other services.. Multiple days / times they randomly shut off water access to the whole park, sometimes with little to no warning. To address their water pipe problems... apparently, it's not worth it to them to actually fix the problematic water system here.. not when they can shut off services whenever they want.. Also, very few dogs around here.. but we hear barking everyday and I've stepped in dog waste while taking garbage out to the dumpster (which bears visit, and is completely in the dark) (unlit area). There is basically no supervision around here, with a few different children wandering around and making noise just to make noise... but again, it's washed out by road noise.. Although emergency crews come up and down HWY321 more often than I would have expected... Bottom line, they do the bare minimum here and are not above misleading people to get them to sign these little leases. It's cheaper.. that's nice.. a lot of problems with this place although. It's owned by a group that owns a number of places; so there is slow contact and little vested interest into this park. This would be an awesome park for someone who actually cares about good services and people... but since it's grandfathered into the old restrictions rather than the news ones... it's tighter and more compact than restrictions allow for new campground's yet to be built. We've already had one flat tire in two months of being here (new tires)... seems like people leave here upset with axes to grind. Unreliable makes it unsafe.
