I was so skeptical about this realty group but had already booked my appointment BEFORE reading the review...I know. I'm so glad I took a chance...here we go....I recently moved into Westland @ Daisy Apartments in Long Beach, and I couldn't be happier with my experience! Wendy Gutierrez was absolutely fantastic--she got me through the move-in process quickly and smoothly. She even provided a starter kit for my move, which was such a thoughtful touch. I can tell whatever is happening with this building are upgrades/changes due to whatever was going on previously. Wendy was incredibly transparent throughout the process and continues to check in to make sure everything is going well. When I thought I had a maintenance issue (which turned out to be my error), Wendy arranged for someone to come out the same day. Even though it ended up being a simple fix (just flipping a light switch), the maintenance team was super friendly and professional about it. I love my space. My apartment is clean, cozy, and adorable--everything I could ask for. Wendy made this entire transition seamless, and I can't thank her enough for her help. Well to start off they recently sold my apartments and took off with my rent payment and have not forwarded it to the new owners. Told them that they never got it. I have sent several emails and have not heard back from them what so ever! My next step is a lawsuit and contacting the news here in Las Vegas. First of all- the only thing good about Westland @ Esther- is Lisa. Super responsive and caring. She's shown more interest in bettering the place than anyone in the company. But over all? It's a horrible place to live. Rent is constantly getting increased but no new amenities or services provided. For this Small 1 bedroom apartment with only ONE window, and one parking space - rent is higher than the average rent. The inadequate security is a joke. They do nothing. The laundry charges are HIGH!!! And don't even wash well and you have to double dry. Homeless people living in their cars on our property. I place maintenance request that never get properly taken care of. They come out and tell me nothing is wrong or broken and will or replace the dishwasher that won't dry the dishes. I was told there are no roaches in the Apt, but clearly it is and I decided to get them under control myself! My hot water in the shower lasts for less than 5 minutes and they said nothing is wrong. The tenants do NOT clean up after their pets. The garage door is always broken and so is the elevator on our side. Trash is not picked up frequently enough and is sometimes all over the place. If a tenant drops trash they will not pick it up. Spilled laundry soap liquid was in the hallway for a week. Worst company I have ever dealt with. I let them know I was only staying 10 extra days for the month of November, They told me how much rent I would have to pay, which I did and on time. Today I saw a 1-bedroom apartment ( $799) listed with a short-term lease. After I call them to get a tour , they change everything. The price changed from 799 to 900, the application fee changed from 50 to 250, and the admin fee changed from 45 to 249. What you see from apartment.com is not true or not working exactly. I can say the price is on a hidden auction basis. If you look poor or strange, they will increase the price exponentially, or they will say it is just rented out. When I arrived on time on the schedule of touring, they said that we have something to do and come back tomorrow. I feel that they judge me based on my dressing and face but not on a factual basis. I live at 3955 university center dr university garden Apts it not fair we pay for a pool & we get kicked out of the pool when the office closes for the day. Its an out door pool. in the lease it doesn't have hrs that state pool hrs r from when office open to office closes at 6 pm, also on weekends its totally locked up because they r not here to open it up. So in the lease doesn't state that the pool would be locked up when the office closed & all weekend & u get kick out of the pool. We pay for things & can't enjoy it here so don't recommend living. The worst real estate group I've dealt with. I lived in one of their apartments in Los Angeles and the building was literally falling apart. I had several maintaine issues which took a very long time to solve or were never solved. Their emergency maintenance is a joke; the operators either don't answer the phone or can't promise a worker will fix your emergency maintenance issue. I was once left with a broken toilet for 10 hours. Another time I was left with water pouring from my ceiling from an exposed pipe for almost two weeks. Proper was dirty and had roaches and a flea infestation as well as several stray cats on the premise. When complaining about this to Wesand, they said this was the city of the Los Angeles' fault! I will get into the full list of other things later but this is my beef that has never been fully fixed and is reoccurring, since this is an error with the property group, I'll post this here. Then go to any other slumlord. Even the owners hate it here and want to leave. Everything is rundown and poorly maintained, if at all. The only thing Westland has going for them is they're cheap and their rent is cheap. Otherwise you'll be living in a slum that smells like raw sewage and they will not repair it after 8 years. I've been here for over 2 years now and I'm just waiting for my lease to be here over. We have gone without water for days at a time and have had no hot water all the time. The a/c went out and it took them 2 1/2 weeks to finally replace it, in the summer time. I have pictures(thank god) when I moved in of all the things that were bad in this place including the 8x8 inch hole under my kitchen sink which is where they have to come in and turn the valve off or on when there is a problem with the water in the building. I've been to several other apartment complexes recently to find a good place to go to and it seems that Tropicana Royale apartments or Westland real estate management group is the only ones still using Covid19 as a excuse to keep the office closed. Their Town Home Villas property in Las Vegas is a mess. Where to begin. Trash everywhere, stuff pilled on balconies, broken windows that have gone unrepaired for over a year, tenants using walkways as bathrooms for their pets. The laundry facility is a joke, it is unsecured hitch no door knob or lock and has usually only one washer or dryer working. Homeless regularly camp inside the laundry and use it like a bathroom. The lights have not worked for a month or so and the tiles are coming up. Building security is nonexistent. Tenants complaint about nuisance noise regularly. Apartment break ins are a common occurrence, especially vacant apartments. I know we are in the midst of a pandemic but it all seems a little extreme given the extensive tenant application process. Yet there are people currently living here who I am surprised were vetted at all. One recent tenant was only living here about two months was a complete nuisance and trashed his apartment to where it is unlivable before disappearing. I really don't want to rag on this place. The potential is great. It has a decent location. There are signs of slow improvements. But for what they charge in rent and the big deal they make during the application process I would expect a great deal more. This is just one of their properties I shudder to think what the rest are like. Management should be doing daily walk throughs of the property to make sure Maintance is doing its job, that things are getting done and contacting tenants who are violating their leases by pilling trash outside their doors and on patios. There currently is a stack of old mattresses and an engine block that have been abandoned for months. There is a first floor apartment with a broken window that is wide open, patio light just hanging and fence completely destroyed that have been unattended to for a month. THE WORST MANAGEMENT CO I HAVE EVER DEALT WITH. I am a new tenant and they seemed great at first because I was only dealing with the property manager. But now I am trying to get WiFi in the apt (like any other regular American) and my provider is requesting a letter giving them permission to install all the connections. I have been trying to reach someone at Westland all week and have received no response. I made 3-4 phone calls, left two voicemails and sent two emails. I started off very patient but have been pushed to my limit since they refuse to respond to my request. I keep getting the run around from the phone operator and a woman named Genova de la Paz. My request is not very difficult or out of the ordinary. They expect to be paid in a timely manner so tenants should be able to expect to get a response in a timely manner. BEWARE! They will put up a good front in the beginning but once they've trapped you in they will not give you a time of day. Pathetic excuse of a management company. TERRIBLE START TO A TENANT AND MANAGEMENT CO RELATIONSHIP. UPDATE: After contacting every single person I could get a hold of (and I mean EVERYONE), they finally responded to my request. Eastgate Mobile Home Park in Fort Worth, TX. is nothing short of a ghetto. The list of complaints is so long it would take more space than what is provided. Some of the highlights are going for days without water because the owners(Westland) are too cheap to fix and update the system. The space you get when you rent a lot is already very confined, well when Westland bought this place they moved in twice as many trailers as we currently had and literally moved them in between existing homes giving residents NO room what so ever. The homes they brought in were left over Fema Trailer with two windows and they all look alike. Then just this past spring, someone in corporate decided it would be a great idea to cut down all the 100 yo shade trees throughout the MHP. The reason I rented a home from them was that my house was completely shaded all during the summer. Now Its like living in the Mojave dessert. Reason for this was they did not want the liability of a tree limb falling on a house. There is also a discrimination concern here at the park. When I moved in the were at least a dozen of more Caucasian families living here. But the new Manger, Julia Lopez, hates white people so she denies every application submitted by white people and and black people and only accepts applications for Mexicans. Now we have a 99% Latino , non English's speaking, illegal aliens. The trash dumpsters are at the entrance to the park and for the longest time imaginable they only provided 4 8yd containers. This amount of dumpsters was beyond inadequate as they would fill up and the residents simply started leaving their trash on the ground surrounding the overfilled containers. This caused one of the largest Ferrell cat infestation in the city,noted by the North Texas humane society, I swear this place looks like something from the ghettos in India or Somalia . What is really funny is the unprofessional, untrained, uninterested, uncaring, uneducated property manager tries to act like they are operating with cutting edge corporate guidelines when in actuality she uses corporate said this and corporate said that as an excuse as to why nothing ever gets done. In full disclosure, because I complain about everything that goes on here Corporate has decided not to renew my lease and has given me less than the 60 day time to vacate notice that is required by law. If there ever was a classic example of corporate greed regardless of the affect the decisions they make have on the residents this my friends is a Text book example. Things in my apartment haven't worked since I moved in and maintenance takes forever to come fix things. I had a maintenance worker literally tell me it was going to be too much work to fix my tub & to just use a stopper on top of him leaving my tub a mess & half a** fixing my door. I also never received a copy of my new lease. I never received a key to my garage and random screws keep coming out of my doors. I hate it here and really regret renewing my lease instead of going month-to-month. We didn't have any of these issues the first year we lived here aside from the tub stop not working. I currently reside at 3955 Swenson St. This complaint is regarding an ac unit/heater not being replaced, as it has a smell of a rust metallic when the ac unit is turned on. SO I was very upset again and told her Im not moving in to that apartment . This whole experience was just a mess . So one of your employee helped me find another apartment from your other properties which is ( townhome villas) because I was so physically and mentally drained I decide to get one of the apartment even the rent was $100 more just to end this whole stressful ordeal . I have to pay gas with this new place , I have to pay transfer fee for Electric from desert pointe to townhome villas and my appointment with satellite and internet got screwed up . Another issue arise when I applied for the new place , they cannot process my application form so once again I have to come back the next day (thursday) and get another hotel room and drag my car with the trailer . SO I came back 9:30 am the next day and my transfer application form did not go through till 11 AM,. We did all the paper work and walk through to my unit , which I have documented and videotaped /picture a lots of problem/issue ( EX: missing base board , most need painting, cabinets are crack or broken, Missing Screen door, window glass have a crack/hole, Fridge have a stinky smell and light is burn out and which I ask for a new Fridge, missing rail by the patio,,, most importantly bathroom is filthy dirty and bottom drawer have a water, and Etc....) I was told they had a professional cleaner that came in to clean the place but why is the place not well kept ? I demand not to get charge for cleaning when I move out. Until now they haven't fix any of the major problems . This whole chaotic ordeal doesn't end there, the next day the gas tech came to turn on my gas but he told me that he can't access the meter because the gate was locked the office didn't have the key to open it and left cause he have to attend his other client. SO I went to office and wait for 15 min then when she get back I ask her what happen, and she said that the guy will not wait... I call the Gas customer service and told me that she will schedule me Tuesday, so now I have to wait 4 days , that's when I start crying and break down.I got screwed because the guy will not wait and the office don't have the key SO my whole day got waisted... SO the lady feel bad that I was crying and talk to her supervisor if they can come back the next day instead, which she make it happen and she talk to the office lady to make sure the key will be in the office the next day, and she told her make the technician come straight to the office and they open from 9 to 6. And here come Saturday the tech came around 9 and he told me that nobody in the office , so I call your customer service to find out why nobody in the office and find somebody that have a key so tech can access the meter. and she told me that she can't help me, Thats when I start crying again...SO I want you to put ur self in my shoes and how would you feel ? I been through Hell with your management. Your company truly needs to work on better customer service . I've never been so disgusted by a company and their inability to work with their tenants - lying to these people to get the comission checks for leasing, hassling over partial payments, overall slumlords. I don't know how this company has been in business for 40+ years. Absolute trash. I feel bad for the people that work in your offices that have to enforce your BS policies. Ex 1: Renewal time was approaching, we've been asking to replace our 10+ year old carpet, with anything. Was given an okay now 3 times, nothing has happened and now we've renewed our lease for another year here based on that concession, now we're getting the run around AGAIN. Ex 2: For whatever reason all tenants were told that they had to pay by other avenues, such as a third party through rentmoola, that's fine, but if you send in a partial payment, your rentmoola gets blocked and you have to bring in a money order, but the office can't take partials without supervisor there, conveniently they aren't there 85% of the time. They say they will get back to you "tomorrow", but tomorrow comes 2.5 weeks too late. This dumpsterfire of a company needs to douse itself in gasoline and disappear. Purchasing complexes in cheap neighborhoods and half fixing them so you can drain every last ounce of sanity and chump change out of the people's pockets. read more
