I had an awesome experience with West End Associates and Maryann Chance as my realtor. I decided at the last minute to request comps for my mom's house and Maryann was on top of it from the start and went above and beyond throughout the 6 weeks I was in town and then finished the house sale with my mom. The previous year my Aunt used West End Associates and Maryann Chance for her home sale. I was impressed with the whole process. I rent out a few of my apartments through West End and find them to be honest and efficient. Regarding poor results from the tenants, perhaps there is a lack of coordination or cash to spend for repairs. I'm sure repairs must go thru landlords and West End has to take the heat. My properties, which are few, are in great shape and I live next door and make sure things are taken care of right away, if possible. Renting is not like living with mom. West End seems to do the best they can in the circumstances they have. read more

West Ens is the worst! Stay away from this agency if you are a Tenant. We rented a property from them for 3 years. I ean renting a house with 4 bedrooms and on my lease said only 4 adults listed could live in the property. My husband and i send an email asking for an addendum to the lease for my mother in law to be added and they deny the request because according to them the house was dirty and destroyed. I felt so angry and discriminated when i read that email! We decided to move out, cause they didn't accept my mother in law in the house and they were charging us $150 extra because she was staying for the summer. I was pregnant and my due date was the same as moving date so we requested to move one moth ahead, they denied it! We ended up renting another property so we can move before having the baby and paying for two rent for over 2 months. Like 3 weeks before i was supposed to return the house they send me and email asking me if i still wanted to live on the property they could add my mother in law!!!! After all that! You can tell they were lying when they said i was dirty and destroyed the property because who offers to renew a lease if you are destroying the house? Horrible customer service, the only person that never gave me attitud over the phone was April, then everyone as soon as they hear an accent, they treat you differently. read more

I must give credit to West End Associates for the tremendous job they've done in finding a tenant for my home. Like many people I am an accidental land lord as I am renting out the property that was once my primary residence. I initially attempted to go at it alone, but ultimately connected with Rob and Liz at West End Associates to our mutual satisfaction. The home was put on the MLS system and they also advertise in other venues. They take care of the signage and the showings saving me multiple trips to the property. When a tenant shows interest, they provide the credit app, verifications, credit report, and collect the deposit and 1st month rent. This has definitely taken a lot of stress out of being a landlord. read more

I suggest that everyone stays as far from this company as they can when looking to move into a new place. They will do everything they can to get as much of your money as possible. You will get less than a third of your security deposit, regardless of how great you left the place. They know how to legally rip people off. Don't waste your time or hard earned money; stay as far away from West End Associates as you can. read more

Extremely disappointed. My boyfriend and I have been looking to move back to the area for jobs and family after I graduate. I called West End Associates on Monday and set up an appt for an apartment we really liked, telling 'Althea' that we were looking for an apartment with $900 as our Max, but only if all utilities were included. She then asked me to call her and remind her 1 hr before we got there since a lot of clients cancel-- I thought that was reasonable then, but I guess that was my first mistake. We drove 3 hours and were on a schedule to see other apartments and she showed up 20 Minutes after she said she was going to meet us. Then, after showing us the apartment, she told us that the listing online was wrong and it was actually $200 more per month for utilities---online it was listed as 895 with utilities included. It was a complete waste of our time. As she left, she gave me a bent business card and never contacted me after. I felt that she was disrespectful and unprofessional. In fact, I could have actually sued for false advertising/mis-information. read more

West End Associates is one of the most disorganized, dysfunctional, and sleazy businesses I have ever had to deal with. While many reviews from LANDLORDS praise them for their work, they have absolutely zero regard for TENANTS and their well-being. While renting a property managed by West End for one year, I can honestly say I have been majorly disappointed with the way they handle issues. First, you can forget having prompt service for any emergencies that arise. We had issues with our washing machine multiple times throughout our stay, including one where the washer had sprung a leak and was leaking water all over the house. We called every West End number multiple times, trying to talk to someone, including an EMERGENCY line, and didn't get a response for a solid three day period. If something more serious had occurred, like a burst pipe, there could have been major damage to the property. Second, they are not responsive when it comes to questions about or revisions to the lease. About one month after moving in, we approached West End about the possibility of allowing pets in the house, as the landlord (who we personally knew) said that pets were fine by her, with no security deposit required. We would be watching some our friends and family's pets for periods of not more than one month, and this was disclosed to West End. We asked West End in the middle of June about an addendum to the lease for pets. Two weeks later (after I emailed and asked what the hold up was), I heard back from West End, asking for what breeds of dogs we would be having. To me, this should be information asked for immediately after the request was originally made. After a month, we still had no pet addendum, so I asked again what the hold up was. I received a response from West End, saying that they were still waiting for the landlord's permission. At this point, we contacted the landlord ourselves, who said that West End never contacted her at all! Finally, we received the pet addendum at the end of September with a request for an additional security deposit equal to a whole month's rent. Already holding $1200 of our money for a security deposit, we weren't willing to give them an additional $1200 just for WATCHING pets at our house. Additionally, the summer had already passed and our family and friends were forced to find alternate arrangements because West End didn't work it out in over 3 months. Third, their billing practices are downright sleazy. Our rent check for our last month of the lease was sent out on time, but never "arrived" at West End. We were notified a few days later that the rent was late, that we owed an additional $60 late fee, and we were threatened with legal action. One of our housemates drove to West End's office to solve the issues, and ended up writing a new check for the rent plus the late fee. He told West End to tear up the original check if it arrived and just cash the new one. It turns out, West End had just received the original rent check and cashed it, and then tried to cash the new check, causing them to overdraw our housemates account. They charged us an additional late fee as well as a bounced check fee (not to mention the bank's overdraft fee). In my opinion, West End did this on purpose in order to collect more fees. When they were asked to correct their mistake, they said they would "try to fix it." In conclusion, if you are a tenant, do NOT rent any properties managed by this company. They don't respond to requests in a timely manner, even on their "emergency" hotline, and they try their hardest to get every bit of money out of you that they can. I would also strongly suggest that you avoid this company if you are a landlord, as their inattentiveness could eventually cost you a lot of money in property damages. read more

I have rented through west end and associates for the last 2 years at the same house. During that time we have had a hard time with the maintenance manager Mel. She is not a pleasant woman. The house that we rent is a "3" bed 2 bath house as they market it, however, that 3rd bedroom is a room next to the family room that has no doors and no closet. Most of the electrical outlets don,t work and the light fixtures buzz and crackle when they are on. The house is poorly insulated and not well cared for. The biggest problem with west end and associates is that they seem to go out of their way to avoid dealing with the tenant. During the two years we have been here the only time we called them is because water was coming into the basement. Mel the maintenance manager talked to my wife and just blew her off. It wasn't until 5 days later that I called that she set up an appointment for a maintenance man to come out and address the problem. My wife and I have been very disappointed in the service provided by West end and associates and do not under any circumstances recommend them to anyone. read more

Do not consider renting from this PM company. As the other HONEST review shows, they will hit you with charges with no explanation. You will have your bills paid and they will send a "Ledger" showing additional charges with no explanation whatsoever. When challenged they will not respond at all. If you challenge too aggressively, they will seek to evict you, despite being current. Have your records reviewed by an attorney and or an accountant. I have heard from neighbors that they also come to the house throughout the week and look in the windows. We have nothing to hide and have even let them in the home. DO not let this company bully you. Go to the consumer complaint department in the Attorney Generals office with all of the facts. Seek advise from an attorney and or an account and keep very good records of emails, correspondences and all payments. Best advice I can offer is steer clear of this property management company altogether!!!! read more

This company is a major rip-off!! I rented from them and when I gave notice I was moving they made up charges to ensure I would get barely any refund of my security deposit!! I got back $84 from my $1145 deposit!! Ridiculous!! read more
