Especially being from out of state, we worried the impact that this would have on our home search and mortgage process. We expected it would take months and much heartache... well... we met Laura Beth on a Saturday, saw our first home on Thursday, made an offer Friday and had it accepted on Monday! Laura Beth is the agent you want in your corner. She is transparent and patient through the entire process. She is on top of it with communications and in her approach through the bidding/purchasing process. As first time home buyers that could not physically be present, we trusted Laura Beth fully to understand our priorities and steer the ship. She took the time to understand our current and future needs, offering advice and guidance through our many questions. She also made recommendations for our mortgage lender, inspector and real estate attorney. We are so grateful for our team and confident the rest of the process will be a breeze because of how professional, thorough and awesome they are. In July, we'll close on our perfect home. It's the place we will start our family and create incredible memories with our loved ones. We owe that to Laura Beth's tenacious and effervescent nature.

Their quotes and 4% (of projected sale value) monthly carrying costs are made so you lose a ton of money at the final sale. They value your home super low, tell you the selling price would be even less than current price before fixing, so they make a ton of money. My assumption is they will sell the home to themselves, and then resell it again for real market value. Assumption based in the very low quote and selling value they give you. Definitely stay away from this predatory company.

    I would review this as a zero if I could…read more I had a sellers real estate agent, Patty Flynn, give me a counter offer on a 3bd 1 ba home in Mashpee, MA, of $307,000 that was verbally accepted by myself, my real estate agent, and my broker. Who then brought up things about the property that were not event listed correctly, such as the new septic going in is actually only going to be for a two bedroom home. Also mentioned how she was concerned with my bank approving the inspection because there is a broken glass slider, which I said I would take care of. Seemed like she was just trying to get me to not buy the house, and that maybe she wanted to sell it to her client to get full commission. Or for whatever reason. I was approved for a $440,000 mortgage loan. After the counter offer, at 853pm, she texted my agent, addressing it to me directly, says that she is only taking best offers, which is also very unprofessional. That would be like my real estate agent contacting the home owner directly. So I put in an offer for $321,123! The home is listed for $309,900, and today, around 430pm, where my contract is only valid until 5pm, she said that they accepted someone else's offer. She gave me a counter offer, which I accepted. I already talked to a real estate attorney and William Raveis headquarters, whom both say that yes, that verbal agreement, and I have it in a text message, is binding, but because of Covid-19 and the court system, there isn't much to do about restraining this person's real estate license. It is very wrong for her to say that my offer is accepted, get my hopes up and everything, then accept someone else's offer, that I am sure was not as high as mine. I never want to see this person selling homes ever again.

She consistently did not respond to timely and important questions throughout the process, waiting till the end or past deadlines to engage. Tactics felt passive aggressive and irresponsible. At one point, I considered not selling the home to her clients due to her refusal to engage or clearly communicate desires and needs. The information she shared was frequently wrong as though she was not paying attention or was disengaged in her responsibilities. Days prior the closing date, Amy showed up to my home with the buyers unscheduled and unannounced to do a final walk through while my children and I were in the middle of packing. Not only did Amy not apologize for showing up unannounced, she deliberately lied repeatedly in attempts to cover up her shortcomings and doubled down on her assuredness she was was supposed to be there. My frustrations were not acknowledged or considered. Amy's comfort with dishonesty is concerning and child like. Her inability to communicate effectively and transparently prohibits house sale transactions to be smooth and pleasant. Amy Rio has not shown an ability to be a positive agent for change, instead making the experience significantly more unpleasant and stressful than necessary. There are many wonderfully passionate and effective real estate agents that can make the home buying/selling an enjoyable one. Amy Rio is not one of them.

The oven turned on during inspection but after moving in the oven turned on but after awhile there was no heat The sellers must have know the stove didn't work yet it was still on the listing. The washer was left because it floods I would never hide things from the buyers like that.
