At the end of my current tents lease is where the break down occurred. 1.) They didn't obtain any pictures of my property from my previous PM, nor did they make an effort to get their own pics when taking me on as a client. Basically they had zero baseline of the condition of my property taking me on as a client. When I contested damages at the end of the lease Maya simply implied they need pictures to establish the damages occurred under this tenant. I was shocked to hear they had nothing to go off of to establish the condition of my property when they brought me on as a client. Luckily, I was blessed to have a good tenant that admitted to certain damages but it could have went terribly wrong if major damage occurred. When I contested Maya on this she said pictures were requested but we didn't receive any. My question is, why wouldn't they take their own pics or even ask me if I had pictures? She then proceeded to not answerany of my texts because she didn't feel talking about it further would provide resolution. 2.) Upon the tenant vacating the property Evolve didn't even have the correct access key to my property. It was left for me in a lock box and I attempted to open the door and the key wasn't close to fitting. I thought it would be a simple protocol to make sure you at least have the correct key to the property you're managing, especially under an emergency. 3.) I wanted to get estimates on home improvements a couple months prior to the tenant leaving. Maya intially denied that request because the tenant was still occupying the property. It wasn't until the tenant asked for a two week extension, where again, I mentioned I wanted to get estimates prior to the lease expiring and suddenly it was okay since the tenant needed a favor. In the end I would say this property management company needs to learn best practices to protect their clients high dollar asstes, need to be micro managed, and favor the tenant over protecting their paying clients. Response to Marina: I've done 7 reviews since 2016 with unsatisfactory services and your company makes the list over 10 years. You prefer to work with clients so hands off you expect them to chase down keys when they live out of town and do sufficient file combing to ensure "start service photos" are either transferred or taken. You want a new clients but not willing to execute the transfer properly. You're not interested in even having a properly functioning key hand. That means you're truly have no concern for properties or tenant safety. The monthly cut is all you're interested in. If want your clients to be truly hands off learn how to a proper transfer of service. You can't have your cake and eat it too. Also looking at your review response track record, you spend a lot of time saying you have the incorrect company please remove your low review. You're about to hit 3 star level. The people have spoke.
