For the cost of living in Tulsa, it really isn't that bad. It's its old apartments built on an old dump site I believe if what I was informed was correct. Latest owners definitely inherited a challenge with upkeep. I've had my fair share of issues with this place. Everything has been resolved. I work with them and they work with me. If I feel like they don't get to me fast enough then I RESPECTFULLY send them reminders. Getting into the apartments suck sometimes when Oktoberfest is happening next door or other events. However, that is more on the event itself and/or the police who direct traffic. Last event, the police directed traffic through the complex and it took residents an hour to get to their apartment after entering the gate. So there is that. Seems bad but overall, it isn't a bad spot for the cost. Friendly staff. Not far from Downtown or the Gathering Place. Nice little river walk next to us and a river front view. 3 pools!! A little fitness center! Worth a look. read more

This property deserves negative stars for how bad it is. The management is completely unhelpful under any circumstance. Only about half of the amenities work and there aren't any barely to begin with. This place is taking money and giving them basically nothing in return except for a roof if it's not leaking inside your home. The entire property needs to be re-done. None of the staff are friendly or helpful. Especially the managers. They are really unhelpful and can never give you a straightforward answer to anything. Everything I've only been here four months and you would think they moved me into a remodeled unit that is not the case polish on the outside but everything else on the inside is falling apart. Few months in no AC for over a week. Now my apartment is flooded over 2 inches of water And no one wants to fix anything. No one wants to turn off the water to decrease the damage. I have thousands of dollars of damage and all I need them to do is turn off the water to prevent further damage. I have lived here since January and so far it's great...I'm not sure what these reviews are about. They always send an email ahead of time if water is being shut off and why, they also have fixed every maintenance issue the day I report it or the day after. it's super safe I walk my dog daily and at night and no one bothers me. I got an Amazon card for $500 after moving in which was awesome. I love the gym and that it is locked at all times makes me feel safe. This is the worst apartment complex in the state of Oklahoma. Spent 39 years in corporate American and this is one poorly run organization. Credit approval checks go through 4 or 5 levels of approval. The process is archaic and broken. The manager Juanita is a serious waste of shoe leather and the rest of the office staff is almost as bad. I just moved here in the beginning of the month. I like it and it's great for my son and I. However, there has been maintenance issues going on 3 weeks now and still haven't received a mail key. They keep saying it'll be ready tomorrow. Also - I have yet to be let in to my storage unit (needs a separate key) on my patio. Issues with waterside all boils down to...... 1) the raising of prices but lowering of quality. 2) they expect you to pay full price of rent plus fees but maintenance is slow, leaks causes rent to raise and they tell you there's nothing they can do. 3) if I call and ask to speak to someone I'm more comfortable with, please oblige. I wish I could give ZERO stars. Applied for an apartment and I feel they discriminated between my girlfriend and I because we are interatrial. I paid off an apartment before applying because I knew I would have to and the leasing agent stated it had to be updated on my credit, and I needed 12 more months rental history first. Also stated I had a criminal background, and I have never even been to jail. They kept spelling my name wrong, so I never got any emails, but they emailed my girlfriend that we were denied based off her credit. She has a loan currently paying on it under $1,000. Then it was she has no rental history; this is our first apartment together. We ended up paying $100 for the application fee ($50 and $50) Understandable. But the deposit was $200 we paid that and, in the application, stated we would get that back if denied. We still have not got our money back went and applied at another apartment complex and actually move on Friday. They stopped answering the phones after they took our money. 0/10 recommend even applying or wasting time. Y'all are terrible and it shows because you have 1.9/5 stars. Apartments are nice on the inside, but I've had several packages stolen from the "secure lockers" but in reality they haven't changed the code in years, and they keep allowing people to take things out of the lockers then claim "there's nothing they can do" - plus the sidewalks are cracked, they rarely come when you call for maintenance - but they mark it as completed.... Several times. Also, the gym never has wet wipes or anything to clean equipment off with, so 2 stars. 03/22/22 There was a murder in the parking lot, they never found who did it so that's great, maybe if we had cameras or an actual security guard something would've changed - oh and management didn't send anything out addressing the murder. No reassurance at all, thanks a lot for helping us feel safe. Oh and I had to update & change it to 1 star because another one of my packages got stolen from the lockers, at this point - there's no cameras in there, they haven't changed the admin code so ex employees can just shop away at the parcel pending lockers, and management doesn't care. Pretty sure they pretended to care when i mentioned the gym didn't have wipes, but oh...that only lasted one container of wipes. There's weights missing in the gym, the pools are nice in the summer sure... but they don't actually check whether the people swimming are residents so it's basically Tulsas community pool. Gates have NEVER worked, doesn't matter anyway because people will walk around them on the track, and just drag trash out of the bins, all times of night making it super dangerous to just walk inside my apartment. read more

These apartments are a scam. Sort the reviews by lowest rating first. Be sure to read those peoples' reviews. They haven't even finished processing the application that was put in 26 days ago. I'm pretty sure the application hasn't even been submitted. I've had to resend the same documents multiple times. They've lied about trying to get a hold of my current complex multiple times. Saying they were calling them and sending them emails, but they never did. The apartments are nice, but there was spiders everywhere when I went to check them out. I was willing to look past the spiders, having to resend documents multiple times, as well as having to call back in forth between my complex and theirs a total of 7 times in a day, just trying to get them to do their job. I've had health issues all year and needed a place cheaper than my current complex. Now I'm paying month to month because Waterside keeps needing 1 more document before they can submit the application. They just want your $250 so they can blow you off and ignore your phone calls and e-mails. Ask yourself what apartment complex around here has $250 application fees before applying. That alone should of been a reason for me to run. Don't make my mistake. Now I'm out $250 and struggling to grind money because of my current health. read more

Previous problems aside, since the new management came onboard things have improved considerably. The "attitude" has disappeared and everyone is friendly and seems happy to work here! It's really nice living on the river with River Trails just steps away. Views of downtown Tulsa are superb. Lots of wildlife to watch and a great place to walk your pet. Maintenance requests are handled quickly and professionally. All in all Waterside is a great place to live now. read more

Don't live here. Staff is nice and maintenance is quick but it doesn't eliminate the risks. Need maintenance a lot. Been here for a little over a year. Had my car stolen and totaled. Got a rental car for a couple weeks because of it and someone stole the catalytic converter off the bottom of the car.... I know 4 other people that live here and every single one of them has had their car broken into in the last year at least once. Very frustrating and the money you save on rent isn't worth the insurance premiums you'll pay with all the claims. There's always homeless people wandering the Parking lot and yet the complex has no cameras or adequate security through the night. Seriously, don't live here. read more

Lived here from September 2019- and will be until October of 2022. Waterside has been the worst apartment complex I have ever lived at. The gates have never worked longer than 3 months out of the years I have been here. Past neighbors have been violent, set fire to a field, have had someone stabbed outside my front door and nothing was done. I have nothing but bad things to say about this entire apartment complex. The security is nonexistent. Have fun dealing with stolen car parts. Trash cans always overflowing. All the amenities you pay for - do not exist. waterside will raise your rent each year without increasing your quality of living. Started at 670$ monthly for a 1 bed now I'm paying close to 800 monthly. Incredibly overpriced. This year alone our AC unit has stopped working 4 times. Maintenance was prompt the first three times, and now they have informed me they will not be fixing it until Monday, so I have to take a day off from work to deal with maintenance because I don't trust their maintenance team being inside my apartment with no residents present. This year alone we've had a major roach infestation as well, waterside did spray but it appears to have done very very little. I'm at this point counting down the days until this lease is up because of how horrible this apartment complex has been to it's residents. To future residents and current residents start considering forming a renters union. We are all stronger together than we are handling waterside one on one. read more

We put in an application and they wouldn't except our application, but took our money, because my husband's drivers license was expired, but we had went to the DMV and had his license renewed, and they give you a temporary license in the state of Oklahoma until your new one comes in the mail 2 to 3 weeks. Well, they said they were not able to prove my husbands identity so that we wouldn't be able to proceed. Absolutely hate this place. First, they never filed the proper paperwork for my replacement for my roommate, so my name was still on the lease. They then somehow get away with filing a collections claim over a bill that was paid, but it's still somehow in collections and was during the time I moved out. Being that they didn't file the proper paperwork, the bill is on my name. I have been trying to resolve the issue for months but can NEVER manage to get a hold of the office. I have lived here for 6 months and would NEVER recommend anyone to move here. The office has quite literally never answered the phone. The apartment itself is cute but the outside if COVERED in spiders and there are wasps that attack you every time you leave. I can't even go on my balcony because the spiders here are so bad. None of the doors or windows are weather proofed and our electric bill is always ridiculously high because of it. There is not enough parking for how many people live here. I've tried to post my review on Google since last year and Google is not posting it for whatever reason. Anyways I'm going to copy and paste my review. Let's start off with the FALSE ADVERTISEMENT! These apartments are far from "Modern" and "Luxury" living. It's going to take alot more than painting some cabinets white and adding modern looking handles to them. I have been living here since June of 2020 and my stay here has been everything but enjoyable. I made the mistake of signing my lease before seeing my apartment because the people before me were still living here. I had high expectations since they do advertise modern and luxury living. On my move in date my time got pushed back because they were doing a "deep cleaning" I don't know what their definition of deep cleaning is because my apartment was not properly cleaned. From smeared windows and mirrors to a dirty fridge and microwave and a FILTHY oven. Right off the back I had to put in a work order less than 20mins of having my keys because both of my toilets did not work. Speaking of toilets these toilets are just ridiculous!!!! I wouldn't be surprised if these are the original toilets that were put in when these were first built. They are so short, ugly looking, don't flush on the first or 2nd flush and waste a TON of water. The bathtub in the guest bathroom and the shower in the master were painted white. Like seriously!? Did they think animals were going to move in and not clean the tub and shower? As I scrub away, im scrubbing the paint away. All the pics I have uploaded are pics I took the day I moved in. The disappointment I felt to walk into this place and find it the way that it was is unexplainable. Surely it has to be somebody's job to do a walk thru before the new residents move in to make sure everything is perfect. None of my doors closed and if they closed they didn't latch. Sink in the master bathroom was clogged (I had to unclog it myself), dishwasher wheel was broken, washer and dryer door fell off, blinds were broken, light fixtures not properly seated. There was a leak coming from the ac unit that made the flooring peel and it made one of the pantry doors swell up and caused it to not close. I filled all these issues and more out on the list they give you at move in date (they give you 48hrs to turn it in) when I turned in the list the lady said all the stuff would get taken care of. I waited and waited and nobody ever came to fix anything. I then emailed Jessica, the manager (who is absolutely no help whatsoever) she emailed me on June 30th saying that she condensed all my work orders down to 1. July passed and still nobody had came out to take care of any of the issues. I emailed Jessica on Aug. 4 telling her that nothing had been taken care of I even typed up all the issues again and asked her if there is any history of mold in these apartments because the master bedroom has this very stale kinda wet smell to it. Jessica replied back apologizing and telling me that she wasn't aware that I had any further issues (HELLO! THESE AREN'T FURTHER ISSUES THESE ARE THE SAME ISSUES I HAVE HAD SINCE I MOVED IN!!!) also she COMPLETELY ignored my question about the mold. Jessica told me on Aug. 5 that the washer and dryer doors could not be put back up until they ordered a new bracket for them. It is Dec. 26 and these doors are still laying around. My upstairs neighbor dumps grease from his grill onto my balcony (pics attached) I have put in multiple complaints about the incident and nothing ever gets done. One time they dumped grilled okra onto my balcony and I personally went to the office and told Jessica only for her to say "ahhh and they didn't bring you any? I love grilled okra" I'm not sure where she was going with that or if she really thought it was a joking matter because it most certainly wasn't for me. I received a lease violation for loud music on Dec. 12 for playing music at 2 in the afternoon not to mention the music was not that loud!!!! I couldn't believe it, I called the office to try and have that violation removed because I did not deserve that violation I was playing music in the afternoon not during "quiet hours". Also let's talk about how there are 2 people on the lease we paid 2 separate application fees but they only give you 1 access card for the gate and gym. If you want a 2nd one (you know for the other person on the lease) you have to pay $25 dollars for it. On the bright side we didn't struggle with that since the gates remain open 24/7 and the gym door is always open for anyone to freely walk in. I have tried to contact corporate, I've left them voicemails and they do not answer nor return your calls. Let me clarify that this is my HONEST and PERSONAL experience. If I could rate this place a zero I would. The only thing I can give it, is that yes the apartments do look decent on the inside. However other than that, it fucking sucks. We've lived here for 2 years now. The parking is absolute trash. The maintenance team doesn't fix shit. Good luck living here in the summer because it will be hot as hell, and management will claim that they've done all they could. And because the A/C is trash, your electric bill will be fucking $200 a month. They raise their rent prices. They charge $20 per month "pet rent". (That went up with the rent as well.) The management can just be straight up fucking rude. They never answer the phone and when they do, you better hope you get someone that actually cares. Have had friends cars towed, that's our fault for not putting the parking thing in the window. But then we've seen numerous people park and not get towed in the same places. Probably because the parking sucks. They have parking you can pay extra for, but it's never available. The gates are never closed. So don't take that as any security. Or if one side is closed the other isn't. YOUR MAIL WILL GET STOLEN. At least your packages. Numerous times the "secure" parcel room has people break into it and steal your packages.. And there's no cameras, so I hope the carrier/ company you order from believes you. Otherwise you're SOL. Moral of the story: live somewhere else if you can. Because fuck waterside. read more

If you like living with roaches you will love this place!! I had a roach infestation for MONTHS that management wouldn't actually take care of. I ended up having to spend my own money to take care of the problem, even though you have to pay monthly for "pest control." After living there for 2 years with perfect payment history, they decided to absolutely fuck me with pointless move out charges. I called to try to get answers as to why I was being charged for these things and was told to email the property manager, only to get ignored until the end of the 14 days it had to be paid by, which in turn forced me to pay the pointless charges to avoid adding outrageous late fees. Examples include: taco night where they had a taco truck come in and gave us a free taco dinner, candle-making night, door decorating contests, lots of events involving food, snacks, etc, pet adoption days, pool parties, and so many more family-oriented AND singles-oriented events. This Apartment complex is very shady in their business practices. Even though they know what day you will move out, they will not have you sign a termination of lease until the 60, yes i said 60 day window has passed. Even when they calculate your first months rent and you pay that they will come back and say you owe more. When you pay the extra 60 day move out fee, they still report you to a collection agency even before the date for said payment is due. Very unscrupulous. read more

One morning I woke up at 4 a.m. when someone threw a brick through the sliding glass door in my apartment living room and stole my laptop. When I called the Waterside office, the woman there immediately started quoting me company policy. The Waterside management won't deviate from company policy even for out-of-the-ordinary situations. The most telling example of this is I chose the buyout option to move out of my apartment early and pay a 1000 dollar fee. You have to give 60 day notice before moving out. Before the 60 days had passed, however, my circumstances changed and it became easier to stay at Waterside until the end of my 12 month lease. My apartment had already been leased to another person, so I asked them about continuing my lease in a smaller apartment that was available. They said I could transfer to the smaller apartment but I would have to pay a 500 dollar fee. So I completed all the paperwork for the transfer. When the day for my transfer came, however, they told me I would be paying an additional 200 dollars a month for rent in the smaller apartment. Apparently, when you transfer, they consider it starting a new lease and since I only had 5 months left on my originally 12 month lease, they charged me extra for a short term lease. None of the office workers told me about this up-charge the numerous times I talked to them about the transfer and apparently is was hidden in the 20-30 page contract they make you sign. When I told them I've been staying with them for 7 months and have never missed a payment and haven't torn up my apartment, they just shrugged and said it's company policy. If you stay at Waterside, make sure to read the housing contract carefully! read more
