I have heard so many negative stories and reviews about this apartment swelling and none of them…read morewere good. I think people should think twice about living in this dump. I know people that used to live here and they had so many issues with the repairs inside the apartments and also management. Management is very hard to deal with and they never want to spend any money. Management wants tenants to pay for any costs that occurs for repairs. This is gangsta like behavior and the BBB and HUD needs to be made aware of unscrupulous practices. Oh and one more thing, the rent is atrocious compared to what is offered. SAD!!!

Advice is that if you still want to move in there, to walk the property after 6:00 pm and stop by…read moreand knock on a few doors and get the honest opinion of at least 3 different residents. Often all apartment leasing offices will tell you they only have one unit left and if you dont act quickly, you will lose the last available unit. In actuality there are probably 15 to 20 open units so don't feel pressured in anyway to put a deposit down or make any decision. The staff in the leasing office are decent and hard working people that are only following orders fron the owners. No issues with the staff and they are put in a very difficult situation. Be sure to ask about the separate in-house utility bill you will receive monthly from the Apartment complex from YES ENERGY- or just Google YES ENERGY. This separate utility bill from the apartment complex is around 200 or more per month for your trash pickup and monthly water use. This separate bill is in addition to your monthly rent. There are to many other issues to discuss in this forum and want to keep these comments accurate and professional. Do your due diligence before you make any decisions. Questions for staff and random residents 1) Explain YES ENERGY and the separate monthly average size of bill. Google YES ENERGY and do your own research 2) How does guest parking work ? They designate an area for guest parking but the guest vechicle must be called in by the resident each night before 9:00 pm or guest vechicle will be towed. 3) How often is the pool closed for any code violations ? 4) Are neighbors respectful of one another and treat one another nicely with friendliness and respect ? Best of luck - if all checks our the staff are nice people and will help you anytime and just do your due diligence.

We're sad to be leaving Mallard Ridge after four happy years here. The complex is very quiet and…read morepeaceful, especially toward the back of the complex, and the landscaping gives a pretty forest preserve-like setting. All calls have been completed the same day; the apartments are well-maintained and larger than most. The staff here is fantastic - responsive, friendly, and thorough. Special thanks to Jessica, Miguel, and Jose who took good care of us for years. We also liked the location. We had a pretty view of Crooked Lake eight months out of the year and a peaceful forest around us the remainder of the year. There's a dog park across the street if your dog gets bored of the other dogs in the complex, and Hastings Lake Forest Preserve right behind the complex. There's a nice playground across the street too. You can also walk to the Butera grocery store, Lake Villa Library, and other places in Lindenhurst. This is a great place to live.

For any and everything that you do I have noticed things going missing from my unit. Nothing big, but still things have gone missing,. Have been told that I have 3 days to move out with no written paperwork from a judge or anything. Just verbal, they have done nothing. But harass me for the last three months that I have been living here, and I can honestly say that I have paid my rent every month on time every time and that does not matter they will harass you if they don't like you .i would not move here this place is over priced and a scam and they violate tenant's rights left and right. It's ridiculous.

The maintenance staff are all also nice and knowledgeable, and have always been tentative when I've placed a work order. The buildings and the grounds are maintained, and cleaned regularly, and even when there's an occasional "issue" like side walk ice, a broken door, or an overflowing dog poop trash can the problem is take care of quite fast. I've had great neighbors, above and below me, and naturally when your sharing a building with a diverse range of people and families you get random load noise, funny smells at dinner time, the occasional load movie/music/or kid crying, I can't complain about living here. The pool and the facilities are great (sometimes crowded just with all the families in the community over summer), and the gym is 24/7 - though small it has everything you need. The lock boxes for packages are great, and I appreciate that your personal mail boxes are right in your building lobby. The neighborhood is clean, I love all the trees, and with the complex being well lit, and actively patrolled by the local police for presence, I've always felt comfortable and safe walking during the day and at night here. A lot of the residents I've gotten to know over the years have been here in my building longer than I have, and have all enjoyed it as well. The leasing company has added things to the community over the years to enhance living here and I've appreciated the community. I've had a great experience here, and I hope all the new and current residents do as well.

My last straw was when I told the maintenance guy they couldn't come in because they didn't give notice. Not only were they about to just come in. They also had a outside company with them and was there to see if bedbugs had come from an infested apartment close by. So without notice they were going to allow these people to come inside and search all bed mattresses. Then when I denied them. The maintenance guy went and got the manager. This lady came and beat on the door like she was above GOD. I mean just disrespectful. What she did do was make it known to me that it was time to move from there. Some of people there get assistance with rent. We didn't. Moved out that following month. This new manager don't respect the tenant's. We lived there over 20 years. That should speak to the tenant's we were. No issues with us at all. The lady is the new manager. The fat kid with the grey shirt is maintenance. He for some reason likes to go in people's homes without notice. Usually he tries to avoid looking at the camera. Super weird. His dad is the engineer there. So the kid is most definitely able to get away with anything. His dad has also instructed the maintenance to enter without notice.
