I have heard so many negative stories and reviews about this apartment swelling and none of them…read morewere good. I think people should think twice about living in this dump. I know people that used to live here and they had so many issues with the repairs inside the apartments and also management. Management is very hard to deal with and they never want to spend any money. Management wants tenants to pay for any costs that occurs for repairs. This is gangsta like behavior and the BBB and HUD needs to be made aware of unscrupulous practices. Oh and one more thing, the rent is atrocious compared to what is offered. SAD!!!

Often all apartment leasing offices will tell you they only have one unit left and if you dont act quickly, you will lose the last available unit. In actuality there are probably 15 to 20 open units so don't feel pressured in anyway to put a deposit down or make any decision. The staff in the leasing office are decent and hard working people that are only following orders fron the owners. No issues with the staff and they are put in a very difficult situation. Be sure to ask about the separate in-house utility bill you will receive monthly from the Apartment complex from YES ENERGY- or just Google YES ENERGY. This separate utility bill from the apartment complex is around 200 or more per month for your trash pickup and monthly water use. This separate bill is in addition to your monthly rent. There are to many other issues to discuss in this forum and want to keep these comments accurate and professional. Do your due diligence before you make any decisions. Questions for staff and random residents 1) Explain YES ENERGY and the separate monthly average size of bill. Google YES ENERGY and do your own research 2) How does guest parking work ? They designate an area for guest parking but the guest vechicle must be called in by the resident each night before 9:00 pm or guest vechicle will be towed. 3) How often is the pool closed for any code violations ? 4) Are neighbors respectful of one another and treat one another nicely with friendliness and respect ? Best of luck - if all checks our the staff are nice people and will help you anytime and just do your due diligence.

Where to start... we were gives a move in date of the 28th about three weeks prior to the actual…read moreday. My mother in law cannot get up to the third floor and the move in day was a little far out so my bf went to Brandi (our leasing agent). He asked her if we could have a lower floor that was available earlier she said "let me check" and clicked around a BLANK SCREEN thinking nobody saw her and said she "couldn't find anything". Then, I go to pick the keys up the evening before our move in day. I was told by the OTHER leasing agent that they had finished maintenance but just had to clean up so it may not be 100% tidy if I move in early......cool. I go to move in at 6am and there the toilet isn't attached to the wall, no outlet covers, no closet doors, bathtub disgusting, no kitchen shelves, & the work that is done is half assed. I leave and come back at 1130am- still only halfway done. I come back at 5 O'CLOCK and the maintenance tells me that he just started on the unit that day!!! Long story short, I called the office with angry voicemails and had to clean the unit myself and move in later than what I was charged for.

I've heard (rarely) people comment that the maintenance and/or office staff seem unfriendly, but I strongly disagree! No, you won't find them wasting time or chit-chatting among themselves. Everyone is friendly and responsive to any questions I've asked. The location is outstanding, with easy access to public transportation, shopping, restaurants, airports (O'Hare & Milwaukee) and expressways. We're surrounded by some of Lake County's best parks and trails for walking or biking. Of course, theres always someone moving in or out, but generally the residents remain stable (especially for an apartment complex of this size). I'm approaching ten years of being a GraysPointe renter and have no plans to go anywhere else!

Bottom line up front: Only live at Grand Oaks Apartments if you are in dire straits. Like, you…read moredesperately need affordable housing due to a life crisis. I ended up buying-out of my lease early because of how much I hated living there. PROS: Close proximity to shopping needs (Gurnee Mills, grocery shopping, restaurants, etc.) and the affordable price of the apartment. CONS: Everything else. Here are the key items that got me to move out as quickly as I could. For reference, I had a one-bedroom, first-floor apartment. -There was a constant cigarette and marijuana smoke smell in my building and in my apartment's bathroom and bedroom. I chose Grand Oaks because of the no smoking policy inside of the apartments. -Unreasonable pest control issues, including serious fly and earwig challenges. Residents like to prop open the front door, and thus many flies will enter the building. They'll swarm around the hallway lights and enter under the apartment doors/when the apartment doors are opened. When I was having issues with the earwigs, it took over a week to get any communication back from apartment staff, and I was informed I wasn't on the pest control list... a fee that I had been paying monthly. The earwigs were so bad over the spring/summer that I spent most of my time sleeping elsewhere. -Long communication turn-around-time from staff. When you attempt to communicate with the Grand Oaks staff, you can expect either no response back, or a response back after 7+ days. Be prepared to send numerous follow up emails to them. After you move in (and after they bombard you with notifications to leave a review), the staff couldn't care less about the residents. -Although search sites like apartments.com will list that Grand Oaks has washers/dryers in-unit, there are only a couple units in the whole complex that have them. Odds are your unit will not, and you will have to go to the basement to use the communal washers/dryers. There is a significant lack of amenities at Grand Oaks, like washer/dryers, dishwashers, a complex swimming pool, etc. There are other affordable apartments out there in the area. Save yourself time and DO NOT live at Grand Oaks. I was able to find an apartment at a different complex for around the same price, 2-bedrooms, and washer/dryer and dishwasher in-unit. Best of luck!

From the moment…read morewe saw this online and came for our first visit in person, we were very impressed with everything. Latasha has been so helpful and friendly every step of the way. From our experience so far, this is a positive community. The other tenants have been very nice and this is overall a serene community. We had our first maintenance request put in last night and this morning we had maintenance (Jonas) at our door ready to fix any issues we had (maintenance were also very friendly, kind, and helpful just like management) We were waiting to review after being here for a little bit and getting the feel of the place and putting in a maintenance request to give an honest review. The apartment management, especially Latasha has overall maintained the highest customer service and standards through this pandemic, wearing masks and other protocols. Sometimes we feel annoying calling the office and asking Latasha questions but she is always so kind and ready to help. We are so thankful to have found this little gem. The price point for this place is good in our opinion. Good location with many restaurants, Gurnee mills mall, shopping, hospitals, grocery stores, etc near by all within 5-10 minutes away. It feels like a safe community. The apartment aesthetic is beautiful. Of course there is always something to be nit picky about but for the price point this is a very good deal especially for such a great management team. I rented a place in January. I was shown the model and was very impressed. The location and the…read moremodel are very nice. I asked to see the unit that I would move into and was told that they were not permitted to show it to me. I also asked very specifically to make sure it would not smell like smoke. I was told "all of our units are non-smoking, so you don't need to worry about that." I took their word for it. 6 weeks later I had already ordered all new furniture and decor based on the floor plan. It was all arriving on the day I could move in. When I opened the door to my new place, it was a shock and very disappointing. Here are the issues I found waiting: - The unit STUNK of smoke. It smelled worse than a 70's dive bar. Smoke and tar was still visible on surfaces. Smoke stains and tar were visible on windows, screens, and everywhere. It was disgusting. - They had done a very crappy paint job. Paint was splattered on the hardwood floors, on the counter tops, and all over the place. Major gaps in the paint were visable. - Water stains were visbable on the drywall near the sink. - Shelves were missing from my cabinets. - There was no washer or dryer in my unit even though they were supposed to be included. It took weeks to get the basic issues fixed. The place still stinks like smoke and they don't seem to care. The maintenance team actually told me that they laughed about 'Dead Fred' that was the previous tenant. They called him dead Fred because they all knew he was a chain smoker and walked around with his oxygen and cigarettes all day. They obviously knew the place stunk of smoke. When I complained about how bad it was, the offered nothing in return or compensation. No consideration was given. They only offered to mask the smell with air fresheners. After I insisted more be done, they attempted to clean the old AC/heating units and ducts. It made very little difference. When I asked about getting a garage, it took weeks for them to find out if there was even one available. When you ask for help, they talk about being short staffed. The office staff is nice, but they can't get anything done in a timely fashion. All the evidence is that this place is really poorly managed. The maintenance staff is different people every time you turn around. Stay away - it's not worth the money or the aggravation. It's a shame, because the facilities could be really nice. It's a trap.

I've been a resident here for three years and I have really enjoyed living here. The leasing staff…read morehave always been nice, responsive, and supportive whenever an "issue" has come up. The maintenance staff are all also nice and knowledgeable, and have always been tentative when I've placed a work order. The buildings and the grounds are maintained, and cleaned regularly, and even when there's an occasional "issue" like side walk ice, a broken door, or an overflowing dog poop trash can the problem is take care of quite fast. I've had great neighbors, above and below me, and naturally when your sharing a building with a diverse range of people and families you get random load noise, funny smells at dinner time, the occasional load movie/music/or kid crying, I can't complain about living here. The pool and the facilities are great (sometimes crowded just with all the families in the community over summer), and the gym is 24/7 - though small it has everything you need. The lock boxes for packages are great, and I appreciate that your personal mail boxes are right in your building lobby. The neighborhood is clean, I love all the trees, and with the complex being well lit, and actively patrolled by the local police for presence, I've always felt comfortable and safe walking during the day and at night here. A lot of the residents I've gotten to know over the years have been here in my building longer than I have, and have all enjoyed it as well. The leasing company has added things to the community over the years to enhance living here and I've appreciated the community. I've had a great experience here, and I hope all the new and current residents do as well.
