Kensington Manor Condominium

Went to look at an apartment for rent. Office lady was very personable and helpful. Location was…read moresafe and close to downtown. Apartment was a little outdated but ok. The minute we walked into hallway we smelled a bad odor and odor continued through whole apartment otherwise it would have been rated higher.

I want to start off by saying we've lived at Kensington for about 1.5 years now, and it hasn't been…read morea totally awful experience. The apartments are older, hallways run down and worn. The parking is atrocious. They claim they're very strict, but people from other states or companies park in residential parking and is residents get stuck walking a half mile from visitor parking. Last summer, we had an issue with wasps and have not been able to use our balcony since and cannot open our bedroom windows as they get it past the screens. If you call to make a complaint, they pass you around to all their different offices just to tell you that your landlord has to file the claim and you can't do anything. For the most part, it's a pretty safe place to live. There are just a few factors that bring it down a bit as mentioned, and if we had to pay the ridiculous rates the office charges I'd never resign the lease. I spoke to the sales office while on the apartment hunt and not only were the prices ridiculous for an older building in Richmond, but they were very strict and not accommodating at all. (We rent through a separate entity at cheaper rates).

My husband passed away and I had to sell our waterfront property on the Chain of Lakes because it…read morewas too much of an upkeep for me. I chose All waterfront Realty because when we bought the property that was the real estate agency that handled the sale and I felt they would be familiar with the property. After we got a buyer, they referred me to an attorney to handle the sale. Between All Waterfront , the attorney they referred me to and the buyers Chicago attorney, they changed the terms of the contract without ever asking for my approval. I also want to mention I didn't care for the attorney that they referred me to either. After that, they gave me a list of people and companies to call for testing at the house. I also called people and companies that I looked up. I came to realize that I could get some of the testing done cheaper with companies that I looked up. I chose one or two companies of my choice and I paid them directly. It was an eye-opener for me because at that point I realized the kickbacks were going on between the real estate and everybody they referred me to. They also had someone of their choice come out to do a Radon Inspection in the basement. When it came down to emptying the garage and the house with everything that didn't sell at the estate sale All Front Realty wanted me to sign a document that I would use their workers, who would keep certain items in the garage for themselves. My husband was a Tradesman and he had tools and supplies for almost every trade. They wanted to charge me $200.00 an hour for this job and they wouldn't give me a time frame as to how many hours it would take to remove everything. When Jeff came back to pick up the contract, I was on my driveway and several of my neighbors were on theirs. When I told Jeff and his wife Robin that I wasn't going to sign the contract because it was too vague and I got somebody else. Both of them started screaming and yelling at me. After they left, my neighbors approached me and told me they were appalled at how they were speaking to me and that it was none of their business who I hired. When Jeff came back to my house for a Final Inspection, he called the the guy I hired on the side and asked him how much I was paying him, he also asked him for his business card and wanted to hire him. My advice would be if you're selling your house try to do as much as you can on your own with friends and family. Sad to say, but the majority of companies and people that are out there try to take advantage of you if they can.

I bought my first house from Jeff. This place is great for finding the perfect lakehouse. When it comes time to move, my first phone call will be to Jeff at All Waterfront. Thank you!

Everyone who works at the firm is either related or has worked there forever and they take extreme pride in their work. It shows when you visit one of their homes- they feel solid and you can tell the home is exceptional quality. Building a custom home is difficult and challenging but the team made it as seamless as possible. They were communicative, thoughtful and kind throughout the process. It's not cheap but you get what you pay for- which we appreciate greatly having come from a home where the builder cut corners. The team, software and tradespeople were best in class. The vendors they use are excellent and they are open to clients using their own. Our site superintendent was absolutely fantastic and ran the site like a tight ship- helping us deliver on our timeline even in the middle of a pandemic. We have been in our home for about a month and could not be more happy. A Perry has been over to fix any outstanding issues quickly. It's been a long process but well worth it. Happy to chat with anyone considering A Perry. I recommend them to everyone I know who is considering building a custom home.

They were very responsive, had every base covered, made sure we were kept current on progress and, most importantly, provided us with peace-of-mind. We were so happy with A. Perry we contracted with them to finish our basement shortly after we moved in. The basement is now complete and we love it. Would highly recommend them for your build/renovation and would definitely use them again.
