It's pretty unfortunate that this place has a 2-star review and it continues to have the same problems people have complained about for years now. My experience here has been pretty bad as well and it starts with the management. I remember when I first moved here and I complained about a leaking sink, washer not working, mold on my ceiling, toilet that didn't flush, hole in bathtub, nails everywhere in the carpets from the people that renovated it last, and many more. For months I felt hopeless until I had to walk into the office and start dropping some f bombs at them. They finally fixed everything for the most part, but I still have a huge issue to this day. I hear it's different for other people but the people that live in the building 1412, 1414, 1416, 1418, 1420, and 1422 literally have the worst Wi-Fi you will ever see. I've talked to multiple people that live in our building, and they all have the same complaint. This complex also doesn't allow service for pretty much every single internet provider you can think of other than AT&T and still the internet you get is still horrible. The guy above me actually missed out on a 6-figure job because he missed an email due to his internet being so bad. I try to do schoolwork from home and sometimes I can't even do that and when I play games with my friends it will randomly disconnect me. It feels like you're living in a cave because even with Wi-fi if you facetime your family or friends, you are all pixelated and sound like a robot. I've heard other people around the complex though say their Wi-fi isn't that bad, so it really depends on what building you live in. I'm telling you if you're looking into moving here and you know that you're going to be in the building with the numbers I listed earlier you WILL have horrible Wi-fi. I constantly have someone come over and replace our modem and what's the point of paying for the higher speed Wi-Fi if you basically get no Wi-fi? To also add into all of this someone also tried breaking into my car so the location might be a little concerning. Definitely do research before coming here! read more

Put in maintenance request for leaking Tub faucet 11/03/ 25 waited for a whole week no one came. than put in another request. someone decides to come the day we are not home. husband running errands that was supposed to be taken care the week we waited. It is now 2 weeks passed and leak not fixed. Everyone know leakage can cause your sewer to go up. So now expecting high rent bill. than when you can't pay on time they quick to charge 300 attorney fee no if and or buts don't care what you are going through. I remember when I first moved in , 2018 staff and maintenance was awesome. Willing to work with you. they were always on top of their game. Now you got kids running around tearing up the place fighting like they came from the hood. Saw a toilet broken in the street one night. After being told we can't move in on the day of our original lease because of "maintenance and cleaning", we walked into poorly painted walls and trims, nails in the carpet, and roaches and bugs everywhere. We have only been here for 2 days and 1 night and I'm ready to leave. They told us that the exterminator only comes on Tuesdays and we have to wait a week for him to come and take care of our infestation of roaches. This apartment complex and management is probably the worst place I've ever been. They aren't helpful and will make excuses. DON'T LIVE HERE!! This place is a complete nightmare I promise you will regret it. I have a fully renovated unit - paying $1800 that's falling apart!!! These people that run this place make me sick to my stomach snd angry at the same time with all they are putting me through as a top tier paying customer. They are 100% unethical. And I'm not talking about the outside onsite maintenance team who does the moving and simple fixes. Most of those guys are absolutely great! It's the higher ups who are unfortunately the absolute worst. When in reality we as paying tenants assist with supporting their paycheck. They don't support mine. When you have back to back issues and start raising hell they will turn it around and claim you're the only tenant having issues. I've had 3 major leaks in different rooms of my renovated 2 bedroom 2 bathroom unit. 2 being hvac leaks and 1 being the toilet above me leaking into my unit. The problem is I called every day, called emergency, called jessica, called the office, went into the office, emailed them constant updates, emailing corporate, calling corporate AND IT STILL TAKES FOREVER. I should have answers by EOD. But they prefer to clock out at 6pm and go home. My ceiling literally cracked open and fell through due to laziness. It could've been stopped much sooner. I'm currently dealing with the 3rd leak at the moment and I've only lived here a little over a year. On top of the leaks, my sink is completely detached from my counter top. My shower just stopped working one day and they had to come in and take it apart from the handles to fix it. Just things that shouldn't be happening in a fully renovated apartment. Maybe once? Okay. Fine. But back to back is ridiculous. As for the actual property it always has constant construction going on here and like major construction. Waterproofing buildings, patching the roof, new roofs with little notice, the smart locks on the doors are constantly jamming, the gym is 4/10, the pool is like 5/10. The tennis court is deteriorating 3/10, Their pictures online are complete lie. They require you use their internet and it's constantly having issues. Their utility billing is AWFUL. The building next to me recently caught on fire (I heard it was intentional so not blaming the property) but it was a bad fire and they are completely fine with letting people live in the building and putting more bandaids on those units vs tearing down the building and redoing it right. It's still taken them months to start that work so it's an eyesore. Take your money elsewhere!! I know property management it's quite the industry but this property is the WORST. read more

I'd give this place a 0 altogether. I'm writing this review on behalf of my spouses' experience. Trying to get ahold of leasing and figuring out what's going on with the application altogether was frustrating. Moreover, communication from the management team was lacking, with important updates and information often being provided last minute or not at all. This lack of transparency and consistency made it difficult to make informed decisions and adequately plan for my relocation. Once the application was approved and we had placed our holding fee, 3-4 days later, we were told by the assistant property manager that the apartment is no longer available and that the manager and regional manager aren't going to honor the price of the rental as signed. As a result of these issues, my plans to relocate were significantly delayed and ultimately abandoned altogether. It became apparent that Edward Rose & Son's business model prioritizes extracting as much money as possible from tenants, rather than building lasting relationships based on trust and mutual respect. Only one leasing agent was kind and warm every time we spoke, while I found that the other agents were somewhat rude and dismissive. My experience with Edward Rose & Son has left me deeply disappointed and disillusioned. As a result, I cannot in good conscience recommend Edward Rose & Son to prospective renters who value honesty, integrity, and genuine care from their property management company. read more

this has been a miserable experience sense the very beginning moving in in last July , first off they tried to change my move in date with no call or warning when i had taken days off from work to move in then i had to sign a new lease for a different apartment the day i moved in . then it took them over a month in order to get my washer and dryer i had wanted i the apartment after i moved in . After that fiasco my air conditioner went out completely in august and still has not been resolved even though i have been in this apartment for 8 months now , they are just now putting in a new unit and i only have four months left in my lease . i've had two dishwashers replaced after the first one damn near flooded my apartment when it failed and then the one that they replaced went out maybe a month after that . it complete and utterly ridiculous the issues i have had with this property . never in my life have i felt so unheard or not cared about the entirety of my stay at this complex . oh also they had workers painting and putting tools on top of my a/c unit maybe that could have been part of the cause of it going back but still no response or care from anyone at the office , the maintenance people are very nice and i know it's not their fault that these constant issues keep arising . i just got a warning today about not picking up my dogs poop in front of the complex maybe i will care about picking up dog shit when i stop getting treated like dog shit by the people that operate the complex . i cannot stress enough , do not move into this complex if you want a staff that actually cares about the way you live. it has been one of the worst experiences and most frustrating things i have ever dealt with in my entire life . read more

If I could give this place 0 stars I WOULD. My husband and I are on our last month before we move out and it seems like they specially stopped caring since we are leaving. We have reported our AC not working for over a week. They come, look at it and leave without saying a word. We keep having to call the emergency line to report it, they come and leave again. No AC. The only person that has been pleasant to work with and communicates what is going on is Fidel. However, we can't get him every time we call for an emergency as they have different individuals assigned to work orders. We reported a mold that was growing on our bedroom wall and they never responded until we mentioned it when they came to look at our AC unit not working. Next day they spray painted over it and said they couldn't figure out where it was coming from. Mind you, the mold spot was large and black. But nothing spray pant can't fix, who cares about black mold next to your pillow when you sleep‍ This place is a joke, stay away unless you simply don't care about your living conditions. read more

Waterfront Apartments is a shit hole. They charge $400 for a pet deposit and $35 a month for "pet rent". Now, you have to give them a sample of dog shit so they have the dogs DNA. If you don't give them dog shit they charge a $150 fine each month. The fenced in areas for the dogs flood when it rains and they won't fix that problem. I have dealt with so many different people in the office and each one gets worse. I had a friend who lived here and couldn't stand it, so the office manager gave her the option to turn in her keys, have 30 days to move out, and they would put her apartment back on the market. They did tell her she would have to pay rent until it was filled. They started showing it and it got rented out 2 weeks later. Okay, all good. Well, I want to do the same thing but that isn't an option apparently? When I brought this up they acted like they had no idea what I was talking about and they didn't give my friend paperwork for this so basically it was not in the books. After I complained enough that this was not right and maybe illegal?, now it IS an option all of a sudden. No one calls back when they say they will and then they are dismissive whenever I go into the office to continue the convo. The neighborhood is terrible and unsafe and I hate even walking outside, but that was my mistake of not looking into it more when relocating here. read more

My husband and I have lived here for a little over a month, and I have to say I was a little taken aback by all of the negative reviews. Despite reading through, we decided to give it a chance because I have personally known of a couple of residents over the last few years. I have to say, half of these reviews seem to be a bit excessive and harsh. While the other half are completely justifiable and some things, we have also encountered. While the office staff seem to be helpful, happy, and eager to please upon moving in; it seems they are simply unable to follow through with the simplest of tasks. Then, there's the ever so off-putting Maliqua who will place you on hold for eternity, mid-sentence, without asking. Half of the office staff actually care, and half don't. Regardless, don't ever count on getting a phone call or message returned. The maintenance staff are wonderful, which is a saving grace. We have encountered about 4 thus far, all of which were friendly, respectful, and incredibly prompt. I certainly hope things only go up from here, but for now, I am giving this a 3 star review, for the issues listed above. I am not a hard-to-please person, but, when I treat people (especially professionals) with respect, I expect it in return. Leaving a bad taste in your residents mouth is not something I would think a rental company would tolerate, but it seems otherwise from my recent encounter. read more

the WiFi here is awful. I don't know what we're paying for - I've had them come fix it multiple times but it hasn't been fixed. one of their solutions left a black cord hanging out of my Ceiling. the toilet would never stop running. their auto pay system went out and so our rent was not paid, we were out of town when this happened so we did not see the eviction threat left on our door if we didn't pay our rent, it's not our fault their auto pay went out but we would've paid it had we even been notified. they didn't call, email, nothing except an eviction threat on our door, they then expected us to pay $100 late fee even though auto pay going down was their own fault. they charged us $40 for a trash violation when we didn't return the old trash can, even though we were out of town. when I asked them once we got back if we could bring that to the office and have that fee removed they said no. I swear they will find any reason to tack on petty fees. read more

It is racist amongst not caring when you need maintenance. We can't do any maintenance on this shitty ass property. The AC's go out constantly and instead of fixing it they treat you like you're the problem. I live on the first floor and my apartment has flooded out every time there is a heavy storm. The internet is monopolized as in you have to use their internet service. Washer and dryer is an add on fee. Trash is also a fee you have to pay, which makes no sense especially if you live by the dumpster. The crime rate is serious and even when residents ask for security they were told no. Someone was shooting and shot through someone's apartment. My sons bike was stolen off our porch and the cars are always getting broken into. The apartments are outdated. You're literally paying for location. The ceilings are popcorn ceilings and the appliances are old. There are a few updated apartments but that's only because they caught on fire or were flooded. Google apartments flooded at waterfront and you will see how the news had to get involved to help the people not be penalized for something they had no control over. Google the crime rate. We just had swat here because of a killing in which they claimed was an isolated incident. We still don't know the details from that. The police are here everyday!!! This is just not the place to live. There are rats and bugs and them damn ducks and geese. I had a nose in my apartment for three days and i called them asking for help and no surprise no one came. Military I know you wanna be close to the gate, but as a fellow veteran for what we make and pay you can find a better place in the area. I know people are asking to get out of their lease because of not only the crime rates and the upkeep of the apartments but also the staff. The staff is rude and unprofessional. I have been harassed with racial slurs from my neighbors upstairs, who do nothing but make constant noise day night mid morning and morning. The complaints have gone on over a year through the last endless amounts of property managers. We never have power in our hallways. I am a tenant at Waterfront Apartments in Virginia Beach, VA. Unfortunately, my experience here has been unsatisfactory and has resulted in me escalating the matter. I have tried to resolve my unit issues directly with the property manager but I usually don't get a response. From the time I moved in, the entire process was highly unorganized, unprofessional, and chaotic. Two accounts existed for me. One of which had an option for a $500 security deposit and the other which had the $2135 security deposit. When my lease was generated, the account/profile with the $500 security deposit was "deleted" and I was told that I need to pay the higher security deposit. When I inquired about this, I was told that I needed to reach out to the third party company who regulates these matters. The apartment complex/property upkeep has also been unsatisfactory. Everyday I find myself cleaning up around my property (front and back) and removing trash/debris. Upon moving in, I was told that the previous tenants' paint and dirt would be pressure-washed. To date, that has not happened. I took photos and detailed this on my move-in inspection sheet. I am a non-smoker. The unit was stained terribly (yellow) when I moved in. It also had a heavy cigarette smell. I had to clean the unit myself...even after the "cleaner" came to clean. When she arrived, she barely had cleaning supplies and only arrived with a dirty rag used from other jobs, no shoe covers, and paper towels. Maintenance workers don't enter your home with masks or shoe covers. This is concerning. This should be the tenants personal preference. After a few weeks of cleaning, I have removed most of the stains and the cigarette smell isn't as strong as it was previously. There is a stray wire in my backyard/porch that is never secured. Simple things like securing the wire would help to prevent catastrophic events in the future. The pool doesn't appear to be clean or being balanced chemically either. It always has a nasty green ring around it. The pest control has been here twice since I moved in mid June (for flies and maggots). I was told that maybe a lizard got in and died and that's "probably" where the maggots came from. The maggots were under my oven and then another time tons of flies covering the inside of my sliding glass door. There was no food or trash left around and of course no explanation. This is not the experience that I signed up for nor is is luxury. Far from it. As well all know, rent is at an all-time high right now as well. I do not believe I am getting what I am paying for. There are dozens of comparable properties with average monthly rent of approx $1600 to $2100. My children have to constantly use my shower/tub as the knob in their bathroom was never installed correctly and the water temperature can't be controlled. It's like paying to only have one bathroom. This has been very frustrating. The lease agreement is a contract that states that I will uphold my tenant responsibilities and the property owner/manager will uphold theirs. The contract has not been upheld as maintenance and repair requests continue to go unresolved. The property groundskeeper continues to allow the property grounds to be kept in poor conditions. Being told (as evident by email) that the property doesn't have enough maintenance staff is NOT a tenant issue. Constantly hearing the maintenance staff complaining and half-doing work orders or talking about quitting constantly, is a red flag. As a tenant, why am I being charged rent at this rate if maintenance repairs go unresolved and there isn't enough staff to complete work orders? Even set at $1 per square foot, would be a more reasonable accommodation for these conditions. Low vacancy, inflation, supply, and the pandemic have allowed landlords and property managers to get away with breach of contract (lease) and to scurry away from not upholding lease terms. I am a hardworking single mother who is constantly babysitting REPAIRS and MAINTENANCE. I have voiced my concerns respectfully and have been more than patient with this situation. I have been waiting for items to be resolved from the time I moved in. I emailed the office the same day I moved in to notify them of repairs needed and the staff is very dismissive and appears to be very incompetent. They are not helpful and it is my analysis that employee retention would be better if the staff in the leasing office was competent and well-qualified. With rent so high right now, it's convenient to work in a leasing office or with a property management team. I have heard the office and maintenance staff rave nonstop about how they receive discounts and that's the only reason they are still employed here. SAD! The tenants know and feel that this is the case. Every month I pay about $2380 to Edward Rose and Sons to reside here. It's definitely not worth it. This is the worst experience I have ever had renting an apartment. Since we moved in we noticed the terrible dog smell in the apartment coming from carpet. We came to a manager and asked for help, but they looked at us like we are crazy since they didn't find any records that previous occupants owned dogs. I asked manager to come and check apartment but they refused it. A manager only came after I contacted parent company and they talked to director. They promised to clean the carpet but the only thing that happened is there was a guy came with a small bottle of "something", sprayed around and left. After that noone came. The people that did the renovations left our apartment a mess like a tornado ripped through it. Alright, please excuse my language, but all of these reviews are ridiculous as hell. Can I point out that no apartment complex is going to be perfect. There will be issues with some units, that's just a given. I've lived here for a little over a year (just renewed my lease) and I have only had minor problems. It's a great apartment complex, and it isn't too pricy either. Some units are luxury and some aren't. My unit isn't one of the updated ones, but it still feels luxury to me. The views of the lake are absolutely breathtaking. My experience with maintenance has been nothing short of efficient, professional, and awesome. They will do their best to show up within a day or two. I've never had an issue go unresolved. There is a Walmart Supermarket, Food Lion, Lidl, and Aldi within a five minute distance. Lynnhaven Mall is less than ten minutes away. The location of this apartment complex is amazing. My only issue with this place is lack of very good insulation with their windows, but that's an easy fix. And to address the internet issue, yes to some it may seem like a scam because they do force you to get their internet packages and the speeds aren't what they should be at times, but I've never had an issue with my internet being too slow. It's only gone out maybe 3 times in the 13 months I've lived here? It's not a make or break issue. It honestly took me months to choose an apartment complex to live in as my first apartment experience. I definitely don't regret my decision. Not to mention, the area is safe. I left my Kate Spade wallet in plain sight in my car by accident and nobody tried to break in. I've had my neighbors tell me they leave their cars unlocked. In the time I have lived here, I've heard zero gunshots. Firecrackers, yes, but not gunshots. People should learn the difference before making overdramatically false claims. I work late night shifts and come home at 2 in the morning sometimes, so if there were gunshots on the regular I wouldn't still be living here. Not to mention that my neighbors right next to me and right below me renewed their lease, just as I did. These reviews are unwarranted and honestly just negatively biased in my opinion. It actually makes me really upset.. lol. Definitely check this place out at the very least and talk to the residents here before leaving it out as an option. If you want to live somewhere that constantly increases on crime and bumps up your rent over time, spiders, constant internet interruptions, issues with the rental washers, suspected drug trafficking within the complex, porches being set on fire, and gunshots then this is the place for you. I will say it's sad I have to leave a bad review because I really like the staff. The saddest thing about this apartment complex is that is has the potential to be so great. This community is safe, parking is good on our side of the complex, the landscaping is lovely and the ducks and lakes make for a nice view. The office is friendly (if not a little overwhelmed, and a bit forgetful). maintenance is quick to respond and quite helpful... if only the negatives were not to negative... 1. we moved from Nevada and into this apartment sight unseen. We had lived in this complex 3 years earlier, but in the older buildings. And we really did not have many issues. There were a few things, but nothing major. We were surprised to see so much cheap, cabinets, fixtures and linoleum and thought that since this was the newer side the units would be updated better. 2. Our ceiling started leaking about 3 months after being here, they had to cut a big chunk out of our ceiling and I'm still looking at a plastered line where the damage was. (I did not want to have to cover all of my furniture for them to spray that TACKY popcorn crap back onto the ceiling) 3. I found a 12" x 4" mold spot in the my sons walk-in closet where he plays with and stores his toys. I had to throw some stuff away. Water front offered no compensation. 4. They basically bamboozle you into having to purchase their crap-ass overpriced satellite package in order to have TV and if you are unhppy and want to change, you have to get it approved (no cabe, DIRECTV would have been the only other option, but you have to get around all kinds of rules, which is nearly impossible and you would also have to continue to pay for the crap-ass TV also in addition) 5. Our internet is a T-1 Shared line and apparently our building had issues that their internet help desk confirmed and then they changed their minds. We had better service when we had Dial-UP in the 90's. Again, I pursued a credit with Waterfront and STILL several months later have heard nothing other then "they are still looking into it". I guess they are hoping I will drop it....but I won't 6. I come home on a Saturday morning 2 weeks ago to find that my apartment has been affected by a flood, I had been gone the evening prior, was ill when I came home and just wanted to relax....Apparently an inadequate drainage system and rainfall that fell quickly caused a backup and sent water into mine and a few other apartments. No phone call from office staff to inform me, they just let me come home to find my apartment completely inhabitable and with standing water. They did a nice job of moving my furniture to keep things from being damaged, but why no phone call from the office staff first thing that AM?? Very Disappointing... and again, no offer of compensation as of this point. I do NOT recommend this community....I believe with all the shortcuts and lack of concern for their tenants they have taken a really wonderful complex and made overpriced and not worth it. read more

DO NOT MOVE HERE!! If you want to get overcharged on your water bill and electric then go ahead. They have also increased the rent in leas than one year's time. I regret moving here. And can't wait to leave. Do not be fooled by the pretty lakes and amenities. The leasing agents here lack in professionalism and lie. Especially a woman named Brenna, she will lie to your face to get you to move in here. She told me that I could eat the fish from the lakes here (which I find out later that you cannot). She also said that the washer and dryer come free (they do not), you can rent the club house whenever you want for free ( you can't). Whenever you call, they let the phone go to the machine and never return your messages, I've witnessed this first hand. And even when you go in person, and say they will call you back...not once have they ever called me back or tried to contact me. Also if you plan on having good internet/cable service or enjoy online gaming, you will not. These apartments bought out all the cables in their area and force you to purchase their internet /cable which is terrible and very expensive. Once you decide to get their internet, you cannot terminate your internet until the end of your contract. Great scam. Really, bravo Waterfront. read more

This is the worst apartment living establishment ever!!!!!! Avoid at all costs and select one of the many other options available in VA Beach. From the very beginning, they take a non-refundable $175 deposit to paint the walls fresh for the next tenant allowing you to put up what you wish and paint how you wish while staying there. They don't know how to paint and the walls had streaks, drips, and you could tell they painted over dust/dirt. They didn't patch any punctures or holes up, and had half the outlet plugs hanging off the walls. My AC unit broke 3 times within two months and they always claimed to fix it and would not. I spent nights at 83, because they couldn't answer a phone call or return one even if you use the emergency work request option. This also caused water collection in my bathroom ceiling and wiping up a wet floor every day, and discoloration of mildew on my bathroom ceiling. Finally when they replaced the unit I had to vacate my unit for a week, and they tried to place me in the "Cottage" they have, and when I went there the first night it was crawling with 3 roaches. This was also after I saw roaches 3 nights in the stairwell leading to my unit, and they said they spray every 2 weeks.....sure they do! They also after completing the unit replacement left my unit a mess. Shower curtain and rod on floor thrown in bedroom, dust and wall debris all over floors, kitchen sink/counters, and marked up the walls moving things in/out of the unit. None of which was ever cleaned up or fixed when I requested this. I turned in my vacate notice and asked about added fees/charges that I would acquire and they said none. Get my final bill, with security deposit fund and they added on multiple unexplained charges. I paid the complete months rent beginning of the month and moved out on the 15th. There statement shows they kept my money for the month, and then charged me additional MTM charges along with 2 more months additional water, sewer, and storm management fees they claim are two months behind. So don't think you'll get your security deposit back, they will charge you somehow to keep your money. Management is the worst, they never return calls unless you escalate. Maintenance team does not take time to repair and fix anything, and half do the work, so if something is wrong plan to live with it. Grounds will always be covered in duck and goose poop, along with multiple tenant's dogs that poop which they do not pick up either. So if you thin a nice stroll around the water will be nice, it won't with you having to look down watching your every step. read more

Wish I could give a 0. The only positive thing I can say is that Ryan was nice, otherwise Waterfront Apartments is the absolute worst complex I have ever lived in. Extremely noisy, paper thin walls and outside noise from the trailer park right next to you and hopefully you are OK with the jet noise bc they literally fly from 830am to 1130pm Monday thru Saturday so no sleeping in. Constant car alarms all thru the night due the car break in and vandalisms. Police officer told me they are here basically every night. Internet is terrible as its their provider not Cox or Verizon so don't expect it to work. Definitely not worth the price unit is nothing special and old and worn out. There are so many nicer and less expensive complexes. The office of course is going to say this is all " normal apartment living " not true at all! Before you pay an application fee or commit to a lease I would talk to an actual resident without a staff member around to get the truth of what you are really getting into or even just drive around the complex at night and you will see all the lights out contributing to the dangers as well as a ton of vehicles in major disrepair. read more

DO NOT LIVE HERE. Our AC has been out multiple times for days on end. We call the emergency line and leave a voicemail, they call us back and say they will be there the next day but never show up. We then call in multiple times but never get a return phone call. They up charge the living heck out of you for WiFi, $100 for "up to" 100 download, we haven't had it faster than 20. If you were able to go directly through cox it's $80 for 500 download. PLEASE don't buy into these fake reviews. Every time it rained heavily the 2 apartments below us flooded. This place is a complete joke and a rip off. don't live here unless you're THAT desperate. read more

There's a few things that I feel the office staff can work on, but that's not why I"m giving this 3 stars. It's the internet that totally sucks! If I could just have the freedom to have the internet I want with no issues,I would feel so much better. I am very happy that I will soon move out. I don't know about other apartments, but ours is literally falling apart. The closet door almost killed me once. The shower breaks exactly every two months, it is clearly a known issue, I am sure I am not the first one to live here and yet nothing is done. The front office set up the Internet speed they "thought" I wanted instead of what I requested, and yeah, you have no choice in that matter. The connection is horrible a lot of times, this may be happening because of they force you to set it up though them, everyone has the same thing and there is too much interruption of signal. Overall the apartment I stayed in is disgusting. I had a crawling baby and the maintenance technicians would not remove their shoes and then would wear the shoe covers outside before coming in... the concept of shoe covers is not that difficult... This carpet gives me nightmares. They provide less than 12 hour notice for a hater inspection that cannot be rescheduled and I have to find a way to restrain my dog. Well, you know what? sound like not my problem. Enter at your own risk. The cockroaches were the final drop. They are ginormous! I wish everyone luck but I'm out. read more

This is my second review. I urge you to rent elsewhere. At least read the reviews here. There are alot more bad reviews thn good for a reason. Ill list my problems in bullet points. I was only here for 3 months. -falsely charged late fee -multiple bugs even after exterminators came twice And i was told by the front office that this is Virginia Beach and some of them you'll have to deal with. -I've been charged for stains on the carpet that were there before i moved in. I took video when i moved in. -on my last review the property manager responded saying i had exterminators for bugs in March. That is a lie. I have an email from April stating instructions for when exterminator shows up. -I called the office about the paint they used in cabinets had caused my dishes to stick to the bottom. They had somebody wipe down with a wet rag. Didn't fix the issue. Lastly the pictures on the website look nothing like the inside of the apartments. They are old and not kept nice. Again I urge you to rent elsewhere. read more
