I came here for a 6 night stay. I found this place for rent on Airbnb. I'm from out of town. My host, who is amazing, did a great job decoring the place. She got a good 2 bedroom with a nook and patio right near the door so it's really good access to the street. I was able to walk 3x days out of my 6 days of stay. I definitely went to the pool 5x of the 6 days to swim and it was so fun! Even with the mosquito and lil bugs, I had a good time! I met people and ppl were friendly! They have dismissed my complaints several times. When you try to call signal they do not answer the phone and that's their only suggestion. DO NOT MOVE HERE TO ADD TO MY REVIEW 6/6/25. I moved out at the end of April. I cleaned the apartment myself and left it spotless. I put in extra work to make sure that there were no damages or anything on the walls in the tub, etc. I get a bill from billing telling me that I have to pay money for damages done to the unit when there were clearly no damages. I had a video submitting PROOOOF that I left the apartment spotless and clean, and I'm still being forced to pay these freaking charges that shouldn't have been added to my account so unless you have free money to give away, do not live here. NOT TO MENTION THE NASTY ASS BUGS IN THIS PLACE DOG SHITTING EVERYWHERE PEE IN THE ELEVATORS ELEVATORS ARE HOT AS FUCK. NOTHING HERE EVER WORKS. Talking about a clear favorite for the WORST apartment complex I ever experienced. This apartment complex continues to amaze me with continuous problem happening on a monthly basis. From being billed fees related to other residents, to having key policies change on a weekly basis.. Vitruvian West is the worst! I have lived here going on two years now, after signing a second term I deeply regret staying here month after month. I'm deeply considering breaking my lease, and now this time the tow company that this apartment complex has chosen seems to clearly try to farm on residents vehicles. If it isn't bad enough that every resident must pay to park, now I have to worry about getting my car stickered or towed even though Im allowed to park here. My vehicle camera witnessed their tow guy just walking around adding stickers to vehicles while not even checking if the car is registered. This is highly unethical, just last month my wife had her car towed even though she was allowed to park. After complaining the tow company had to refund our money but that was time out of our day to have to deal with this! This issues! (This time) 1. When buying a new vehicle from a dealership, the registration comes from the state so not all vehicles will have a registration sticker in the windshield. 2. Why is your tow truck driver adding stickers to cars without checking the validity of the stickers assigned? 3. Why is this person putting stickers in the vision of the driver? Since these are difficult to remove now someone must go somewhere to remove this sticker immediately or face a situation from an Officer for driving a vehicle while vision is impaired.. I'm so out of this apartment complex that I'm just documenting issues now in case of legal action is ever needed at this point. STAY AWAY from this place, NOT WORTH IT AT ALL!! read more

I moved into the Vitruvian apartments expecting a properly inspected and well-maintained unit. Unfortunately, my experience has been extremely disappointing. From the moment I moved in, my electricity bills were abnormally high -- completely inconsistent with the lifestyle of a single occupant who is rarely home, works full time, and often spends weekends away. The charges were far beyond what is reasonable for a one-bedroom apartment. After repeatedly raising concerns and conducting follow-ups with the electricity provider, it was eventually confirmed that the water heater had a leak caused by a faulty pressure relief (TPR) valve. This defect allowed hot water to continuously discharge, forcing the system to refill and reheat nonstop -- resulting in continuous and excessive electricity consumption. Once Vitruvian's maintenance team repaired the issue, my daily electricity usage immediately dropped to normal levels, clearly proving that the excessive charges were caused by a pre-existing mechanical failure, not tenant usage. What makes this situation especially frustrating is that: This issue should have been identified and resolved before move-in I paid months of inflated electricity bills due to a problem outside my control I had to repeatedly push and provide documentation to get the issue acknowledged Management has refused to cover or reimburse a portion of the excessive electricity bills, despite clear evidence that the problem originated from faulty equipment within the unit I am not disputing that the repair was eventually completed. I am disputing the lack of proper inspection, delayed response, and the refusal to take financial responsibility for costs caused by a maintenance failure. This experience reflects poor quality control and lack of accountability. Prospective renters should proceed with caution and closely monitor their utility usage, as serious underlying issues may go unaddressed while tenants absorb the financial impact. read more

I haven't lived at Vitruvian West for even a full year, yet the experience has already been incredibly disappointing. For how expensive the rent and amenities are, you'd expect thorough background checks and income verification for residents -- but that clearly isn't the case. The Addison Police Department is called to the complex almost nightly, and I've witnessed everything from lock-popping to stalking not to mention of course all the noise complaints from banda and norteño genres playing past midnight despite police showing . A Yelp review even mentioned residents lying about income, and frankly, based on the high turnover and overall environment, it seems believable. Management appears to think that hiring one county officer will resolve issues that have been happening since at least 2023. That's unrealistic. With incidents involving theft, suspected drug activity, and aggressive animals, it's clear more security is needed -- at least two or three officers, not just one part-time presence. The property is also poorly maintained. Trash frequently piles up in the trash chutes because residents can't be bothered to use them properly -- leading to bad smells and unsanitary conditions in the hallways. Dog urine is a common sight near the elevators, and fire alarms are constantly going off for "checks" with no explanation or accountability from management. Another ongoing problem: car pile-ups at the gate entrances. Many residents clearly don't register their vehicles properly, so they sit and block the entrance waiting for someone to let them in -- causing daily delays and frustration for those who follow the rules. The only person who ever seems to respond to concerns is the one assigned county officer -- who also works full time with the Addison Police Department and can't possibly manage the volume of issues here alone. Could the issues stem from the poorly maintained apartments next door? Possibly. But instead of offering real solutions, UDR seems content to deflect or ignore. If you're considering moving here, I highly recommend looking elsewhere until these serious problems are addressed. read more

Place was horrible. Had to submit over 20 requests for roaches. They were in my apartment l, the common areas, the grill. Gross!!! When I moved out they charged me $700 to replace a stove that I barely even used! Nickel and dime you on every possible fee on move out. We didn't even move in and have a terrible experience with UDR. There is no way to communicate with management except via email or text message. They are deceitful and coercive. We were given conflicting information by the management office and via UDR over email. Do not trust the information that is available regarding their partnership with Air BnB, they do not allow 180 days, it must be your primary residence, and you can not talk to someone on the phone as they do not answer. We were coerced into signing a lease while we were continuing contact with the management office and UDR. An hour after signing the lease we were told we could not air bnb the apartment because it wasn't our primary residence and they take a cut of the proceeds. None of this is written in any documentation. We cancelled our lease within 24 hours and still received a re-letting bill for $1300 where the date they indicated for cancellation was 7 days after the actually request, the day after signing, and the management office confirmed that was the case. UDR is not trustworthy, do no live here, and do not do any business with this company. We are reporting them to the BBB for false advertising and coercion. Edit: Thank you all for responding and confirming what we have said to you in private and now in public. We have documentation and confirmation from Vitruvian that we asked to cancel on March 10th. This apartment complex is getting on my last nerve. For one, I have texted six times since November about broken elevators in building 3. They are constantly broken. They fix them, and then they break again a few days later. Since it's difficult to find parking depending on what time you come home, you often have to park on a different floor---I can't imagine living here if you had a disability and relied on using elevators if you cannot afford a reserved spot on your floor. This complex is not disability friendly for that reason--FYI. Additionally, since the beginning of the new year specifically the alarms keep going off at random times--sometimes in the middle of the night (we're talking 4-5AM), sometimes in the daytime. Sometimes, right now at 6PM. This is getting so ridiculous. Each time it happens they send out the same canned "false alarm due to heat sensor" email and that UDR sincerely apologies--maybe if UDR really sincerely cared they would FIX THE RE-OCCURING PROBLEM. I've NEVER lived in an apartment complex with alarms this faulty before. From what I recall, this is the fourth false alarm since the beginning of the year. It's mid February. Good luck if you have a baby trying to sleep. To end--the gates are broken allllll the time. People mess with the gates, they get stuck half open, then they are inoperable. It's really fun coming home late at night after work and not being able to get into your own parking garage and having to drive around the building to get to the second entrance. Do not lease here. It is not worth it. Anytime I see someone in the hallways touring and they ask my opinions, I tell them the above. And for the price, it is NOT worth it. Don't move here! This place is not safe at all. My car was stolen at the end of July, and prior to my car, there were other victims that thei car got broken into or stolen. When asked for any responsibility from the management, all they do just say nothing they can do to assist other remove your precious belongings. We need more security, but they can't even provide that. When asked if we can move out due to this incident, you still have to $3000 to break the lease. I've been sick for the last 4 months due to the ventilation being so dirty upon arrival.. it's just gotten worse throughout my stay and I've put in a request to have it cleaned.. they only cleaned the vent exterior but machine is still dirty and who knows what is inside the vent system ------------------------------------------------ This company is very greedy. You'll be much happier at a different place. They charge nearly $100 extra for anything: extra pool bands, lock outs, package extensions. You name it, they'll add the price; and what do you get back? Poor quality service. We pay a premium for a place that couldn't care less about you and look for any way to still make an extra buck. For example imagine being locked out bc you forgot to change your door lock battery. They just point the finger and slap a $130 tag for you and if you were wondering they couldn't care less if you add a work order To add on that, fire alarm is janky. Rings for no reason for about 2-3 hours once a month in the middle of the night. They can't seem to fix this. To add to this, it seems like the community is going under. They send out an email talking about, "they listened to our feedback and understand that parking is a valuable amenity in our community", so let's go ahead and charge for visitor parking. No one gave you guys feedback about charging for visitor parking. What we said is we want MORE parking for visitors, NOT MORE MONEY to charge for parking. Who charges for visitor parking? You guys need a 24hr window for parking. There should be guest parking and the guest should have to text their license plate and tenant they're visiting. That's how MOST LOGICAL apartments do their guest parking. The maintenance takes at least a week to respond to issues. They never let you know when they're coming up or give you an idea on when they're coming up, they just show up. I mean that's ridiculous. Who does that? Who operates like that? I moved into these apartments, called the Trivial West, and it's been a terrible experience. The apartment was filthy when I moved in, and there's still a roach infestation. I didn't have hot water for a whole week. I talked to the leasing office, they said they would help, but they didn't. Finally, after a week, they fixed the hot water and sent pest control, but the roaches are still a problem. My stove wasn't working. It's just been awful. I wouldn't recommend these apartments. I spoke to the manager about the bad experience, and he promised compensation, but he hasn't followed up. Overall, it's just been a nightmare. read more

I was a UDR tenant for over 6 years, paying my rent automatically every month on a credit card that charged at 12:00:01 AM on the first of every month. Each year, when my lease expired, I got an increase notice. This despite pricing advertised for less on their website. This year I said no. I tried to negotiate one year of paying the advertised price, and they would not accept my offer, insisting on charging me more than the site advertised. To make matters worse, renewals are handled by their corporate office in Colorado, and they will NOT pick up the phone to discuss a renewal, insisting instead on doing everything via chat. I strongly dislike chat, and theirs is among the worst, as they often wouldn't respond to a question for days. I'm now in one of their competitors' properties that is even nicer and more conveniently located to the airport, and I'm paying $300/month less. The move was a major life disruption for me at 66 years of age, but I would not let them extort me for more money, so we both lost. I'm beyond disappointed. Additionally, security is weak at Vitruvian West. They have had multiple broken gate issues, and several crime sprees, mostly stealing catalytic converters from cars in the "secure" garage. The whole place smells like marijuana in the hallways. I'm much happier in my new apartment, even though the move was very challenging and costly. Edit: Their response says, "if you prefer to speak on the phone, please let us know, and we will schedule a call at a time that works with your schedule." I asked many times for such a call, and they ignored me every time. I also must call out their line about "market pricing." The lower pricing was clearly listed on their website for similar units. They told me that I needed to turn in my intention to vacate notice to avoid penalties if I wasn't going to accept their offer, so I did. My very apartment, clearly listed with my apartment number, was listed online at a price that was $322 lower than my then-existing lease. The next thing I knew, someone was knocking on my door to inspect the place, as they had rented it out from under me as I was trying to negotiate. My dissatisfaction is entirely based on their coercive tactics and lack of reciprocating loyalty. I hope that they are happy with their new, unknown tenant who will be paying less than I was offering. My impression of the company's handling of my situation is quite negative. I would not recommend living here for various reasons: -fire alarms would fluke and constantly go off in the middle of the night -various break ins from the garage. The gate would remain broken for many weeks while waiting on a part. Tires and wheels would be stolen off various vehicles -those cameras installed do not actually work. Why wasn't the perpetrator caught? -they claim to do many events but only tell you to entice you to sign -expect a pool monitor to police you around and remain on premise until 10 p (childish) -security staff is never there. If they did their job, why do we have break ins? - elevators were never kept clean. What are the cleaning ladies even cleaning? - if you have a dog, this is not the place for you. No dog park. Hardly any grass unless you take the elevator all the way down and hope your dog can hold it while making the journey -breezeways are dusty and unkept -you'll find dead bamboo everywhere in those large pots. They claimed to have hired a new landscaping company -rent too high! $2,500 for a three bedroom and you want me to pay for reserved parking halfway into my lease and then you tell to pay an additional $30 on top of the $20 I pay per month just to not have a reserved spot. -lack of community engagement - because of lack of air controlled hallways, expect your electricity bill to be high. I ran my A/C on 78 degrees and it was still expensive. Oncor fees are outrageous. -expect to have good communication with leasing agents but once you sign the lease, don't expect for them to reply to your emails or concerns - when it rains, expect your living room to flood and water to come in through the windows. They claimed to have fixed this, but I work from home and no one ever came into the unit to repair this. - power rent out during a wind storm earlier this year. It took them FIVE days to get the power back on while their other communities had electricity within hours. Threatened to go into everyone's unit to double check if we threw out the food. Extreme? I'm an adult, not a child. Yes this apartment is brand new which would entice you to want to move here. But don't. Trust me. Save your money and keep looking. Oh and don't damage their carpet remotely. They will charge you for carpet removal for all of the bedrooms since they need it to all "match" with age. I bet they pass the price off to the previous tenant and tell them that they have to replace all of the carpet but in reality, they don't replace all of the carpet and just the one room impacted. They charged me nearly $1,200 for one room that had badly damaged carpet in comparison to the other two rooms that were left in immaculate condition. read more

They sent an email out on 5/4 saying all cars without updated registration will be towed.(which I understand to a point,they have much bigger problems on this property to be worried about) The gave 10 days to get this completed, which any adult with common sense knows this isnt a quick 30 min process. This is a full day task to sit at the dmv/tax office. Assuming they are getting some sort of kick back. hopefully they get enough money to take care to the fire alarms that go off constantly 2am- 5am or to get janitorial to clean all all the dog crap and pee all around the property. Receiving your packages is an issues the package room is always broken into. 4.The noise level is ridiculous and the pool sucks it's dirty, noisy and only 4ft so theres no point in swimming. 5. When I moved in to the apartment nothing was ready the AC did not work, The outlet for the fridge went out, the dishwasher did not work, new pipes were not flushed out. I live on the first floor the apartment was not completed properly many holes were found in the baseboards of the walls. Which led to an ant problem and it took a week for maintenance to come in and seal the baseboards. The problem I encountered was there fault and an issue that I should not have encountered. 6. There was an issue with the hot water heater rupturing on the floor above me. I had a water leak that Started at 6 PM I did not have help until 11. Can you imagine how ridiculous this is having a water leak trying to keep water from damaging your personal items and not being able to reach the apartment because everything is virtual. I highly suggest that you do not move to this apartment it's a huge headache, a waste of money, a waste of time and the WRONG CHOICE. This is not an ideal place to move too. I have received confirmation from a reliable source that Vitruvian West has begun accepting tenants from Section 8 housing and they pay lower rates than normal residents. This alone should begin give you an idea of what you are in for if you choose to stay at Vitruvian. Where to begin - the roaches,gun violence, car theft, or police knocking on doors looking for criminals? Or should I talk about despite the DOZENS upon dozens of car theft reports and Vitruvian not even hiring security to protect our cars - but they sure will hire security to look over the pool!
