Kevin went out of his way to cover what we needed done (outside of his scope of work), to help while we were out of town. We've had other property managers in the past. It's a tough job for any company to do (in my opinion); they're usually only contacted by owners or tenants when someone needs something. However finding someone that is reliable and responsive is extremely valuable. Highly recommend contacting Pearl Property Management - we've worked with them since 2016 and expect to continue to do so for a long time.

He wouldn't even talk with me for 1 minute, said he had urgent business, was promised a call back on 10/5. Called 10 more times over the next weeks and left 5+ messages and never got one call back or even got anyone on the phone. If you are thinking of doing business with them don't. They aren't professionals. I think the owners must be getting high all day or something given their lack of basic courtesy or ability to answer their phone. Edit: Kevin finally got back to me on 10/17. To tell me that "We are not interested in working with you. Please stop calling our office." They are not serious people to do business with.

The service is truly exceptional and it's obvious Jolyn and Marcus are true professionals, it's in the small details that count and that are noticed. They really are unicorns. It's really cool that they know every resident by name, the little things=big things. Is obvious that it's a beautiful property however it's the people who make the building come to life. Well done. Applause Jolyn and Marcus. The property is immaculate. Very high tech. The latch door system is highly functional and useful, easy to allow guests in and to navigate securely around the property. Thermostats and electric blinds, all controllable via Stratus app. Community spaces are showpieces yet inviting and warm. The observatory deck is nicely arranged and you can even connect your phone via Bluetooth to the premium speakers so you can rock out to Bad Bunny (ha) while you eat dinner on the roof-small luxury that's honestly great. Units are elegant and modern as stated by another Yelper, and yes a gas range. Good luck finding that in any apartment on the West coast- you won't. Location is awesome. Excellent walk score. Neighbors where observed walking dogs together. By far the worst experience I've had as a tenant in my life. Do not fall for the luxury look…read more Management is inhumane and unethical. The apartment complex has a number of well known issues in the community, none of which will be communicated to you when you're shown around. Any apartment facing Raleigh Street will have daily weekday (yes daily) industrial trash pick up from 3:30 AM to 5:30 AM. If you are on the second floor specifically, the noise is truly unbearable. I spoke to a number of neighbors who discussed they all are woken up by it. I was personally in apartment 228, which is directly above the spot where management decide to place their industrial sized garbage containers 10-20 meters from bedroom window. Management chooses to have these pick up times and are in complete control of the trash given in Portland the city does not require them to use a specific company. They will not care and will ignore your messages. Do NOT move into 228. You will not sleep. I wish someone told me this before hand. White noise, ear muffs are NOT enough to bury noise. Be careful! Second, there is a well known white van that wanders around the area with two sex offenders that live out of it, who in the winter, run a very loud generator all night and frequently park around the building, specifically on raleigh street. Again, management will act like they are doing something about it, but it is just performative. Had to take this matter into my own hands to get temporarily removed. Called the cops multiple nights. Again, immediately unable to sleep at the start of my lease. The building is very well aware of it, but will keep it a secret until you're locked in with lease. Finally, the senior manager, Charles Rough, is the most useless, unethical, and unprofessional leasing managers I've dealt with in my life. Changed my initial offer to move out without penalty to requiring a 30 day notice, offered me options that made no sense, and basically wasted three months of my time as he allegedly "worked out a fair solution." At times, he would take 10 days in between emails and ignored communications. An apartment is mainly for sleeping. If you cannot do the most basic thing the apartment is supposed to be used for due to conditions caused by the building, you'd hope Charles would be a little more responsive. I simply do not understand how this man has a job. He is constantly on automatic OOO replies, and has zero sense of urgency in a issue that is seriously affecting a tenant. Apt complex is owned by investor group in California, who probably has no idea how bad this guy is at his very simple job. Do NOT move here. I lasted 3 months only because Charles wasted my time, my peace, and my money. For context, I gave my first notice of the issues 11 days into my lease! False promises of apartment availabilities of same size opening up and the belief they would respect my lease kept me engaged and putting up with something I should of legally left a long time ago.

I lived at 2121 Belmont for close to six years…read more As of 2021, in terms of build quality and customer service, it's difficult to think of a better building in inner SE! - Originally built as condos, so great quality build, including hardwood floors, granite countertops, thick walls, etc. Weirdly, I could hear when my neighbors opened and closed their sunshades, but I could never hear dogs barking, loud music, etc. - Some ground-level apartments with private entrances available if you have a dog or bike that requires easy access to the street. - Parking spots available, package lockers, small gym, and a dog wash. In six years, I maybe lost two packages, which is remarkable! - Along the 15 bus route, so easy commute Downtown for work, with easy transfers to NE along MLK Blvd. If you bike: very easy to access anything in SE, Downtown, the Pearl, or inner NE. Wonderful location to pick up cycling for transportation! - Within easy biking distance of tons of coffee shops--very ideal outside of COVID times! - Across from Colonel Summers Park, next door to a cemetery (quiet neighbors!) that's nice for walks. - Generally pretty friendly neighbors. I lived in the building for close to six years, but one of my next-door neighbors had lived there even longer! - In six years, my rent went up about $75. There are a few caveats, however: - Most of the units do not have "true" bedrooms; if you look at the layout diagrams, the bedroom is in the middle of the apartment with no windows. I didn't realize how much that affected me until I moved out. The darkness really does get to you, even if you purchase a smart lamp. - Relatedly, the building is North/South facing, so in most of the units, you don't get great light--especially during winter. - There are lots of things "nearby", but very few things right outside your door: a couple restaurants, one bar, a dispensary, an LGBTQ clinic. I wouldn't call the area walkable so much as bikeable. If you have a car, it's no trouble at all, though. - The quality of the building really relies on the quality of the staff. For the first year I lived at 2121 Belmont, it was amazing! The past few years have been great, as well. There were a few years in-between, though, that were sketchy at best: no cleaning the trash rooms, no cleaning pet waste in front of the building. Once had a maintenance guy walk into my apartment without notice while I was in the shower--that guy no longer works there. Otherwise, a great building. Would have stayed much longer if it weren't for COVID--I moved to a more walkable neighborhood, since public transit is best avoided.

The common spaces and amenities are clean, and very well kept (no weird smells). All the tenants I've run into have been young professionals who are kind and respectful. I think the staff can make or break your living situation and Autumn's genuine customer service was a huge plus when weighing out our options The price is comparable to other "luxury" complexes in the area but I think the cleanliness, and the attentive staff set this complex apart. Being 2020, things happened, and we had to cancel the move last-minute because of a health issue in our immediate family. Though we wanted to, we just wouldn't have been able to move in the necessary time frame once that happened. The folks in the leasing office couldn't have been more sympathetic or understanding - they were totally amazing. They showed a lot of grace (that they didn't have to) with how they helped us cancel the lease. Griffis is at the top of our list next time we move. I also noticed that had specials on this apartment. I text with a leasing agent about the apartment. The special they have online was not the special they offered. I felt a little dismayed by this so I ended the text and looked at other apartments. The next day I get a text so I thought I will give them a second chance. I set up an appointment with the leasing staff. I looked on their website and found an apartment I was interested in viewing. It also said right on the apartment "Special Offer". I showed up for the appointment and viewed the unit. After viewing we went back to the leasing desk area and the leasing agent said that apartment had no specials. I can still pull up on their website that is says for that apartment "Special Offer". It appeared to be a bait and switch...gave them a second chance, wont give them a third. If you are going to advertise "Special Offer" and then when the person shows up and you tell them there are no specials...false advertising and trying to get people in the door. This is a big red flag even before moving in.

I had to move in fairly quickly because I needed a place, and the move in manager (I can't remember…read morehis name) made the entire process incredibly easy. He helped me get everything completed, and I was able to move in within 2 days. Communication was smooth throughout, emails came through promptly, and the apartment tour went well. He answered all of my questions without any issues. I did have a few maintenance concerns after moving in, but the maintenance team responded very quickly, which I really appreciated. They even came back a second time just to make sure everything had been fixed correctly, and that level of attention to detail really stood out. Management has been very responsive whenever I've needed anything. The mail system feels very secure, and while the parking garage is a little tight, it's nothing that most people won't be able to handle. The building is also very quiet overall, aside from the occasional dog barking, which is just part of apartment living. The apartment itself has great features, and honestly, I don't have many complaints. I absolutely love the washing machine and the dryer which is in unit as well. The only downside is the cost structure. Parking is an additional charge on top of rent, and utilities are billed separately, so it can make the monthly expenses a bit higher than expected. Even so, I've been very happy with my experience living here and would recommend it to others looking for a well-managed, quiet community.

The staff was my family. Especially Silvie the public areas person. She always hugged me and loved my dog. The maintenance people are amazing and always seemed to go the extra mile to do big jobs like new flooring or a new toilet to changing a light bulb. I've spent many hours working out in the seldom used gym. Parking was a luxury when I got a car I rented a space and I always felt safe there. I loved being close enough to the waterfront that I could go running there in a mile and yet far enough that I could escape downtown. Thank you Axcess 15 for providing me with a safe place to live for a decade of my life. Thank you for all the little extras that are to many to write here like food trucks and dog park area installed. I loved inviting my friends to live in the building and they love living there too.
