    I have been staying in my apartment for a very long time and I am thankful that Mainlander is the company that manages it. I seldom have an issue but if there is, I can always count on them.

    Fence damage by their tenant's dog never repaired.

    We are a next door neighbor of one of Mainlander's properties in Milwaukie. Our neighborhood is nice, except for the property they manage next door to us. The yard is 2' tall with dandelions and the island between us that is 90% their property has weeds as tall as the hedges. Katy tells us their lease requires the tenant to maintain the property, but the tenants (who are probably nice people) are doing nothing. It is an embarrassment to our neighborhood. The last tenant had a very aggressive german sheperd who tore up the fence and they refuse to fix it! These are TERRIBLE property managers!! Don't waste your time or money. Katy is totally unresponsive. TERRIBLE PROPERTY MANAGERS!! NO CONSIDERATION FOR THE NEIGHBORS OR NEIGHBORHOOD!

    Don't rent any property from them. Most of the positive reviews are from the property owners. We rented their Summerview Dr property and since we moved in, it was some issues with appliances which they stayed the same until we moved-out. Dish machine was the cheapest model in the market and never washed dishes properly. Oven igniter ran all the time for no reason while cooking, water leaked in the backyard which I had to fix by myself, low water pressure for 6 months and I had to send them city of Tigard's inspector letter to convince them water pressure is low(it was half of the normal house water pressure). For 2 months we couldn't use the garage. They didn't give us the remote and garage code. In 3rd week of December a tree fell down to the house and broke a 5'x5' window. As usual, nobody answered the phone. I emailed them and they sent nonprofessional vendor after 5 hours to cover it with plastic/ plywood and they left it like that for 2 months. No response to my VMs and calls. I had to email them more 20 times and the only response was we are working on it!!! After a month ignoring me, I found a vendor by myself. It took me only 15 minutes to find 3 vendors from Google and 2 of them sent their crew to provide me a quote a day after. Mainlander asked me to don't fix the window by myself and they will contact the vendor I found. It took them another month to contact the vendor and fixed the window in February finally. They are unprofessional, unresponsive, and they only care about the landlords. Office doesn't answer the phone 99% of the time. If they do, either a rude man answers the phone and he would not willing to help or transfer you to the right person or your call goes to the voice mail and they won't call you back. Email communication is weak and they won't response until they really have too. Don't be surprise if they don't renew your lease after first year. After all these dramas, they told me the owner doesn't want to renew your lease and asked me to evacuate the house. Now they have the house on the market again for rent!!!

Requests for any needed repairs were addressed quickly, communication was good and Behzad was very kind. We lived at this property through the pandemic and when our businesses were forced to close with no notice, he worked with us to be able to manage rent during that time, for which we were so grateful. We would have continued our relationship for years to come, but the owners decided to sell. When we moved out, our full deposit was returned. He will respond to your emails. We walked through the home together at the time to sign the lease and he told me where the flaws were and to write them down. When I had an issue with the rental, he did not ignore it and worked with me to resolve the issue. He cares about the condition of the properties and wants to keep them maintained. Basically, just having the opportunity to talk and establish a relationship with the person you are renting your home from feels very nice - like the old days.     I have never been more let down by a business than I was let down by Best Life. Run away from this…read morebusiness. Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

Application and lease signing has been straightforward and by the book. I pretty much use their online tenant portal for all communication, and always get a reply within a day. Trying to reach them by phone is very hit or miss by comparison.

We were initially denied due to an employment verification issue on Tuesday, appealed, and were re-approved on Wednesday at noon.. before other applicants were approved. We wanted to secure the unit immediately on Wednesday, and provided a move in date as requested, but were unable to do so because next steps were delayed without explanation. After approval and confirmation that she was going to send the agreement, we were asked to resubmit ESA documentation on Thursday, despite having already provided it earlier. We resent the documentation on Thursday at 3:00pm, expecting her to send the agreement right after (like she said she would). The leasing agent Eustina, did not accept or escalate it and instead repeatedly requested a "valid signature" without explaining what was missing, despite multiple requests for clarification. This led us to unnecessarily contact my psychiatrist to ask about rewriting documentation that was already complete and valid, which is incredibly disrespectful to waste someone else's time like that. The documentation was from a licensed psychiatrist at OHSU, yet at one point the agent referenced information from Pettable (an online ESA service) rather than properly reviewing documentation from a treating psychiatrist at a major hospital, which was concerning and unprofessional. I had to contact the leasing office after they had unfortunately closed at 6pm on Thursday. I could've contacted them before they closed at 5pm, if it wasn't for the unnecessary delay by Eustina. The leasing office opened at 8:30am Friday, and by 8:50am, management reviewed the same ESA documentation and approved it immediately.. clearly demonstrating there was no actual issue with the paperwork. Unfortunately, the unnecessary delay from Wednesday and Thursday into Friday allowed another applicant to move forward and secure the home. We were never clearly informed that the process would be treated as a first come race rather than completion by the stated deadline. (Even though we were approved a whole day before). Although our application fees were refunded, the experience caused significant and avoidable stress due to poor internal communication and handling. I strongly recommend to look elsewhere.

Green Keys respects our space but also has been incredibly helpful for some issues that we have had come up the last month. They have no respect and then they will also try and keep every single penny that you gave them for a deposit. As it states on their website If you pay a cleaning fee in the beginning you will not be charged again for the cleaning fee at the end of move out (APPARENTLY THATS A LIE) which tbh i fully expected them to try and pull some shady crap so I went ahead and paid a professional company $650 for a move out clean. Everything in that house was spotless and they're still trying to charge me $750 for "excessive dirt" which is funny because that place was literally spotless I have the receipts, pictures, and even video proof. They cannot and will not provide me with pictures of this supposed "excessive dirt" theyalso stated that after a 3 year lease mind you that there was apparently excessive "paint dammage" which i know for a fact is not true because again, pictures, videos that I took before leaving the keys on the counter as I walked out for the last time. They also can't provide picture evidence of this apparent "excessive paint dammage" they then tried to call me and tell methey were willing to give me $700 of my $3200 dollar deposit back instead of the $200 and something they originally stated was the case. Our attorney is putting the case together now and they will be dealing with him shortly. But to save yourself from the extreme headache and stress that they will cause you. Just run the other way. Rent from anyone else. They're hands down theworst managment company I've ever rented from. Im glad to have finally bought a home so I no longer have to deal with places like this. They're just here to rob you. So RUN. Tmg is great though! I had nothing but great experiences with tmg.

Whenever we needed anything addressed, they always led with integrity and trustworthiness. The Claremont is located in a bustling area of SE Portland with lots of eateries and shops within walking distance from home, which we appreciated. The unit we rented had a lot of natural light and storage and was very clean. The landscaping and common areas were also well maintained and we found that the extra storage assigned to our unit suited our needs. We appreciated the online portal Greenbridge utilized to simplify the process for making rent payments and scheduling maintenance. When the time came for us to leave after we bought a home in the area, Greenbridge was stellar in their professionalism and worked with us to schedule the walk-through and return our deposit. Finalizing the transition was very easy. Everyone who works at Greenbridge Properties is excellent at what they do. It was always a pleasure working with them, from receiving the keys to returning them. We also recommend Claremont Apartments for people interested in living in the heart of SE Portland's energizing culture.

I have have been compliaing since March 2025 when the inconsiterat cow moved in. Management does not return emails or phone calls. By far the worst property management company ever!!!! I strongly recommend you stay away from any property they manage.
