!!!!!!!HORRIFYING EXPERIENCE!!!!! I have closed on several properties throughout DMV areas over the years. Village Settlements is BY FAR the worst I have ever seen. No HUD-1 was provided until couple days before the closing, they could not meet the settlement deadline due to their lack of communication with the seller's creditors, EXTREMELY UNREASONABLE charges by services they do not provide, lack of communication is at its peak. I cannot recommend you a title company to work with but I can assure you Village Title will NOT make things easier for you. I am surprised how they are in business. read more

We used village settlements in the selling of our home in Maryland. They were very professional and did an excellent job in processing the sale of our house. They went out of their way to find that the county had overcharged us for property taxes and told us how to obtain a refund. One month after closing the sale of our house I had additional questions for them. They went out of their way and correctly answered my questions. I appreciated their excellent customer service. Some of the fees that were assessed through FHA MD Taxes where confusing and not clearly explained by the lender and Adam never wavered. Once again, my calls were returned on time, the attorneys were extremely helpful, the receptionist was very friendly and the staff did a great job. I happened to be talking to the other Realtor in the room and she mentioned that she was so happy that I selected Village Settlements because they are well known as the best in town. As an agent, I use a lot of different settlement companies. Village Settlements consistently provides the best service and has the smoothest closing of any that I use. Their processors are all experienced and competent, and the attorneys have been responsive to me and my clients. My brokerage does not take any marketing or get any financial incentives from Village (or any other firm). If Village Settlements *didn't* perform well, I would take my business to another firm.
