I'm a realtor and I deal with a lot of title companies and Lakeside is hardest one I've ever had to work with. Most title companies try to find a way to accomplish their clients' needs. This one does the opposite and some of the management (not all) are down right mean as hell! As real estate agents, we sometimes put money into properties and get reimbursed at the closing table and can add our expenses to the ALTA. I've done this with over a dozen other title agencies. But Lakeside does not allow reimbursements from the ALTA and sends all the proceeds to the seller (or buyer) and asks them to divvy it up post closing. I get it..it's their prerogative on whether they should have to do extra work or not by adding things to the ALTA, but I just feel like they should make it known in advance. I will say that my processor was great. But please stop hiring mean people in management! read more

This review is a little overdue but certainly worth putting out. Marc and his staff at Lakeside Title company are a perfect way to end a long and stressful event of buying a house. Where I came in expecting something to be wrong....everything was right. Marc was sure to walk us through each document while also pausing to take any questions we had. Upon completion, he checked over all of the paperwork and graciously printed us a copy and told us exactly what to do with each paper. My real estate agent recommended Lakeforest. They did what needed to be done, but the encounter left a sour taste in my mouth. For starters, Marc Malakoff is incredibly arrogant, and dismissive of client questions and concerns, and lacks basic courtesy and listening skills. I'm not sure how much of this is because I'm a woman, but it wouldn't surprise me one bit if he handles himself more respectfully with men. I walked into the appointment with two primary questions. When I started to ask one of them, he cut me off mid-question with, "Yes, I was expecting this question" and then launched into an answer. Only, that wasn't the question I was going to ask. When I did ask why the final closing costs were so different from the initial estimate and whether it was a problem that they differed so severely, he said it was normal and not a concern and then proceeded to explain at length that the lender had made errors that he wouldn't have made. About a week later, I received a check from the lender because the closing costs differed by more than the allowable amount. Not a big deal, but just one example of several where he presented himself as The Ultimate Authority ... and was wrong. In another, he failed to ask the seller his state of residence (because additional paperwork is required) and then proceeded to infer that it was the seller's fault that it wasn't abundantly obvious ahead of time. If you're going to be an arrogant jerk, at least be sure you're right. And then find employment in an industry that does not require regular contact with customers. read more
