I live in Mansion West Apt in Oklahoma City. Lived here for over 4 yrs. The management has changed 3 or 4 times. These once cute Apts. have been neglected & are falling apart. Its a disgusting mess. The nonexistent management hides as the ship sinks. ​ I have no heater, no hot water & a slab leak along with mold. There is no maint. & they don't care. Big financial problems for the shady owner. I live in Wedgewood village apartments. This is the worst place you could ever live. I wouldn't let my animal live here. It's disgusting. They keep water leaks, mold, toilets always overflow, your maintenance request will get answered but they will be coming back, because they can't fix anything. It's dark no street lights. They want you to pay these expensive water bills because they are always leaking water somewhere. Please don't even think of living here. read more

Edit: My AC finally got fixed after a month and a half. Cool. I was so done hearing different things from different people, but before it got resolved, I received a call from the manager at Vesta. She seemed super sweet and told me I'd be getting a 50-75% rent credit. I figured that was some decent damage repair. Fast forward to June 30, I go to pay rent, and there's no discount applied. I go into the office and they say, "Oh yeah, we see a discount here, but we have to wait for the manager to apply it." Okay, I wait. I don't want to be late on rent, so I go back again a week later... still nothing. Then yesterday morning, I check again and guess what? I got a whole 37% off. Hahahaha. The thing is, if this had been handled better, I wouldn't even be laughing about it. But I was promised 50-75%, and they couldn't even manage the low end of that. Like... what am I doing here? I'm so over this place -- and I'm only two months in with ten more to go. So I'll tell you right now: do NOT move into any property managed by Vesta. That includes 727 Lofts, Thrive Jenks, and the rest. Stay far away, because these people are a joke, not the leasing office staff (they've been super sweet), but the management team behind them. Also, to make things worse and tell y'all how embarrassed I am to live here... I had friends moving from across the country into the same complex (they lived here years ago and loved it). As soon as you walked into their apartment? It reeked of cat pee. I'm not exaggerating, it smelled like you were walking into a giant litter box. Like, what?? That right there tells you everything you need to know about how little they care about the people moving in and the reputation of this place. It's honestly sick, completely uninhabitable. I know lawyers are involved now and I'm glad. So for your own sanity, unless you're ready to hire legal help just to live in peace, DO NOT move in. I promise I'm not making any of this up. I think I'll finally feel free once I can get out of this situation, so I'm hoping to find a way to break this year-long lease without penalties because honestly, they don't deserve for me to even have to cover the fees to leave. Original: I've wanted to live at Thrive Jenks since it was first built. I finally made the move last month, but unfortunately, it's been an incredibly disappointing experience. The central AC in my third-floor unit has never worked, and I've now gone over a full month with temperatures inside reaching 80-81 degrees. It's hotter inside than outside most days. I've called, emailed, visited the office multiple times, and even went to the corporate office in person, yet I still haven't received a repair date or any rent compensation. To be clear, the leasing office staff has been kind throughout all of this. My issue is with the owner or upper management who I haven't heard anything from despite repeated outreach. A window unit was eventually placed in my bedroom, but it doesn't cool the entire apartment. I'm not paying to live in one cool room, I'm paying for a full, livable space. My dog and I have been miserable, and I've had to delay unpacking because it's just too hot and I'm unsure if I'll be staying or moving. I've asked for a prorated rent, relocation to another unit, or even to end my lease and be refunded but no resolution has been offered. If you're considering moving here, just know that if something major goes wrong, it may be difficult to get real help from the people in charge. read more

Do not ever move into ANY property owned by Vesta! Please believe every negative review you see! I lived at Thrive in Jenks and had $2,600 worth of my belongings stolen by an employee. Someone with a key entered my apartment, there is no question! When I discovered my stuff was missing I went to the office requesting camera footage and their response was "unfortunately the cameras on your building aren't working"- how convenient. NO ONE from the corporate office will ever answer, nor do they ever reply to you. Read other reviews- so many people have experienced this! All they want is your money. Stay FAR AWAY from any property owned by Vesta. Look them up, they have several lawsuits filed against them. They're a pathetic excuse of a property management company. read more

Please please don't move to the Muntage Apartments. Since relocating from Miami to Okc clos to a year ago my stay here has been so stressful it lead me to the hospital twice. my health is in shambles due to the black mold, they refuse to fix anything I've had numerous work orders and nothing. I pay for a 2bdr which supposed to include hot water we haven't had hot water in almost a year. I've been without a working bathroom for months. And if you threaten to not pay rent we get hit with a 5day eviction which the property has already broken their part of the lease. Do not rent from any of their properties. Maintenance is non-existent. Complex managers will not make themselves available. Vesta ("Corporate") avoids contact. The email address on their website does not work. The phone will be answered by a slow-talking receptionist who claims to know nothing other than how to take your name and number, but don't seriously expect anyone to call you back. The receptionist claims he doesn't have Corporate's phone number, he can only communicate with them through texts (never mind that that requires a phone number). The word "slumlord" comes to mind. 1 Star because 0 is not an option. read more

If Vesta buys your apartments, MOVE OUT IMMEDIATELY! They gobble up properties, but don't keep enough staff to manage and maintain their properties. They come in claiming they'll fix all the problems, make everything better, and create a community; but all they do is stall, make everything worse, and treat the tenants horribly. Several of their properties in multiple markets have even been featured on local news for their maintenance problems and bad-faith promises. Vesta Realty is absolutely the worst property management company I have ever seen. To start, the corporate office is grossly unhelpful. I called the corporate office to report a water leak after the Barcelona Apartment management failed to fix the leak and mold that was reported multiple days prior. The young lady I talked to was extremely unhelpful and unpleasant. She refused to give me the contact information for the regional manager and merely said she'd call the property manager at Barcelona. Not to mention, I had my attorney call the corporate office and left multiple messages but was unsuccessful in talking to any real person for 2 days. I talked to another property manager at a different Vesta complex and she said Vesta Realty has recently purchased multiple properties without planning and preparing ahead of time for the extra manpower required to appropriately work and run each property. That itself shows severe lack of responsibility and intelligence required to run a multi-property business like Vesta Realty. read more

Not happy with this new owner at all. They become the new owner of the River Park apartment since Case Association was left. The cost of everything was increased including the trash disposal. But they do less to make residents happy. The AC in my room is too old and has not worked many times, but when I contact them, they did not take it seriously fixing it and left me to wait for a week although the temperature in my room is 90 degrees. I'd give this a zero if I could. The pool is a breeding ground for mosquitoes, filthy and dangerous. Pool maintenance in summer is an occasional sweep of debris and maybe some chemicals, but ALWAYS green algae around the entire pool. The spa, part of the privileges we pay for is not fallen into pieces and permanently closed. We've called the Public Health Department on the pool but the management doesn't care. The dog park has broken fences, lacking gates, filthy. Management sent out email complaining about dog feces on the grounds. It's a joke. No dog park, no pick up bags, and no security. The front "security" gates are open much of the time so the idea of security is a joke. Not to mention the missing fences between our property and the one next door JUST PURCHASED BY, you guessed it, VESTA!!! Everything Vesta takes over goes downhill. Renters, be very very aware you will not get what they advertise. VESTA is not responsible for ANYTHING and they are very greedy. read more

I didn't want to escalate to writing a bad review but I guess that's what I'm going to have to do. I moved into Vesta's property, The Lofts at North and Penn (15501 N Pennsylvania Ave) in Oklahoma January of 2022. After additional fees such as pet fee I was paying ~$1200/mo. Skip to Fall '22 and I'm fed up with the sketchy management practices not to mention the cost of living was so high I was basically living paycheck to paycheck so I decide I need to move. No problem, they tell me since my lease is up in January so they will give me a prorated rent. In January of 2023, I move out, give them my keys, and move into my current apartment (which I love and costs $200 less for the exact same thing basically). This is where the problem arises. I notice on January 1 that the rent I'm being charged is not prorated. I wait until the next day and check again and it is still the full rent. Finally, on January 3 to avoid late fees I pay the full amount and ask them to refund my OVER $400 DOLLARS THAT THEY OVERCHARGED ME. They told me that they "don't have the ability to refund the difference until they have moved [me] out of the system", which makes no sense. I ask if there's anything else I can do since I need that money as a 23 year old who only just graduated college. They reply and say that I need to cancel the payment by calling my bank and they will revise the rent cost then I can pay the right amount, however that would charge me a fee of $35 since the payment "bounced". I told them that I would do that if they reimburse the $35 that they would charge me for their mistake. They say no, since I would be bouncing the money the fee would be applied and they can't waive that return fee, not to mention that they would have at this point charged me the $75 for the late fee and couldn't guarantee that the late fee could be waived either. I wasn't born yesterday! I know they would have kept my $100, nearly a quarter of what they owed me! She goes on to tell me that a refund takes about 30 days to process AFTER I am removed from the client portal which would be after my lease is up which means I would be receiving my refund February 27. Over a month after I fully moved out and returned the keys. Well, I wasn't gonna lose my money, so I agreed. January 23 I get an email explaining that they are shutting down their current resident portal. I reach out and say exactly this: "Good morning, I saw the email about shutting down the current resident portal. I was just checking in to make sure that I will receive my refund of $433.88 on February 27 at the latest. Thank you and let me know at your earliest convenience." I get a response that says they already submitted everything to corporate and there won't be a problem receiving my money on February 27th. Well would you believe it. February 27th comes and goes and no refund. I reach out on February 28th and am ghosted. NO response. So I call them March 1 at 9 AM. They said they will reach out to corporate and they would get back to me at the end of the day. They didn't, so right before closing I call again and again they tell me that they would reach out. March 3 I call again right before closing. I say hey it's been a couple days what's going on? "Oh well we had a dark period in our system so it's gonna take another two weeks to get your refund." NOPE! Not happening, they guaranteed! So I call again and my call goes to voicemail. I wait a couple hours try again and go to voicemail. So I call on a different phone an hour later to get an immediate reply!!! They give me an email to the regional manager and a corporate number. The regional manager full on never responded and corporate kept ignoring me. I get an email on March 8 saying that they sent my refund in the check. As of today, March 22, I still have not received my refund and they are doing the "we will try getting in contact with corporate" thing again. I'm sick of the lies and excuses! NEVER renting from Vesta EVER again and I'm warning EVERYONE I know about them. read more

This management company is very unprofessional and fixes nothing. The property they have at Spring Valley Apartments 8701 Interstate I-30 in the Little Rock, Arkansas. I lived in unfit conditions and they charged me $2700 for moving out when I gave notice. The management company did not respond and Grace Aguliar said that she would not accept my move out letter and misinformed my records in there system. I will be fighting this, these people will be help responsible for their actions and remove this from my credit report. read more

If you want to live in a pit, surrounded by dog crap, while watching your home get flooded & fall down around your ears, live in a Vesta Property. I moved to Wedgewood Village while it was under other owners. It was a great place to live, then they sold it. That company did a lot of damage and didn't do repairs, lost deposits and work records. I guess at least they didn't lose your rent payments though. Vesta purchased the property and it immediately proceeded to disintegrate into hell. We had drug deals going on in the parking lot drug busts going on in the complex that made the news black mold growing in apartments that had flooded so many times the ceilings were falling in; you would randomly find eviction notices in your resident portal for rent payments that you had already made. People use the yards and the parking lots as dog runs just opening their doors and letting pitbulls run everywhere even though pit bulls and German shepherds are banned breeds for the complex they didn't give a crap. Now they're trying to Bill me two months worth of utility payments along with a month rent I didn't live in the complex, and pest control which I haven't had in over 18 months. We haven't had a single amenity in the complex in three and a half years of the five I've lived there. They think I'm paying them one more red cent they've got rocks for brains! I'd give them zero Stars if I could. Have friends who live at the Regency, a formerly owned Vesta property. Vesta sold it when they had done so much damage they couldn't fix it. The new owners actually had to shut the building down for nearly a week to redo the plumbing. If you value your life don't live in a Vesta property.
