    Have had issues with them since I move in in August of 2019. This is me and my bestfriends first time renting a house together and I 100% regret having a middle man like keyrenter. Move in process is super quick and efficient plus all online! We that that was so cool and convenient. But once we moved in and noticed the house had issues it was a different story. We pay our rent on time EVERY month and have mirroring schedules (she works during the day, I work over night) so that someone is always available if something needs to be taken care of. As soon as we settled in we realized something was wrong with the hot water so we put in a maintenance request and waited. A few days go by and a bunch of back and forth they end up having to replace the whole water tank. As they are in the process of replacing that we notice something's wrong with the drainage (sink and bathroom) and heater (wont stay on until it reaches desired temp) we tell them then a couple weeks go by keep in mind it's cold out side by this time. I'm over them at this point so I go up there speak to Levi about everything that's been going on and he gives me a fake number to contact him and sends the tech immediately. I notify said number that the tech FRANK didn't show call or text. Next day Frank showes up (odd guy but I didn't read into it) Frank has to come out 3 or 4 more times before they ended up replacing our thermostat I had to say I wasn't gonna pay rent to even get them there and on top of that the last time Frank was at my house he was drunk and brought a drunk woman!! She and he were both cursing in front of my mother! Finally that gets fixed and they clear the matinance request without even fixing the drainage issue (pipes put in backwards (water being pushed up the pipes insteadof flowing down)) Like it's just one thing after another at this house and they are never on top of it and dont even follow up. We've had two Plummer out tell us the same thing about the pipes and here it is almost April and it STILL ISNT FIXED. Then the Gerardo dude decided to deactivated my portal!! Aka autopay has been turned off so idk what they doing now. This isn't everything but the most annoying highlights they are putting our health at risk and I'm over it. Update Its HILARIOUS you say they're supposed to be here after 2PM (the time I've started going to sleep within the past two weeks aka AFTER ALL THE ISSUES) check out these texts from when yall actually started arrive always AFTER 6PM so try and turn it around again and there were sooo many because GERARDO kept canceling them if you'd look they're all about the same issues. And we've been with the new company for maybe 3days now AND THEYRE ALL FIXED HMMMMM WONDER WHAT CHANGED

    Terrible don't rent any thing they manage, you will regret it. They add costs and their leases are a nightmare.

I moved to…read moreTulsa from San Francisco so I wanted to live in a place I could walk to shops, restaurant and a grocery store. I absolutely love it. The location is super convenient to so many things. I'm close to Woodward Park, The Gathering Place, downtown and Riverside Drive which can get me to other side of town very easily. O'Fallon Properties keeps Cherry Street Villas up to date, clean and their maintenance staff are knowledgeable and friendly. Any issue I might have (hardly any) is always addressed immediately and fairly. Rent is affordable and best of all I feel very safe considering how busy Cherry Street can be on the weekends. The property never has any trouble and I often see O'Fallon Properties routinely surveying the area and making their presence known. If you are lucky enough to see an opening at Cherry Street Villas I highly recommend you come check it out for yourself. Us tenants say hi to each other and for me, it's a terrific community.

The maintenance team truly does a wonderful job. The building and grounds are well maintained, with nice landscaping, as well as small communal areas for the residents to enjoy. They have recently installed a new gate on the property, it is heavy, and provides a level of privacy and security that is wonderful to have. If you want to live in an apartment that doesn't overcharge you, and does a great job of keeping everything maintained, then you need to look at any of their properties.

Here are my chief complaints 1. 14-page lease with all kinds of crazy language and requirements. When I asked the agent about a few things, she said not to worry about it. 2. House was falling apart and yard was a mess of mole holes and weeds. They told us to make a list of everything wrong and our list was lengthy. It included several broken locks and windows. They did not fix anything though! 3. We put down a large deposit (over a grand) plus $400 for pets. When we moved out, we cleaned thoroughly and mowed, weeded and weed wacked the yard, but we were still charged $400 for yardwork and $100 for cleaning.

    As an out of state owner, it is imperative to have a management company that is top notch. After…read moredoing business with multiple property management companies in Tulsa, I have noticed that Home Finders Leasing and Management Inc., is by far head and shoulders above the rest. They currently manage all my properties and I have benefited greatly with Nate's (Garrett & Company Realty) ability to negotiate purchase agreements. Communicating with Luke and his associates over the past few months has been a pleasure. They are quick to solve problems and always reachable. More importantly, they are diligent to make sure tenants are properly taken care of and treated with respect. Furthermore, they have a cutting edge accounting system that increases transparency and saves me a tremendous amount of time. Five stars for the professionalism and quality service offered by Home Finders. It is always nice working with a business that truly cares about their clients. For me it all boils down to character and competence. Nate and Luke's' background speaks for itself and on every occasion they have demonstrated their competence with tenant selection, property acquisitions, and overall how they run their business. Guarantee you will not be disappointed!!!

The apartment wasn't bad, but the electricity was shut off for non payment more than it was on. SO...If I came home after dark, I would have to walk up a VERY dark flight of stairs to get to my door and then fumble blindly with my keys trying just to unlock my door, which turned into a full on freak out if I had kids with me. I constantly had plumbing problems and it would take weeks for them to show up. Sometimes helping themselves into my house uninvited and at odd times. I had lived there about 6 months when they got new management, and I received a letter that they had no record of my rent being paid for the months of September, October, and November. This was in March of the next year. At the time I patid rent with Money Orders, I found the receipts for Sept and Nov, but the Oct receipt was gone. I had to pay it again. If they never received October rent, why would they wait till March to even mention it? Then, later upon telling my story to various people, I encountered several more people that received the same letter demanding proof of payment or face eviction. Now I was convinced that Perry Properties just sent this letter out in an attempt to corner unorganized twenty somethings like me to double pay their rent or be evicted. Maybe trying to round up $ to pay the city and electric bill. Did I mention that the owner, Dan Perry, is a lawyer? Reluctantly and irate, I paid it to keep a clean renters history, but I also gave my notice the same day. To this day, I still hate the greyish blue color that they paint all of their properties.

BOTH electric and water were both shut off for non payment (though my rent was on time) during my 6 MONTH lease. pathetic, pathetic slum lords. avoid at all costs.
