The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

They are sharp, on the ball, know the trends, and more importantly are able to navigate the insanity of the 2021 housing market. I should clarify the current state of things because this is likely going to look a whole lot different later if/when the bubble pops. The early 2021 market has a pent up demand from the pandemic, low inventory, insane competition when buying, over-asking offers 100% of the time, and super low mortgage rates. It's a perfect storm and the biggest sellers market in a long time, and you have to be a savvy buyer to say the least. Years ago I used a different agency and realtor who was nice. Nothing against him, but he would've gotten figuratively eaten alive in this current market. This time, we were able to find a house and get it under contract within just a few weeks into our search which is almost unheard of. Good guidance, staging, and strategy across the board. I'd definitely recommend working with an agent on the KB team and feel fortunate the way things have shaken out for us in this Hunger Games, musical chairs housing market.

I've tried to rid my house of the stench of their warranty team, but I can still smell their body and orifice odor in my house. I'm calling out a hazmat clean-up team, I hope that helps. They understood our frustrations and were accommodating to take appropriate actions where they could. Some things, like large trim gaps and cracks in the driveway, are not fixable, and that is understandable. We appreciate the following up with us to ensure our experience was more enjoyable. Overall, we love our home. The architecture and floorplan of our El Dorado style home is perfect for our needs and lifestyle. The design session where you get to make your selections was fun and made as easy as possible - my favorite part of the whole process; additionally, Molly is super helpful in ensuring your selections make sense for your home. For future Rodrock new build homeowners, I would only suggest documenting everything, NOT being in a different town/city/state during the build process, asking lots of questions if you have them, noting concerns to your project manager and/or the Rodrock team, and reaching out to Rodrock specifically if you do have issues with your project manager. They'll do whatever possible to correct the situation. Will update after the 11-month check if needed. My husband and I have lived in our new build for 3+ months now. We moved from out of state (although we are originally from the KC area and familiar with the Rodrock name). We understood living out of state while our new build was going to be finished was going to have its challenges. We were not able to be present at the final walk through because of logistics, but we were assured we would have people there looking out for us and our home. Well, we have gotten to the point of our 90-day warranty check point, and we've noted numerous issues - most of which were denied because the warranty does not apply to "fragile items", "paint touchups", "stain touchups", "driveways", "concrete", "light fixtures", "trim", and etc. We have scratches on multiple windows, several of which have multiple deep scratches (which the window company physically told us that Rodrock should replace), a chipped toilet seat, paint runs, damage to cabinetry, numerous cracks in our driveway, dirty/stained exterior stone, unsealed plumbing in the powder room sink cabinet, trim that was miscut just to name a few issues - all of which were denied. We had a review of the final walk-through list (again, we were not present so we could not add to it) with our project manager, Karen. When pointing out some additional items we were finding that were missed, she said "we can walk through this house a thousand times and you will always be able to find something". If that's the case...fix it. We did not pay this much money for a NEW build only to have to fix the sloppiness and lack of attention to details from your team. And because of that, we are not able to have the warranty cover these items now. This is unacceptable. Additionally, our PM was often sighing when asked to resolve an issue, downplaying the concerns, and/or straight out complaining about doing her job in front of my husband and me, and even our realtor. While there were some positive moments of the Rodrock new build experience, those moments are overshadowed by the amount of work we will now have to do to fix their sloppy craftsmanship.
