    The property is absolutely beautiful and the staff is excellent. Hands down, Best Property in Destin!

I have a two bedroom, two bathroom apartment. Things constantly break here and management has been awful. They're pretty slow to respond back to emails and calls. But also, I've never had someone in charge of a complex pop an attitude with me so intensely, I hung up the phone. But apparently that's normal here? With the exception of Anna. She was lovely. 10/10 on her courtesy. Everyone else is horrible to deal with though. That's why they have you meet her first. Please keep in mind too, If you move here, you're going to pay a lot of money but don't expect a lot for it. For starters, the apartment complex is next to some kind of plant that releases a smell that can make you vomit. It's like someone pooped across the property and if you open your windows or your car doors too long, the smell will fill the area and linger. It's horrendous. That alone would make me want to move. However, the appliances have caused me a lot of problems. Like my air conditioning, heating. It broke numerous times over the summer and now it's cold, my heat doesn't work without setting off the fire alarms. Maintenance always comes and "fixes" things just for them to break shortly later. My dish washer's liner came out twice and the sink water sealer broke within a week of living here. You'll need to expect to pay $25 for trash valet but you're limited as to when you can put trash out and the amount + type of trash that's taken. They will charge you if this is done incorrectly and not immediately taken care of after a notice. They will also charge you for the package locker room. There's not really another option, but if you go out of town and receive mail during your time away, they will return it to the sender within a few days. You might as well just get a P.O. Box if you plan to not be home for more than 4 days at a time. Terrible place to live if you travel often for work or pleasure. On top of that, I have never been spoken to by anyone in the community aside from being told I'm at the pool late (it was still an hour till they closed) and a lady telling me to get out of her parking spot, despite that there are no assigned spots. I also was signing my lease when they let me know that I would be on the 3rd floor with no elevator and if I wanted one with an elevator, I'd need to wait a longer time than I already had. Also please keep in mind there's no smoking on the property. Living here is great incentive to quit nicotine and hopefully you don't need a medical card. The list goes on but all in all, I can say I hated this place and I would never recommend it to anyone. It's pretty, yes. But you can get so much more for so much less down the street. Save yourself the headaches and maybe some money by skipping this one. I wish I would've.

Our lease was up at the end…read moreof September, Angel the leasing agent scheduled a walk thru and even offered tips of how to not to be charged for painting etc. She no showed for the walk thru and the additional office staff said no need for a walk thru "you are all good"! 8 days later an invoice was sent for $600, mult attempts to contact Angel by email and phone with zero response. Who has a position in a leasing office that would not be expected to call a resident or former resident back and address their concerns/questions, isn't that their job?! Where is the customer service or accountability, this is unacceptable and I believe it's a scam. I find it interesting they warn you that you need to patch nail holes but even when you do as is expected they still charge $200. I think we had a total of 6 in the entire space all were taken care of as instructed, refer to photos below, this unit looks move in ready versus damaged and needed extensive repair! An active duty military person lived here that was gone 2 weeks out of every month with no pets and he owes $600? Maybe they aren't calling back because they can't explain why?! The buildings are so dirty, windows, siding, sidewalks, stairwell and halls smell like garbage. The pool is closed often, the gym was closed for a month, mult machines are broken and not safe, a piece broke off and hit him on the face, no one cares! Reconsider your options while we wait for a return call regarding the threat of collections!

While there is a ramp to the beach, there is nothing to assist once you are off the ramp. The Service Dog policy is a violation of ADA. They want proof of your disability... rather than the asking the 2 permitted questions. Owners clearly do not want service animals here. Our daughter was accosted 3 different times by owners of units telling her she was faking and that her dog was not allowed there.     I would STRONGLY CAUTION anyone before booking this property. After traveling, unpacking, and…read moregetting settled, we were suddenly denied access because of an under-25 policy that was never properly enforced until we arrived. The parking attendant told us we could only stay if my parent remained on site the entire time -- including through the night -- and even warned they could perform unannounced checks at any hour. This was humiliating, stressful, and nothing like what was advertised. This was unreasonable, threatening, and made it impossible to continue the stay safely or comfortably. As a result, we were forced to leave the property immediately and secure alternative accommodations at our own expense, despite having paid in full. The host then delayed canceling the reservation until our last booked night, which meant the unit sat empty instead of being rebooked and left us with no refund. Communication was slow and dismissive throughout the process. This experience completely ruined our trip and cost us time, energy, and money for nothing. It is heartbreaking to save, plan, and look forward to a vacation only to be turned away at the door. I would never want anyone else to go through what we did. Please be VERY CAUTIOUS before booking here - in knowing that they can and will access your unit at any given time "even if it's the middle of the night and in your underwear" per parking attendant that said he goes by Beau.

When you are setting up at the beach, you are required to go behind their 5 rows of rental chairs which stretches the whole way of the beach area. You are forced to look at umbrellas and chairs the whole time while you are all the way in the back, then when you wanna go to the ocean you have to weave through all of them like a maze. Would be perfect if it wasn't for this, but to me seeing what I came here for is important! Maybe fix this and stop being so greedy, then you would have better reviews and customer experiences.

When Greystar bought everything changed especially Mgmt. they have had a few good people but for the most recent there are a few people that are not nice at all... Robots, no compassion. They had a fire there recently and I believe it was due to faulty wires that workers caused. No firewalls, water was weak and firemen had little pressure!! Over 70 people lost their liFe long possessions and memories and residentsWe got nothing but the run around from Mgmt and I felt no empathy at all from them. Unfortunately, my own experience living here reflected a long pattern of negligence and unsafe living conditions. I was forced to move out after repeated issues were ignored -- including blackened electrical outlets, mold contamination, and improper AC installation on rotted, mold-infested boards that spread spores through the vents. I lived in Building 3, Unit 3305 (Top Floor, Apt 305). Despite providing proof, management refused to take accountability. They even deleted my work orders after I was displaced and tried to force me to sign a waiver waiving my statutory tenant rights. To make matters worse, the property's attorney (from Jacksonville, FL) initially reached out to me regarding my complaints, but has not returned any of my follow-up attempts. I am still trying to resolve wrongful charges, misuse of my security deposit, and unauthorized entries into my apartment. I urge potential tenants to proceed with caution and current residents to document everything in writing.
