Currently, there are only a handful of kids here which is great because kids tend to be noisy. If you want a quiet, decent place to live - this is it. There is no play area provided for kids so I wouldn't say it's kid-friendly other than the pool (which is heated only in the summer months) is very shallow: 5ft max. Amenities: There are washer/dryer hookups in each apartment, but if you don't own a washer and dryer there's a laundry room located on the premises. 1 dollar to wash, 1 dollar to dry and the room is locked to prevent outsiders from using it. Kitchen is equipped with new or new-running equipment, the dish washer, oven and microwave in our apartment are brand new and matching brand and style: Kenmore. You must bring your own refrigerator. Every apartment has a two car garage attached - a priceless commodity in a city that is notorious for car thefts. The garage will also bring in more dirt that usual in the apartment, thank goodness there's tile in the kitchen. Note: The kitchen is not laid out in a logical manner, it leaves a lot to be desired. If you're me and love the kitchen and cooking 24/7, the coat closet will become a pantry and you may invest in a roll-away island. I also recommend heavy duty shelving. Safety: The bushes and trees are trimmed back from the sidewalks, each garage and front door is lit at night. Cops get called if anyone plays loud music, this isn't a party apartment complex. People have jobs and both my neighbors get up at 5am to leave for work. Dogs have a designated dirt area to relieve themselves on the west-most corner of the complex, and you're required to clean up afterwards. The grass is strictly prohibited for pets at all times. These policies help keep this place immaculate and sanitary, I am very thankful for this. Bags are even provided for you! Good Eats: The Albertson's is within walking distance, about 5 blocks. They have an organic vegetable section and a large selection of fresh bunches of herbs, something that is totally needed since not a lot of plants survive out in the desert. There are a couple of Indian market/delis which are so delicious! In-N-Out is on Avenue I, don't go to the one in Palmdale: Hobo central. Health: The apartment complex does not have a gym here, nor are there decent trails to walk around here, the closest one is paved and the almost incessant wind here kicks up dirt and dust like crazy next to the trails. Really unpleasant. There is however a 24 Hour Fitness nearby, about 1.3mi away so your warm-up and cool-down could be walking to and from there. The closest dog park is an hour walk away. The nearest park is a 1.5mi walk, worth it though, as the tennis and basketball courts are plentiful and well-kept. There's a YMCA on the premises there. PROS: Quiet, safe, good management, well priced, green, place is maintained and units fixed up quickly and well, ample parking if you stick to your own garage, quick response times from emergency personnel and law enforcement, washer and dryer hookups and laundry room, pool, vaulted ceilings in the living room, kitchen appliances are top notch, town home layout, adjacent to schools and upper class neighborhoods behind the complex. CONS: NOT kid friendly: there are some CRAZY speeders in the complex at the time of this writing. Your neighbors' garage doors can be heard opening and closing clearly. Dog size limited and breeds restricted. One of the largest security deposits in the area, in my case: $900, that's $1900 for the first month, more if you're wanting to bring a pet. No gym. No hot tub. No movie theater/lounge/club house/common area. Bring your own refrigerator.

I'm always worried about roaches but haven't seen a single one inside the apartment. They've been renovating some of the nearby units for the last few months and even then, no roaches in sight! The manager, oh the manager! Cindy is by far, one of the absolute best managers I've ever had. She goes over an above her job description. She is available by phone, text, and email. I've never had to wait more than an hour to get an answer/resolution from her. Her preemptive checks on the units (smoke alarms, vents, etc.) give all tenants a greater sense of security and comfort knowing that we are being looked after. The rest, Jenn A.'s review hits everything spot on. Only thing I wish the complex had was a jacuzzi and a BBQ at the pool area, but easily overlooked with all the other pluses Park Place Apartments can offer.

The biggest issue is the terrible roach infestation. it's a known problem that every resident here is aware of. Despite pest control coming in regularly,the issue never gets resolved. Pest control comes to the building every Tuesday which is a red flag all around. The property itself is dirty, with trash and debris often blown onto your unit porch/doorstep. The pool is never open, and I've lived here for a while and it's always been closed - completely useless. There's a lack of proper upkeep throughout the complex, and it's clear the management isn't doing enough to maintain it. I also have issues with poor communication from management, and they seem to avoid resolving any concerns. I would highly recommend looking elsewhere if you care about a clean, functional place to live. Save yourself the headache. Side note ( THEY OFFER COMPLIMENTARY PEST CONTROL SERVICE BECAUSE THE WHOLE BUILDING IS INFESTED) and also makes us pay for it along with water trash and sewage.

The community here does different events throughout the year for everyone to get together 3. Basketball court + grills to use on the property and there are 2 pool areas + 2 gym areas, 1 per apartment section (2 in total) 4. Their apartments are ALL renovated and the inside is nice with updated appliances and ceiling fans in the bedroom and living room 5. Trash DOES get taken out on consistent basis 6. NO issues with getting my security deposit back, was quick and received within time frame I asked about 7. You can pay rent with a credit card and they have a flex rent program for helping pay rent if you can't afford it all in one amount/due date CONS: 1. Front office is HARD to get in touch with! Id send emails and either never get a response or they response days later.... Even calling is hard to get in touch w/someone, usually goes to voicemail which got annoying as a resident 2. Their security guards are just sitting on their phones most of the time and I'd only see 1 person at a time, hard to keep track of the complex with 200 units or so in it 3. Parking always was running out on weekends with people bringing guest and they take a bunch of spaces, super annoying! 4. Crime occurred in the neighborhood! My first month here we got an email notice about the "Kia Boys" coming into the neighborhood and had damaged Kia's they sent a notice about protecting our vehicles.... Not a very safe vibe from first impression 5. Trash fees... expect $75+ EVERY MONTH! I have never paid this much for trash fees! Ridiculous! Even at my new complex (same size community) & 4 other complexes I've lived in.... Have ALWAYS paid 25-40 dollars a month for this fee! 6. The automatic gates... they NEVER both work for very long! There were numerous times when 1 of the 2 gates was always getting broken and they had to repair it, took a few weeks at a time to fix the gate just for it to go down again same month or weeks later 7. Apartment heater on the roof blew up in the apartment across from me! (See photos attached).... This was at the apartment my friends and fellow service members lived in! Their heater blew up above their bedroom and of course it was days before Thanksgiving... they spent their Thanksgiving in a hotel room! I also attached the note the complex sent to all of us in the immediate area where the explosion happened... CALLED the number to complain about NOT having water and heat, especially with family in town for Thanksgiving and NEVER got answered back! Even after voice messages... Super irritating! Since our move ins, myself and my other service member friends thankfully have gotten out of this place. 8. COCKROACHES! Expect cockroaches here! Absolutely gross.... Their plumbing is super old and NOT clean.... Spent quite a lot of money on bleach consistently cause it helped keep the cockroaches from coming up from kitchen drain and mainly the bathroom sink & shower drain! Would even have to cover my drains when leaving for vacations due to cockroaches coming back so much.... Not cool & never lived in a place with a cockroach problem 9. Dirty neighbors! People leave trash bags nonstop on their door steps, balconies and around the community! It's gross! Especially when you're paying 1.8-2K+ a month! Clean this property up! 10. Plumbing problems! one of the complexes had random water sitting there for weeks on sidewalk by the mail room, NO wonder why there is a cockroach problem here! 11. Gyms do NOT have AC! (Only fans) 12. Random homeless people would come inside the property at night. emails went out cause HOMELESS PEOPLE WERE SLEEPING IN OUR SHARED LAUNDRY UNITS! 13. Dog poop everywhere here.... If you don't want to clean up after your animal... don't have an animal! (Yes, I own a dog too!)

Office staff: amazing. Nice, helpful, and professional. Grounds: clean, relaxing, and full of amenities. The clubhouse has a stadium theater (don't get too excited), gym (the gym is ASTONISHING and is basically a full gym), and conference room. Parking is ample and there are plenty of open spaces. No assigned spaces though and some people park like buttheads. Apartments: 80's style kitchen. Everything else is great except the air conditioning (its an ineffective heat pump), which is expensive to use and will run non-stop and not maintain temperature. Actually, in the peak-heat months, you will get hot despite the a/c running non-stop from 3PM-9PM. Electric bill about $200+/month for summer....think I'm joking? Im NOT! They are upgrading the a/c units one at a time though. STORAGE SPACE IS UNHEARD OF AND INCREDIBLY AMPLE! Fridge? $25-35 per month Cockroaches all over the place at night when its hot. The big, HEALTHY black ones. One was crawling on the ceiling above my bed right before I went to sleep. They seldom are inside the apartment though...just all over outside.
