Do not move here. I've had nothing but problems since moving into Town Square Apartments. The biggest issue is the terrible roach infestation. it's a known problem that every resident here is aware of. Despite pest control coming in regularly,the issue never gets resolved. Pest control comes to the building every Tuesday which is a red flag all around. The property itself is dirty, with trash and debris often blown onto your unit porch/doorstep. The pool is never open, and I've lived here for a while and it's always been closed - completely useless. There's a lack of proper upkeep throughout the complex, and it's clear the management isn't doing enough to maintain it. I also have issues with poor communication from management, and they seem to avoid resolving any concerns. I would highly recommend looking elsewhere if you care about a clean, functional place to live. Save yourself the headache. Side note ( THEY OFFER COMPLIMENTARY PEST CONTROL SERVICE BECAUSE THE WHOLE BUILDING IS INFESTED) and also makes us pay for it along with water trash and sewage. read more

Mayra property manager she is very professional very cordial helped with everything I need when I have a problems with maintenance Elia and Lebo take care any kind of maintenance emergencies or any repairs they are amazing. They go extra mile to take care of everything. also, I would like to mention about Gabriela . She is the assistance manager they are exceptional. I'm extremely happy. I've been living here for a few months now and I'm usually not one to complain and just let things be. Pros: I love my apartment it's not bland, walls are grey which i love and the layout is perfect besides the lack of storage. Cons: before I moved they said the gate clickers are on back order....3 months later they're still on back order so there Are LINES of people waiting at the gate for someone to open it with lots of people not having access. I've waited 10-15 minutes just to get in and the security blocks it at times so no one comes in. I've had issues with my apartment but no one hardly answers the phone to help with maintenance. I called about my disposal leaking because it's damaging the cabinets and it looks like they used one of my trash bags and just wrapped it around the pipes!! The very last encounter with Stacy was fine til I went to shake hands with her. She pulled away. I asked her " you're just going to leave it like that? She says, "yes because I didn't like your review of me" This to me is very childish since the last time I spoke with her was when I received a 60 day notice to vacate with no reason given. She obviously holds a grudge with tenants even two whole Months later. I'm mystified as to how your company continues to allow their on site staff to operate without reciprocity for their poor behavior. Honestly in any customer service industry. Staff are usually required to act above board, not allowing personal feelings to govern their response to consumers. Regardless of a tenants behavior she should have behaved accordingly. I am concerned that she will ignore my request to retain my new address to have my remaining deposit sent to me. Maurice ( the senior maintenance person ) made the final walk through with me. He noted how very clean it was and minimal impact to the unit despite four years occupancy. We also discussed how the carpet was damaged due to numerous maintenance errors, three separate floodings due to plumbing issues and adjacent tenants misdeeds. Despite all the maintenance records that reflect all those issues beyond my control. I feel she will try to place all the blame on me with personal malice. The fact remains I'm not the only tenant who has had this problem with her. If this were my business, I would not allow an employee to harass, grieve and lord over a tenant his/her position of authority with a personal grudge. I do not live here but My mother just recently applied for an apartment here. All I have to say is the people in the Leasing office act like this apartment complex is owned by them and think they can say what ever the hell they want to you and that they will get away with it. First of all, they met the wrong one when it comes to me because I have no filter and do not give a shit and I am tired of the disrespectful way they treat people, it's obvious on these reviews, which I wish I had read sooner. Going back to my mother, my mother was already approved and the leasing agent Mayra tried to reject her application, literally four days before she was due to move in because I called on my mother's behalf for some information that was wrong on the deposit amounts. I was like how the hell can she do that, then when she called my Mother back offering her the apartment again, she told her she would meet with her and that I was not welcome in the leasing office. First of all, if my mother is staying there I can come and go as I please, since I still do not know what the issue is with me. They are definitely not professional at all. This caused my mother so much stress because how are you going to reject an application four days before move in because you want to take things personal. FYI-I called Cannon Management myself. At this point there is no choice but to move in because of the timeframe but luckily I was able to talk with someone who seem to understand and was helpful. I decided to call Cannon Management today to clarify the maintenance request I made a couple of weeks ago. They were able to inform me that they processed my request and had a AC technician come to my unit on Monday morning to repair the issue. This was in contradiction to what the property manager told me that Monday afternoon. She told me that the office in Riverside didn't have the authority to do that unless it was an emergency situation. To add on to this, on Tuesday July 3rd, someone else with maintenance was sent to my apartment. I only know this because the NEST app on my phone alerted me to the changed thermostat, and that the blinds and screen on the patio door were left open. I like to give everyone the benefit of a doubt, but why would someone be looking at the fan system in the utility closet outside if it was only user error with the thermostat? Why did my ability to use a thermostat not come up during the 2 repairs that happened while I was home (neither technician during those 2 visits touched the thermostat)? I had gone in whole heartly excited to give this establishment my money until the long list of hidden things that were much different then what were shown to us on the day we browsed the display unit. Meanwhile the woman Mirah had said that unit is much different then the other units because it used to be an office space so no unit will exactly look that way as it was an office prior. The sad thing is seeing how they lied and lied, from the knowledge of how things would be applied when they turn the apartment, to how the least date changed, to the flooring and so on. I want to give a special shout out to Mrs Morales, she is patient, caring, respectful and went above & beyond to assist me with my application process. I am relocating from San Diego and provided all the required documents in a timely fashion. When she attempted to verify my tenancy with my former property manager he was a little stubborn about returning her calls and emails, with her patience and my persistence he finally responded, boy was I so ever happy for Mrs Morales patience and willingness to hang in there with me to reach my former manager, although she didn't have too. She continued to communicate with me through my challenges and was so respectful throughout the process, for that I am for ever grateful. I would chose Town Square apartment, because of the amenities offered, how well the maintain the apartments, location to work and the bonus was the opportunity to meet a wonderful person like Mrs. Morales. This place is horrible! DO NOT rent here!! I haven't even been here for a year and I am itching to get out! When I moved in, there were no screens on any of the windows, the carpets and floors were filthy, the tub wouldn't drain, the faucet dripped, the kitchen sink leaked, there were cobwebs on the corners of the ceiling and floor, the list goes on and on. Nine months later, I still don't have screens on all the windows, I have 1 window stick to open and close the blinds, the kitchen sink still leaks, and now the bathroom sink doesn't drain properly. Calling maintenance is like waiting for California to get out of a drought, it most likely isn't going to happen. The people in the office don't care who you are or how you are, all they want is their money, and screw you if you talk to them or ask them something. Every time I went to pay rent inside the office, the manager was so rude, and didn't care if I had a question or needed help with something, so I just gave up and now I pay online. There is a tree right in front of my patio, and kids are constantly climbing it, screaming and yelling, EVERY SINGLE DAY! The walls are paper thin, so you can hear everything, from people talking, to someone knocking on someones door across the walk way. There are always shopping carts in the middle of the walk way. People leave trash all over the grounds, others throw their babies diapers out their front door (NOT AN EXAGGERATION!!) The person above me sounds like he is constantly dropping weights on the floor because of how thin the walls are, you can hear him using the bathroom in the morning!! (that isn't an exaggeration either) There is a maintenance closet outside that people are constantly using to get high, almost every night it wreaks of weed. I have had my storage closet on my patio opened and rummaged through because there is no lock, and I have had a chair stolen off of my patio, one week after I bought it!!! Two weeks ago, I went to get in the shower, and there was a 2" LONG COCKROACH in my tub!!!!!! DO NOT RENT HERE!!!!!!!!! This apartment complex is the worst place I have ever lived! Cons Terrible neighbors. Constant cursing and screaming mainly towards their kids (good disciplinary words like "you f***ing stupid kid, I can knock you out without even trying!" You know, good supportive parenting talk every toddler and infant need), smoking marijuana and various other drugs that reek, and dirty diapers littered on top of the covered parking. When we moved in, the carpet was stained and crusty, no screens on any of the windows, sliding door was nearly impossible to open. Bathroom sink consistently dripped. Pros Apartment complex layout and grounds were very nice, especially for Lancaster. Apartment itself was fairly nice. Parking was always available despite our neighbors wrecked car under a car cover for 6 months+, and our other neighbors ghetto low riders that literally had spider webs covering them from not being driven. Security was, for the most part, patrolling after dark and the gated entrance usually was closed after office hours. Again, it is the ghetto town of Lancaster, so not much anything is good there, but for what is has to offer, I'd say this is one of the better apartments. read more

I lived in these apartments last year. Do NOT move here. Find another building. It's loud, dirty, and maintenance half repairs or does NOT repair anything on time, if at all. We delivered our move-out notice to the manager, and four months later received a collection notice for unpaid rent balance. We never received any communication from management, and of course they kept our deposit and applied it for a month that no one was living there! Complete crooks when it comes to security deposits! To begin, there was never any kind of walk through when I moved out. I moved out two months ago and left the place in excellent condition. Not only did they not send me my deposit back, they said I owed them. The charged me for replacing the carpet when I had only been there a year and a half and the carpet was perfect when I left. They charged me for reglazing the tub, even though it was pealing and that is not something I could have repaired (Normal wear and tear). The walls had no major holes and were in great shape yet I still got charged a painting fee. They even took money from my deposit to pay the final utilities bill to the company that I had already paid! There were false charges on the cleaning bill that I am still fighting but everything takes forever with them. They sent me a revised deposit statement but it is still way off and I am unfortunately going to have to take this to small claims court. Luckily I have pictures and witness to show that the place was good how I left it. read more

I haven't had any issues here. It's apartment living so it wont be like having your own home. The only issues i have is my garbage disposal leaks and some of the newly installed tile is starting to lift. I am very pleased with their service so far. A little disappointed that the pool closed for the season so soon after moving in. I find the place to be quiet and well kept. The gardeners are very friendly. The security were around a lot on Sunday's but I haven't seen them in a while. I do find the hole in the wall a little unnerving and would prefer that it be rebuilt asap. I found that my service requests are answered the day after I make them and I have found the company to be very fast and on top of that. I have never found any bugs in my apartment and would genuinely recommend the complex. read more

This is the worst apartment complex. When we first moved in, the "leasing specialist" told us not to write down anything that may be wrong with the apartment, because they had their own notes. Every time my husband pointed out any damages, the leasing lady seemed VERY annoyed. They leave a "out to lunch" sign on the office door for HOURS. My husband and I have been trying to contact them, while sitting in the heat, waiting for someone to show up and let us fill out our move out paperwork. (We called and left three messages today and no calls were returned.) Of course, no one showed up, so we had to call cannon management and complain. The staff is horrible. We came in one day to ask a question about our move out date and Mayra Martinez (the "leasing specialist") just stared at us while we sat on the couch for about 20 minutes. She could have been on lunch, but a friendly "someone will be right with you" would have been nice, instead of glaring every chance she got. They NEVER answer their phone regardless of how many messages you leave them. They apartment was disgusting and smelled like cigarettes. We actually had to clean the place before we moved in, because their cleaning crew didn't do a good job. Roaches everywhere AND the brick fence that is supposed to be guarding the apartment has a HUGE hole in it from one of the neighbors running into the wall at 1:30 at night. The hole has been there for about two months now, which is easy access for any random person to walk in. (I have never witnessed an after hours patrol, and I lived there for a year.) Also, people ride their motorcycles through the apartment at 2 am. I had kids knocking on my door once a week asking for money, or people approach me in the parking lot asking for cigarettes, money, etc. Please please please don't move in here, unless you enjoy living in hell. read more

I have to say that the property here at Town Square is horrible. I've given up trying to contact anyone in the office because they absolutely do not care about the tenants. When I signed my newest lease, I asked for a copy and was denied because the property manager still needed to sign it. I've asked for it almost monthly since then and have still not received a copy. I have placed requests for maintenance because the sink in the master bathroom is clogged and drains slowly, after several months it still is not fixed. The apartment above me had a leak which caused the ceiling in my front bathroom to bubble, yet this wasn't fixed for several months when I finally complained in front of prospective tenants. When your company came in to replace all of the toilets, they didn't tighten the connections and ended up flooding my apartment. Then the maintenance supervisor promised on several occasions to have the carpets cleaned and again I had to complain in front of prospective tenants to have this completed. The tenants above me play loud music at all hours. When I call the office to complain, the staff refuses to do anything and insists that I have to call the security company. The latest incident involved a hot water leak. I called the office as soon as I detected the leak due to hearing running water and having the floor be hot to the touch. No one came out to diagnose the issue until the next morning when my apartment flooded. Then the plumbers take their sweet time fixing the problem. They left my apartment a disaster with drywall dust covering everything. There is dirt and dirty water on all of the floors. This I have to clean up. I have to wash all of my linens and floor mats. Your website says you have a commitment to the environment but when I got home every single light in my apartment was on. I came home at one point and the door was wide open with the heater running. So in effect I'm heating the outdoors. I'm paying for that natural gas. When it didn't look like the plumbers were going to finish tonight, the property manager said that I could go to a hotel but that she wouldn't provide it. I was expected to and also expected to request reimbursement from my rental insurance. So in effect, I get to pay higher premiums due to your staff's incompetence. At the end of the day, I understand that this is a business and is all about the bottom line. However, I am a full paying tenant. I do not have any of my rent subsidized. Any competent landlord would want more tenants like me. I take pride in making sure my apartment and the area around my apartment is clean. If they want to run me off to get more people that don't care about their apartments or their property, well, then I guess they're going to get their wish. read more

If I could give a negative score I would. Front office staff is completely dismissive and non compassionate. I have been living here since january and had to be moved in April due to a domestic violence issue. After struggling with PTSD and depression I got a service dog, 30 pound chocolate lab mix to which I was told is a restricted breed. Really?!A chocolate lab is a restricted breed. Then I was told that my 10 year old walking said service animal outside in our own apartment community wasnt allowed because he is a minor, and that he was letting him off of his leash. We have a 26 foot retractable leash that my dog is always on while being walked. Period. Any notice they put on your door they will sneak up and do so, even if you are home avoiding all contact. Unless you catch them in the office at a good time you wont get answers. They do not answer the phone, and do not return calls. Putting in work orders Is a hit or miss as the issues do not get addressed all the time. My new down stairs neigh ors smoke so much marijuana i cant wven have my doors or windows open without it filling my apartment and effecting my asthmatic son. This place is a huge fucking joke. My fiancé and I were "Wow'd" by the model unit just yesterday. The manager Stacie showed us around and let us know that "the unit you receive will look exactly like this. The only difference is that the carpet will be a slightly different color but that's it everything else is exactly the same, appliances and all" We fell for the place honestly. We had looked around and just loved it. We talked pricing and that the lease would be for 13 months. Well, here we are today. We had an appointment with Mayra this morning at 10. We showed up 10 minutes before and Mayra half ass greeted us. We started going over details as to how the apartment would look and pricing. She dropped a bomb on us and said "the unit you get will have ALL carpeting, the counter tops will be tile, the cabinets will be older style as well as the appliances. Okay what?? We were told it would look exactly like the model unit (besides the carpeting being a darker color and ONLY in the rooms), which is why we wanted it. She then tells us that if we wanted an "upgraded unit" it would be an extra $100. We asked what the upgrades would be or what they looked like and Mayra tells us that she has no idea what the unit would look like due to the fact that all units are different, stating that if they changed the counter top in the kitchen that it would be a black tile but still, the apartment would all be carpeted because it's an upstairs unit and we have downstairs neighbors. So what? We saw other units elsewhere that all were flooring upstairs and down. Basically we would be going into the apartment blindly, not knowing what it would look like until we had our move in date. Are you fucking kidding me? If I wanted that I wouldn't ask for a tour. Why provide tours for a bullshit unit if that's not what we will be walking into on the move in date?! After hearing all this she asked if my fiancé and I needed a minute to talk it over. So we did but not before she mentioned she had a 10:30 appointment. We know. We understand time is important but don't rush us because YOU LIED. We did talk it over and decided that we would pay for the upgraded unit. Even after all that. So we start to get into the paperwork after all the lies and bullshit. Mayra then starts telling us it would be a 12 month lease... And this is where I was like you know what I'm fucking over it. Neither Stacie or Mayra could get their bullshit stories straight. Here goes Mayra yet again blaming Stacie saying "Well I don't know why she would even say that. She's the manager but I don't know why she would say that." Blamimg someone else, and saying all of these things with a smug ass look on your face and disgusting tone does not attract people. You may have suckered other tenants in but not us. These apartments are great! They come with so many good amenities and for such a great price! They provide: Modern looking apartments, gym, spacious pool, jacuzzi, bbq grills, nice picnic table areas, a soda machine, playground, your own personal washer and dryer, nest a.c, gated community, security, pet friendly, and they provide pet waste stations all over the apartment complex. Let me start off by saying I have been living here for roughly 9 wonderful months. Mayra assisted me with getting my first apartment and she made it a pleasant experience. She was very welcoming and honest. When I requested the unit with the 2 bed and 2 bath and preferred vinyl flooring as it's more modern looking and easier to keep clean, she explained that the available unit was occupied and I would not be able to see it until my move in date but she showed me the display of the unit on the brochure and was very detailed when explaining the unit. I trusted her and I am glad I did, the day of my move in I was extremely happy as the apartment was exactly as she described and it was/is very spacious and modern looking. My experience here has been good, neighbors are friendly, staff is friendly. I simply just pay my rent on time and treat others as I want to be treated and it's been pleasant. Now, based on the reviews I see, I can't help but notice how people tend to complain about things management has no control over. For starters, the whole dog poop everywhere, let me start by explaining how I have seen people walking their dogs and failing to pick up after their poop EVEN THOUGH the management provides pet waste stations to your convenience all over the apartment complex, like come on? I see maintenance every morning cleaning up the dog poop but there is only so much they can pick up? What are they supposed to be outside 247 day and night picking up after every dropping from every dog because their owners are too lazy to pick up after their own dog? How about instead of coming on here and complaining about the dog poop as if it's managements fault, you call out the next person you see not picking up after their dog. Second, the whole breaking in to cars or what ever. The area in Lancaster comes with it's crime, just like every other city BUT if it's something that concerns you so much maybe think about relocating to a different city? More upscale? Do your research. The management already provides a gated community and a 24 hour security which he watches over more than one apartment complex in the area, he can't be at more than one place at a time. The complaints of the loud music here and there and the smell of cigarettes, the management already explains to residents that smoking is not allowed as that was explained to me but they can't be there on call to knock on someone's door because they are smoking and it's disturbing you or approaching every person that plays loud music. Living in a apartment complex comes with different people and dealing with these people, whether it's their smoking or loud music it's something you should know is going to happen. If you can't deal with other people maybe try getting a house and if you can't afford it well this is reality for you, you are going to have to deal with other people. It's not managements fault. Also, I noticed people dump their couches and mattress by the trash cans, it's so ugly. If you want to live in a nice comfortable apartment complex it comes with the help of the people that live here. I CAN tell management tries really hard to keep the place very clean but right after they pick up after someone's dirty ass couch and mattress there goes another person dumping their couch and mattress and it's a never ending cycle. read more

I lived in these apartments last year, I wouldn't recommend them to anyone! There was multiple reasons why I left this place. First was the maintenance, I had to constantly ask management to come fix my air conditioning. After waiting for over a month I called my own air conditioning company to come and fix it. I was pregnant at the time and could not keep getting the run around from them, so I paid for my a/c to be fixed. Secondly, there are unsupervised kids everywhere being obnoxious and loud. Even though the rental agreement clearly states all kids are to be supervised. The last straw was when I was walking to my car and on the sidewalk was a bag of weed. That's just great, maybe one of those loud, obnoxious kids will snatch it up. This place is a JOKE! Management does not care about you! I broke my lease with them for these reasons and they sent me to collections. Do yourself a favor and look elsewhere. read more

This area is beautiful and amazing cause of how close the stores are. As for the property i lived there 6 years and was in a luttle bune i ended up being late on my rent after 6 years!!! By only two weeks and was evicted right away like just throw into legal and reached out to my property management Adriana Castillo but was denied help or understanding due to me wanting help with my broken down unit. I was there for 6 years and was thrown out like a useless tenant i was there where we have over 8 different property managers take the job til she showed up being rude along with her black frog secretary Stacy. Hopefully they fired her uncommunitive ass as well they are rude inconsiderate dont get the job done. They alow people to sell drugs there and burn down the units and have bugs. They dont clean the units or the grounds often and they wont let tenants reach out to corporate for help cause they know they will get fired. I honedtly dont recommend anyone staying here they kick you out for one month of late even after tryn to talk to the managers i understand you need to be ontime but damn come on work with the good folks if you are gonna let the drug dealers stay. This place is absolute joke. Someone was KILLED on the property. Management did nothing. Multiple break ins. Management did nothing. Shootings in the back of complex. Management did nothing. Broken car windows and popped tires....you get the idea....management did nothing. It didn't happen during business hours and their "security" didn't see it so....to bad so sad. Are you kidding me? Roaches and multiple leaks. So bad there were mushrooms growing on the carpet upon move in. Loud music and people yelling all the time. My child was beat up at the playground?!? What in the world?? Dog poop everywhere. Garbage everywhere. You will be kicked out for no reason even if you pay on time every month and follow the rules. No reason has to be given. Excuse me? Seriously. Cannon management really needs to look at this complex and the person that is running it. Absolutely atrocious. I could go on and on but my time is a lot more important than this place. You might as well throw your money in the trash!!! If you want to live here! Maintenance themselves have told me that the owner has not done not one update!!! I don't like calling them to fix things because i'm always getting the same runaround! There's nothing we could do, I could put tape on your window!!!!! I could put a screw to fix it!! they act as if they are paying it out of their own pocket to replace things! I'm beyond disgusted with their attitude of not wanting to help the people who are paying their paychecks! My children's room is freezing cold because there is a crack on the window and they said they already replaced one of my windows so there's nothing else they can do. This apartment complex is seriously a joke just like their workers! You get suckered in when you first come in or wait until you start living here. This was my first apartment and it was a terrible experience. Like most, I was fooled by the washer and dryer inside the unit. When I moved in the carpet was dirty and the rep from the office insisted that it had been cleaned. It was worn and needed to be replaced! Two windows didn't open and I moved in during the summer so it was extremely hot in my apartment. Also I never received a copy of my lease! Maintenance would take forever to fix things. I would have to go to the office and complain about the issues repeatedly to finally get help. The last straw was when I was charged a late fee. The office rep claimed I personally gave him a check after the due date but when I checked my records I was out of town that day. He pretty much lied to cover his own ass. I then speak with the new manager Gia who isn't too much better than the last one. She gave me the wrong number to the management company and when I attempted to email in my complaint, she answered the email! That same day I have my 30 day notice. This apartment is the worst. If you're fine with helicopters flying around every weekend searching for fugitives, apartments burning down because of the hazardous water heater, bad kids who are never in school, sinks that continuously clog, and a maintenance and office staff that do nothing, then this place is great. read more
