These businesses is fraud!!! They take your money (deposit) and keep it and never return it as promised and states on contract. I have multiple email stating the Will send my refund back on my card now a month later stating the need to call there book keeper. This place keeps your money doesn't want to refund and not a good place of business . IF ZERO STARS WAS AN OPTION I WILL DEFINITELY CHOSE THAT ZERO STARS TO RATE THIS PLACE. I've been living here for a year now. I love my apartment, and almost all my neighbors in my area are great. I do have one neighbor who screams and fights all night, but that can be expected at any complex. There's been no real issues the past year and any time I've needed something from maintenance, it is handled quickly. No complaints, I'm renewing for another year. read more

Pros: Spacious, lots of storage space, good location for the area, work orders are responded to quickly, never had an issue finding parking, never had issues with pests, community is pretty nice and there's plenty of space to walk a pup outside! Cons: Washing machines/dryers often out of order, definitely not enough for the whole complex. Gates and door are often propped open, making the "gated" complex pointless, and my bike was stolen off my balcony (probably since the gates were always left open). I was on the first floor, and could absolutely hear my upstairs neighbors walking around. Staff were responsive and generally well mannered. Although one time, I had one of them call me and yell at me over the phone because my dog was barking. Really odd and unprofessional, it was one of the two women but I wasn't sure which one. Also, deposit definitely took more than needed. I was told I'd get most of it back as long as my place was spotless (it was!) and that was not true. Got back around 1/3 if I remember correctly. Overall, I'd still recommend this place to someone though. Among the nicest in the area. Lived here 1 year, overall pretty good for the area. read more

***PSA if your car is towed and is in the lease, fight it! Thats what happened to us, our car was towed because we didn't drive it for a few days because we were out of town, but the car was in the lease. One morning we realized the car was gone and come to find out management towed our car. We had been living there for over 2 years and have had that car since day 1. When we went to talk to them, Stephanie said it was not her job to check if the car was in the lease, because apparently shes too busy. Which makes me wonder why they even ask us to put our car info if they are too lazy to do their jobs. We went to get the car and the sign they had said the car had spider webs and tires in the car. Nothing about it not being moved. So im sorry apparently they get to dictate how often i wash my car and what i put in it?? So we tried talking to Melissa and we explained again that the car was in the lease and had current registration with the DMV. We told her we were out of town and we wouldn't have known that they placed a towing notice. She said we should have told the office we were going out of town... um im mot crazy why would i tell someone that had a key to my place that i would not be home? Im not trying to get robbed. Also she kicked me out of the office when i tried talking to her and claimed i was disrupting business... um ok. She said she was following orders given by the regional manager. I called him and he said to send him proof was in the lease, which i did and tried to reach out to him many times by phone as well but never heard back. So we filed a small claims against them and guess what?? They called us back right away and offered to pay the towing fee and court costs. Don't let them mistreat you and fight it! It only costs $30 to file a court claim. read more

Update: So we are all moved out and the Regional Manager has been very helpful in the move out process, however... I feel we were over charged for move out, even though they let us out of our lease early only charging us for rent until the unit could be re-rented. It seems they took their sweet time turning the unit for the new resident's. Why rush? They knew they were getting their money from us anyway. The gate remote issue was never truly clearly resolved. With a sub par communication protocol in place, and an astounding mediocre accounting staff, there were never any clear answers to resolve this. We ended up paying far more than what we should have considering what we had to experience while residing there. The collection company that is used to set up arrangements for any monies owed is unusual as well. No phone number is given. Only a mailing address. I was finally able to obtain a number through the Regional Manager and even then you have to leave a message and hope someone calls you back. In all fairness, once someone did call me, the lady that returned my call was very sweet and helpful. I have been assured that the on site staff that was there when we were experiencing all of our issues during move in and residency are no longer there, however I would still not wish anyone to live on such a mismanaged, crime ridden, unprofessional, overpriced property. read more

The Montecito Apartments while not perfect, was the best choice I could have made out of any apartment complex to live in. They are Very nice, well kept and spacious inside. One of the best parts is they have washer and dryers in the units, which being a single mom with two kids that Is a godsend. I have lived here for an entire year, it has been Great! Iman, and Stefanie in the front office are amazing they are always nice and professional and have taken care of my needs and gone above and beyond to make sure my family and I are comfortable. The maintenance staff is amazing, when ever things are broken or not quit working well they are always available. They have come by on their days off and helped me fix issues. If they come and fix it and it's still does not work they come back out with no problem until the job is done! We applied to get an apartment here. We never got approved. The staff never took the time to call us until we were already signing a contract at another building. Mind you I called a bunch of times and they never told us we were approved. When they called I told them that it was not ok that they never called me and they promised they would reimburse me for the deposit which was $100. Now 3 weeks later I get a letter not the check I was promised. I will definitely be blasting this everywhere. It is ridiculous that because of the inept staff they have I have to lose out on money! This people are incompetent and from what I am reading scammers, finding excuses to not refund people's money back. read more

(forgot to update, or maybe I was just mad and wanted this behind me) We barely got $200 back from our $1000+ deposit. I talked to the staff about move out estimates (cleaning/painting/carpet bills) and they gave me a few max prices. The manager herself even suggested I don't worry about cleaning up, because if I missed a spot (for example, didn't clean the inside of the stove) they'd have to charge me the cleaning bill anyway. So, I didn't clean up (should have known better) and got charged twice as much as they quoted for a cleaning bill. Well, my bad for taking her word for it, sure, but then again it doesn't seem that what happened to me fluke experience. Another negative point I forgot to make: My car got towed while I was here for having an expired tag. I was waiting for it to come in the mail. I got a ticket that warned me that it would be towed if the problem wasn't fixed, so I am not entirely faultless here. However, I am still a little stunned that my car would get towed from my own home for the tags being expired for less than on month. Just be sure that you talk to the managers if you get one of those tickets, because they seemed sorry and told me that they would have removed the ticket...after the fact. And, I'm kind of surprised no one called me before towing it? They know damn well whose car is whose. Anyway, just another $270 I lost because of Montecito. Let me be clear: 90% of my stay here was all I could ask for and more. The management seemed reasonable and friendly, the rooms were nice, I always felt safe in the area, and the pricing was reasonable at the time. I'm just bitter (almost a year later) about being ripped off of my deposit return and about the car towing incident. I would give them a 5/5 if it weren't for these two bad experiences I had. read more

I'm giving this 2 stars because of the ending of my stay at montecito. Overall the office people were always friendly with me throughout my stay. I had relatively few issues with the apartment itself. I had roaches in my garage pretty consistently and i saw them in my apartment one time. Both times i put in a work order and a exterminator came out and took care of it. The negative that caused me to only give it two stars was the ending of my stay and the shady stuff they pulled on me. When i was getting ready to move out i cleaned the apartment and made it immaculate. It already was well taken care of before that as well. They charged me to replace the carpet even though the carpet was in the same condition as when i moved in. They stated it was because of pet hair. Why they didnt steam clean it qnd just charge me for that i later found out. The person who moved into my apartment was a employee of montecito so they figured they could get him new carpet. They left me with the bill. They also charged 90 dollars to repair holes from nails where they said i put up pictures. I never hung anything from the walls. Im a male in my 20s i own 0 pictures to hang on a wall. Not just that since when does spackle cost 90 dollars. When everything was all said and done they took pretty much my whole deposit for made up charges. Everyone that i told was suprised since they saw how nice i kept my apartment. My take on this place is you will be charged way more money then you should a month for a 1 bedroom and on top of it they will steal your deposit. If money is a concern for you look elsewhere. 3 stars because my stay for the most part was okay, I put in my 30 day notice on the first of November and moved out and did the final walk thru on December first and it's been a month n half and still haven't received my deposit of 1800 or an itemized list of charges they were going to use put towards the apartment when I call they keep saying it's still being processed, now it's passed the 21 legal days and I'm going to seek legal action read more

I figured I would give this place a few months before I gave it a review. First of all you definitely get what you pay for, the grounds (mainly the parking area) always seem to be trashy, the parking spaces themselves are decent considering how they only give you one "covered" parking sticker and that area is always very open. The apartments themselves are rickety, im sure from years of half assed maintenance, duct tape and painting over dust must be their motto. And the usual apartment complaints come in, inconsiderate neighbors, horrible "entrance/exit" planning, pools are a mess and the far hot tub (away from the office) does not work, and the gym equipment is also a joke. The so called "rules" that you have to initial when first moving in are not adhered to or enforced in the slightest. On the positive end, the place is in a great location, near a lot of fast food places and grocery stores. The staff is very friendly; however, I get the feeling that they could care less about the issues of the place. As I said before, you get what you pay for. Some advice for new tenants, mark down even the slightest deficiency when you go through your initial inspection, there was A LOT of little things wrong with my place. They will make excuses for them, but im sure they will not have any problem using them to hold my deposit from me when I leave. They only accept cashier's checks and money orders!! And will charge you something like 20% extra if you want to pay via credit/check card. read more

I'll be truthful and will not show bias in this review. We got robbed twice in this apartment complex. The first time (Dec. 2013) was during the day while my husband and I were away at work. All of our electronics were stolen as well as wedding gifts (yes, also wedding/honeymoon photos). The burglars busted open the door. Apparently, our deadbolt was not installed properly and they forced their way in. The complex tried to be helpful and review the security tapes, but the burglar(s) was never caught. I asked them to fix the deadbolt but they forgot; I had to remind them twice before they came in and fixed it. The second burglary (Feb. 2014) was in the evening. My husband and I went out to dinner for not more than 2 hours. Came back home, Christmas presents missing (the stolen electronics we replaced). They came in through the window this time. There's a light by that window that was broken, so that part of the complex was in complete darkness during the burglary. Again, the management took a couple of weeks (if not a month) to fix that light, but it was too late. We moved out soon after. Burglars not caught. The apartment complex itself was decent the first year we lived there. I would say we would've even stayed longer, if not for the burglaries. If you move into this complex, I would recommend getting a unit on the second floor (we were on the first), making sure your dead bolt works, and perhaps installing a security system. read more

Montecito Apartment Complex has a great location, but it is very poorly managed. There are constant problems with sprinklers and water lines breaking, leaving walkways and entrance ways to apartments flooded. The complex is supposed to have two laundry rooms but from the day we moved in, one laundry room was constantly flooded and for the last six months it has been closed completely. Trying to get an update on repairs from the apartment manager and her staff is useless. Trying to contact the investment company which owns the complex is equally useless. No one answers the phones and no one returns messages left on their answering machine. The dryers and washing machines in the still somewhat functioning laundry room are constantly out of order and the tenants are told that they have to call the vendor to come and repair the machines. Seems to me that is the job of the apartment manager and her staff. Our car was stolen right in front of the apartment complex when all the tenants had to move their cars out of the complex because the parking lot was being repaved. Supposedly the apartment complex has a security patrol, but have not seen a sign of them in a long time. read more

And didn't care about anything aside from their cigarettes. Always sitting outside smoking, every conversation I had with them they had a cigarette in hand. I moved here March 2017 and I have to say this place is a great place to live. I reviewed and went to quite a few apartment complexes in the area and found this one to have the best location and reviews. The office staff are very nice and attentive, especially Destiny. We had a few minor issues that were resolved in a timely manner. The biggest issue was the dishwasher, but the office manager, Melissa, was able to get us a new one and it was installed today! She went above and beyond to make us happy and we are so appreciative. I would recommend this apartment complex to anyone that wants to live in a peaceful and comfortable environment with their family. read more

The best in Lancaster, they gave us brand new carpet. Both bedrooms had walkin closets. The only thing I was pissed about is the bathrooms, they were nasty when I moved in had to bleach and scrub everything. The owners of this complex have decided to boot their long term tenants and install new tenants paying 1200 for a one bedroom apartment versus 600 as a result of the current local economic boom. Some of these people have been there for as long as 18 years. They did not even extend them the courtesy of accepting double the rent. I cannot imagine people treating others so poorly for pure unmitigated greed. As a property owner myself, I could never operate in such a callous manner. read more

These so called luxury apartments are trash. The staff here are trash. They dress like they should be going to the strip club. They towed our car when we were away because "its been sitting too long" we explained to them we werent even home to see the so called warning they put on the car. Paid $285 to get the car out after ONE day imagine if we stayed away lomger. Our cars on the lease if they ever did their damn job and werent so damn lazy and pathetic theyd know it was our car those morons. They literally have no purpose or meaning in their sad pathetic lives sitting in their office all day doing nothing. The countertops are so cheap that as soon as any water touches it it comes off. Our bedroom door wouldnt close amd instead of fixing it they chipped off a corner of the door. Our roof was leaking and they took a week to fix it amd then they left the insultation and everything laying on our living room floor for days because theyre too cheap to hire enough people to get the job done. The staff are all morons being homeless is a better option than living in this dump. read more

I moved here a year ago. My experience here has been horrible. My first issue was one month after moving in (June 2015) and since, at random times when turning on my air conditioner or heater my apt is flooded with the scent of marijuana. I've complained and basically nothing has been done, it continues to be a problem. It can be a scorching hot day and come home to turn on the air and place gets flooded with marijuana in seconds or its cold, a holiday or which ever scenario you chose and same issue. If the person smokes thats not the issue, the issue is why is it coming through the ventilation system. The electronic panel at the gate has never worked, people that come to visit cannot call you to open the gate because the system is faulty and doesn't work. Heavy rains in Oct 2015 caused the complex to severely flood because it sits at a lower level than the streets and we had over a foot of mud throughout the complex took them over a month to clean it up. The garages were impacted with the mud as well destroying personal property. The complex wouldn't take any responsibility for the damages. Many of my items were destroyed and I had decided to move my remaining things to a real storage facility. I did not sign a lease this month for my annual renewal, instead went month to month while I shop for a home, my rent went up to over $400 and I was told that the tenants now have to pay for water and trash, I have never seen a notice. The bill will be generated through a third party that the corporate office has selected. I am a professional and have been very disappointed. The only positive comment is the maintenance crew works very hard on any concerns. A pipe busted in the kitchen in Feb, they worked diligently at repairing it. Management did not compensate me for staying in a hotel, instead they prorated my rent. Forgot to mention this place has a mold problem as well. When the cabinets were pulled out from the busted water pipe mold was growing. We could also smell a mold smell here and noticed how quick it grew in one of the toilets, used bleach to solve that issue. I wouldn't recommend this place to anyone instead I would say to keep looking, it is an absolute dump! read more
