Krystal has been awesome in helping us handle any issues. Have been in my residence for I think going on 5 years now. Over time some things have degraded and she has been on top of it. Our dishwashers motor died, they replaced it. They have fixed any and all faucet issues that have arisen in my stay. Recently our AC went out and they got it fixed the same day the tech came out. . I am a senior on Social Security and section 8 housing because of a medically induced stroke and brain aneurysm. I had rented an apartment at 2300 N Carson that, as it turns out, has an ongoing plumbing problem that flooded my apartment with septic water that even came up from under the toilet as well as into the bathtub, it flooded from the apartment next door and filled the floor from the living room through the whole apartment with every bit of 2" of blackwater. Krystal told me to "deal with it or move" so I told her I was going to have to file on my renter's insurance and her response was to say, "well I don't know much about insurance, but I know you have to have $500 for the deductible" as if to say I was too financially irresponsible to defend myself. I contacted my insurance company, and called the Housing Authority, they sent out an inspector who condemned the apartment and stopped payment. I am still in a hotel 2 months later because NRHA allows Landlords to do whatever they want even when its illegal. Long story short, Valley Realty does NOT act in good faith, will rent you a home with known problems then bill you for it... Their business The worst part of all of this, my Housing Authority agent was working with Krystal against me, after calling more than 5 attorneys hearing, "I don't take Landlord/Tenant cases", one of them finally said, "You have a case, this is illegal, but district courts here NEVER rule in favor of the tenant even when the Landlord is in the wrong... Was having trouble finding an apartment in Carson when a friend and member of an HOA Board said they had properties and offered to show me one. When I really liked the property, and expressed interest in the unit she passed me to Valley. Valley didn't like that someone outside of the organization showed me a property, and even when the board approved me for move in, I had to jump through hoops with Valley to get things taken care of. *fast forward to move in* We moved in and a bunch of stuff was wrong with the place. The AC unit wasn't working (we moved in late June), the microwave broke, electrical issues, and the biggest was that when I got locked out of my house from the back door, the key for the front door DIDNT WORK. Valley's Joy Austin has to be one of the most disrespectful and rude people I've ever met. Even when she makes an error, it's your fault- in which she will patronize you and that's *if* she even answers the phone/email. She put the deposit down in another renters name, even though the cashiers checks came from my account and refused to correct it. Now, don't get me started on the maintenance manager Steve Walker. While he seemed super nice in person, his phone skills and availing to get maintenance to fix an issue took forever. Several maintenance issues were reported and never dealt with. Once we called after hours for an emergency and Steve said "well what do you want me to do about it". This company is a joke- they will scam you, ignore you, and try to do everything but solve the problem. They used cheap appliances and carpet to "fix up" their units. Make sure you get a FULL inspection and a copy of the paperwork to go with it BEFORE you rent. I am and have been renting from Valley Reality for four years now. I have submitted several maintenance requests with nothing ever being replaced or fixed. My fence has been falling down for over two years, the boards on my deck are rotted so bad, that my 70 pound son breaks through them. The outside pane of a double pane window that is taped in place, broke. Never replaced. They were supposed to pump the crawl space out from last winter!!! Never happened!!! I have spoken to Joy about these issues and she is very rude and extremly difficult to deal with. There have been several people come out to give Valley the estimates to fix the fence and deck but that is the last I hear from them. My mother was looking for a house to rent as the owner of the current house she is renting will be putting the house on the market August 1st. There is not a lot out there for inventory. I spoke with Krystal from Valley Realty and she said she would let me know if anything came up. Meanwhile my mother was a wreck that she couldn't find a place to live. I ended up trying to contact them 10 Times through Realtor.com then I decided to call since they must be ignoring the emails. I called on Wednesday and had told my story and asked for a call back. Nothing so I called back again Late Wednesday and they will call me back yet again. Thursday came and I called again asked about the property and could I talk to the property manager. Receptionist comes back on the phone the property has been rented. I ask may I speak to the property manger she says yes and puts me through. It starts off poorly Sam is speaking so fast I have to ask her her name and what department she is in. You can tell she hates her job. Then I ask her how I can contact them and ask if they get the contact requests from Realtor.com. She said they do receive them. I then asked well if you do not respond to those how do you suggest I get in touch with you. She said come here and put in an application. I said the only way to contact you is coming to your office? I said I have to tell you I don't know if renting through you isn't best idea because you can't respond except for contact in your office. she then said well we have tons of applications if you choose to go elsewhere good luck. I said oh I get it and as I was hanging up I could hear her in the background saying something but it was all over but the shouting. For starters JOY IS GONE. When we first got our realty management switched over from Coldwell banker it was hands down one of the worst transitions we've ever had because of one person who is no longer with the company. We were dreading the day we would have to move out of our rental house because we knew Joy would try to screw us over as she has in the past. Once Joy was gone, Sam Jones took over all her properties, including ours. Sam is one of the kindest people my husband and I have had the pleasure of working with. She is attentive, organized and takes action on what needs to get done. I cannot begin to tell you how much of a breath of fresh air it is to work with Sam. She was very apologetic of our past encounters and is willing to rectify any wrong doing or poor experiences and make it better. I really wish we would have done our homework before choosing to rent through Valley Realty & Management. We love the house we are in, but they have been incredibly unhelpful since we signed our lease. The people in this office have zero communication skills. No one returns phone calls, the receptionist loses notes for the people who don't return phone calls and even an infestation of ants that was there before we moved in was not enough for them to assist us. We moved into a house and were promise that some minor things would be fixed and that work orders had been placed... 2 weeks later nothing has been done, nothing has been fixed. Went and looked at a rental on Ponderosa yesterday and when I got home I called the office and spoke to Joy who had the listing. She was very rude on the phone, I just blew it off as the bad customer service we already have in Carson. Went in today to hand in the app and spoke with Joy. Again very rude, spoke down to me and scolded me like a child.This woman definitely has some anger issues. I called back and informed the gentleman that answered the phone to trash my app. That if this is who I would have to deal with I would go to another agency. The listing is deceptive. She has it listed with almost an acre of land. When I previewed the property I was informed the side yard and the back did not come with the rental. I am looking for a real estate company that I can rent from while I prepare to buy my own home, ideally from the same company. Joy is rude and disrespectful, I was appalled! The application process goes both ways, I too choose who I want to conduct business with and this company I will not. The fact that they have multiple rentals that have been trashed not only speaks for the renters but how they conduct business themselves. I don't feel that they know how to manage relationships and if I were a home owner I would never allow them to manage any of my properties. This company used to be good. Linda was absolutely so professional and extremely helpful getting us into our rental. After about 6 months it went downhill. We added a roommate who filled out an application and was legally on the lease, yet when we moved out they had no record of him. Moving out was a nightmare and don't expect to ever get your full deposit back. They gave us a checklist of things to complete and we did them all. The house looked better than before we moved in, yet they still took about $350 to clean the house. And when I called to ask about it Joy gave me so much attitude and was so incredibly rude. So disappointed in this place. Valley Realty has been by far the worst experience with attempting to find a rental that I have ever had. Property Manager Joy was very rude and unprofessional. They will take your money ($35 each adult)for a background/credit check and then deny your application for student loan debt that I was assured wouldn't be counted against me. To top it off they run a hard inquiry on your credit so after being denied it effects your credit score. Upon being denied they stop answering phone calls or even returning the calls to inform you of anything. Got a letter in the mail a full week later. Extremely inconsiderate. Joy Austin was not only an ego maniac, but her lack of professionalism was a disgrace to anyone with their real estate license. She is definitely in the wrong business and her broker tends to agree. We were approved for a 3 bed 2 bath rental property in Dayton. When confronted with questions regarding fees that would NOT be part of our contract Joy became upset as if we were trying to negotiate rent. (I would never try to negotiate my rent as I am an honest hard working citizen who has always paid my rent on time). Her response to my question of fees was that the charge was "because she can". She said we had to be shown the rental property twice and she had to take two phone calls from us so we were "racking up a bill". She then proceeded to start cussing in front of my 9 year old daughter so we stood, told her this would not be a good fit and proceeded to walk out the door, where she chased us out the front door and started yelling about how her assistant was crying because we chose to go in a different direction. We hired Valley Realty after having a renter in our home for eight years using a different management company. After a six month inspection by Valley, we were informed the septic wasn't working, two rooms were so full they were unable to enter and the animal smell was overwhelming. (Where were the previous managers for the last eight years?) Needless to say - without an operating septic system, the lease was terminated. When the tenants left we were left with tens of thousands of dollars worth of repairs/replacements. Both Joy and Samantha worked with us for the repairs and we COULDN'T HAVE DONE IT WITHOUT THEM! They are organized, efficient, courteous and kept us well informed. To emphasize - Valley did not get commissions for the first eight years. They were thrown into a terrible situation and still worked extremely hard to make sure the house was cleaned and repaired with care and compassion. That is special! We got approved (because of our perfect renters history and spotless background checks) However, when I called JOY AUSTIN to ask her for a breakdown for the move-in costs she flipped out on me. She said, "we charge what we want to charge because we can and I don't have to explain anything to you." She made me feel like I was a total inconvenience to her and all I was trying to do was ask a simple question that is part of her job as a property manager to answer. It is people like her that make this experience so disheartening. Finding a quality home to fit your budget and family is hard enough without someone as awful as JOY AUSTIN. When you get approved for a home (as we did) you're supposed to be excited to start a new chapter in your life as a family and JOY AUSTIN completely ruined our experience. I can't speak towards anyone else at Valley Realty and Management besides JOY AUSTIN but the fact that she is the only property manager at this company speaks volumes for upper management and the quality of people they place in a leadership role. I really wish I could give them negative stars to show my displeasure. Valley Realty & Management handled my property for several years. After very poor service I closed out my account with VRM. New management has taken over the business. I was contacted that they had appliance manuals of my Washoe property and told that it was going to be over $20 to send them to me and that they would drop them off at the property. Three weeks later, they have been too busy (their own words) to go by the property. When I have called to check on it, calls are not returned. New management doesn't seem to be any better. I'd check elsewhere for a property manager if you want one that works for you. read more

I own a unit in a condo complex that Valley... mismanages. The agent Marty is lazy, rude and incompetent. Do not let these people manage your property. Calls are not returned exterior maintenance is badly done, i.e., sprinklers, repairs, lighting etc. The staff acts like they are doing a favor when they should be handling maintenance issues that are contracted for. Wow, the worst service ever. Only rating because I had to in order to write a review. The other posts are very similar to my experience. Took over a week just to get someone to come show us the places we were interested in. You walk in the office and will not be greeted nor was any of the staff friendly. During the showings the lady spent more time on her phone than actually showing us the homes. Once we made a decision on which home we wanted to rent, they did not seem interested in helping get things done and finalized. They wont return your calls if you leave a voice mail nor will they go out of their way to help. The application process has taken longer than I have ever experienced. I called to see what the hold up was and was told they were waiting on references. They had two calls to make and was told by both that it had already been done so was being lied to. I have to say, I feel sorry for the homeowners who have this place representing them and trying to get their homes rented. Horrible, horrible service, attitudes and customer service. read more
