I could not be more satisfied with the company's services. What makes Welcome Home an exceptional property management company--and Erika a superlative broker--cannot be stated in a few words, so please bear with me. For starters, I've never known anyone to spend as much time keeping herself apprised of trends and laws that pertain to property management and the real estate market as Erika. She is forever surprising me with her knowledge of the legal rights of tenants, landlords and homeowners associations, which has saved me many headaches and a great deal of money. Likewise, Erika's bottomless knowledge of Reno's best painters, locksmiths, handymen, landscapers, electricians, plumbers, roofers, and other specialists has ensured that work performed on my properties was done right the first time, which has kept my costs down. Erika's certifications, lofty positions, and awards, which can be found on the "About Us" page, impressive as they are don't do her justice. They don't tell you, for example, that Erika is brilliant when it comes to telling you which tiles, paints, LVP flooring, light fixtures, carpeting, backsplashes, sinks, etc., should go into a new or remodeled home to meet the tastes and expectations of tenants as well as buyers. Based on her advice in these areas I was able to obtain a record-setting sales price for a condo I sold in a huge complex near Midtown (more on her strengths as a broker later). Because of that experience and others, I'm eager to get her design advice on a 4-bedroom house that will be my first rental property in Verdi when construction of it is completed in several months. I could write a short book on all of the ways Erika has helped me with my rental properties--and how she'd likely help you if you chose Welcome Home to manage your rentals. But I'll move on because Welcome Home is more than Erika. The company consists of an excellent staff that calls upon excellent independent contractors as the need arises. For instance, the importance of an expertly crafted lease cannot be overstated, and I'm thrilled to report that Welcome Home works with one of Reno's top lawyers to keep its leases in line with current laws and to protect its clients from new laws that favor tenants. Put another way, Welcome Home has got your back on legal matters. A great lease, as some of you no doubt know, can protect a landlord in 1,001 ways, so to speak, and Welcome Home's lease is decisively the best I've ever seen. I have inspected the work of every member of the Welcome Home team, including its contractors, and have been impressed by all of them. Whether it's the team member who scrutinizes lease applicants and puts excellent tenants in my properties, or the team member who inspects and videotapes the condition of my properties before and after a tenancy to ensure that I'm not charged for tenant-caused damage, or the team member who smartly responds to a tenant request for a repair, or the photographer and the Photoshop masters who make my properties look gorgeous online (and generate above-market rents), there isn't a single person at Welcome Home or among its contractors that I don't hold in high regard. On a personal note, Welcome Home gives me peace of mind that when I pass on, my wife won't be burdened with all of the work and hard decisions that our rental properties require. Welcome Home will continue to manage them, even to the extent of providing my wife with annual tax statements she will only need to mail to our accountant. Preparing such statements is something Welcome Home does for us now. It's included in their host of property management services. How wonderful is that! Welcome Home is not the first property management company that I've hired in Reno, but it will certainly be the last. I cannot imagine how a property manager could improve upon the services offered by Welcome Home, and I'm a ridiculously finicky person. Back to Erika Lamb as a real estate broker. I've been very fortunate. I've owned real estate in Panama, Costa Rica, Pasadena, Altadena, South Pasadena, San Francisco and Reno. In Reno, I've owned no fewer than a dozen houses, townhomes and condos. Before listing a property in each of the above-mentioned markets I spent many hours identifying some of their best real estate agents and/or brokers and I'd give none of them a grade below B+ in hindsight. That said, Erika stands head and shoulders above the rest as representative for the buyer or the seller. I'd love to include the many examples of why I think so highly of Erika as a broker--and I had written the examples--but to my dismay I just now discovered that Yelp limits the length of reviews posted here and I exceeded the limit by about 900 words.     Avoid This Property Management Company - Dishonest and Aggressive…read moreI would strongly advise against renting from this property management company. Our experience was incredibly frustrating and ultimately felt like we were being taken advantage of. We were charged $250 for a pipe repair without ever being contacted, consulted, or quoted for the work. When we tried to schedule a meeting to discuss the charge, they refused to meet, ignored our calls, and eventually threatened us with eviction unless we paid. We were forced to pay for something we had no opportunity to approve or dispute. When we moved out, we gave more than 30 days' notice, professionally cleaned the carpets and the home, and even touched up the walls. Despite this, they withheld $2,100 of our security deposit. Their breakdown included: * $300 for drywall repair (not previously mentioned or shown to us) * $1,100 for painting the entire house (even though we left it in great condition) * A charge to replace a lightbulb they falsely claimed was out * $260 for cleaning (even though we had the home professionally cleaned) Throughout the process, this company was unresponsive, evasive, and became aggressive when we questioned the charges. It was clear they had no intention of communicating fairly or ethically. They do not treat tenants with respect and seem to rely on intimidation and avoidance to force compliance. This company took advantage of us and treated us dishonestly. Renters, beware--they will take your money and ignore your concerns.

Valley Realty & Management specializes in gouging tenants while delivering exactly zero in return: broken appliances left to rot, maintenance requests vanishing into the void, tenant rights treated like optional suggestions, and a staff whose default setting is "rude and condescending" (their Yelp reviews read like a support group for traumatized renters). Want your sewage to back up into the bathtub while being told to "deal with it or move"? They've got you. Prefer your security deposit clawed back for imaginary damages after they ignored every repair you begged for? Signature move. And if you're a property owner trusting them with your investment--good luck; plenty of former tenants suspect the skim is happening on both ends because why limit the grift? Rent from Valley Realty & Management if you enjoy funding a masterclass in how to alienate humans, violate basic habitability laws, and still stay in business. Or, you know, just keep scrolling--because literally any other company in Nevada has to be an upgrade over this dumpster fire of a operation. (Pro tip: Read the reviews before signing. There is a lot to be said for experience! Avis Cherry is the agent that handled my listing and sale. She has an amazing knowledge of the area and inventory therein. Avis was with me every step of the way. Her presentation of my property was outstanding! She priced my home fairly and it sold within 24 hrs of the listing going live. She also has a good list of skilled repair folks to help finish or fix any necessary tasks so your house is sparkling and ready for a new owner. Among the properties they manage are 1817 Stewart Street and 1749 Stewart Street, both on Stewart Street near North Roop Street in the same plaza actually in Carson City. There are some little known businesses there, like DeBug Computer. So why am I reviewing them? Because they have been negligent about cleaning up dog poop on the sidewalk abutting their property on North Roop Street which has interfered with the enjoyment of my walks. They are required to maintain the sidewalks abutting their property according to Carson City Public Works (I called them a few months ago to verify). Please note that by walking other sidewalks abutting their property, which, I have established a personal consumer relationship with them, and am authorized by the Yelp terms of service to leave this review. Dog poop on the property or public sidewalks maintained by Nevada Premier Properties has not been too big of a problem in the past three months. However, I notice in the past few weeks dog poop has been accumulating, and nothing has been done about. One time another pedestrian kicked the excrement out of the way, so the sidewalks were clear. But tonight there were two areas of old dog poop on the sidewalk and grass next to it outside of their fence which had been neglected. A little ways down, on the sidewalk by the next property, there were three large patches of gigantic dog poop; and they were smeared all over the sidewalk by someone stepping in it (I will review them too once I find out who owns the property). This has ruined my walks and left a bad taste in my mouth. Someone has to do something about it. I am filing complaints tomorrow. The sidewalks are unusable in this area. People are locked in their houses 24/7, and when they do go out those rare times to exercise, dog poop ruins your walk. People in Carson City can be so entitled. Carson City Public Works will have to step in and resolve the problem since I suspect the owners will continue to be negligent and blame it on the coronavirus. This is taking away the public's enjoyment. I have to walk carefully around the offending material and get all upset when I walk on this stretch of road. I have stepped in dog poop in the past, and it is not fun to remove from your sneakers. You have to use a key to remove it from your treads. And it smells and you track the smell everywhere until you can get to a sink. Disgusting! Bill or fine the owners if necessary. In New York City, if the city inspectors find any debris on your commercial sidewalk, like a crushed soda can, they will fine you without warning, even if you just swept the sidewalk that morning. I have also noticed metal signs piling up in the back of the property as well as other trash, like boxes and paper towels on the grass. I would hate to be a tenant of theirs, given how they run their properties.

We rented a beautiful home in Somersett through SIGUA Property Management, and one of the best parts of the entire experience was working with Joey Vincent Pontillas. We also appreciated that our dogs were welcomed. They're part of our family, and it meant so much to be able to rent such a wonderful home without feeling like we had to apologize for having them. Any time something needed attention in the home, Joey was incredibly responsive. Whether it was a repair or a maintenance issue, he made sure someone was there as quickly as possible--often the same day or the very next day. We never felt ignored or like our concerns were put on the back burner. That level of responsiveness is rare, and it made us feel respected as renters. Toward the end of our lease, there was one disagreement that needed to be worked through. Joey handled it with professionalism, clear communication, and a level head. He kept everyone informed, treated both us and the homeowners with respect, and helped bring everything to a resolution that felt fair for everyone involved. What impressed us most is that he makes an incredibly demanding job look easy. We know that's not the case behind the scenes, but Joey's calm, responsive, and professional approach never wavered. He genuinely cares about doing the job well, and it shows. Everything they did through our process has been beyond illegal, down to letting her "friend" that doesn't even work for them, conduct our move out walk-through. We were left without fresh water for 6 weeks in the summer with no air conditioning. The house is infested with mice, spiders and aphids!! The owner and property management are very aware of the issues but won't take care of anything!! Like many of the other comments, these people are slum lords that don't care about their tenants!!!

The stairwells are deemed unsafe and it was said in court by an inspector, hired by the city, that the roof was deemed unsafe as well. All of this started in May of 2021, (again on all court record) and none of us tenants were informed of anything, until December 26 2021. 23 families cast out into the cold during a pretty historic snowstorm for the area, with no where to go. Some of us found shelter, hit not everyone has. Heather Lopez (Hall) is William Kranz' granddaughter and denied any affiliation, but her name is all over the email sent to us as the broker/owner of Eagle Real Estate because Bill sold it to her.
