Last 4 out of 5 reviews are based on interactions with Brenda Sweet. Theres not much more I can add to the obvious. These reviews are spot on. She is unprofessional, rude, condenscending, decietful, and flat out horridenous to deal with. I hope and encourage Charles Kitchen Realty to take a moment to evaluate and assess the impact this individual is having on the clients, your business, and overall experience. She would probably benefit from reading some of these reviews as they are a reflection of her and not Charles Kitchen Realty. I usually don't leave bad reviews, but I would like to warn people about an extremely dishonest and thief of a property manager named Brenda Sweet. We rented a house for over a year and were told to please report any problems with the house immediately. Our septic tank had to be pumped due to overflowing in the front yard about 9 months after we moved in. Then 3 months later it overflowed again, I let the company know this was happening. This irritated Brenda to the point where she called me while I was at work to interrogate how much water my family uses a day. She asked me how long our showers were, how many loads of dishes and laundry we do a day. She also asked me if we had "15 people" living in the house. I found this to be a little offensive. After we answered her questions she then instructed us to take "military showers" saying that we had to be in and out of the shower in 1 minute. The third septic company eventually came out and informed me that the reason the septic keeps backing up is because the leech field was completely destroyed so all the water was trapped inside the septic. The next day we got a text that stated in exactly 24hrs we would be subject to a home inspection as they were still under the impression that we had a lot of people living in the house. During the home inspection, the owner and Brenda were present they immediately ran to the laundry room with their phones out to take pictures and were taken aback that there was no piles of laundry. Then then strolled around for a second and said well I guess there's no need to take pictures and left. The next day the sheriff served us with a 30 day notice to quit with no cause order. Brenda stated on the phone that the house looked amazing and very clean but the landlords couldn't afford to fix the septic and that we would have to leave. Even though the septic was overflowing into the front yard which would make the house "uninhabitable" by law, they still charged us for a full months rent and said it we didn't pay they would serve us a 5 day eviction notice. THEN when we finally found a house after 2 weeks of scrambling the new property management sent Brenda a form asking if we were being evicted to which she answered yes which cost us the house we were trying to move in to. This was a bold face lie! A 30 day notice to quit with no cause is NOT an eviction and she knows this. We were finally able to move out, I cleaned the house to professional standards, I cleaned the carpets, I repaired any paint chips in the walls, the house looked amazing. Brenda illegally charged me 4,280 to rip out the carpets and replace them throughout the entire house. She charged me a 557 repair fee with no explanation, and 200 cleaning fee even though the house was clean. She stole my entire 4000 security deposit and charged me an additional 1337 on top of that. It is illegal to do that in the state of Nevada and she knows it. DO NOT RENT FROM THIS PLACE. I took 65 photos when I moved out to prove that she is dirty. read more

I NEVER leave bad reviews. But I feel it necessary to leave a review so people are aware of renting or having any type of business with this rude, unprofessional, and dishonest property manager named BRENDA SWEET. I started renting from Charles Kitchen in 2020, and my property manager was Beth at the time. She was nothing but amazing! When I moved into another property through Charles Kitchen, Bob was my property manager and I had heard nothing but great things about him. Both Beth and Bob were nothing but AMAZING! Unfortunately, they both retired and I was left with a property manager who very unprofessional and has unethical behavior. Last year when we had horrible weather she called me yelling at me about my front yard when I had already scheduled landscapers to come clean the yard, but they had cancelled due to BAD weather. I was in shock about how she spoke down to me as if I was a child. NO professional should ever use that kind of tone with anyone! When I called her back wanting to address my concern about why she yelled at me, she never returned my call. Fast forward to a year later when I finally moved out of the property. She returned our deposit less than half of what we paid and made false charges. She never answers her calls, she doesn't respect your personal time when she schedules a meeting, and doesn't get back to you in a timely manner. When I went to pick up my deposit she pretty much was laughing in my face when I addressed some things with her. So sad to see Charles Kitchen go down like this when in reality it is one individual giving them a bad reputation. read more

I'm upset because of the way Brenda sweet was talking to us. she was every rude to us and she had an attitude the hole two days. when we went to talk to her about us getting the place she literally basically was judging us and was making rude comments because I said I was a stay at home mom and then for commented that we couldn't afford the house because I wasn't working witch is not the case my husband work's at two very good jobs witch one is a fighter fire job. I would have been more than happy to bring the correct Information she needed but the way we were treated ways unbelievable and unprofessional. not to mention she said she would meet us at one time and then would text us and say to come later like she said to meet at 1:30 then it went to 1:30 to 1:40 then 1:40 to 2:00 and did not show up tell 2:15 and when we got there didn't even acknowledges say hi or nothing tell I said hello read more

Always prompt in service, friendly and efficient! In addition, we just used them to sell a property. Same experience! Zero stars earned. We bought a house in 2004 thinking Beth Kitchen was a good property manager, sadly our family was seriously disappointed with her. Beth supposedly knew the market and what our house should be rented for, she did not follow our requests, such as upping the rent for market value or contacting us when something needed repair. She would take her time responding to calls and emails. I would strongly recommend you find another property manager that listens to your requests in a timely fashion and doesn't ignore that you are a paying for a service. read more

Thank you Bob (property management) for being responsive, personable, honest, quick, and helpful. I was searching for a home to rent in Carson City NV. He responded to my inquiries and did so quickly. He prepared documents within an hour. He made time for me to tour a property on a Saturday morning. I was on-time and Bob had already been at the property at least 20 minutes prior to my arrival. He prepped the property. He was helpful and answered all our questions. Bob was great to work with! There are plenty of property management companies to work with but I recommend Bob (Robert Frenchu) with Kitchen Realty. Likewise if/when I need a property management, I'll be going to see Bob. I too will jump on the Bob Frenchu bandwagon, from a tenant's prospective. Moving back to Northern Nevada from Washington was a bit of challenge viewing properties. I must have contacted five different property managers, none of whom got back to me, even if asked direct questions, EXCEPT Mr Frenchu. Now that Bob Frenchu has been on board with Charles Kitchen for a few months, let me tell you that when I talk to him on the phone, he is so much more relaxed and the tension is gone. Bob continues to do an EXCELLENT job for me on TWO rentals. Where ever Bob goes, I will go with him. The tenants like him unless they are late with rent or trying to pull a fast one. I visited this office to ask for a list of houses that are for sale. When I walked in, I patently waited for a few minutes while the lady was on the phone. When she walks out, I warmly greet her with a "Hello, how are you today?" This woman looks at me like I had just kicked her dog and rudely says, "WE DO NOT HAVE ANY RENTALS!" And turns to walk back to her office ... you should have seen how quickly this woman turned back around when I said I was looking for a list of homes for SALE ... the second I mentioned looking to buy, her attitude changed to friendly and more than willing to help. By that time I was already fed up but I let her give me some info on realtors within the company. Just the fact that the office lady was so put off by the idea of a 25 year old standing in the office that she cant even respond kindly to a proper greeting shows how much of a nightmare it probably would have been working with this company. Yes, adults my age are interested in buying a home. No, people don't deserve to get treated like crap if you think they may be renters. Yes, it is possible to be a decent judgement-free human. I feel pity for the people who have to rent from this company... I'm glad my husband and I chose to work with a different realty company. You're in the wrong line of work lady... or the right one if a snobbish, judgemental attitude is a requirement. read more
