I really don't want to have to do all this, but the CEO had a chance to just come out and tell my husband, " you know what? Look I apologize we were wrong. Here's your pay with your late fees." My husband probably would've said you know what that's OK thank you for saying that .

1 star is as low as you go or I would give none. When valiant took over from the former management company things have been progressively more caustic and sloppily performed. The office staff is hateful and does not know what to say or historical information and basically makes things up rather than say I don't know. Properties listed in original (Metro) contract regarding chiller/boiler system did NOT include Starlite. But they decided to start charging anyway just out of the blue. The management company paid to move me from Metro to starlit in July of 2021 due to filth and bugs and spray painting literally everything in the bathroom with Killz. I moved in after itemizing needed repairs - never fixed. Never replaced. Toilet has wobbled from the beginning. Tub has rust stain from the drip pan of ac upstairs. No water heater but we do get hot water fast. I suspect tankless water heater. Walls are a putrid yellow color and floors are professed to be "painted" concrete. Blinds came pre chewed and closets not cleaned out so bugs! Patio fence is a travesty and supported by bricks and stove grates. Light fixtures are ancient and random sized replacements for bulbs are very hard to find and expensive. But my neighbors are awesome and we all agree they are raising the rent when in reality they should have lowered it.

I have lived here over 15 months. I have called in numerous work orders. Either they show up and don't leave a notice, or they show up and do not do the job. I have caught 8 rats. I have begged them to do something. They say peat control has been out but no notice ever left. I have had a leak in my water heater closet 4 times. I have mold growing, it's still leaking and no one cares. They cared enough to ease my rent to $1844 from $1680. When I asked why such a high increase the manager told me "I can rent your apartment for $2000". Don't waste your time calling corporate because they don't care either.

Lack of response on issue

Contractors and vendors, I have to echo the same sentiment as the other vendor review. I completed work on multiple units (gateway place, briarcove apts, summerwind apts and the boulders apts) in August, submitted the invoices and was advised of a 30 net pay. Here we are 4 mos later, Ive reached out to respective property managers, info@valiantresidential.com and the CEO of the company and have yet to have this resolved. It has been a truly disheartening experience in getting paid by this company. And I hope they do the right thing and finally resolve this matter.

This could be yours (your roomate's at least!) while said roomate talks to flies.  Fun!

I have numerous words beyond this space to complain about the living conditions at University Place in Denton. To save time, I will just say do not rent there unless you need to save money which you will regret as soon as you sign the lease. There will be no service you can find in a timely manner. Management changes every two weeks so you can be sure no one will know about your issue, despite the energy you take to document. They have fires in trash bins, weeks with out AC, poor ventilation when it does work. They have changing phone numbers. They have 'who me, not my issue' types working the phones, and then you will be charged extra fees for trash removal. You will not be happy for the $100 you save each month. Please, do not rent from these people. You will regret it.

I have lived at Courtyard Condos in Dallas since October 8, 2022. On October 10, 2022, my bathroom flooded due to the air conditioning unit over working and backing up in the pipes. I submitted a request to have it looked at ASAP because there was sheetrock damage and I had to email again on November 21, 2022, to remind them I still had damage that was not taken care of. Also, never fixed my air conditioning properly; did not know this until recently, because it was winter and I did not use my air conditioning. I have photos, videos and emails to back all of this up. I have since submitted a request that my air conditioning was not working AGAIN on February 27, 2023 (41 days ago) and have seen one person three weeks ago. I called the office on April 4, 2023, asking about my open ticket because my apartment was 80+ degrees and got forwarded to a personal cell phone and they told me they would have someone out that day, still no follow up. I now have sheetrock and water damage AGAIN in my bathroom. I have maybe 624 sq ft and my electric bill is $200+ every month because the unit just constantly runs. Two months into me living here, I had to reach out because I had not received a single piece of mail. I was told by management that I needed to go to the post office to get my mail and figure out why I was not receiving mail. So, I did, and I was told, they were not delivering mail to our location because the mailboxes were broken so legally, they could not leave mail there. I relayed this back to the management office, and it took weeks for this issue to be solved. I am a resident; I should not have had to resolve this issue on my own. The tenants no longer live in this building but for months there was a white dog that would terrorize residents and other dogs. The owners would just let him out the door with no supervision, leash or collar. This was told to management by several residents with no resolution until this month. At this location there are four doors that allow you to go in and out of the complex. Since I have lived here, every door/look has been broken into and does not function. At one point one of the doors had a huge hole in it and didn't get fixed for weeks. I have videos and pictures for proof. This is a safety issue and is not taken seriously, especially in this neighborhood. I pay for these services, and they are not being provided. With this being said, I am requesting to put in a 60 day notice and not pay the termination fee of $1,150 due to the fact that Courtyard Condos and Valiant Residential has broken the lease agreement. Please let me know the next steps that need to be taken or I will hire a lawyer.

The back spicket is broken and you can't connect a hose to it plus it's coming out of the siding. My fence is rotting to death. We don't use the pool anymore because adults aren't allowed to have fun. Ridiculous. I'm not talking be inappropriate. We should be able to bring a noodle? As a renter I pay for all of this. We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. I feel that both renter and landlord should be happy not just 1 sided. Jon I have discussed these problems with you months ago and I texted you today around 11:50am and it's 5:00pm. You are the one who made the rules and said that the privacy fence is a privilege and your office says it too. In fact you have it in your hand book. You haven't solved any problems for me to write a good review. I told you I would not put a good review in until I see changes. No changes on your end at all. Don't come on here and lie. I respect honest people. You aren't being honest. This relationship will end on the last date of the lease and I will take care of everything you need from me to get out of here. I will end with that. Anything you say after this I will come back with facts. Let's leave it alone and just make it to next August. We are not breaking rules and taking care of the property with love and care. So I should have no problem getting my deposit back when we move! I already handed over my documents to a professional. Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.
