This is about Vacasa the company and not a specific Rental. Booked a trip on May 31, 2025 for 6 night stay in Seaside. OR. On September 24, 2025 went and made my final payment for the property and noticed that the property address was available. Went to Zillow to check for additional photos and get more info on the area. The house is "FOR SALE" and went on the market on September 5, 2025. Contacted Vacasa and of course Tier 1 support is not very helpful so asked to speak to a supervisor. Spoke with Tonya and expressed my concern about not being notified that the house is on the market and was told there is nothing to be concerned with - Realtors will be told that the house is not available for showings while the house is being rented and that if the house is sold previous to your stay, the stay will still be honored per their contract with the homeowner. Still expressed my concern about random people coming by while we were on vacation and asked for a full refund. Sorry! we can refund you stay minus the cancellation fee per our policy, So I ask, what is your policy on informing guests when a property goes on the market - "I don't know what that policy is and would have to go and find out." Cancelled the reservation immediately and lost out on the cancellation fee because we were willing to lose out a $160 versus the stress of having our vacation interrupted by some real estate agent or random person coming by. Horrible Customer Service and will not be using Vacasa in the future. This is not how you treat customers. read more

This is a large company that buys up lots of contracts for individual homes and then uses overseas "customer support" to attempt to answer questions and handle reservations. Never again!! I chose a Vacasa property for our family stay in Seaside because we wanted to be together in one space rather than in 2 separate hotel rooms. People in our group included my parents (in their 80's) my sister and myself (both in our 50's with moderate mobility issues) Our rental house was called Pearl Off TheProm, looked cute in the photos and listed all the amenities we could possibly want. Upon arrival it was obvious that the photos were taken years ago. The home had once had a nice beach house charm to it, I'm sure, but now is just sad and rundown. The thermostat in the living room didn't work, The heat fan in the bathroom wouldn't shut off unless we smacked it good and hard (once it was off we never turned it on again) The gas fireplace in the living room didn't work, There was no tv in the second bedroom as stated in the listing description which probably wouldn't have worked anyway as the other 2 TV's didn't work. (They would turn on to the main menu but none of the channels could be actually accessed and watched), The oven turned on but only got warm enough to cause smoke from all the crust that had never been cleaned out...not hot enough to cook our dinner. The microwave had to be set for MUCH longer than normal to heat our meals. Our first morning, we discovered that the refrigerator had frozen all our groceries. When we tried to turn it down a little, we learned that it would only run on high, any adjustments, no matter how small, would only turn it off. When we removed the dishes from our dinner the night before, we found them still dirty AND the detergent cube was still nearly intact. Trying to keep our devices (phones & iPads) charged took HOURS. Clearly, the electrical power in this house was old and weak which made us feel unsafe our entire stay. The hot tub was intended to be a relaxing way to end our days but it was padlocked shut and no key in sight. Probably for the best given the nasty conditions of the bathrooms. (Rust in some areas, mildew in others) Yes, I did contact customer service our first night to discuss our concerns... They got back to me (via text) in 30 minutes and asked my name and confirmation number. I gave them both and never heard from them again. I only read the reviews on the Vacasa site itself when choosing this location and it looked great...had I found the (thousands) of negative reviews and warnings on all other sites, including the BBB, I would have run the opposite direction. Since we didn't have the money to walk out and find another place, we just had to stay and do our best not to let it ruin our time together. Because NONE of the amenities listed for this property worked like they were supposed to, we all feel like this was straight up fraud and will be pursuing some type of refund. read more

I've always used/liked Vacasa, thought their platform was easy to use and when we had problems getting in to our rental they responded promptly. Ditto when we had some lights go out. We had a trip credit to use this year when a past trip had to be changed. Simple, right? Well in May my husband was diagnosed with stage iV cancer. We absolutely thought he would beat this and we would be using the credit to ski or mountain bike before the end of the year. Tragically his health declined rather quickly and he passed late December. I asked for a compassionate extension or even a partial credit extension to which I was told absolutely NO exceptions. I asked why and was told, that's the policy, period. I realize that while my world has stopped, nobody else's has, but would hope there would be some compassion. read more

I was just a guest at one of houses in manzanita Oregon. The person that rented came the day before and was locked out for an hour. Even the maintenance person had difficulty. The problem was not resolved and she was refused a fair refund. The house was in good order, kinda clean but deep moldy smell. Not typical beach odor. Musty. No instructions on how to use cable box, dvd player, etc. Took me awhile but I got it figured out. You can take your chances with these folks, but we will not. read more

I am a permanent resident in seaside oregon. I called the company to complain about my neighboring guest on S Edgewood in seaside oregon. About how loud the guest were late into the night,letting there kids play in a stairway, i should mention are in a duplex, so I called in the morning because i really didnt want to wake them. I spoke to a very sweet women in the morning letting her know we are permanent residents paying 1950 amonth for a duplex I just want them to be quite after 10!! But NO after spoken to they come open the door and slam it over and over again!!! So i called and spoke to a man and explained it and he said maybe you should approach them with a jolly manner, which i said that is his job and im a 61 year old women by myself and this as#$ole wants me to approach a hugh man thats opening and slamming doors!!! We have used Vacasa multiple times in the past few years but this time that we stayed in a place in Cannon beach we have been super disappointed. The place we are staying is a dump and the posting to book it was misleading and we've been trying to get a hold of the customer service with no response until we took to their Facebook page. I'm just thankful we haven't had a maintenance emergency because we'd be screwed. In this location there are terrible band-aid repairs that aren't even attempted to be masked, the bed is awful and we can't sleep, the toilet seat slides around. The floor, chairs, some dishes, and tile in the shower are broken, the door and window locks are difficult to latch which is a safety hazard. We had to clean the dishes before we could use them, and our sheets had sand and a tootsie roll wrapper in them the first night. Around the cabin it looks like a junk yard. At least there's decent wifi and a pseudo fireplace. What a waste of money and less than mediocre customer service. We've never had a bad experience with them leading up to now but haven't had a need to contact them either. Now I'm tempted never to use them again so we don't waste any more money. ---- Update: We did finally hear back from Vacasa the next week via email regarding our stay, what steps they were taking, and offered a partial credit. A DIRTY house. We spent 4 hours washing dishes, wiping down cupboards and handles and doing laundry. NOT AT ALL COVID clean. Did I mention other people's hair balls in the bathroom?! Food on the floor, popcorn every where. Beautiful location in Cape Meares, Oregon in a house with potential but vacasa is ruining this home and our experience. Do NOT GIVE VACASA YOUR BUSINESS. We just stayed at the 4715 S Highridge Rd., Gearhart, OR house that was on a golf course with ocean view. Sounded amazing, but it was quite the opposite. We arrived to a filthy place littered with sand, food debris, toothpicks, safety pins, Bobby pins, thumbtacks, etc throughout the house. The hot tub had standing dirt so we passed on using the hot tub and steam room. The pillows and sheets didn't feel clean so when I went to wash them I was astounded at the pillows they give guests to use. Soiled pillows with huge holes- they went to great lengths to tape them with tape(see photos). Vacasa and VRBO have not even tried to make this right. I just hope that potential customers are aware of their shady rentals. Definitely won't stay at another one and we frequently travel. read more

This is not about one of there properties but rather there policies and with the reviews I should have read before I reserved with them I really do not know why anyone would rent from this company. I made a reservation on a unit that was going to be $ 148.00 per night but after all the fees it was going to be nearly $300.00 per night. I understand taxes and other deposits,but they want to make money on all the fees. I had to cancel my reservation when I saw one fee. For 10 days they were charging $178.00 per dog. My dogs together weigh 13 pounds. As you can see that adds nearly $400.00 to the stay. If I would have added extra kids or adults no extra charge. And the size of the dogs did not matter. I was not able to view all the fees until after I booked. When I looked closely at them I canceled and they did say there was a cancelation and since they had done very little in a day or two at the most I thought that was probably ok. Since I canceled I now am to pay $147. service fee. Pretty high for doing nothing or taking that unit off the market for ONE DAY. I do not blame the manager but just another example of a company that has a product people want so they do not care what people want. Many companies were like that and they look back in wonder and can't believe why people will not deal with them anymore. Companies that deal fairly will survive, Costco, Nordstrom's,Amazon, etc. I wish you luck if you deal with them. read more

Absolute SCAM, do NOT rent from Vacasa!!! My son rented a condo through them for 10 days through booking.com and when he went to check was told they "could not verify his identity" and refused to rent to him. They wouldn't even allow him to show his ID to verify his identity. They had absolutely no problem taking his $800 and then telling him he'd get it back in 5 days though. When we asked for the name of the third party verification company the refused to give it to us, saying it was "a secret"...what kind of BS is that?! Now he's out $800 with nowhere to sleep. The place I stayed at had termites and sand flies. Let me tell you what Termites hurt when they bite you. It didn't have any pots to cook with. The microwave was broke. I called the office and they said they would go by their storage unit and get an microwave, but as I was hanging up the girl said have a nice night. My wife said she wouldn't show up since she said have nice night. Well she was right. I really don't know why she didn't say screw you since she meant that by not showing up. I will NEVER rent a house from Vacasa again. We arrived for a three day vacation in Flagstaff to a house with multiple burned out light bulbs, a non-functioning heater, a bathroom sink that barely drained, and the kicker...no hot water. Vacasa sent someone out to fix the heater and light bulbs but even after multiple phone calls and emails telling us that a property manager was on his way to fix the hot water, no one ever arrived, nor did anyone ever contact us about it. Then at 9am the next morning, 7 men and a big piece of heavy machinery arrived and began tearing up the front yard. No warning, nothing. Not that a warning would have even been acceptable. They have refused a partial refund and maintain that they 'delivered the services'. They are fraudsters and have terrible customer service. Renter beware. read more

Be warned these guys rip people off with hidden fees, for example when I reserved a beach house that said in the title good for "dogs" and then I saw in the details that you they only allowed one dog, I was honest and sent a message asking if it was ok to bring both of my dogs who weigh together less than 20lbs. This by the way was on the same day I made the reservation. Thinking they would refund me the money maybe minus an airbnb fee I thought no big deal, but they told me I had to cancel, It would have only refunded me 50% of the money I just spent. I was mystified and Airbnb said well if it was the host telling you that they can't accommodate it then they should cancel so you can get pretty much all of your money back. I messaged them and they are now refusing to cancel on their end. This seems like a pretty shady business dealing if you ask me? I have seen on two yelp pages that they have one that is ok and another with lots of people describing how gross their places are and how they have ripped off other people like me. We are currently staying at Cannon Beach at the Sunset Inn. We would NEVER come back here after our experience and we've only been here four hours. 1. Check in is at 4 pm and we arrived at 4, but we could not enter our room as it was still being cleaned. 2. There is no air conditioning in any of the units (per the employee we spoke with at the front office) and our room was about 80 degrees when we arrived. Even with the window open there was not a good breeze hopefully it cools down. I don't have AC at my home, but I expect that a "suite" would. 3. There were dirty cleaning rags left on our floor, a cleaning bottle left on our bathroom sink and an opened (used ?) toothbrush left on the counter. 4. I laid down to take a nap soon after arriving and there was sand in the bed and black hairs on our pillow case (my husband and I are both blonde) ADDITION 5. Now the fridge is leaking all over the kitchen floor. read more

I surprised my husband with a getaway and we got to the pearl on the prom house early. Housekeeping was still cleaning but let us put our perishables in the fridge. We came back a little while later and the place was great! I like to cook and the kitchen even had several sets of serving trays so we fancied up dinner both nights. This house was 2 - 3 blocks from the most popular place to crab, the beach and a park. Only down fall was the bed had a dip but after we switched places it was fine. I booked one of their properties on a Monday for the following Sunday through Wednesday. On Tuesday, my son had a meltdown and was kicked out of his camp. So on Wednesday I called vacasa to cancel. They told me they couldn't possibly do that, but they could refund my cleaning fee. I was flabbergasted. I could understand if I had booked it several months before, but this was a last minute thing, and they didn't even consider refunding me anything. Stayed at a home in Seaside that was managed by Vacasa (can't remember the name of the house!). LOVED Seaside, and the house I stayed in was clean, comfortable, and well-managed. We rented "Serenity in the Trees" from Vacasa. They made the rental process easy and were very attentive and professional. The house is in Cannon Beach. This house is very comfortable and the view and location are great. You can safely walk to the beach in 10 minutes and to a store and restaurant in less than that. It is quiet and you can hear and see the ocean. The house is well equipped and the few things it lacks, you can live without. We were very comfortable and pleased with the rental. read more

I booked a family vacation in Palm Springs, Ca. this past summer through VACASA's website. I was very impressed with the service I received, from the time of booking my reservations and throughout my stay. They were very helpful in advising me which home would best suit my needs and would accommodate my large family. The nightly fees were reasonable, the house was immaculate, and best of all, the photos and description on the website were exactly how they really looked. We would definitely feel comfortable booking through Vacasa again and we would recommend it to others. Thanks to the local VACASA staff in Palm Springs, they were helpful in providing us with information about how to use the hot tub and any other questions we had during our stay! read more

I wish I had checked out the hundreds of complaints about Vacasa on the Better Business Bureau site before booking with them. Many people, like myself, rented properties that were misrepresented by their listings. When we let them the properties had problems or were misrepresented they gave us plenty of assurances that we would be compensated for our trouble only to be given token refunds (less than 1%). Sitka Sky - Oceanside The condo itself is nice. It is modern and clean with everything you would need. However, the customer service of VACASA is terrible. We arrived to find that the property not 100 feet from our front door was under construction, they were building a new home. The noise was outrageous, the shared driveway was blocked. After talking to the construction team they told us they would be there all week and they would have to block the driveway for this was the only place for them to park. I called VACASA at 5:00 pm on 8/24/15, the day of arrival. I explained the situation in detail. I also sent them an email with a video showing the blocked driveway and how loud it was. (I sent them an email every time I called and never received an email response back.) I explained to them that we couldn't sit out on our deck and hear ourselves talk because of the generator, the tractor and the skill saws being used. It was so loud and that the driveway would always be blocked. I asked them to find us another place to stay since in the listing it clearly says you can sit on your deck and relax in the quite neighborhood and there was no mention of construction 100 feet from our door. They told me they would look for another place and call me back. I didn't hear anything for 45 minutes so I called again at 5:45 pm. I spoke with a different customer service rep and had to explain the situation all over again. She said that she would have a manager, Jessica, call me right back. (Since there is no cell service, I had to sit by the landline on the bottom floor of the unit and wait.) I waited another half hour. I called again at 6:15 pm and spoke to another customer service rep who said there was nothing in the notes about Jessica calling me back. I had to explain the situation all over AGAIN. She transferred me to someone named Stacy. She said there was no where they could move us to, that all rentals were full. I told her I saw several on their website. She THEN said, yes there are some available but they were more expensive than this one. (The listings I found ranged from 160-175 and our condo at regular price was 115). I told her that I would never expect them to move us to something outrageously different in price, but this was their error and they needed to make it right. I also explained that they need to alert their potential renters that there is construction. She said that there is no way for them to know there is construction and their regional manager doesn't check the units often enough to know this. Really? If I was a homeowner using VACASA, I would want the regional manager checking the units often. There is also a housekeeper who could alert them to this, not to mention you can get records from the county on building permits. She said that the construction is "just like" an "act of God", that they have no control over this. I told her since they know now I would hope they would put this on the houses rental page to alert potential renters. She said they wouldn't be doing that, they don't update that often. She gave me a $75.00 credit. Wow! Really? So during our 4 day stay we listened to generators, skill saws, tractors, and there was even a cement truck one day that blocked our driveway for over an hour and we could not leave. I would love to know if the owner of VACASA would like to spend their peaceful ocean view vacation at this rental. I guarantee they would not be happy and would demand the same thing I did. They could have easily moved us and sucked up the cost because this is their error for not alerting us to this construction. They clearly stated on their website it was a peaceful neighborhood. They posted a picture that showed the front of the condo with no construction happening. This is fraud. They cannot do this. I will not be renting anything from VACASA again because of this. I was very disappointed. I couldn't sit on my deck and enjoy a cup of coffee, I couldn't sit on my deck and enjoy a glass of wine. I couldn't sit on my deck with my family and enjoy the ocean view and chat. I get one vacation a year and this was it. Thanks VACASA for not living up to your advertisement. Shame on you! read more
