We moved cross country into one of their Paul Bunyan Rd. apartments sight unseen and Ashley was quite helpful. The communication channels were wide open during the transition. The apartment we moved into was one of the lower priced units in the area at $850 per month. Most others were $1250 and up. At move in several issues were noted such as broken seal on front door, leaky shower and non functional ice maker. The ice maker simply needed the connecting hose from the water source to the refrigerator. Each month when paying rent these specific items were brought up to the lady in the office. Her response was Ashley says your unit does not have an ice maker. Maybe I was sadly mistaken as to the identity of the mechanism inside the freezer with an arm as well as an ice bucket underneath it. After moving in we were never able to speak with Ashley the manager. Voice mails, text messages or emails were never answered in the entire 6 months we lived there. The occupants of the apartment were just my wife and I both responsible middle age adults. There was no smoking in the apartment and we have no pets. We provided a 30 day notice that coincided with the end of our 6 month lease. We moved out on the 28th of June leaving the apartment in a better state than when we moved in. My wife specifically placed a great amount of effort toward the thorough cleaning before we left. Today August 5th we received a reduced portion of our $850 security deposit in the form of a check for $647.50. When questioning Ashley regarding the low refund she stated $135 was for professional carpet cleaning & the remaining $67.50 was for professional cleaning which was non negotiable. Both of these services were not required as the apartment was left in a move in ready state. Also this alleged requirement was not an agreed upon process in the course of signing paperwork to assume the lease. My recommendation to future tenants is if you are seeking open lines of communication with a property manager steer clear of Susanville Rentals. If you are seeking a property that has a prompt maintenance department again steer clear. We reported two pages of mostly minor items along with those previously mentioned without ever once having a maintenance visit. There were dime sized chips in the kitchen sink, hikes in the walls, the door seals were bad enough you could feel the heat from outside the door and the non functional ice maker. The lady in the office stated they had 60 units that kept them busy. One would think with 60 units a maintenance guy could stop at least once in 6 months. Now if you are not concerned with maintenance and open lines of communication then this is the place for you. The description of the apartment selected was completely accurate. The unit was move in ready with the discrepancies noted. The kitchen sink was less than appealing. There were nail holes throughout the apartment noted. The leaky shower head and front door seal were of concern. The irony of the response is this is the first mention of the managers concern of potential damage caused by faulty ice makers being the reasoning for the disconnected ice maker. This would of been an understandable item to communicate to a tenant as they express their concerns. The reduction of the security deposit was a direct result of the management in their opinion returning the unit to a move in ready state. This is for normal wear and tear which is not permitted by the State of California to pass on the costs to the consumer. If it was for repairs caused by negligence of the tenant that is a different case. This however is not the story in this scenario. Had the communication and follow up throughout our entire experience mirrored the pre-move in phase life would have been great. Like previously stated once move in occurred the communication stopped. The discrepancies noted on the move in inspection were never addressed during the entire stay. We were not even taken to the apartment. We were given a checklist and told the keys were above the door. Don't get me wrong while the price is lower than a majority of the apartments in the area they are also nicer in appearance. As a consumer a certain amount of respect is anticipated as well as open communication with follow up. This unfortunately did not happen for me. As the manager stated you can't please everyone, I imagine I fall into that category. Perhaps I'm too demanding for requesting return calls, maintenance issues addressed and laws to be adhered to.

Unfortunately, the Wi-Fi was in-fact no functional! Desperate as I was, I began walking around the area looking at my phone for Wi-Fi. All of them were password protected. I noticed that one of the signals was emanating from the Lake Almanor Brokers. It was early in the morning but there was a gentleman in the building (I think it was the owner Billy Taylor), I walked to the door and was greeted with extraordinary kindness. He gave me the password and wished me luck. When I realized the Wi-Fi didn't reach my Chalet, I walked back to the Brokers Office and spoke to another gentleman, Mike Penman, who recommended I use the office's back patio for my interview. I did use the back patio on Wednesday for an hour and a half and I also got the job. I am now the Assistant Principal at a wonderful Bay Area School. I want to thank the men and women of Lake Almanor Brokers. They certainly are the kind of people I would trust to handle my financial and realty needs. Our experience was incredibly frustrating and ultimately felt like we were being taken advantage of. We were charged $250 for a pipe repair without ever being contacted, consulted, or quoted for the work. When we tried to schedule a meeting to discuss the charge, they refused to meet, ignored our calls, and eventually threatened us with eviction unless we paid. We were forced to pay for something we had no opportunity to approve or dispute. When we moved out, we gave more than 30 days' notice, professionally cleaned the carpets and the home, and even touched up the walls. Despite this, they withheld $2,100 of our security deposit. Their breakdown included: * $300 for drywall repair (not previously mentioned or shown to us) * $1,100 for painting the entire house (even though we left it in great condition) * A charge to replace a lightbulb they falsely claimed was out * $260 for cleaning (even though we had the home professionally cleaned) Throughout the process, this company was unresponsive, evasive, and became aggressive when we questioned the charges. It was clear they had no intention of communicating fairly or ethically. They do not treat tenants with respect and seem to rely on intimidation and avoidance to force compliance. This company took advantage of us and treated us dishonestly. Renters, beware--they will take your money and ignore your concerns.

It took ~1.5 months to get someone in there and things were going well. After the first couple months it felt like there was little to no communication from the property manager to me, the homeowner. Tenants would be late paying their rent and I would have to reach out to the property manager asking where the rent was for the month even though we were 12+days into that month. The property manager did not check on the house periodically, so the tenants trashed the place. The worst part was when the tenant did not pay rent and stopped communicating with the property manager. The manager took 22 days before producing the 7 day rent payment notice and then took another 3 weeks after the tenant vacated to get contractors to provide a quote to fix the place. Sigua mentioned they had multiple contractors they regularly use and turn around properties quickly, which felt like a lie with the incredibly slow action that was taken with my property. My property was mismanaged and vacant for 3 months during what should have been cosmetic repairs that should only take ~2 weeks. The contractor then waited 3 months to produce an inaccurate invoice where they tried to overcharge me. I would never trust my home or business with Sigua or any of its affiliates again. They were not helpful, transparent, or proactive in managing my property at all. I moved my property to another management company and have had a much smoother successful arrangement.
