Sean Moran, the owner, and the guys he works with did a great job with everything they helped us out with. There were a couple of things we were looking for in the contractor we would end up hiring. First, they had to be reasonably responsive with our understanding that we weren't their only clients. Sean was always very responsive. If he didn't immediately respond to a text/e-mail, or phone call, he would always get back to me within a few hours. Second, the contractor had to be very knowledgeable in that they could help us complete our vision, provide information that we requested, or feed us vital information that we overlooked but needed to know. Sean and his guys were always spot-on in their advice and definitely helped us understand what could work, what wouldn't, and what we should do taking into account our long-term plans for the house (potential rental down the line). Third, the estimated time to complete the work had to be reasonable. The times that Sean quoted were very reasonable and most importantly, they ultimately met all their timelines. I oversaw all their work and ZERO minutes were wasted during performance. Finally, the prices had to be competitive. We weren't exclusively entertaining the cheapest rates because when it comes to renovations, you really do get what you pay for. AMC's prices were extremely competitive, especially considering the amount of one-on-one attention we received during the entire process and the kind of experience and quality of work they bring to the table. This of course is generally an advantage of going with a smaller company. The renovations and repairs Atlas Moran Construction helped us out with turned out great. I should note that the renovations and repairs were completed through two different work projects, so obviously we were very happy with the first project that we went with them on the second one. We're currently looking at some complete bathroom renovations and you can bet that we're going with Sean and Atlas Moran Construction again! We had them paint the walls and trim of our 930 square foot townhouse and he said it would take 4…read moredays and cost 4500. we added power washing front and back and installation of baseboards in master closets and basement baseboards and molding around sliding door. added 1000 more for that. they didn't come the first day so it ended up taking 5 days plus a weekend. the painting was ok however they removed a wall curtain valance and threw it in the tub and didn't put it back up. a few outlet covers are missing. a door is off it's hinges and on the floor in the basement. NONE of the baseboards or moldings done. trash left in house. Damaged paint on exterior of house after pressure washing were we didn't ask them to wash. Caused light fixtures to loosen and droop and did not fix(just needed to tighten the bolts back). Will not respond to text or phone calls. They sent pictures of the house saying everything was completed and we asked a few follow up questions and he said the guys went home and he would have them send pictures in the Am but to send payment that night. Since we believed the work had been done just they hadn't sent a picture we TRUSTED them and sent payment. Since then absolutely no response from them. Now we have to drive back from Georgia and do the work ourselves because they are not responding. Realtor was the one who sent us the pic of the issues. UPDATE to review: Bumped up the rating after the rest of the work was finally completed. However, was still some unfinished portions of the painting (example: the in wall bookshelf / alcove in the basement was not painted inside). Overall painting job looked fairly good, but paint was dripped on some of the windows and not cleaned up afterwards; also, paint job was apparently only a single coat of coverage as walls were able to be scratched very easily, revealing the previous paint color underneath. Owner of business also kept bugging me via text messages to update my review to a more positive one as job was finally finished. He also had said three times that the work had been completed when it wasn't - one of those times was when we were physically IN THE HOUSE and could see with our own eyes that it wasn't complete. A toss-up with this company for anyone looking to get a job done by them in the future - so Caveat emptor...

The whole process was smooth from start to finish. They were professional, communicative, and easy to work with, and they were so attentive to every small detail. We live in an old house where the ceiling isn't perfectly straight, and they custom designed everything so you'd never know. The built-in lighting on the shelves, the fluted panel behind the TV, the cabinetry, all of it is clean and seamless. It turned out absolutely beautiful, beyond what we expected, and the price was very reasonable for the quality of the work. If you're thinking about custom built-ins or millwork, this is your team.

Years later and we are still constantly dealing with reminders of why we regret working with RESSA…read more Don't let that nice photo of our modern house they posted fool you. We would not hire or recommend RESSA. We completely knocked down our old home to build a modern two-story house. We hired RESSA because they quoted us at the lowest price, but in the long run we ended up paying for it with more money, time and stress. We have held off posting about RessaBuilt but no other family should have to go through our experience! TIMELINE: The project took over a year longer than initially projected by RESSA. Keep in mind they had to return afterwards to fix multiple problems that were never resolved, including multiple ROOF LEAKS. (I recently had to call a roofer to come fix yet ANOTHER roof leak (on 10/25/2022). PERMITS We had to personally deal with WSSC to get the proper permits bc RESSA was unable to resolve the issues themselves. We had to personally deal with the county to make sure inspections were promptly scheduled. After months of not being able to secure certain required permits from the county, we took it upon ourselves to personally go to the permitting office, get the answers needed, complete the paperwork required, and secure the permits for RESSA. It was extremely frustrating, time consuming and something we as the client should not have had to do. Even permitting office employees were surprised at our level of involvement and openly expressed their skepticism as to whether the RESSA team had ever done this before. LACK OF MANAGEMENT They have a project management system but were unable to keep track of all project changes, which caused a lot of confusion, delays and unexpected expenses. RESSA was unable to keep track of tasks, timeline or the budget. We always had to go digging for emails and text messages because they were not keeping track of items properly. Many items they marked as completed were not in fact completed upon inspection. During the last month we had to physically be onsite to ensure subcontractors were showing up and tasks were being completed on time, because we had lost complete trust in RESSA's ability to manage the project. The Project Manager was unqualified. During our weekly walk throughs, he'd take notes on a piece of cardboard. LACK OF EXPERIENCE WITH MODERN ARCHITECTURE It was quickly apparent that their crew had no experience building modern homes, which resulted in tasks having to be redone numerous times and some were never able to be done at a high quality level. We have also openly questioned whether the RESSA team had ever done ground up construction before. MANY BUDGET ISSUES Near the end of the project, we were blindsided by a list of items totaling around $50,000.00 that RESSA claimed we owed. This occurred after we had to personally come out of pocket almost $20,000.00 for additional plumbing that was not budgeted for because RESSA had not warned us that the number of bathrooms in the new house would require excavating out to the street for expanded plumbing tubes, per county requirements. We also had to personally come out of pocket over $20,000.00 for a sprinkler system in the state of Maryland. Today (March 15, 2023), yet again, we have two (2) more ceiling leaks! It's never ending.

I very much regret the decision…read more The quality of the workmanship is fair to poor and the project management was almost non-existent. Don't let them fool you about BuilderTrend-- it's a project management software and is only useful insofar as the project manager is competent and organized. Our project manager was both overloaded and undertrained, and Joe was onsite only twice during the whole project. The subcontractors range in quality, but you can be sure that Ressa is going with the cheapest option every time. This is especially galling because of the enormous overhead I know that Ressa is pulling (I know this because several bills were erroneously sent to me). We've been in our renovated home for over a year now, and I find new ways to be disappointed by Ressa every day. Every surface that isn't square, poorly painted wall, or cheap and poorly installed equipment makes me sad and will continue to do so until and unless I hire a professional to repair. In retrospect, I should have taken the lack of good reviews as a sign. Don't make the same error-- make sure to do your homework and hire a general contractor with solid reviews. This company should not be in business.

I bought a tear down property in May of 2019 with Zimmermann Homes which was completed in July of…read more2020. I can't say enough good things about Rob and his team. I was not living in the DMV area when we started the project so they did a great job of communicating remotely during the design process. His architect, Darren and interior design team, Christina Simon, took samples of things we liked and found ways to integrate them into the house. The property has so many cool features from finishes, to a basement apartment, gym, and a roof deck. It's a 4,400 sq foot house but feels like it's 6k. Rob, Jim, and team are very particular about how things are done. If something doesn't look right, they are going to have it corrected properly and they did. From building for energy efficient, print labeling everything ( low voltage, electrical, was, gas), to managing the draw schedule, they really focus on the little things during what is a very stressful experience. After moving in, they ensured punch list items were attended to. Unfortunately, we had to relocate for work after a year but the focus on details and quality allowed us to get top dollar for our property. Having now bought another newly built home only further highlights the unique focus on service and quality building of Zimmermann homes. Wish I could have had him build my house out west.

Reel Homes purchased Nextdoor neighbors lot then subsequently has been a horrible neighbor since…read more They tried to send an intimidation letter to me when I did not agree to allow them to cut down a tree on the property line that had been there for many decades without issue. They then had other trees cut down by two property lines that were not near the actual building area. Their people also knocked down a tree that caused damage to two neighboring properties including one persons home. Their construction crew repeatedly have parked obstructing people from getting to and from their homes. They had the road ripped up to do work in the culdesac and haven't repaired the road properly. Their people leave trash blowing throughout other properties. Upon last look on Fairfax county website, there are numerous complaints filed about this group.

Reel homes, from my perspective, has repeatedly shown they want to have their cake and eat it too…read more While I do not doubt their homes are high quality and aesthetically pleasing, every other Vienna builder is community-oriented and understands that the "real" value of Vienna lies not just in monetary property values but in the people who have make Vienna their home. Being neighborly and social responsible is an essential component of doing business in Vienna. It's one thing to build a high-quality home and quite another to take advantage of low-income, disabled long-term residents. In my opinion, Reel Homes is an opportunistic bully. I would caution any agents working with them or landowners considering selling a lot to them. Reel Homes was under contract for my mother's home in 2023, in Vienna, VA through a court-ordered sale. I had been living in the home for over a decade and had a lease. Reel was given the first opportunity to purchase at a lower price in large part because they had to address my occupancy. I was upfront with trying to work out a solution with them and they failed to respond to messages for months. We assumed they weren't moving forward. Two weeks before settlement, they re-emerged. My mother (who was living in the home with me as a victim of domestic violence recovering from catastrophic injury) was forced to undergo a traumatic and rushed move herself to abide by the contract. This contract imposed on her by the court (only addressed her residency as an owner as they were supposed to handle my tenancy.) However, Reel failed to close. I feel they knew they had no intention of going to settlement as none of this was a surprise. Reel only replied the month *after* settlement should have occurred - making demands for my eviction (which, again, they should have been responsible for themselves.) In the end, over a year was lost where the sale could have been completed with a more ethical buyer. Although they would not communicate with us directly, nor would they just close on the home, we were told *they* would sue my mom for beech of contract. Reel essentially caused my mother to undergo tens of thousands in legal fees and the trauma of being forced to evict her own child and young grandchild. Furthermore, Reel then approached my "father" privately (in violation of the court motion) to obtain a new contract (cutting our the agent that found them this land and his commission fees!) My eviction was intentionally served over the year-end holidays while I was hospitalized so I could not move my things. The new contract doesn't only short their agent but ensures they take possession of my lifetime of possessions. Every developer and agent in Vienna that I have spoken to is shocked and appalled by Reel Homes. They have all overwhelmingly stated that they would have been happy to give me FREE access to the home to obtain my things. Instead barriers are being put up. For example, despite the fact that Reel plans to tear-down the home, I have been told I am allowed to try to retrieve my things during a limited window at $350/hour - supervised like a criminal - under fear that I could damage the home. (I am a paraplegic and use a wheelchair for mobility.) Obviously we will have a lifetime of concerns about identity theft, fraud, etc. from personal items trapped in this home - all stemming from Reel's failure to simply allow reasonable access to the home. The only possible explanation I see here is dishonesty and retaliation. They don't need to so this to me. They are doing this because they can.
