In the bedroom we documented stains, piling at the entrance and tear at the bathroom entrance. We included a photo of stains. At move out we were charged $232.26 to replace carpet due to stains. We disputed the charges in writing and discussed via phone with staff. Despite documentation of stains and damage at move in, I was told the charges would not be removed. I would highly discourage any student lease an apartment at Arcadia Harrisonburg. We documented stained and damaged carpet at move in and were still charged for replacement. In addition, our student's vehicle was vandalized at the apartment complex the weekend of move in. The staff only said to contact the police. When asked if they had security cameras the staff member on duty said they did not have security cameras located in parking lots other than the office building. Very concerning to know that an apartment complex with students did not have security cameras at the time our student's vehicle was vandalized. Imagine a more serious crime happening without security cameras.

    do not believe a single 5 start review you see. those reviews were done because of a giveaway they…read moreran. please do not sign a lease here, RUN. redpoint is the most unprofessional complex i have ever dealt with. first off, the water shuts off at least once a month, and good luck if you want to take a hot shower because the water doesn't get hot. the ceilings fell through because of a leak in the bathtub in the apartment next to me, and they just painted over it so mold could just grow instead of fixing the issue. they will nickel and dime you for everything when you move out. they charged me $600 to replace the carpet in the house just because I had a pet, and there was absolutely nothing wrong with the carpet. the carpets were shampooed before leaving and the place was spotless. they will inspect your apartment throughout the year and charge you for EVERYTHING and ANYTHING. the back door blinds was bent on one slat, and boom $75 charge (they were broken when i moved in and i took pictures). The carpet between my bathroom and bedroom was lifted and ripped when i moved in and I was charged $250 to replace it when i put in a maintenance request. they will also add those charges a week before rent is due and expect you to be able to pay it when given no notice. the place also was not cleaned and was disgusting when I moved in. please save yourself the stress and money

The entire apartment was nasty. We had to go to Walmart and buy lots of cleaning supplies so we could move our girls in. Instead of helping them decorate I was on my hands and knees cleaning this nasty apartment! So that wasn't the worst part....2 days later I get a called from my daughter all upset. The person that lived in her room the year prior still had access to her room and had her items and was moving into MY DAUGHTER'S room!!! Why in the world was the key not deactivated?? So here I am an hour away I have moved my two girls into this apartment that was nasty and now there are strangers that have keys their apartment and bedroom. I was LIVID!!! Fast forward 3 years it is time to move out. We get a bill for $47 to clean the carpet. Carpet cleaning and painting is something that should be done at every moved out. I can understand if the carpet was ripped or had holes in it and we needed to pay for it. It was not it was just from them walking in and out of their rooms for 3 years. When they moved in the carpets were not cleaned and neither was the apartment. The common area was nasty, food under the refrigerator and stove, fruit flies in the refrigerator and freezer. I will post pictures. I will not recommend North38 to anyone heading to JMU and looking for housing. I have posted pictures but they are not showing up. Not sur why?

Matchbox Realty & Management Services neglects tenant needs, leaving us to handle repairs ourselves, and nearly all students I know lose some if not all of their security deposit. While there are great features--spacious rooms, privacy, and dual laundry--beware of the immense drawbacks of dealing with this landlord before signing. If you live here, plan for at least two years to make the deposit loss worth it, and expect the following: 1. Poor Move-In Condition: We moved into a unit left in unacceptable condition by previous tenants. Despite documented proof/move-in inspection, management "lost" our records, took our entire deposit, and even requested more money. 2. Unreliable Maintenance: Repeated requests were dismissed as "it's normal," even for serious issues. Their approach shows a lack of respect/care, leaving tenants to handle repairs themselves. If maintenance does show up, they charge $40/hour, making it unaffordable for college students unsure of the total cost for simply asking for help. 3. Move-Out Charges for Existing Damages: Left the unit in fantastic shape, but were still charged for the pre-existing conditions we documented at move-in. This pattern of exploitation seems like a common experience for student tenants at Charleston Townes. 4. Lack of Accountability: Matchbox Realty's frequent management changes create disorganization, and tenants pay the price in withheld deposits, unexpected charges, and inadequate maintenance. _____________________________________________________ ***Some of the Issues We Faced*** 1. Moved in with a shredded couch and damaged furniture; requests for replacements were ignored for two years. However, they upgraded furniture only for the houses in the front of the complex, ignoring those in actual need of replacements. 2. Our washing machine was alarmingly loud, and after persistent complaints for two years, it was finally acknowledged, only to be replaced a month before we moved out. 3. A constant squeaking noise in the house was dismissed as "normal", but a maintenance worker later confirmed it was an issue and fixed it. 4. After a tenant was evicted in 2022-23, we requested a lock change for security reasons as they could not verify that their key was returned. Management refused to help unless we paid over $100 for it, prioritizing cost over tenant safety. ***How We Improved the House Ourselves*** Shampooed carpets, manually fixed unstable furniture, dismantled/cleaned clogged sinks filled with years of black sticky debris, and fixed insane garbage disposal odors--all at our own expense. And yes, they left us with that raggedy couch for 2 years:)

    The apartments themselves are nice, walk-in closets with private bathrooms are hard to beat…read more However they fall short in many aspects their customer service and policies make it extremely difficult to write a good review. signing is easy but asking them to hold their end of the deal is much harder it took them over a year to fix my garbage disposal/dishwasher. We still have not gotten our cable to work and eventually gave up even though it's supposed to be included in our rent. Currently the tipping point is that my clothes washer has been broken for over a month, they have received the part information only learned by emailing them directly, however this has taken way to long and it has taken two maintenance people to even acknowledge that there is an issue. The construction is also extremely delicate. The only reason that this review has two stars is because the layout is nicely set up. If I were looking for apartments again I would look somewhere else, I plan on leaving as soon as I can.
