The worst place for the students in Harrisonburg. They nickel and dime you for their worn-out appointments and it's a major ripoff for their utility bills. Lived there for 3 years going to school and accidentally renewed an extra year so I surrendered possession and instead of following the duty to mitigate and find a new tenant they are illegally threatening to accelerate my rent and pursue legal action on me instead of just finding a new tenant. I'm in debt. Not because of college, but because of the Harrison. They will fine you for the most ridiculous things I've ever seen. We got a fine because there was a tortilla by our door. They threatened to fine the whole building because someone left trash on the grass. Another fine for having a chair outside. Our neighbors were in the middle of cleaning when they got a fine for not moving their trash to the dumpster right away. It's just crazy they will fine you for everything considering nothing works in the apartment and everything breaks constantly. If I could give it 0 stars I would. Place is a dump. Moldy, cabinets broken, dirty when moving in, old, not updated, gross carpet & appliances that do not work. Things are not fixed, management is unprofessional & rude. They enter apartments at any time without notice & place bogus fines on kids as a way to make money. This place is horrible and like the other reviews say it prays on vulnerable college students who have no other choice but to accept all the terrible conditions. I could go on and on about how horrible it is to live here but long story short don't live here. Some of the highlights though are that our dishwasher fell out of the wall, the apartment above ours flooded 6 times, the rent and "utility" costs were way above what was advertised, the tow company works harder than any of the staff, and maintenance doesn't actually fix issues (ex. for the flooding causing holes in the ceiling they pointed a loud industrial fan at the ceiling for multiple days to "fix" the issue). read more

This organization is a typical student off-campus housing facility, which preys on the experience of the young adults at services. The infrastructure is crumbling, there are multiple holes in the concrete on the stairwells, which are very dangerous, and the apartments are dated and sparse. We were broken into, had our place completely trashed & destroyed. woke up to cops banging on our bedroom doors since the people who broke in left our front and back doors wide open for anyone to walk into. We were charged for new locks and the harrison does not care about looking into who did this to our apartment or our safety. we are an apartment with 4 girls, we cant even imagine what would have happened to us or our pets if we walked out our bedrooms during this break in. 3 men also tried breaking into the girls apartment above us this night. the harrison told us to just get cameras & nothing is covered with our renters insurance. we do not feel safe here anymore. not to mention multiple damages to our apartment when we moved in. I had throw up on my carpet when I moved in, our hot/cold water is reversed, our fan didn't work, marks and rips on the chairs, broken base boards & our fridge randomly broke. My son rented an apt here and when we moved him in it was dirty and not painted and when he moved out they charged him for painting and other things. Do not rent from them. They have inspections every so often and charge you for things. Very bad experience! read more

As soon as you move in they treat you horribly. Expect a bogus fine every other week because they know you're a student and probably don't have the means to fight it. The first few months we lived here we had no issues with the Harrison. Decent amenities, location, etc. After a few months of living here we began to have issues with mice getting into our apartment. We requested maintenance and an exterminator at least 4 times, and each time they came, put a few traps down, and left without doing anything else to prevent the infestation. A serious health hazard that has still not been taken care of makes me seriously regret resigning my lease-- would not recommend living here. read more

While the facility has well-groomed exteriors, Maintenance is poor. Last night was the third time in six months that the apartment had to be evacuated because of a Gas Leak from the Water Heater. My daughter had to go to the Emergency Room. If fundamental tenant safety is not a priority, then The Harrison should not be permitted to operate. read more

Moved my son in today. His apartment was FILTHY. One of the doors was busted off the door jam. Granted, they cleaned his bedroom up but ignored all the filth, busted jams and holes in walls elsewhere. We were promised one thing and got another. If I had the time I would have walked away. This place seems great at first. You don't have to have your credit checked, and the apartments are pretty nice at first glance. When you walk in on your first day the apartments are completely dirty. Dust, spiders, all kinds of bugs - this is what you'll be greeted with. There's a ton of problems with a lot of the appliances and they'll mark it as completed - but it's like it's never fixed. The AC doesn't work - so if you do decide to live here make sure you invest in fans. (The AC doesn't work only in the summertime (which is when you need it most)). The management is absolutely horrible to deal with. You sign a legally binding lease with rules and regulations - however, they don't enforce them. So, if you're down for your roommates smoking, having other people live with them, having unregistered pets, playing their music so loud you can hear it in your room across the apartment and their door is CLOSED, and roommates who don't keep the common area clean then this is the place for you. Unless you have friends that can be in the same apartment - it's going to be hell. But, they randomly assign your roommates and you fill out a questionnaire when you're applying to live here and it's like that doesn't matter at all. The only thing they based it on was that we all like to cook - but not all of us clean up after ourselves when they cook. They literally leave everything everywhere - yet that's not good enough to violate the lease.. (They also have a bin of unwashed dishes that they've never washed since they've moved in.) DO. NOT. SIGN. A. LEASE. WITH. THE. HARRISON. There are other apartments you can sign with that are probably waaaaay better than this hellhole. Heed my warning! read more

Absolutely the worst apartments for JMU students. When we moved in, the apartment was filthy and MULTIPLE things were damaged. Maintenance is god awful, they never take you seriously and they constantly fail to actually fix anything. We had to constantly call them to fix our AC while living here and they never once properly fixed it. Management is unresponsive and unhelpful, and they handled COVID-19 horribly. There are way more cheaper and nicer options In Harrisonburg that I suggest you look at. Worst place I've ever lived, would give 0 stars if I could. read more

If I could give the Harrison zero stars I would. I only lived here for a year, and there were NUMEROUS events that occurred that left me less than satisfied with the complex. First, within a week of moving in, the nightstand in my bedroom was completely covered in ants, and within the next few months, we would constantly find roaches, crickets, and spiders everywhere in the apartment. My roommates and I routinely cleaned, so this was through no fault of our own, and this past spring when we made a maintenance request regarding ants coming through our front door, the maintenance person came, sprayed our balcony, and then left a bottle of insecticide for us to continue to spray ourselves which did not solve the problem. Second, we had numerous events with our upstairs neighbors which included them spilling beer, blasting music, throwing trash, and puking and urinating off their balcony and onto our patio when we were outside which is DISGUSTING. We had to call the Harrisonburg Police twice during our stay, and the Harrison only fined them (which did not stop their behavior) and did not clean up the bio-hazard that became our patio. They then proceeded to tell us that we would have to pay a transfer fee of $250 if we would like to move apartments. Third, our water heater broke which resulted in us not having any hot water, and we had to make several maintenance requests for them to fix it, and it never got fixed. The maintenance people would come in, do something in the utility closet, then tell us it should be working in a few hours, and this happened several times. They even replaced the water heater eventually which still did not solve the issue, and we were left without hot water for months. Fourth, after moving out, I, along with my roommates, were each charged hundreds of dollars despite having a clean apartment, and after emailing to request more information, we were provided with pictures of an apartment that was NOT ours. Overall, the apartment was not up to standards, and there were also several issues upon moving in such as the baseboards not being attached to the wall, our couches were stained, the carpet in the bedrooms were stained, and the door for our patio was extremely hard to open. I would not recommend that anyone lives here as the living conditions are embarrassing and unhealthy, and they are a very untrustworthy business. Overall a nice apartment. Rent was reasonable. Everything was rather unremarkable until move out. We were charged for all kinds of nonsense. Missing keys that were turned in upon leaving. Damage to a room that wasn't the one rented. Charged for a parking pass that was actually turned in. The very first email about these mistaken & incorrect charges, they bring up collections. WTF?! I showed a photo of the rented room to contrast with the one they claimed we were responsible for. No, I didn't take the time to remove all the Edison bulbs from the ceiling and remove the white curtains only to put up a pair of blue curtains when we left. No, the view out the window of these two rooms wasn't the same, clearly in the photos. Whatever. I got screwed out of a couple hundred dollars. I'm trying to just look at it as a $20/month surcharge. Even with that extra money the rent was reasonable. If you can stomach that type of stuff, the view was nice and the apartment had a nice layout. If that'll make your blood boil and you'll find yourself hoping that the next person to deal with these maskless fools has COVID, then I'd say look elsewhere. The imbeciles in the office (I'll choose to think this was ineptitude rather than fraud) were basically useless. read more

Just signed my fourth lease with The Harrison and I somehow am paying the most I ever have. Avoid the "suites" at all costs. Way worse of an apartment and is somehow more expensive. Tiny drawers and no kitchen table. Also those people in the other post got broken into and The Harrison didn't care at all. Shows you how much they care. Luckily nothing bad has happened to me yet other than leaky sinks that they won't fix, however if something ever happened I wouldn't trust The Harrison to take care of it. Really nice employees, feel bad that they work for such terrible management. JMU has a great business school, maybe you guys should enroll and learn something about taking care of your customers. Here's what's "exciting" about the Harrison: When we arrived in August on move in day, many people who expected to get keys to a newly renovated apartment were told that their apartments weren't ready. There was no advance notice. As someone who did not request the renovations, since the show unit I saw was perfectly fine for my tastes, I was one of the few able to move in before November. However, the bedroom keys didn't work, and they hadn't cut any mailbox keys, so we only had the key to the front door. When I walked in, everything was absolutely filthy. We were told that housekeeping must have "forgotten" to clean our unit. Everything was covered in a thick layer of dust, there was food rotting in the fridge, and worst of all, my room reeked of cat urine. I spoke to the owner himself, who assured me that we would get new carpets free of charge, but this didn't happen for months. I had to purchase a tarp to cover my floor with, because the smell was giving me headaches. When they finally replaced the carpet, I had to throw the tarp away because the smell leeched onto it. When we finally got new flooring installed, my room began to smell again within a couple of weeks. They insisted that they had replaced the subflooring and the carpet, which was a blatant lie. One of the employees, who had lived in the unit the year before me, assured me that there had never been a cat living in that room. After demanding over and over again that I have it replaced a second time (oh, and, by the way, when they do any renovations, the tenants are responsible for moving all personal belongings), they finally agreed. This time, I stayed to make sure it was done correctly. When the carpet was pulled up, there were distinct urine stains on the subfloor, meaning that there was definitely a cat, and the subfloor was definitely not replaced. They had to treat it twice to make the smell go away, and this issue was finally solved. Onto the next nightmare. We noticed that we were all feeling pretty sick, but would feel better after hours outside of the apartment. The air filter and hot water heater are kept inside of a locked closet that only the complex has the key to (sketchy, right?). Since we couldn't look at our filter this way, I purchased a drill so that I could open the uptake vent. What I found was disgusting and beyond wrong. It clearly hadn't been cleaned in a long time, and our air filter desperately needed to be replaced. It was filled with mold and dust. After requesting this a couple of times, some maintenance workers came to change the filter. They insisted that The Harrison desperately needed to hire an outside contractor to clean all of the ductwork, because it was unlivable as it was. This never happened. They sent someone to investigate the mold in the air vent and one of the bathrooms. Before he arrived, someone came into the apartment while we were all gone and painted over the mold in the bathroom. We asked the man to check for mold as much as possible regardless. When he checked our air filter, he said that there was no moisture, so "it can't be mold, it's just wet lint". How is there WET lint if there's no moisture? On another occasion, while the apartment across from us was being renovated, workers placed boxes blocking our stairs and a door in front of our door. If there was an emergency, we would not have been able to escape. We tried to ask the workers to move them, but they didn't speak any english. We called The Harrison and got their after-hours help line, who insisted that there was nothing she could do. Finally, we filed a police report, but the fire marshall was not on duty, so nothing could be done by them either. The boxes and door remained there until the next morning. Weeks later, our air conditioning unit clearly wasn't working. They insisted that it wasn't broken, even though we were all sweating in shorts and tank tops when the thermostat read "65". When we finally convinced them to fix the unit, we were told day after day that it would be fixed "today". This went on for weeks until it was finally fixed. But, hey, on the bright side, since the air conditioning unit wasn't creating condensation, the mold died! Not to mention, the employees are downright disrespectful and rude, even going as far as to post nasty things about their customers on Facebook. They often lie about when things will be done and insist that things do not need to be fixed. Other smaller issues include awful cable and internet, an unfinished clubhouse as of February (part of our rent was said to be dedicated to amenities such as a 24 hour gym, free printing, and hang-out spaces, etc., and poorly done renovations that are incomplete or break within a week. Other people have experienced mysterious overages for months that they weren't even living in the building. This apartment is very much what you pay for. which is pretty dirt cheap for a 4 person. I pay around 435 a month- all utilities and full furnished. Although, the way these apartments are is disgusting.It rained and my whole ceiling became brown and it took them about a week to fix it. The apartment air vents were so dirty and disgusting. My roommate was missing her BED and closet door on the day of move in. They paint over tape that people leave jm the walls, I was chronically ill my spring semester and all my issues resolved as soon as i moved home during COVID-19. Furniture is nice. Rooms are the sizes of boxes. No fans. No lights. Very nice kitchen and living room and balcony. I will say though, you do get what you pay for but the cleanliness of these apartments need to be addressed. It is so dirty in all vents and bathrooms from the day we moved in. read more

Poor customer service. They are unwilling to release you from your lease for any reason at all, regardless of how valid the reason is. We even paid the "re-let" fee per their request, and we never actually picked up a key or slept there! They also did not return phone. They are not caring about the needs of college students. My son moved into the apartment and one of the roommates was experiencing breathing issues. Investigating the HVAC we found significant mold all through the system. Had an independent review by a professional and they stated this has been a long term issue. The apartment was given to these students with a known health issue. In looking around, we found several instances of the same issue. This borders on criminal behavior. Contacting the University and the state health department to make them aware. In providing this information to the management, they have slow rolled a real solution and handed it off to the maintenance technician. Weeks to get parts, if they are ordered at all. This is a huge health issue for hundreds of people and most of them JMU students. read more

I lived at University Fields during my senior year of college. The location was nice and the apartment was satisfactory. I am writing this review to warn any prospective residents of what may happen if you decide to live here. Upon moving out, University Fields will make sure to charge you for everything possible. We cleaned our entire house the week before we moved out and still got charged in the thousands. The charges were outrageous and we've heard about them doing this to other tenants as well. They were not helpful at all when we contacted them about why we got charged the amount we did. Do yourself a favor and live somewhere else to avoid this hassle. read more

Throughout this year there have been many issues with our apartment and the issues never seem to be resolved. This past week a man let him self into our apartment to repair our garbage disposal when we never put a request in for this and our garbage disposal was never broken. Nothing was really done to address this issue. Our apartment has also smelled like cigarette smoke multiple times throughout this year and no one in our apartment smokes. Now the Harrison is beginning to enforce the parking rules after not doing it for the entire year because they recognize that more money can be made. I have never had a problem with parking in the past and do not understand why this is being done. Many of us also have friends or boyfriends/girlfriends who come over frequently and now they are being told that they will be towed if they park in the visitor parking again...? My boyfriend comes over and stays late but rarely sleeps over and I find this a hassle and a major inconvenience. I also live on the top floor and can hear the people under us almost constantly and I can hear everything going on outside of the apartment at all times of the day, including the couple that argues 2 times a week and screams at each other on the steps. When I first moved into the Harrison I was happy to be living there, but as the year progressed I have realized that this is not somewhere I want to be and I will definitely not be living here again. There are a few great workers at the Harrison and I appreciate their kindness and helpfulness, but these are not the individuals I am referring to. I feel unsafe coming from my car into the building by myself, I feel unsafe staying in my apartment, and I know that if anything does happen nothing will be done by the Harrison. read more

The Harrison could be great. They've improved they're staff a lot, the clubhouse is nice, and the apartments are decent. However, MANY of the apartments have major issues. In my first apartment the ceiling was caving in and every time they "fixed" it the crake came back within a week. I knew the people living above me and they had a depression in their floor, meaning the building wasn't stable and the ceiling probably will collapse at some point. I ended up moving apartments because of this crack (I still had to pay a hefty transfer fee). Then nearly a month after I moved out they came at me with all of these ridiculous damage charges. Every time I tried to dispute them or provide evidence against them they dismissed me and told me I was wrong. In addition, the new apartment I moved into was riddled with mold, missing a counter, and had frayed carpets (something I was charged for from my last apartment). Really disappointing. read more
