I am an out of state graduate student. I wasn't able to come in person to tour the facilities or to sign my lease. The office staff was helpful in getting me my paperwork and making sure I had everything I needed in on time. The rent is great, includes all utilities. A TV is included for the living area, plus each room has comcast boxes that include some shows and movies free on demand! Everything is furnisehed with good furniture and if you need anything fixed maintenance is really quick to respond! The only thing negative that I can say is that their pet fees are a little high. It's a $300 nonrefundable deposit plus $35 extra a month. But they have multiple dog parks in the complex which is nice. read more

Paid the pet screening fee had everything up to date they advertised pet friendly and two dog parks but pet were not approved and didn't get my money back. Paid application fee and sent them every document they asked for so much and still not approved. Application fee $125 plus pet screening fee. Non-JMU older students situations not catered to and discriminated against even though initially told that was fine. read more

My daughters moved into North38 in August of 2021. I was so excited to decorate their rooms with them. As we walked into the apartment our shoes stuck to the floor. The entire apartment was nasty. We had to go to Walmart and buy lots of cleaning supplies so we could move our girls in. Instead of helping them decorate I was on my hands and knees cleaning this nasty apartment! So that wasn't the worst part....2 days later I get a called from my daughter all upset. The person that lived in her room the year prior still had access to her room and had her items and was moving into MY DAUGHTER'S room!!! Why in the world was the key not deactivated?? So here I am an hour away I have moved my two girls into this apartment that was nasty and now there are strangers that have keys their apartment and bedroom. I was LIVID!!! Fast forward 3 years it is time to move out. We get a bill for $47 to clean the carpet. Carpet cleaning and painting is something that should be done at every moved out. I can understand if the carpet was ripped or had holes in it and we needed to pay for it. It was not it was just from them walking in and out of their rooms for 3 years. When they moved in the carpets were not cleaned and neither was the apartment. The common area was nasty, food under the refrigerator and stove, fruit flies in the refrigerator and freezer. I will post pictures. I will not recommend North38 to anyone heading to JMU and looking for housing. I have posted pictures but they are not showing up. Not sur why? read more

Will take as much money from you as possible, especially when moving out, the staff is not friendly they're always annoyed when answering phones or getting questions. There are way better options around here I will never recommend this place to anyone! read more

Tried to rob me of thousands of dollars when moving out and then affected me moving into my new app.Place was terrible and overcharged.

DO NOT LIVE HERE. My apartment when I moved in was SO GROSS! There was a fridge left on our porch? Weird and there customer service is TRASH!!!! You also can not do direct deposit for rent anymore and are forced to pay an extra convince fee when paying rent. Ripe off. read more

My unit was in terrible condition when i moved in. Construction dust everywhere, cat hair everywhere, no air filter (didn't figure this out until about a month in when they said they were coming to replace them, I went and purchased one) and even some mold growing in showers. My roomates and I never got anything out of the numerous office visits abut our complaint. I have been charged over $800 in damages that they have not explained what they are for. I will be a rising junior at JMU and DO NOT RECOMMEND NORTH 38 to ANYONE. read more

North 38 used to be a reasonably nice place to live but now it's kinda a dump. Why might you ask? Is it A. Corporate Greed B. 20-year-olds running the place C. The place falling apart or E. all of the above. If you guessed E congratulations you're an A+ student. Let me list you a couple of examples of why I wrote this essay of a review. The always changing office staff are inept and snarky (as if asking for your package is the greatest burden you can bestow upon them), parking was great but is now horrible (i can never park near my building), hardly any visitor parking, always towing day or night (convinced these dudes have a hard-on for it), furniture and appliances are WAY outdated, AC is ALWAYS breaking and leaks water all over every month (I'm told that is normal and just put a bucket and some towels down TF??). However, for $60 a month, you can fall for the "premium" scam where you have worse appliances that always are breaking but are stainless steel as if that is important (confirmed with MULTIPLE friends who moved out of premium and went to copper) wish I picked up a lease there this year... Anyways, the place seems understaffed and incapable of handling how many residents now live here (the only reason this place is so full is because JMU accepted a record breaking amount of freshmen last year who are now desperate for any place to live). They sure as hell aren't getting this many people from the corny IG posts with gingham filter cranked up to 100 on every picture lmao. Oh, and their rates went up a lot without improving ANYTHING. This will be my last year at North 38 (Thank God I cannot wait to be charged for every little fee when its finally time to move out!!) Oh and take pictures when you move in because every single person I know that moved out was charged for "carpet cleaning" and "paint touch-ups" (but the cleaners and painters never came so pretty sure they just pocket that money :D ) Mark every little thing on your move in forms and BEWARE the "one time" ANNUAL $200 BS fee for "cameras and upkeep" they will not inform you about until right before move in!!! Oh and you pay a full month of rent when you move in August 20th and AGAIN September 1st (when you ask why, it is so they can lie saying they have lower rates than they actually do if they "prorated") so moving in you can expect to pay two months rent and the $200 BS fee all within 11 days of moving in :) Pretty sure when it's time to move out the staff will have a personal vendetta against me due to this review and charge me for breathing their air or some other BS. ( not like the good reviews for this place are actually written by real residents and not staff themselves). To make a long story short (too late) choose another place unless you waited too long like most and get stuck between here or the Harrison. read more

There's a lot of things that I want to say about this place, I've been living here for almost a year and I've had a horrible experience. Firstly, the staff are there to just be there, they don't do their jobs, so we're basically paying a bunch of people to sit and be on their phones. Secondly, maintenance is just horrendous, you requests services and they take forever to get to you. When I first had this rat problem (1/5/22) I placed 3 different requests, I ended up having to call the main office and demand someone right away because the rat that was in my place was dead and the rotting smell was all over the apartment, once they came and retrieved the rat, I was told that they've never seen a rat in any of the apartments and that I should clean my place more often. This is the second time that this has happened and it's just unbelievable, beyond speechless. I don't recommend this place at all, neighbors are disgusting, disrespectful and loud, they do not care about the others around them and for a poorly kept place they are extremely over priced. read more

My disabled son was severely physically assaulted by 3 other tenants with a crowbar. He went to the hospital bloody and beat up. I went to the office to retrieve the video surveillance they were not very helpful just apologetic. Obviously, my son was scared (myself as well) for him to stay there ever again. We received an email asking how was the residency going so far? I responded other than the severe physical assault with a crowbar by other tenants they allowed to continue to live there, the amenities were very nice (not that he could use them any longer) I was invited to a meeting the very next day and THEY TOOK THE COMMENT DOWN. I went, they immediately terminated his lease and promised me my money refunded for the months I paid ahead in a check through the mail. I waited patiently for a year and sent emails throughout the year to follow up with their word.... I never received anything other than regret, despair, and the horrible-bloody memories of that night my son could of died... read more

Took a week during subzero temperatures before maintenance resolved a heating issues, multiple units had burst pipes. Now that it is Summer it is over 80 degrees because the AC isn't being fixed. we contacted the office multiple times we are on day 5 with not AC. Maintenance stopped by once and dismissed the issue. and here we are still no AC. 80 Plus degrees. we are told AC is not an emergency. But considering it took a week to fix a heat emergency... who knows how long it will take for AC to be fixed. there are many other items on the list in the apartment that is broken. I do not recommend ANYONE EVER stay here... they do not take care of these units the renters or students. read more

It's a nice place to live if you're a grad student because it is quiet.

I've been a resident for nearly two years and I wish I never resigned my lease. Recently under the new management of Asset Campus Housing they have done small things like install new tv's in the unit which are very nice but they've also redone the process of charging for utilities which has resulted in each resident in my apartment being charged $25 (totaling more than $75 since we have 3 roomates) and this also INCLUDES a $50 cap which is ridiculous since under past management we never receive an overage charge. When asking the management about this they say to call the new company they (just started) to work through.  Also the study room has computers that are very outdated and slow, and the wifi in the apartments is terrible and sometimes non-operational. You can spend you less money and get a better experience in other apartment in the area. read more

New management has helped turn this place around. Also heard they're in the process of getting faster internet for next school year which is exciting! read more

So far great experience. Great amenities and very timely maintenance. I absolutely love the pool. Parking also isn't a huge hassle like it is at other places in the area. read more

New 55" smart Samsung TVs! Super excited to have new wood flooring in my living room and new carpet in my unit! There also a new shuttle. The shuttle is supposed to have free WiFi installed soon! Since I don't have an unlimited data plan - I really like that. Lots of upgrades happening around here. New management is great! read more

So far so good! Nice place, free coffee, quick maintenance! Also nice That it's by room living not an entire apt cost! Convenient for students! read more

DO NOT LIVE HERE. Dont let the price and bedroom/bathroom ratio fool you into leasing at North 38. The staff has no idea what they are doing and do not communicate whatsoever. If you ask a question to two of the staff members about a policy, they will tell you two completely different answers, which will later fall on your shoulders if you didn't listen to the right person. Also, if you have a dog or plan on getting one, don't live here. Take this from an aggravated dog mom: North 38 is in no way pet friendly, no matter how much they try to say they are. There are plenty of apartments to rent from in Harrisonburg that won't steal your money like North will, so don't make the mistake that I did by leasing at North 38. read more

I really like the facilities and the amenities are great. The pool looks amazing and the gym is awesome. I've only had a few issues with maintenance and need a few things fixed. But otherwise I am very satisfied with my new living situation! read more

Before anything else, I love living in North 38. The apartments are gorgeous, the area is incredible, and the complex as a whole is well-kept. That being said, managing is an absolute nightmare. They will enter without giving notification and have verbatim told me that they do not give notification nor are they going to. This, as many of you know, is illegal. So as long as you can see past that, North is phenomenal. Their entry as they please is something to know if that bothers you. read more

One of the worst values in the entire area. I am a student who has lived in 4 apartments in 5 years and I can say that this complex is among the worst in Harrisonburg. They charge more than most for sub par facilities, and are just not a good place to live. When my roommates and I first moved in there were roaches in the entire complex, and broken glass on nearly every sidewalk. The management is extremely rude and unhelpful once you sign a lease. I strongly recommend looking elsewhere in the area such as: Sunchase Copper Beech 865 East Stone Gate University Fields The Manor Literally any of the above options puts north38 to shame. The only thing positive about the complex are its hard working maintenance men, they bust their rears to keep this complex alive, and are overall good men. read more

This is an awful complex. I have been stuck in a lease on an apartment that I am not living in for almost a year now. I resigned it and then within months had to move out due to a job move. They have since changed companies, and while claiming that the people who are currently in contract with the complex shouldn't see changes because they're not making any changes until next cycle, when residents sign with them, now all of a sudden I am getting charges for "Utilities" that I am "required" to pay (again not living there), while I lived there all summer last year with me and one other person, and never went over my "$50 cap" on utilities. There is no way, with one person currently in my apartment, and my extra $50 cap on top of hers, that she is spending OVER $100 in utilities. I have called them several times with issues in regards to this change in company and new service they've implamented and the only thing they can tell me is "Your name is on the lease, you're required to pay". Plus, with the change in company, they didn't allow me to get off my lease, even though I am not living there, and didn't sign with this new company. My only option is to find a sublease, but no one wants to live there because they don't update their facilities or apartments, and it's one of the worst in Harrisonburg. They are so desperate for residents that they are waiving security fees and such for everyone who walks in the door to catch whoever they can, and then keeping their claws in them however they can. I sincerely hope that next cycle, this new company is able to build this place back to what it used to be, because a few years ago, it was the place to live. Now though.. it's crap. read more

I've lived here for multiple years, it is a good price for a fully furnished and utilities included apartment. But be careful in the recent years, they've cut down the allowed utilities (aka they are trying to make their profit larger) and one of the only people who made the place worth living at was the great maintenance man who is no longer there. The gym is small and almost feels like it is there just for them to advertise they have a gym. Last, the hot tub they advertise as an amenity hasn't been operational for some time, I am surprised it is still being advertised as a feature of living here. read more

North 38 is an amazing property and perfect for students wanting to have their home away from the party scene.

Our son has lived here for almost 4 years- was a great place until new management took over. In the last month before school was out they moved a meth addict into his quiet non- party apartment. They did move our son out to another apartment but the only place they had available was another apt where drug use was taking place, which management openly acknowledged was the case. When we tried to terminate our lease 6 weeks early, we were met with hostility and denial of the known drug activity, and a refusal to admit they failed to provide what we have signed a contract for. Would not recommend this place to anyone. My son found a used needle in the parking lot. There was a Police Raid on a meth lab there and a body was recently found in a nearby field. NOT A SAFE STUDENT ENVIRONMENT! Investigate your many other options instead! read more

DO NOT LIVE HERE! There are much better places to live in Harrisonburg that are much more affordable and closer to campus. When I moved into my apartment it was crawling with ants and spiders and had not been cleaned. The staff is extremely unprofessional and they do not know what they are doing. I should have listened to the other reviews before I signed a lease here and I hope others consider reading the true reviews that are not written by the staff. I studied abroad one semester and they will not help you find someone to sublease your apartment. They will also make you pay a $510 sublet fee and the new subletter will have to pay $125. It is absolutely a scam, as you do all the paperwork online. They do not care about their residents and only racking up as much money as possible. So glad I do not live there anymore! read more

Nothing was wrong while I lived there, but then I moved out and they lost my keys and charged me $140 for the replacement when I did everything I was told for moving out. They didn't contact me about the issue to try and resolve it at all. The first I heard about it was when I got a letter from a collection agency almost a year after I moved out. I tried contacting them about it and never heard back. North38, you still owe me $140. read more

This place is a complete scam, disorganized, and depending on who you talk to you may save yourself hundreds. That should not be possible. There is no communication within the leasing office, one person will tell you one thing while the next tells you the complete opposite. I lived here in a 3 person apt and all 3 of us went to the leasing office to ask a question and all received a different answer. If you are subleasing no one will check, clean or fix anything in your room even if you are taking over and planning to stay for years. I was told, through my last roommate that moved out, I would be charged $50 for not returning my parking pass prior to leaving. I, nor my second roommate, was never notified of this even after speaking with many different people in the office. If my third roommate had not let us know we would have both been charged $50 for something that was never told to us. I was told that this was in my lease agreement, upon looking at my lease documents this does not exist in the document anywhere, in either the parking section, or check out section. After telling the leasing office this they still told me that (even if the postmark date is 7/10) if they have not opened, received and processed my pass by 7/30 there will be a charge. So if you do not do your job in a timely manor again I will be charged....... Only good part about this place is the maintenance man, comes timely, is very kind and does an awesome job. read more
