    Still to this day Nov 2024 I have not received my deposit refund after moving out in April 2022.

    If you have taken a tour of Savoy or recently moved-in you will undoubtedly be bombarded by the…read moremanagement team to provide a 5 star Google review. Don't do it. This is their way of getting 5 star reviews before you have had a chance to interact with them for an extended period of time. Wait to provide a review until you move-out. This will give you more time to determine how Savoy West Chester (Hills Properties) truly operates. The management team is exceptionally good at being very friendly before and immediately upon move-in. Just read the other reviews...they are from people who recently took a tour of the property or recently moved-in. Then compare those reviews to the reviews provided by tenants that have moved out. You will see a vast difference in opinion.. Move-out becomes a problem if you have to break your lease and move out early. They tell you they have a "waiting list" and ask you for "accelerated" rent payments. They tell you they will refund any amount if they are able to place a new tenant before your lease expires and since they have a waiting list, that time period is typically 2 weeks. My 3 neighbors moved out at least 3 weeks before any work was even started on 2 of the units. If you need an honest opinion of Savoy don't rely on this review or anything you hear from the management team, with the exception of Taylor. Taylor is great to work with and has a great personality. Come by the place and talk to the 3rd party cleaning crew and ask their opinion of the management team. You will be amazed at what they have to say about the management team. There are plenty of other decent apartments in the area. I would encourage everyone to consider those first. You will regret staying at Savoy in the end. Again, please, please, please don't give them a 5 star review until you stay here at least a year or more and have had a chance to see how they handle move-out! What have you got to lose? Also, before signing the lease, ask them what the "Lease Break Fee" is and get it in writing. As mentioned before, working with Taylor was great. I can't say that about the leasing staff. Forget about calling the corporate office. The regional manager can't seem to return emails or phone calls. She gets the manager to do her dirty work. Shame on Savoy West Chester and Hills Properties.

Before I signed my lease I was told I could use the thermostat in the apartment to adjust the temperature. After I signed my lease, as I walked through the apartment with staff, I was informed I have no control over the temperature in the apartment. It was UNBEARABLY hot during the winter time. Would have to open windows to have any type of reprieve. No one is hired to clean the common areas, and if they are, they do a horrible job a.k.a they don't do it at all. There was some sort of cat or dog throw up on the floor outside my apartment the entire year I lived there. The balcony outside my apartment had nails sticking out and pieces of wood that looked like they would break as soon as I walked on them. Put in a maintenance request early on in my lease for them to fix the large outside light of the apartment building I was in so I felt safe walking in and out in the dark. It was never fixed. The fridge and stove were dirty when I moved in. Didn't even look like they were cleaned. The air conditioning units look like there are from the 70s. I got to wake up in the middle of the night to water spewing out of the air conditioner, ruining my personal items and leaving water damage in the bedroom. Units and buildings look super outdated and dirty. They have the audacity of keeping a large portion of my security deposit for things that should cost them way less than they are keeping from me. Very unfair with move out statements and costs. Moved in on the 1st of the month and made me move out on the 21st of the prior month or else I'd have to pay for the entire next month. 0 consideration for tenants. Dumpsters are disgusting and overflowing with trash every week. People leave trash in the buildings that stink up the common areas. Snow removal is not timely in any way. I do not recommend living here unless you like unbearably hot, dirty, outdated living quarters and dealing with people who are inconsiderate of their tenants and their living quarters and only care about making an extra nickel any way possible. EDIT: after looking at other reviews, the company will say anything to try and make it look like they are doing everything they can to make their tenants feel heard, happy, and appreciated which is hilarious. Complete gaslighting. Please don't be fooled by the replies to the bad reviews from Lakota Lakes. I'm sure they would rather try to make themselves look good rather than take accountability for being a terrible place to live and spend your money. There is a reason why they have so many 1 star reviews.

    The girl that showed my fiancé and I around was very nice. I wouldn't stay in the studio apartment…read morethere. It was less than 600 sqft and over $1,000 in rent not including utilities. The laundry room had a puddle and the hallway on the way to the laundry room had ceiling tiles removed and it smelled weird. The lady that toured us thought it was chicken but it didn't smell like chicken. It didn't seem super clean but it was super dirty either. I wish I had taken pictures to show you.

I bought a security camera for my living room due to 4 men showing up unannounced at my apartment, saying they were going to come in to "inspect" after living there for only 2 weeks. When I called the office for clarification, the property manager was unaware of this team but after a brief hold, told me it was their "executive team" and per the lease agreement, they can enter whenever they want, to do whatever they want. Well... Ohio law requires a 24 hour notice unless in cases of emergency (which there has never been one) -- so clearly they believe their company supersedes the law! That was two years ago though -- Beyond the QUARTERLY inspections (where they take a picture of the air filter and flip a light switch or two), maintenance has now entered my apartment 4 times within the last 3 months and done absolutely nothing each time. Only twice did I receive proper notice or an explanation as to why they were coming -- the only reason I know they came was because of my security camera that I turn on while at work. I have expensive electronics and jewelry in my apartment and it feels like I am being cased. Overall, their methods of property management are suspicious and make me feel extremely unsafe as a young woman living alone.

We have had constant problems at our unit since we moved in. We were told that everything would be clean including the carpet, appliances, floors, etc upon move in. It was absolutely disgusting when we moved in and it looked like nothing had been cleaned. Bathrooms had urine on the walls surrounding the toilet and mold in the shower. Continuing on, our air conditioning in the summer never worked properly, it would be set to 68-69 and would only the cool the house down to around 72-73 degrees. We requested service multiple times and were told it was fine and it was in fact, not. We have had animals between the floors that my roommates in the basement can hear in their ceiling. Eventually they died and made the house smell for 1-3 months because Uptown would do nothing about it. Recently, we have had flies that will not go away that have infested the house, even though Uptown says they exterminated them. My car had been broken into in the parking lot that we paid $1200 for as well as recently, my roommates car now has a bullet hole in the door. We had a shooting outside our house with one person injured less than 20 feet away from our front door. Uptown Rental properties does not care for the safety of young adults in the community or for the health and wellbeing of their tenants that live in their underkept properties.
