We still can't any information from her, her supervisor or another loan agent that was assigned to us. We do not get return phone calls or response to texts or emails. Avoid this company.

    My husband & I applied for a home loan with Flat Branch Home Loans (FBHL) on March 11, 2023, then…read morewe found a much better rate & started working with another company. Unfortunately the home had severe structural issues that were discovered during the inspection. We decided not to pursue the loan with either company & cancelled the contract with the seller. FBHL was immediately notified and an appraisal was never conducted. Once notified, the lender, Jennifer O'Brian, sent us a nasty email, basically scolding us for seeking the best rate possible. Yes, even in the current market with extremely high interest rates she expects us to accept her rate & fees even though they were much higher. Fast forward to today, August 22, 2023, FBHL decides to notify us that we owe them $175 for the appraisal on that home. If you are ready to accept high rates, expensive fees & abuse from the lenders, I recommend FBHL. If you are looking for competitive rates, try Muskogee Mortgage or, if you're qualified, Veteran's United. Both were much better to work with & great rates, with no hassle. Our realtor even told us that Billy Jones with Veterans United was the best she's ever worked with!!

    Gateway Mortgage is our current loan servicer for our Texas Veterans Land Board Loan, administered…read morethrough the VA. Gateway Mortgage bought our loan from Academy Mortgage Corporation almost immediately after we closed. At the time we closed, Academy mortgage had falsified our closing documents to make it seem we had purchased a hazard insurance policy along with our homeowners policy. We had not nor had we ever been asked to and didn't have it. Academy Mortgage knowingly sold this mortgage to Gateway Mortgage implying in the contents that we had. Upon review we found "Hazard" beside the blocks for homeowners insurance in several places. When Gateway bought our loan we received notices stating the loan had been transferred and the servicer was changing but that EVERYTHING else about the terms of the loan would remain the same. The terms of the loan as per our closing documents and when we signed the LEGALLY BINDING MORTGAGE CONTRACT was $1,289 Principal and Interest and $88 escrow for insurance payments. This made our monthly payment$1,377.00. We closed with the assumption, based on the closing disclosure, which is basically a "good faith estimate" of what our payment will be so that we know what to expect. We were expecting this amount to be more or less the payment for the duration of the mortgage. We purposefully chose this property and this mortgage company due to the fact that the price of the property and the interest rate we were quoted added up to a reasonable house payment. My husband is a 100% disabled Veteran who is on a fixed disability income. This is what we could afford. We wouldn't have proceeded with the purchase if it had been higher. Gateway Mortgage started servicing our loan on 4-21-22, we closed on our mortgage on 4-8-22. This speed alone makes me very suspicious of the relationship between these two companies... We heard noting more from Gateway Mortgage until we received a letter from them the end of June. The letter was dated 6-22-22. This letter informed us that we would need to have Windstorm Hazard Insurance in order to satisfy the requirements of our Mortgage. They stated we could purchase this or they would purchase this for us at a higher cost. We assumed this would be maybe an additional $50 per month. We pursued this by ourselves and it was next to impossible to obtain. Our home had a new roof in 2019 that they did not record with the county as required in our area so no one the HUGE list would insure us or would only insure at amount over $5,000 per year. The two companies that would insure us, State Farm and Professional Insurance, required that we switch our entire homeowners insurance policy to them...a policy that was nearly twice as much...not even including the windstorm insurance. The windstorm insurance polices we were quoted ranged between $2800 to $3,200 per month. This would add between $260-$300 per month., a considerable amount over the estimate and out of our comfort zone. In addition the premium per month would increase from $88.00 to $214. In total our payment would be at least $1,776. A considerable amount over the estimate and completely out of our firmly set budget. After we consulted legal aid organizations and the VA we found that this DID change the terms of our loan and it couldn't legally be enforced without a mortgage loan modification between us and Gateway Mortgage. Based on this we contacted Gateway Mortgage and declined to purchase the Windstorm Insurance. Every month after this, we received a letter dated the 22nd of that month. It stated the same thing and threatened the force placed insurance. We contacted them each month after receiving this letter, patiently refusing the coverage based on the information we had. We paid our mortgage payment, in full, every month, on time and it was accepted as a full payment and applied. We received a new annual escrow statement the end of October 27 in which they added the force place insurance. This escrow statement charged us a shortage payment of over $600 for the 6 months they accepted our agreed upon payment as a full payment. It also included a new escrow amount of over $400/month for future payments. MAKING THE TOTAL PAYMENT over $2,400!!!! Shadier than all is that the plan, which they refuse to show actual proof of or proof they paid the amount debited from our escrow, is quoted by them at only $4,900/year. Which if divided by 12 months + 1 month cushion comes our to only $442/month which, so where does the $600 amount come from. It doesn't stop next November, it continues to be quoted at the over $2,400/month. Gateway has thus far declined to return contact with us. They have not responded to repeated complaints filed by us with the FTC, CFPB, Dept of Savings and Lending, the Attorney General of TX and UT, the FDIC, and the BBB. We continue to pay the $1,377 mortgage payment we agreed on when we signed our legally binding mortgage contract on time.
