Micah at Zfg mortgage had great communication with us through the entire process. He was also very…read morefriendly. Through Micah and Zfg mortgage we applied for multiple grants and programs for first time homebuyer assistance and were turned down the first time. Micah then informed us we didn't qualify for one but we qualified for another. We were told we could be expecting a 7k assistance toward our down payment and closing costs. We checked in a couple more times in the weeks leading up because that assistance wasn't showing up on any of the documents they sent and he assured us every time that we'd have it for closing. The day before closing Micah called us stating we didn't qualify for the first time home buyers grant and gave no explanation for why we couldn't utilize that program. We could afford to proceed with the purchase of the house but if we weren't fortunate to be able to, we would have lost a lot of time, money, and ultimately wouldn't have been able to purchase a house at all. Micah is a nice guy but seems under trained or incompetent with first time home buyers.

Well they didn't. I was supposed to have a month between closing and my first payment and I didn't. I had to actually bring money to the table. I should have cancelled that day. I would NEVER recommend this company. This was supposed to be a rate and term refi. After the loan was sold I was short on escrow and have nothing but problems from the start to now to the point of not being able to get another loan after I sell this property. Maybe I should look to sue them.

They gave me a loan estimate for refinancing my duplex. It was more competitive than the other…read moreoffers I received so I started to move forward in the process. My husband & I applied for a home loan with Flat Branch Home Loans (FBHL) on March 11, 2023, then…read morewe found a much better rate & started working with another company. Unfortunately the home had severe structural issues that were discovered during the inspection. We decided not to pursue the loan with either company & cancelled the contract with the seller. FBHL was immediately notified and an appraisal was never conducted. Once notified, the lender, Jennifer O'Brian, sent us a nasty email, basically scolding us for seeking the best rate possible. Yes, even in the current market with extremely high interest rates she expects us to accept her rate & fees even though they were much higher. Fast forward to today, August 22, 2023, FBHL decides to notify us that we owe them $175 for the appraisal on that home. If you are ready to accept high rates, expensive fees & abuse from the lenders, I recommend FBHL. If you are looking for competitive rates, try Muskogee Mortgage or, if you're qualified, Veteran's United. Both were much better to work with & great rates, with no hassle. Our realtor even told us that Billy Jones with Veterans United was the best she's ever worked with!!
