Within ten days they have a client moving into what had been a huge black hole on our budget. Their prep work was extraordinary; their photos brought out the work we'd put into getting it ready after an earlier renter (a former friend) had trashed the place and now we have the condo is a positive influence on our budget. My sister had an awful experience with Real Property Management of the Triad. Her HVAC stopped…read moreworking in early August and was not fully repaired until mid-September. During that time, the home reached over 95 degrees, her teenage daughter passed out twice, and the HVAC flooded part of the home. She was only given a $250 credit even though her rent is about $1,300 a month. We were also told that repair delays can depend on the property owner's approval and financial circumstances, which was extremely concerning considering the seriousness of the issue. More recently, a plumbing blockage caused the toilets to overflow and sewage to back up into the bathtub. Emergency maintenance was unavailable, and the family was left without a usable bathroom until the next day. These were not minor maintenance issues. I would strongly recommend asking detailed questions about emergency repairs, response times, and repair approvals before renting through this company.

Lyssa Stuckey reviewed Fowler & Fowler, Realtors -- 1 star July 3 at 1:06pm · Dishonest and Greedy. We lived in a property for four years, they never had any problems or complaints from us. In December 2016, they say they are putting the house on the market and demanded a lot of extras from us; we decided it was time to look for a more peaceful place. It was a serious invasion of privacy. Lisa Duke broke the lease on many occasions by not giving us 24 hours notice to show the house; and it was all terribly inconvenient as my husband and both work long hours. We are finally moved and she says we won't get our deposit back because we did not notify her 30 days before moving. Thankfully, the landlord is a kind man, I notified him of the problem and I hope he defends us. I also plan to contact Legal Aid and Realtor associations to see if she has broken any rules. We paid $19,600 to live there and left it in good shape, we don't deserve the hateful treatment bestowed upon us. AMH Do not rent from this company. I have left bad reviews…read moreall over. We have contacted the propety manager to no avail, we have contacted BBB to no avail and we've contacted corporate to no avail. We didn't get to see the home before we moved in as we were hours away. Three days before we moved in, my husband drove by the home after work and there were still people living in what was to be our new home. Upon move in, it has been a nightmare. The home was not cleaned, our shoes stuck to the floors, everything was sticky, damaged downstairs bathroom, stairs, rails, fridge, oven and the worst of all...the home was filled with roaches. Yes, roaches. $2600 a month in rent to live with roaches. My daughter's fan in her room, she turned it on and a blade came flying out at her, missing her by inches. We've had 4 water leaks: dishwasher, ac, roof and our master bath shower. All this in 4 months of living here. When I contacted the property manager, Brittany Ramsey, about the roaches, she said she had no clue and that maintenance said it was fine upon inspection. She also didn't know that her own company was responsible for pest control. Instead, I had to hire a pest control at first. They did end up hiring a pest control, 3 months after the fact. The master bath shower was replaced with the smallest shower possible. They fit the shower today, finally, and my husband can't even fit in the shower. Maintenance tried telling me that's the biggest shower they can get. Yet, Lowe's sells showers bigger than this. Maintenance says it could take up to another 2 weeks before our master shower is fixed. We have now been without a master shower for well over 3 weeks already. So, possibly 5 weeks total without a master shower. For $2600 a month in rent. Maintenance supervisor got cross with me today because I told him they always fix things the cheapest way possible instead of the correct way, but it's the truth.

The absolute worst experience with a property management company I've ever experienced. Service…read morerequests for serious repair needs are completely ignored unless you call or text them non-stop. Then they lie and blame the home owners for not approving the repairs. This happened to me and I spoke directly to the home owner who told me they were never even informed of a needed repair. Then, they attempt to withhold security deposits for repairs that haven't even been completed. I asked for the repair invoices and receipts and it's going on two weeks and I haven't received a response. Seems like the receipts should be easily assessable given that they have them listed in detail in the letter they sent me. They accuse all renters of smoking in the property in an attempt to charge $500 plus smoke remediation fees. They told me they found cigarette butts in the home and are trying to charge me for it when no one ever smoked in the home while I was a tenant. When I vacated the property, I videoed every inch of the property and as my video will prove, there were no cigarette butts anywhere in the home. They even said they have pictures of cigarette butts inside the home, yet haven't sent a time stamped copy to me. In addition, their claims of numerous repairs would certainly have resulted in many individuals being in the home since I left. How do know that one of them didn't smoke while there. I spoke with a gentleman 2 weeks ago who was there replacing windows and the front door was wide open and he was the only person there, hence no supervision when repair people are in the home. They currently have numerous lawsuits pending against them now and are about to have another one as I'm filing my complaint for unjust enrichment and breach of contract this week. Beware.

We had an issue with water damage in a house that we are renting from Conrad. The issue was caused in part by water leaking down the front of the house and the window A/C unit. There are also cracks above the window, front door and bathroom. The stucco on the bathroom ceiling is peeling. They sent out a contractor to do the work he insisted the damage is specifically due to the A/C unit, but we had cracks in the wall and a weak living room floor BEFORE we bought the unit. The guys come out on Thursday to do the living room floor. They pulled back the carpet, make a half-hearted repair, but when they leave, they leave the carpet loose and lumpy, trash on the floor. When they returned Friday, around 9:30 am, one could tell they didn't want to be there. They said nothing. Cool, I could live with that; they're there to work, not talk. They worked until about 12:58 pm, went to lunch, and never returned. No word. So, about 3:45 pm, my wife called Conrad to complain that the contractor left his work unfinished. The woman on the phone was livid, not at the contractor, but at my wife for calling to complain. My wife had her on speaker and I could actually HEAR this woman yelling through the phone. And I was in the bathroom! This isn't the first issue we've had with Conrad, but this is the worst. We're looking to move now. I think for my wife, that straw broke the camel's back. The house will look like that until Monday.
