The location is perfect - I am close to the Loop, Marsha Sharp and Milwaukee Ave, and it is just a short drive to many of the places I visit frequently.

I was the first resident to inhabit UNIT 1207 when everything was pristine and there weren't a lot of students in Building 1. One thing that I really liked about this apartment was the readily availability to the Tazo Hot tea machine that they had in the lobby. I grew incredibly in love with the hibiscus flavor that I craved while I sat in class. However, I made the mistake of moving to an area and not being very familiar with the newly gentrified place. I say this to mention the troubles I had to put up with for a year. I shared my first college apartment with my sister (parents' choice) and the back end of the apartment was nestled in an impoverished area across the street from some low-income Section 8 units. There was this bench that sat on the apartment property right below my unit's window and every single night, the homeless people in proximity would sit there, drink alcohol, curse at each other, eat, and fight a lot to the point that the cops were called on them frequently. I complained numerous times since it was a nuisance. This obviously was their home before this apartment complex was built. Each time I complained to apartment management at the time, nothing was done. This got to the point that if they didn't remove the bench, that I would move out because the noise was loud and I was losing sleep knowing that I was a full-time student. I guess the first-floor unit below me complained too and they eventually moved the bench to where the Walmart is. Once that situation cleared up, I had to deal with "whose ever idea was to put carpet in enclosed spaces such as hallways" especially allowing college students to own pets wasn't using their brains. It didn't matter how many notices the apartment staff put out to clean up after your pet and even going the length of cleaning up the carpet. The carpet still had a stank odor that was unpleasant when walking to and from destinations. I will say that there were some more firsts that I had to deal with at this property. This is the first apartment I lived in where I was forced to learn how to parallel park and my mum taught me. Since building 1 wasn't nearly anywhere close to the parking garage was building 2; you are included in street parking. I would always park on Glenna Goodacre or the side with the low-income apartments as it was convenient to where my unit was. The bus is a hit or miss; especially after midnight it was a huge hit and imagine studying all day long in the library only to have to walk 2-4 miles back to your apartment. (depending on if you can get a Lime scooter, or just opt to walk). I would have to suffer those times and even in the mornings, the bus would be so packed with other students that you would have to stand for the whole duration of the trip back to campus. It was at this apartment, that I met my first tea buddy named Martin. Martin and loved drinking hot tea. We would trade teas and rate them together. We rode the same bus where we first met. He was a cool guy. For a whole six months, it felt as if apartment management was non-existent and for the most part, they were. Then, out of nowhere, that's when Park East company out of Chicago, IL took over management. The owner of Park East is this African guy who seems to not know how to crack a smile stick in the mud kind of guy; however, the rest of his crew were down-to-earth and cool people. The overweight white lady in the office used to give my sister and my roommate a hard time, but she never messed with me. The black guy with glasses was always so cool. He almost wanted to be a college student again and would play pool with my friends and me sometimes. The unit was pretty standard and cookie-cutter generic looking like most newly constructed homes. The couches that they put in every unit are ridiculously uncomfortable. You can't plop on it and I wouldn't recommend sleeping on it or you'll wake up with pains. I will say that I did have a lot of fun at Park East. In Easter 2018, my friends and I hosted a pool party (since we all weren't going home for the holiday). We had gotten permission to reserve the pool for ourselves and started grilling. The party started quiet, but of course, everyone saw how much fun we were having that they just had to join and that's when the party got lit. I had a lot of fun that whole day. I did things that I never experienced in my life. As time went on, I went through my fair share of roommates (the ones that don't clean, the racist ones, the annoying ones who steal your food, and the ones who bring their boyfriends over for "one-night", but he's moved in under the radar). What was the ultimate downfall of this apartment complex and what made me move out was the rent changes and the increase in electricity charges that weren't adding up to the usage. I felt like it was shady business dealings.

I was hoping that with new ownership Park East would improve their living conditions, but I could…read morenot have been more wrong. Valet trash dropped one of my cardboard boxes on the way to the compactor, and the new management took a picture and charged me a hefty fine for "improper trash disposal". The week they claimed I threw the box outside, I was on crutches and it would've been physically impossible for me to carry a broken down cardboard box outside and place it where they claimed it was. I also live in the same building as the mailroom, so there's no reason for me to go outside with any of my packages. I find it disheartening that despite following all the rules and being a perfect tenant, any resident could get fined for something Park East's employee did and have no way to defend themselves. When I tried explaining this to them, they refused to even entertain the idea and hold their employees responsible. Even a warning would have been better than how they handled the situation. This reckless behavior messes with people's finances and their livelihoods. If you're searching for a safe, cheaper place to live I suggest you look somewhere else, unless you want to get fined for something you never did.

Also, I was walking distance to work (I'm a nurse at UMC), Market Street, and a park with a track. The only downside is the frat/sorority circle behind the apartments, but the noise on the weekends was never loud enough to keep me awake. Maintenance was available at all times, as well. My car wouldn't start one day and management did not hesitate to call maintenance and have it fixed immediately before I was heading into work. Another plus is that management must keep the area sprayed because I rarely run into bugs, and even the plants and trees are very well maintained. Overall, these apartments are superb! The staff is very friendly and welcoming, I couldn't have asked for a better experience for my time here in Lubbock.

Location wise, these apartments are ideal as it is right across from campus. My son had a unit at the back end of the complex. When we signed the lease, the pics online looked great and the prices seemed reasonable. He and some friends wanted the 5 bedroom, 5 bath unit. Cons: When I saw it for the first time after signing the lease, I wasn't too enthused about it. It looked very worn. You can tell they just keep applying fresh coats of paint every year to keep it looking fresh, but do a less than stellar job at it. If you think the prices are reasonable, think again. They added random things like a gate and patio furniture and all of a sudden there were additional fees every month. Utilities are not cheap here. If you're expecting your deposit back, think again. I did a walk through when I moved my kiddo out and it looked pretty good. They got all the tenants in there and no one got their deposit back. They stated it wasn't clean enough and carpet had to be replaced. Doubt they did that. Pros: Wifi is included. They do have a washer and dryer in the unit. They have a fitness center and nice pool. Shuttle services are provided to TTU. Furniture is included in some units. On top of having a kitchen, there are plenty of food options nearby as well as a Walmart within walking distance. The overall experience for me as a parent cosigning for a student was not as good as I would have liked. If I had to do it all over again or steer future residents in the right direction, look elsewhere!

The people working here will be nice to you for the first couple of months, but after that, if you go in to try and ask for help, or even just pick up and package they will give you the biggest attitude. We go there for assistance, not to feel stupid for not knowing the answer or for needing help.

"The person that wrote the review with 1 star is a fucking idiot. If they hate it so much, MOVE! It's not that difficult." --Hey buddy-- i dont live there anymore. I am in Dallas, where people have good choices as to where to live. I also like how you resort to name calling. Thats very mature... how old are you (because you look older in your picture)? Now, lets play the refuting game! 1. Late with the rent. (The fees can pile up quick) -- i was never late once with the rent. however, the thirty dollar water bills I would put off for a while sometimes because I though they were wrong..... never was charged a fee though. 2. Typical Frat Boy living in a complex that does not condone partying every night. -- the maximum number of friends over at a time never exceeded 3. And that was for a thanksgiving dinner party. However, there were neighbors that did have loud parties and would be screaming at each other in the parking lot on many occasions. 3. Mommy and Daddy cut their sorry asses off and they have to be a responsible normal person and get a job. -- I was in the Marine Corps and I find this laughable. 4. Their credit is so bad that they can't even get a prepaid cell phone. --- Good one.... NOT! I was under the impression the landlord does a credit check and will turn down unsavory characters.... hmmmm. Why would he request a credit report if he accepted everyone? You mention "so much character" these houses have no character except the stairs and fireplace-- which admittedly were pretty cool. Except the carpet on the stairs from the 70's, and the fireplace with no glass doors-- just the chains. Oh, and the flue did not shut, which led to wind noise being heard through the chimney. The maintenance man could not even help me open or close the flue. It was sad. Besides those two points of uniqueness... everything else is bland. Its a brown box on the outside and falling apart on the inside. The dishwasher fell out of its housing, the stove was very inefficient, and the hot water does not last very long at all! The two story units DO have ample room for all the crap you can load in a truck and haul over. -- Ill give you that-- they are big units for the price. If by character you mean lived in and falling apart--- ill give you that too. They were not the best of places to live. I would look into something else if I were back in Lubbock. I would definitely not live there again
