Upon entry of the apartment we noticed damage to the walls and the ceiling of the apartment. Looks like there was water damage at some point and it was patched but not fixed. There was damage to the floors as well, looks like something jagged dragged across it. There was old furniture left on the back porch. We went to the office to tell them and said we will get on it. My daughter even entered it into the portal . Move in date was Aug 22 and it still has not been repaired and the couch is still outside. Terrible management!

    I struggled with how to being this review because my experience here has been...overwhelming, to…read moresay the least. I have lived at this complex in the same room and unit since 2023, so I have gone through a lot. Firstly, I would like to talk about how my AC/heating has been broken since August of 2025. During peak summer weather, my home was reaching temperatures of 90+, and when my heating was broken in the winter (during snowstorms and such), my home was reaching lows of 57. I find that interesting, as they send out several emails asking that you don't let your unit get below 65. After trying to explain this to Remi (the stupidest AI out there) and it hanging up on me, I finally managed to reach the emergency maintenance line, who were OBVIOUSLY concerned. However, it ended up taking several hours for any of the maintenance team to arrive, and even then, all they did was bring some small and pitiful space heaters that only heated about a 6-inch radius around it. Since the rooms have carpet, you can't put them in there, so we ended up just heating the kitchen and spending as much time there as possible. There are several pets in our house who are suffering more than the people who live there, as we can leave to get AC from somewhere else, but they cannot. The maintenance team have come over several times to "fix" the AC, but it still does not work to this day. On top of that, they are charging us as a unit around $800 for electricity, despite no air conditioning contributing to that. In my opinion, these bills are comprised of made up numbers. Further evidence of this, again, in my opinion, is that the billing cycle is so far behind (i.e. being billed in July for April-May consumption), so how can we actually know? Secondly, I had a package stolen from the shared package room, and the management has done genuinely nothing about it. It was a gift sent from a friend, so it's not exactly like I can get another one. I follow up with them once a week about this, and they seem to not care at all. I have filed a police report about the theft in case it happens again and I need to show a paper trail, because I would not be shocked if this becomes a pattern. Third, all the advertised amenities are either closed or not up to par. The gym is fine, albeit small and some of the treadmills don't work, but if you want to go for a quick workout, it's not terrible. The pool, however, the main selling point/most advertised aspect of the complex, was closed from my move-in date in 2022 to May 2026. Just useless! I'm sure some kind of amenity premium is factored into our rent, but what amenities is it paying for? Fourth, they force you to pay some kind of "valet trash fee" and send an email outlining that that means up to two trash bags in your bin will be picked up, but that's a lie! They will go days without picking it up, and when they do, they stick to the two bag rule and just leave the rest. Makes for nasty front porches, seeing all the trash piled up everywhere. Overall, this is not a great complex that has even worse management. In the replies of other Yelp reviews, I see that the Scion Group wants us to reach out to the management, but good freaking luck trying to do so! If you call, they will route you to Remi and then he will hang up on you. If you email, they will not respond. They go on and on about how they care for residents, but that's not true. I would caution anyone to look at other places before considering this place.

Office is only open 10-6 and no weekends so can be inconvenient if you need to talk to them. Pros: With the package system- you can get your package even if the office is closed, the pool is always clean in the summer and mostly spring months, rent is cheap for a Lubbock apartment, capstone hosts little events that you can participate in and win free items or get free drinks/food sometimes, great amenities! I used the gym, meeting room, printers, pool, and have no complaints about any.

On 05/22, I received an email…read moresaying my housing agreement was on the way, and I had been told that my roommate and I were locked in for the semester on their end. I had everything ready and completed, and from our conversations it felt like the process was moving forward with only the housing agreement and countersignature left. Then on 05/26, I got a call saying my housing had been given to someone else because another applicant completed the process faster. Yes, the email stated that housing was not guaranteed until the agreement was counter-signed and completed, but the way this process was communicated and handled was frustrating and disappointing. After spending nearly a month preparing and relying on the information provided, losing housing at the last minute felt unfair and poorly managed. I was also experiencing issues receiving guarantor emails, which made the process even more difficult. My biggest issue is not the policy itself, but the lack of urgency, communication, and customer consideration throughout the process. Future applicants should be aware that nothing is secure until every document is completed and counter-signed, regardless of what may be communicated during the process.

The front staff are always so nice, helpful, and never gave me any issues. When I would put in a maintenance request, they always were attentive and did not give me any issues or attitudes. The proximity that the apartment was to the Kinesiology building or the stadium was pretty close. I miss walking to campus every morning for class. I am so happy that the roommate matching was not a disappointment and I actually was parted with individuals that actually know how to clean and be quiet. The parking garage always had open spaces when I would come home from work. I've never had any issues with the updated appliances, or the furniture in my unit. I absolutely loved living at The Village at Overton Park and if I did not graduate, I would still be living here! This is the better apartment out of American Communities around.

Mold growing in the walls behind the showers. I can't use my stove or oven without setting off the fire alarm because of how sensitive it is. And the maintenance response time is terrible. Broken AC? Took a month and three service requests for them to fix it. Broken security gates? Takes three months, during which their security solution is to chain the gates shut, creating an illegal safety hazard. And my bike still got stolen.

The dryer in my unit was broken for a whole year and after complaining daily, the staff at the front office did not care and never fixed the issue. I had to go to the washateria to dry clothing. Then, the microwave wouldn't warm food properly only keeping it cold. The maintenance staff do not care either. The office staff is terrible and will treat you like you aren't anything valuable to them. I had to get the lawyer on campus to help me get out of my lease because the unit that they leased me was not ready, but instead it was uninhabitable to live in and they did nothing when they paired with me a 56yo woman with her vicious dog. The 56yo roommate wasn't even a student and she hogged every space in the kitchen. She would ask me where I was going to and from. Every single time I'd come into the apartment, her little dog would bite at my ankles. I reported this to the management and they did NOTHING! I was told that they couldn't do anything because equal housing rights. I was told by the lawyer on campus that the property manager is by far the worst to deal with and he always receives complaints from parents. Thankfully, Tech has a lawyer on campus that advocated for me to allow me to move to The Village at Overton Park. It was like a 360 flip when I went over there, it was a much better choice!

The front office is run by other college students who clearly don't care, and management is even worse. Maintenance has entered my apartment multiple times while no one was home, without any notice--even though my profile specifically says "knock first before entering." They completely ignore it. They rarely communicate. Anytime you ask about something, they'll say, "We're sending an email out today"--but it never happens. When we moved in, nothing worked properly. Our washer and dryer had to be replaced three separate times. This place feels like it's run by children. I would absolutely never recommend living here. The only nice person who works here is one of the maintenance guy (I wish I knew his name)

But this college in the dusty Panhandle town of Lubbock, Texas, ain't so bad as the low rated reviews say. It is NOT a big city. Bigger than most towns within 340 miles or so, but it's still got that small town vibe. My daughters' doctor and many other really good doctors in this vicinity studied and/or graduated from TTU. I have taken family members to Texas Tech health care facilities all over Lubbock. The staff members' compassion and competence have meant the world to me. I didn't attend Tech for a reason. I had the chance, but I didn't want to go to the same damn school as everyone else from my high school. Lol. I also didn't see the point in spending the tons of money since I knew I wouldn't be getting a full scholarship. My uncle graduated from here, though, and played baseball. Wreck 'Em! I have been here for all kinds of events and most recently my two young daughters and I walked across the campus during the day and then later on the night of April 25, 2026. The campus was well-lit in most areas. My daughter who is in seventh grade is already expressing interest in this place to become a vet. She has a while to go, but they are already pushing the college degree plan in her school. We'll see... The Red Raider mascot is one of the most unique in the country. There are traditions here. Sound ones. Good ones. It's not an ivy league... lololol, Klara K. (review from 7.25.2017). Oh man, that was funny. College is meant for meaningful degrees for significant work. Tech delivers on that. The only set back I have about it is the parking. That's most colleges. I get it. But what a pain that I don't miss.

    It's a long not smooth drive from D/FW area...Once we got there on a Saturday at 8:30am, I expected…read morea very EXCITING welcome like when you tour LSU, especially since there was over 300 people/families present...NOPE...we just sat QUIETLY and ALONE for 30 mins, no presentation, no music, nothing...we was given plastic bags at arrival to carry around campus on a hot summer day (100 degrees) not backpacks like they give you at Baylor, Texas A&M, LSU and OU. They also gave us luke warm Dasani bottled water vs. ice cold as they told us it was going to be 100 degrees for the 2 hours we are in the heat. Ok, that wasn't it..we did not enter ANY of the academics buildings. stating that it was because it was a saturday and they were locked!! WELL UNLOCK them when you know you have 300 people coming from Dallas, Houston, New Mexico and California to TOUR!!! This was VERY disheartening...Don't keep us in the heat and talk to us about how NICE the honors college is with a chic fila and Starbucks or about the largest classroom but we can't see it...not when we JUST left Texas A&M and they toured us INSIDE 11 of their academic buildings on a SATURDAY in the cool air-conditioned seats and talked to us about their college of medicine, etc...and we had to drive farther to get here! Then, we only saw ONE dorm OPTION...NO WAY!!...we wanted to see at least 3 when you have over 8 or give us a map to tour off-campus apts as an alternative (like they do at TA&MU)...and the campus needs at least 1000 more trees on it...it looks very dry and desolate.. The kids (tourist) and the buildings were clean. Unless you are alumni kids or just love the color RED, I don't see the appeal personally...College Station is a nicer city, San Marcos is prettier, Austin is weirder (lol), Waco is smaller, Houston is more appealing and Dallas is classier so it comes down to legacy obviously..
