    I lived at Meadowview Townhomes in Sleepy Eye for 3+ years. SMR took over management about halfway…read morethrough my stay, and things continually went downhill from there. Maintenance requests were ignored, nothing was done when I called the police about domestic assault/noise complaints and reported it to management, and our rent was increased by $100 per month for "property improvements". When I finally decided I had enough of this nightmare, I did my part to clean up the apartment in order to receive my deposit back. I had the carpet professionally cleaned, scrubbed both the toilets for over an hour, and made sure I left everything in better condition than when I moved in. I even bought four new blinds for the windows (totaling $260) because I wanted the new residents to have a better experience than I did. I received my deposit in the mail 2 weeks after moving out, but they had deducted over $300 in charges/fines. Some of the items listed were completely out of my control, such as hard-water stains in the toilet (they were there when we moved in, we were also never provided a water softener, and then told that we would have to buy our own water softener if we wanted one). Additionally, there was a master lock half-installed into the bedroom door, but I figured it would be fixed eventually so I didn't mind. I was just excited to move into the apartment. This was deducted from my deposit and required 2 hours of maintenance (???) to fix. $40 stolen out of my pocket ($20 per hour). I mentioned before that I had the carpet professionally cleaned, but I was charged $125 because I didn't leave management a receipt, which was never mentioned on any paperwork. Furthermore, they added on ridiculous fines: $16 for "glass globes". I asked management what these were and where these were replaced, and I was told I would need to speak to her boss about it (?). Definitely not the right answer. I could list about 100 other things wrong with Meadowview Townhomes, but I think you get the picture. SMR has the audacity to steal from their residents' pockets in order to fix their rundown apartment complex. The extra $100 per month they added to everyone's rent went towards a new sidewalk... which only ran from the street to the managers office. What a disaster. Drugs, violence, and constant law enforcement at the apartments. I was trying to raise my newborn daughter here. TERRIBLE IDEA. I didn't get very far after complaining to management, and I figured I wasn't going to receive any further reimbursement. 0/10. Worst experience I've ever had renting. If anyone ever asks me about Meadowview Townhomes, I will steer them as far away as possible. Please pass this on if you ever hear anybody interested in living at Meadowview Apartments in Sleepy Eye.

    1. I'm writing this to express my complete dissatisfaction with Atwood and the unacceptable…read moreexperience I've had as a tenant. What should have been a straightforward maintenance and service process turned into months of frustration, negligence, and unprofessional behavior. 2. From the beginning, I made every effort to handle issues properly and respectfully. Unfortunately, Atwood's response to my concerns showed a serious lack of professionalism and accountability. I expected communication, follow-through, and basic courtesy--but none of those were consistently present. 3. One of the most significant problems was the refrigerator issue. I went without a working fridge for three long months. Despite repeated requests and follow-ups, I was given excuses and delays. No one should ever have to live without a refrigerator for that long, especially when rent is being paid on time. 4. During this entire period, there was no sense of urgency or compassion from Atwood. Each time I reached out, I was told someone would come or that parts were ordered--but nothing actually happened for months. It was not only inconvenient but also a clear example of poor management and disregard for tenants' basic living needs. 5. Maintenance is supposed to provide support and ensure livable conditions, yet they repeatedly failed to show up or complete jobs as promised. I lost count of how many times I was told they would arrive, only for no one to appear. It's hard to have any trust in a company when their own maintenance staff can't follow through on simple repairs. 6. What made matters worse was the retaliatory behavior. If you challenge them or prove them wrong, it feels like they take it personally. Instead of addressing concerns professionally, they become defensive or uncooperative. That kind of attitude is toxic and unprofessional in any business, especially one that deals with people's homes. 7. I should not have to worry about being mistreated simply because I spoke up for myself. Tenants have every right to request proper maintenance, fairness, and honesty. It's not retaliation-proof to expect the services you're paying for--it's basic decency and part of the agreement we sign when we move in. 8. This entire situation has left me with deep disappointment in Atwood's operations and how they handle tenant issues. The lack of responsibility, professionalism, and care is something I would never want anyone else to experience. Too often, tenants are treated as if their voices don't matter--and that's exactly how I felt. 9. I hope Atwood takes this feedback seriously and reviews how they manage maintenance requests and tenant communication. Ignoring or retaliating against tenants who raise valid concerns is not just bad business--it's unethical and could easily border on legal misconduct if it continues. 10. For anyone considering renting or working with Atwood: think twice. I would strongly recommend looking elsewhere. No one deserves to wait months for essential appliances or deal with unprofessional behavior. I'm sharing this so others know the reality before they go through what I did. I would never recommend Atwood to anyone.

    Greed leads to Misrepresentation, Fraud and Embezzlement…read more Jonathan D Kietzer represented me in the purchase of Guardian Inn Motel in Le Center, MN. He claimed to be a dual agent for buyer and seller. However, later after the purchase, I found out that he was the owner/ lender/ and seller of the property purchased on Contract for Deed. He misrepresented himself, committed fraud and embezzled funds from me. He also breached the contract for deed several times. I found out from the Le Sueur County Assessor who knocked on my door at the business one day after the transaction closed. He was asking me questions about the transaction, why did I pay a higher price for the property that sold twice in one day? I said there must be a mistake. He said no mistake in the public records. I found out that the realtor made a $40k kickback on my transaction the day I signed the closing statement.  The realtor was a party to the seller's contract Scheman Properties LLC he was hiding in the paperwork by saying he was a dual agent, but was one of the sellers undisclosed. During the contract for deed time he took several payments that he lost and or did not credit to the principal balance. He breached the contract for deed by not accepting a large down payment of $500k to the principal balance, instead he let the interest build up, and up collecting payments.He wanted time to run out on the contract.  He was offered another large payment to principal for $100k but refused to accept it. The contract specifically states that a partial or a full prepayment to the principal is accepted without any penalty. He breached the contract twice, and then again. I should have filed a lawsuit against him at the time, but I got some bad legal advice that Kietzer/Scheman/Sadaka took advantage of me.  One day they drove over to the property in Le Center by appointment, and he and his buddies Tom Scheman, and Tony Sadaka handed me the warranty deed to the property and left. I recorded the deed and then also made the payment to the Scheman Properties LLC account at the Community Bank in Mankato for $467k plus additional payments made. He failed to credit my payments to the principal balance of the contract. They literally stole all of my money and breached the contract again. The Community bank is owned by Jonathan D Kietzer's family, as well as St Andrews Title company in Mankato where the transaction took place. After Jonathan D Kietzer, aka Scheman Properties LLC took my money they filed a lawsuit to sue me for the warranty deed, and to take back the property saying that I did not pay them. They hired several attorney's because they have deep, deep pockets. I am just one person aged 69 who wanted to buy a property to live in for my retirement years and to be able to earn a living. Jonathan D Kietzer offered to help me make my dream come true by offering the contract for deed terms, but instead he has turned it all into a nightmare. I hope all of the bad karma he created goes straight back to him 10 fold. He is a greedy, evil man that I wish I never met Jonathan D Kietzer. He has stolen my money for $550k + and my property. The case is still ongoing and I am helpless to fight him, I hope for the good of the community people are aware of these people who just take from others. The State of MN found him guilty of misrepresentation and fined him several thousand dollars, and put his license on probation for 4 years.  Please do not trust Jonathan D Kietzer, he is out to get you!  True story and very bad experience, Robin Ostrom

She hammered us with questions from her sellers but literally answered our questions one time, after that she told our realtor we are annoying and was no longer accepting questions! Follow that up the day before closing her sellers left all sorts of junk in the house and we asked it to be removed and she threw a hissy fit and had her MIL also call and chew out our realtor. Then she had the balls, THE SAME NIGHT, to ask our realtor what we would offer her sellers if they were to leave an adjustable bed and head board in the house, we made a reasonable offer and then she literally tried to negotiate the price, MIND YOU, this was after we had been asked about this damn bed frame and headboard at least 5 times over the last 3 weeks.... Unbelievable. Now we just met a couple who also had to buy a house from her, they asked her a question for her sellers, she wouldn't answer - later in years she somehow ran into them and was talking about doing realty work and mentioned how this one time she had buyers that asked this stupid question and was talking how stupid it was, that question - was the people she was talking to had asked her way back. She's a horrible person. Don't use her to sell, she will alienate buyers, and don't buy from her, she's garbage.

The original rental advertisement listed a specific monthly rent amount with no mention of additional responsibilities or fees. However, at the time of lease signing, I was informed that the tenant would be required to handle all landscaping duties for the property. If I declined to perform the landscaping myself, an additional $200 per month would be added to the rent. This condition was not disclosed in the listing or any prior communications, which I found to be misleading and a significant departure from the advertised terms. During the tenancy, repair requests were frequently delayed or resolved inadequately, leaving issues unresolved or only partially fixed. At the end of the lease, I thoroughly cleaned and restored the property to excellent condition, documenting the move-out state. Despite this, HOM Properties withheld my entire security deposit (equivalent to four months' rent) and assessed additional charges of $4,800. When I disputed the deductions, they threatened legal action if the amount was not paid, noting their ownership of over 200 properties in the area and suggesting they had substantial resources to prevail in court. These practices--including undisclosed add-on fees for landscaping responsibilities, inconsistent maintenance, and aggressive deposit withholding--appear to place tenants at a disadvantage, especially those with limited financial resources. I strongly advise anyone considering a rental from HOM Properties to: * Insist on all terms, including any tenant maintenance responsibilities (such as landscaping) and associated fees, being clearly stated in writing before signing. * Thoroughly document the property's condition with dated photos and videos at move-in and move-out. * Be prepared for potential delays in repairs and challenges in recovering the security deposit. Prospective tenants should exercise caution and consider exploring other management companies in the area.

    This rental company preys on young college students. They charge rent 2 times the value of the…read moreactual property. The roof was concaving on our house and the foundation leaked everytime it rained or the snow melted. They never fixed it like they claimed to us they were going to. They have so many "charges" in the lease and are quick to add them to your account without even explaining them. They scam you out of your deposit as well. I would never recommend renting from this property management company ever!! Their houses are all dumps. I would not even give this company a 1 start, but yelp makes you. Otherwise I would rate them a 0/5
