I've been dealing with non working sprinklers since I moved in October. Pathlight transferred my lease to Tricon who has been less than helpful in getting this resolved. Multiple open service requests that get marked as cancelled or completed because they can't get in the same page as vendor. When I call I get told to wait for them to reach out to vendor. I've been doing this since April. No one to talk to locally. Emailed all the contacts. Grass is dead and ground has cracks in it from neglect. Water pressure outside too low to manually water because they can't fix that either. Fence is now leaning due to cracks. Not to mention two large holes in yard. Awful resolution to an ongoing issue because in trying to be a good resident.

What I have it set at but they thermostate reads 80 degrees.

I love the initial process and getting the rental him, and I have t had any issues with service request up until recently. The automated system is hideous. The online portal will not allow you yo move forward to submit it online .

I would give this company an overall rating of 0 and where do I start? Our old property management company, Pathlight, was bought by Tricon and after the change, the service has been horrific. We have had a rat and squirrel infestation for months. The rats were here even before we moved into the house and based on how the insulation (that doesn't even look like insulation anymore) looks, there has been a problem for a long time. There was and still is rating feces EVERYWHERE in the attack. Pathlight had no problem in the past sending someone to come out and address the problem because it's a health HAZARD to have rodents. Someone was sent to put out poison, they had a company cut the trees to discourage the squirrels from using the branches to be on the roof and they had a roofer come and repair sections of the soffit. January comes and Tricon takes over. I tried numerous times to put in a work order for pest control (rodents/squirrels) as I could still hear them constantly running in the attack 6 the ceilings on the first floor. Then my husband and I start hearing the scratching and scraping in the walls and attack right above our heads where we sleep. I put in a request using the app. Only to look a week later and not see the request. Gone. I thought maybe I did something wrong, forgot to hit send. So I put in another request. At this point whatever it was had begun clawing through the soffit. I checked again to see when someone was coming and the maintenance request was again gone. I thought I was doing something wrong. I put in another work order to then take a screenshot showing that it was sent! I re-opened the app and it was gone AGAIN. I think I tried once more before giving up and calling. I spoke with someone who seemed to care and told me he could see the several maintenance requests. Told me he would ensure that someone would pick up the contract and I'd be reached out likely on Monday (this was Friday near closing time). The next week rolls around and no call. It's not convenient to call because you get put on hold for long waits. I call again the next week or so asking what is going on? I spoke to someone who was helpful and after holding for 30 min it was confirmed that someone would pick up the contract. Someone with pest control came out, assessed the hole and the beginning of another, and realized it was a squirrel. I also informed him of the rat infestation. He NEVER asked to go in the attack just walked around the house and then left. My husband got a call from Tricon saying that they do not do pest control and that it was OUR responsibility to handle the situation. We have two young children who live with us and it is disgusting, unsafe, and most importantly potentially dangerous! And the real kicker my husband asked "so what are we supposed to do? Just let it eat through the wires and burn the house down?" The lady on the phone said "i guess so". God forbid the squirrel or the rats eat through wires, causing a fire. To add to this, their app is horrible and they have a money scam going on. With Pathlight we were never late on rent. It was super simple and on autopay. With Tricon we had to re-register the autopay and that was a struggle from the get-go. The app wouldn't function properly, we could add my husband's bank account, couldn't add his card. It was a pain in the a**. We again put it on auto-pay. It shows "auto-pay will start on x date". We have now been late 3 times because the auto-pay says it will start and then it doesn't. You are charged 10% and I'm sorry who has an extra 300$ every month to pay for no reason? We are never late but your application is set up to fail and screw your customers over, clearly. And the amount due was not over the limit and there should be no reason it doesn't work. Needless to say we will not be renewing our lease. Do not trust their auto-pay. I can only imagine what homeowners would do if they found out their property management company was not doing their job and knowingly allow rodents to inhabit the property.

We walked in the lobby of the building and we're greeted in a friendly manner by the security person and we're directed to National Titles office. We walk in and not only we're we not greeted but we received a look of disdain by the receptionist for no reason. I said good morning, we're here to close this morning and have her my name. She rolled her eyes and said, "property address". I gave her the address. She got up, said "this way" and darted off down the hall. She didn't even wait for us to catch up, went through a door and turned a corner. When we caught up she was in the closing room. She came out and said "in there" and pointed to the room. The closing agent who came in was super nice. She greeted us and made conversation. She was very professional and was wonderful to deal with. It was so unfortunate that the receptionist was so rude because we will never use their services again because of her. Either the company doesn't understand the first person you see represents their company or they just don't realize what's going on at the front desk.

They were communicative throughout the purchasing process and were always on-top of what needed to get done. They worked well with my financing institution as well as my realtor. Due to COVID, they sent the closing packet in advance for us to review as they would not be in the room going over each document item. This also really sped up the signing process on the day of closing. They were not in the room, but had several safeguards in place to protect everyone involved. Everything was very clean and spaced out and everyone had their masks on and could be seen sanitizing anything that was handed back and forth between people. The team was friendly and efficient and we were happy working with them.
