The…read moreapartments are beautiful with high ceilings, wood beams, and exposed brick, and spacious kitchens and bathrooms. We had lived in various buildings throughout Manayunk over the course of about 10 years, and this was the cleanest and safest property by far. There are key fobs to enter the building and security cameras everywhere. (Our previous apartment to this was robbed, so this was a big deal for us.) And we'll really miss the parking lot. It fills up at night, but the security guard (Big John) will make sure you always have a spot. Management was very responsive to emails and calls--and you can submit maintenance requests online, which are promptly replied to.The walls are thin, but, in our experience, neighbors were very courteous. You rarely heard a peep after 10 pm. When we needed to end our lease early (we had planned on paying until the end but an emergency was making that impossible), Jackie was very accommodating and helped us secure new tenants two months early. It's a big complex, but management is understanding and helpful all the way.

I lived in a 2 Bed/2Bath unit facing the back (away from the trains), and loved the large windows letting in lots of sunlight and overlooking the towpath. Pros: -Large windows that let in lots of sunlight. -Convenient to the the towpath walking trail, with bikes you can rent and ride to downtown Manayunk. -Offers the option of renting a garage space. -Close to Manayunk's Main Street shopping, yet tucked away in a quiet, residential area. -Convenient access to Septa train station - great for commuters. Cons: -Noise from the Septa train. -Bugs, centipedes frequently seen in the entranceway / hallway. Overall, this was a decent apartment experience for me and was a good transition while I explored options for purchasing a home in a new city.

It is a 4-star property, with an additional star for the excellent people. I would like to commend the leasing agent, Victor, and Alex who is in charge of maintenance. Once, I was struggling with a large piece of furniture from Ikea. Victor saw that and helped me carry it to my apartment. But (a) this is not Victor's job, and (b) Victor's shift was already over and he was heading home. A+ Alex has also been very prompt and helpful with the few maintenance issues we have had so far. He typically resolves the issue the same day or the day after we report any issues unless parts need to be ordered. The Station is a 20-minute walk from Manayunk's Main Street, but it is right next to Ivy Ridge station so getting to work is a breeze. The proximity does mean that you can hear the train from the apartment. I had to buy a white noise machine to mask the noise of the train.

You don't need to live here to be close to the city if that's where you work. The other options are SO much better. It was the worst 2 years of my life living there and I am not joking. They do not take attempted robbery and break ins seriously. Like legit there was a man with a crowbar bashing in our neighbors door multiple nights in a row. I have trauma and PTSD from said experiences and they wouldn't let us move so we had to pay for two apartments at once because just owning a gun didn't make me feel safe enough. They didn't care and that should just tell you a little bit about them. If you are a single female I would definitely not live here. It's pretty scary at night. Getting away from the people who work here and this apartment building has improved my life so much. I hope others don't make the same mistake we made by moving here. No one should have to live in fear.

I was told that a renovated model came with stainless steel appliances and a microwave. Once I moved in I realized I didn't have a microwave (they ended up giving me one). I also noticed that they didn't fully clean the apartment. Under my sink It looked like they put duck tape over a hole and painted over It. I had them come and fix that. To makes matters worst I saw a mouse in my apartment. I called to have maintenance come out and whoever I spoke too said the exterminator couldn't come until the end of the week. Mind you I saw this mouse on a Sunday. They also advertise that they have a gate and security. The security person is always on their phone at the entrance and the gate is missing so anyone can come on. Also if you like hot showers for longer than 10 mins don't move here. This place is a dumb. Save your money and piece of mind and lease someplace else.

Manayunk is a very happening place, and downtown Philly is not far. There's a bridge that spans over the Manayunk Canal so you can walk directly from the property and it will put you right in the middle of Main St and all the restaurants, bars, and shops Manayunk has to offer. My favorite place was Wissahickon Park where I enjoyed fishing, mountain biking (the trails are great!) and walking my dog. The Schuykill River, and the river trail are right outside your door as well. I enjoyed biking up and down the trail fishing different parts of the river. There's a secure bike storage enclosure too with a camera in it where I felt comfortable leaving my bike. I actually biked to work in King of Prussia too sometimes and it's a great ride. There's fun events that they will hold where you can meet your neighbors, and enjoy quality food, beer, and wine together. I got a few glasses and a T-shirt too when I lived there. The location, neighbors, and staff are great here. Evan was the manager when I left and him and his team will do everything to make you feel at home.

When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

CONS: Getting expensive to live here, hear neighbor's downstairs at times, area getting crowded due to popularity, have to turn on bathroom sink to get shower hot water quicker. I have not had a problem with mold or other tenants. I stay to myself unless I need to step out of my zone for a reason. I have not had a problem with the Managers either. Both Managers are the friendly and Kevin is the best. If they seem strict it is because they are Managers and need to ensure people are abiding by the rental agreement. People need to read the fine print and stop blaming them for doing their job. If you do not like the apartment complex, then move or get your own house.

The mold in the unit was a severe…read moreproblem which led to life-threatening illnesses, coupled by deflection, bullying, and gaslighting by the management team of The Glen. The offending office manager was female and has a pattern of ridiculing tenants, building straw-man defenses when something is brought to her attention. Trashing people, basically, as seen in one of the responses to a person who suffered neurological and heart and lung consequences of the hidden mold in this unit. One must wonder who is living in the unit now and whether proper remediation was performed before they sought more money moving someone unknowingly in, as was done to all 3 of us and our dog. They were brazenly about money with no regard for safety, even as they hid the issue as was evident by moisture-detection disks that they had hidden in the unit, out of sight (discovered upon move-out). I was the one who meticulously documented and sampled of all of the areas of mold, which were MANY. See photo for evidence. I have at least a dozen more images. We were advised to contact the Attorney General's office for the horrifically angry disrespectful character-assignation style of by one of the office staff members, whenever a tenant approaches her with a problem within the rental or property. Tenants were throwing trash off of their balconies, losing car parts to thefts, mail boxes broken into and mail stolen (two pre-paid SIM cards were taken from mine, but I never bothered to notify because by that time, it was so common and management's angry reply was always: "call the police" .. even as they put out notices routinely to the tune of call us if you see anything. Utterly contradictory. In my case, I simply cancelled the plan on the sims and started over with the provider). Distressingly, the office manager who takes great pleasure in mocking disability, whether medical or otherwise added to a very difficult time in this experience. This was unprofessional behavior that should be taken very seriously. The pattern of hot and cold was unstable behavior, irrationally out of nowhere, could be simple or major matters. Also the exaggerations of tenants' questions to her, misinterpreting the simplest of inquiries as something that it's not. Shifting attitudes and policies. One moments it's ok that residents are tossing trash on the grass, attracting wildlife to come too close (coyotes, rodents, and bugs), and then it's not. I observed conversations with others that went off the rails by the manager freaking out without provocation. It was not a place I'd want to lease ever again, and I hope that those who live in mold check out how dangerous that can be. Check online pages about indoor mold toxicity. Hope that they will not ridicule future renters who may find the mold sooner than we did. We left because we knew something in there was toxic, but didn't see the mold until moving things around during move-out. They aggressively fought and we paid the money they wanted, just to get out of the drama of them, but never again. Renters beware. Several have said that the management team spends a lot of time 'faking reviews.' This is just hearsay, but I wouldn't be surprised, given the reality of the experience and conversations with other tenants.

Literally 12 speed bumps to enter and another 12 to get out! People in wheelchairs are screwed! They are literally trapped in the building because of the bumps! Don't mention that in the lease it states that they hold harmless if something happens to your vehicle, but they just put down 3 speed bumps that is going to tear our cars up! They don't care about the residents here, only about renting apartments so they can get their commission. I'M TELLING YOU DON'T DO IT! Unfortunately, the experience was not welcoming. Although we arrived early, Ryon Willis pointed out that we were early and mentioned he was waiting for a package. As a result, we sat for about 20 minutes without any greeting until the exact time of our scheduled tour. When the tour began, he only showed us one unit and did not show any of the community amenities. In addition, his overall attitude came across as unprofessional and unhelpful. We toured three other properties in the area and, by comparison, this experience left us disappointed. Because of the lack of customer service, we will not be considering The Mansion at Bala Apartments.
