    Lease Termination Due to Unsafe Conditions and Staff Misconduct - Chadwick Manor Townhomes…read more I am writing to formally escalate ongoing issues I've experienced as a resident at Chadwick Manor Townhomes, and to document the legal basis for my lease termination effective August 1st, 2025. Despite repeated attempts to request necessary repairs, I have endured: * Ongoing leaks and ceiling damage, with water visibly collecting in an active light fixture * Delayed or incomplete repairs, spanning multiple days after initial reporting * No licensed electrical inspection, despite known water/electrical exposure * Verbal hostility, retaliation, and inappropriate behavior from office and maintenance staff when I sought resolution * Fear for my safety and structural integrity of the unit Under Maryland Real Property Code § 8-211, the failure to repair serious conditions that threaten health and safety -- especially involving electrical risk and water intrusion -- constitutes a violation of habitability laws and justifies lease termination. I have already submitted written termination notice to Property Manager Jed Beech on July 21, 2025, which he acknowledged. I am reiterating this here as a courtesy and to ensure transparency at the management level. At this time, I am simply requesting to exit this lease without penalty, and to receive the timely return of my security deposit in accordance with Maryland law. I do not feel safe continuing occupancy under these conditions.

    Where to begin.... I echo most all of the negative sentiments expressed in the previous reviews…read more The positive ones rang hollow. Likely compensated testimonials and mendacious to be mild. DO YOURSELF A FAVOR! STAY AWAY FROM THESE JERKS! A MINUS 1 RATING IS FAIR! They discriminate against African American people and LGBTQ+ folks like myself. Their repairs are done with bailing wire & chewing gum. If I were the owner I would get rid of them just for that alone. No regular maintenance. They don't cover pest control (???!!)! Their word means nothing. They are dishonest and without integrity. You will rue the day you met them. Seven years I've rented from them. Always early on the rent. Never late. I've taken care of the place just like I would my own house. Indeed I have either fixed many things around the place myself or paid someone to do it just to avoid the hassle of dealing with them. They're shameless. If you submit a work order they assume it's in bad faith and you're informed how you will be charged for anything and everything. Did I mention how they maintain the place? They don't. Let me tell you a little story. One early summer day in 2020 I came "home" from work and saw there was a great flood emanating from somewhere on my street. "Boy, somebody must have left their garden hose running full blast!" I thought to myself. Until I pulled into the garage and saw it was coming from my house! Turns out the entire bottom floor of the place including the garage was completely flooded with nearly 2 inches of water. It was a nightmare. A pipe in the wall had burst, evidently not long after I left for work that morning. I called them Immediately. They had folks out there right away. Johnny on the spot they were! I was impressed. But before you're reassured consider: They weren't helping me at all. No sir, not one whit! They were just limiting the extent of damage to the property. Fair enough. That's their job and that is the only thing they did well in 7 years. Kudos. Deafening fans!! Uughh! Well, one month went by. Then two months. Then as 3 months approached and with half of the house still uninhabitable after the flood and with no repairs in sight, I couldn't take it any more! Covid this and Covid that. They couldn't get workers. They couldn't get materials. I'm a medical professional and I knew Covid was no joke. I was understanding for the first 2 months. But there is a limit. No more! I informed them I would resume paying rent just as soon as the property was back to normal but not until then. The only thing they responded to more quickly was the flood itself. Suddenly they were steppin and fetchin like their heads was on fire and their arses was catchin! Literally the next day people were at the house beginning the repairs. Covid my foot. Then no AC for 2 weeks. Again I mentioned no rent. Wanna know what happened? You guessed it. The very next day repairmen were onsite and it was fixed. Uughh!!!! And don't get me started about their twice a year, so-called "safety inspections"! Hey man, I get it. You wanna make sure a tenant isn't running a meth lab on your property. No problem. But the bald faced dishonesty behind their stated reason (safety, remember?) really annoyed me. After year 5 of being an exemplary tenant I appealed to them: "Hey guys, we have this long track record now. You know me and I know you. Isn't once a year at this point sufficient?" "No. It is not" I was adversarially informed. Fair enough. But Grrrrr!!! The "safety" inspections really bothered me because I'm not a moron. They had nothing to do with safety. They were snooping through my place and invading my privacy without reason. I know because I was at home more than once when it was conducted. They ignore true safety issues like the fire alarm they were told about which still needs replaced. And the 1/2 inch thick layer of black mold coating the master bath shower before I moved in which consistently eluded their safety inspections! Despite asking for it to be cleaned before moving in they did nothing at all . They suck!

    The worst rental agency we've ever dealt with. Even though things were listed on our move-in…read moreinspection report as broken or missing, we still got charged for them to be replaced. The house was a disaster when we moved in - the carpets hadn't been cleaned, it was infested with fleas. There were several things in the garage - paint cans, boxes and a microwave - so we left it when we moved out (seeing as it wasn't ours to begin with). THEY CHARGED US to remove that crap! There were screws in the halls and bathrooms (not even entirely sure why because they were in odd places, near the ceiling, above the bathtub, etc) and they charged us to remove those and for a gallon of paint to patch!!! I can't believe we were charged for stuff that wasn't ours. Ridiculous. Be very careful renting from this company. You will be charged for stuff that you had nothing to do with and who knows if we'll ever get our money back.

Not filthy, but not professionally cleaned. -- Maintenance requests were handled promptly and efficiently. -- Lease payment was easy (it's done online through the "tenant portal"). -- Upon move-out, communication was somewhat slow -- evidently we moved out just as our property manager left the company -- but they eventually returned 95% of our security deposit, and they were friendly with us while we consistently bugged them about it. Overall we had a good experience with them.
