The reason that I don't recommend new Salem Village Apartments is not in the tags. So I'm going to…read morejust tell you. The maintenance here is crap. If I could give it a zero star I would but since I can't I'll give it a one star. And that is all they are worth. I am a resident here and I've lived here for five years. Their maintenance has never been good and has never changed. Find AC has been out since last Tuesday. They came over here three times to look at it I never fixed it Friday they came over one of the maintenance man just left to look for his phone the other one Eric said that he would be right back never came back never told me anything so I'm left with no AC over the weekend. I call Monday to find out what's going on and Robin one of the management team says they ordered the part when the request came in but no one had informed me of it and that it was delayed a few days because of Covid so they say. The following is an email or a set of emails I should say that I have written to them to express my unhappiness at the continued lack of maintenance that I have received on my friend Scott has received through this company and this apartment complex. To whom it may concern, my name is Lisa Ison. I live in 1515 apartment 208 Woods Rd., Winston Salem 27106 in your apartment complex new Salem Village. I am very upset and concerned about your maintenance staff and the lack of proficiency and concern they share in doing their jobs. Firstly your gym has been out of service for over a year. We have been waiting for this job to be done for more than a year. You keep telling us that you're waiting for one part that has been ordered time and again incorrectly. What is going on? Is it you guys that are ordering it incorrectly? If so, why and why don't you fix it? If it is your fender why don't you fire him or her? Secondly your pool has been out of water for three days now. It is in the summertime and it is hot. You keep saying that it is due to an order being incorrectly processed again why? If it's the fender why don't you fire him? Next I have photos to back all of this up after a year of coming in to my apartment my wall in my bathtub started to crack along the edge on the bottom edge, so much so that you could stick your whole finger size long into it. On the walls midway up on the tile there was a hairline crack along the tiles. I told the maintenance people at the time and the management company at the time about this and they decided to fix it by throwing up a plastic sealer I don't know exactly what it's called but I will show it to you. The first time they put it up they put it up backwards and upside down. Here is the first picture. The second time they put it on at least they put it on correctly and they didn't leave things unglued. However everyone that I show it to says that it looks like a trained monkey put it on. Because there are gloves of grout or should I say caulk left smeared everywhere nothing is smooth nothing is even it looks like a pile of dog Pooh. And that's putting it nicely as far as everyone that I have shown it to says when they come into the apartment and see what my shower looks like. Here are those pictures. However I made one minor error I said this was within a year. This was really in 2018 when this was done. Now here are those second set of pictures and you can see what I mean. Instead of fixing a leaky floor the right way they decide to throw caulk on a crack in the floor to try and seal it up that way. That's a joke. Because obviously that hasn't helped. Here are those pictures. As you can see this is just a long list of problems that your maintenance people have tried to mask instead of actually FIX here are the third set of pictures. ar maintenance team can work on minor things. And you know what there's one more thing me and my friend are good, hard-working and decent people to pay our way. Yes, I may have had a hard patch last winter when I lost my job at IFB but I've always paid my way with the exception of that. We don't deserve to live in slums like this with maintenance people don't give a crap about their jobs. I wish I could give this place zero stars…read more Do not live here. It was the absolute worst! They were great until I moved in. During the snow storm no salt was put down on the slope or driveways so people were stuck inside or outside. Cars were parked along the driveway because they could not get up the hill. When we called for help. no one answered. Nobody ever answers the emergency line. Once, the lock on my door was stuck leaving me stuck inside and It took 6 hours for them to call me back and get it open. I had to climb through my window to get out. Maintenance is terrible. They always claim to be backed up with requests. I put in a request in October and when I moved out in May the problem still had not been fixed. Lights are always going off around the complex and they do not get fixed for months leaving it dark in the evenings in front of the apartments, on the steps and around the grounds. In February trees were cut down and left in front of the apartment buildings up until I left in May. They are probably still there. I complained several times but they always said corporate had to handle it. The staff seemed exhausted probably because of the quantity of complaints. Pest control was also horrible. A neighbor saw a scorpion inside his apartment. During my year's stay, they only came in once in the Fall to spray. The pool is never open and was not well maintained. It was apparently not up to health standards and closed. There is no tennis court. Barely a pool. The laundry machines never work. The mail area is filthy. There is no appeal to this place. Once, the trash was not collected for 3 weeks. Seeing as though we pay a trash fee, I am not sure where that money went. The apartments needed paint. The stairs were never swept. Walls were dirty. Corridors were filthy. Trash stayed on the ground. I was so relieved to move out and would not recommend this place to anyone. In fact, I am trying to save someone from experiencing what I went through. Don't live here unless you want to waste money and pay for stress and discomfort.

RESPONSE: The visit WAS several months back, where I interacted with a woman in her 60's, and yes,…read morebased on other negative reviews of this woman Angie, I know I have the correct name. There was a young woman that was assisting someone else in the office that I did not interact at all with. You're not very bright, and you are losing business for this company by being so nasty. I would do Harbor Management a big favor and go back to bed. You acted like you just wanted to go to back to bed, but you were not sick. Maybe work at McDonald's until you retire. So, I have recently called the office and spoke with a younger sounding man who was helpful and polite to get some general information. The young man in the office was great, but I am going to report the cranky elderly woman, Angie I think her name is. She was excessively unprofessional. I will be in contact with the management company soon to provide the full detail of this interaction. This company will lose money keeping someone like this around. She takes liberties to be unprofessional, perhaps because she will retire soon and doesn't care? When I toured, I noticed the floors creaked. And in one apartment I could hear music playing. * Also beware that the listed price is not the actual price you pay monthly. There are over 100 dollars in random fees. I am appalled they are charging 35 a month total for trash. I have never heard of anything like that. How are you even still in business doing that? They charge you for TV, internet, and other things. Overall, I am not impressed whatsoever with the tour at Corners at Crystal Lake, but mainly because of your office worker, Angie, as well as all the fees.

Her first year she was in a great apartment with wonderful roommates. She was moved this yr to another apartment the most disgusting part of the apartments and the most disgusting nasty, filthy, trifling roommates ever. My daughter has had run ins with them about cleanliness for months. The air was not working when we moved her in. This apartment complex needs to hire some staff to do inspections. These young adults need to learn cleanliness and if they can't then they need to be removed. Having pets in the apartments when they are not supposed to. The staff is rude as h*** when you call with a complaint or a question. Maintenance is the worse they do not care either. Getting almost 1K a month in rent is insane for the nonfunctioning things in the apartment and no upgrades ever. This will indeed be my daughter last months there she will not be resigning a lease I am getting her up out of there. My child is too neat and clean for the mess they have placed her with. I am a pissed parent and have been for a while. I have multiple run ins with some of the staff because my child and I have a voice. This is by far the worse complex ever DO NOT ALLOW YOUR CHILD TO STAY HERE! My daughter freshman year was okay, but she specifically stated she did not want to live with animals and what they do place her with the nasty females with a D*** DOG. why because I bet, they do not know this female has a DOG there. INSPECTIONS ARE NEEDED ASAP!!! NASTYYYYY!!!!! Carpets nasty, floors nasty, floors nasty, oh the WALLS are disgusting why because there are no upgrades it's just getting the students money and moving people in and out. Noone is taking the initiative to keep these apartments up and if you think these young residents are they aren't. My daughter does because she was raised to be clean. CHECK ON YOUR APARTMENTS DEACAON!!! I could go further and call the health dept, but in 4 months my daughter will be out!!!! IF I COULD GIVE ZERO STARS I WOULD! PARENTS AND UPCOMING STUDENTS WANTING TO MOVE THE PICTURES ARE NOT WHAT IT SEEMS TO BE TRUST ME!! The best-looking part is that front office and reality this is what the apartments should look like, but they will keep that up!! SICK!

Despite my repeated attempts both written and verbal by my roommates and I to address this issue, as noted in section 18.1 of our lease, the apartment continues to experience unsafe and uninhabitable indoor conditions. They do not respect any of their tenants as no one in the apartments affected by this heatwave have received any further updates regarding a scheduled repair date, and the issue remains unresolved. We have documented daily indoor temperatures consistently exceeding 94°F, when we were under an official heat advisory for the week beginning June 22nd.  Which is considered an imminent dangerous condition as specified by law, as noted in section 18.1 of our lease.  It is critical both for my health the health other tenets such as my friends living in these apartments with the same issue. Along with that the mold safety, as noted in the Mold Information and Prevention Addendum in section 4, paragraph 7 which states: Keep thermostat set to automatically circulate air in the event temperatures rise to or above 80 degrees fahrenheit.  Truly unacceptable by a tenet perspective. This is not a staff or maintenance problem, it is strictly an owner and property management problem that feel that they do not need to step up. Moreover, under the Fair Housing Act, tenants are entitled to housing free from neglect or discrimination, especially in circumstances where extreme heat may aggravate health conditions. Along with that it is a requirement in North Carolina laws to provide heat. This ongoing delay not only compromises my health and well-being, but also makes the apartment currently uninhabitable, as no one able to safely reside in these conditions. Not even a dog. Overall, it is saddening that this apartment complex has no regard to human life. I suggest if you are looking for a place to live as a student I would consider studio apartments or the Corners at crystal lake right next to this place.

The staff is nice enough when you speak to them, but that's about the only kind thing I can think…read moreof to say. I've lived here a VERY long time, I'm probably the longest running resident here, and it's just gone down hill since I moved in. There's dog poop EVERYWHERE across the property. Maybe once a year, they'll send out a sternly worded reminder email that starts with "it's come to our attention...", as if they somehow didn't know there's poop everywhere, all the time, for YEARS. And all they do is remind everybody to pick up after their dogs, as if they think the only problem is that people didn't know they should. They also refuse to pickup after any of the residents themselves, so once somebody chooses not to pick up after their own dog, the poop just stays out there until it breaks down in a few months OR another resident picks it up. They have "poop stations" around the property with poop bags and trash bins, but half the time the bags run out and the bins are overflowing, and they'll remain out of bags and overflowing with poop for 2 or 3 weeks before anybody on staff does anything about it. It's not just poop. There's trash everywhere too. That's worse during warmer months, every 2 or 3 days my dogs will try to eat something off the ground, or they'll pull bones from chicken wings out of random bushes (yes, it's happened repeatedly and often, and it happens at different spots on the property, people throwing the remains of their chicken wings into bushes). Even whole bags of trash! There was recently not one but two bags of trash just left sitting outside, one was close to the entrance to one of the buildings and half hidden behind a pair of bushes while the other was sitting out in the open a few feet from the curb in plain site, and they both sat there for WEEKS before anybody got them. They have a big dog park, and it would honestly be fantastic, except there's so much poop everywhere in there that I can't take my dogs anymore. It's a legit biohazard. For close to two years straight, I took my dogs there twice a day, every day. And literally every time I would go in, I'd spend my first 15 minutes picking up everybody else's poop. I'd be picking up 10 or 15 bags every time, and that's twice a day! And I'd still miss some and step in a pile every now and then. There'd always be several piles that had paw prints in them from other people's dogs. I hate to think of how many people's dogs tracked bacteria from dog poop onto their owners or back into their apartments onto their furniture. The amenities are kind of a joke. For most the time I've lived here, the pool would get overrun every evening by non-residents. I would be in the dog park, and several times a week I would literally see a van or two pull up about half an hour after the office closed and bunch of unruly kids would come piling out. The gym is bare-bones to begin with, and for most my time here, half the cardio equipment wasn't even working. The picnic area is pathetic. It's literally a rock pit with a couple picnic tables and a pair of cheap campground-style grills (you know the kind that's basically just a 3-sided box on a post?). They had a decent on-site movie theater, but they kept changing policies without telling people. For example, when they reserve it you get the key and you're expected it bring it back the next day the office is open, and if you reserved the theater on a Saturday then you'd get it for the whole weekend because there was just one key and the office is closed on Sundays. But they changed that without notice, I reserved it on a Saturday, and I ended up interrupting some kid's birthday party when I came on Sunday expecting it to still be mine. It turns out they gave out two keys, one for each day. And then they went and kind of ruined the theater anyway by removing the big 110 inch screen they had and just painting the wall white and projecting directly onto the wall, which looks like garbage by comparison. Worst of all is that they raise their rent to match places WAY nicer. My rent has nearly doubled since I moved here. I'm looking at other places in the same price range, and here's the kinds of things I'm seeing at most of these other properties: clean grounds with virtually no dog poop or trash, playgrounds, big fancy stainless steel grills, bigger gyms (with equipment that actually works), floor plans the same size or bigger, hardwood floors, granite countertops, nicer kitchen appliances (with a bigger fridge), etc. And that's just the stuff that most places have now, a lot of these apartments have other stuff too, like some have a car wash station or a pet washing station, a couple places have tanning beds, etc. It's not even located in a nice part of town. Lots of low-income neighborhoods surrounding it, they have the most ghetto Food Lion across the street, lots of problems in the past with car break-ins and even a drug-related shooting on the premises a couple years ago.

The best caring complex i have lived in. The employees are very caring with concerns you have.read more
